Historic Congaree Vista Developments

With the new retail momentum on Main, I wonder how this will affect Lady's efforts to become the Vista's retail corridor. I suspect it will take a back seat for now as the city can't really afford to focus its energies and efforts towards duplicate aims simultaneously, both downtown at that.

Michelle Wang of Miyo's just bought the ground floor of the Lofts at Printer's Square for her corporate office and another restaurant. Not a whole lot is for lease on Lady right now. This is a great time to focus on Main and eventually it'll all be just one big downtown.

The All South Federal Credit Union branch at Elmwood and Gadsden will have three floos and will sit at the corner in urban fashion with a canopied surface parking lot behind it.

It's the third time...and I like this one. The DDRC has approved this design.

Wish the rest of the block wasn't entirely dedicated to parking, but this part of downtown is more residential than commercial anyway and is pretty quiet and out-the-way.

Until the rest of the block is used for something in the long-term future, the bombardment of grand trees will be pretty sweet. The diagram shows a ton of them. The canopy and the building should look really good as you drive into the city from I-126.

Yes, but only about 13 feet away from the sidewalk. This is right where I-126 terminates onto Elmwood and part of the street is actually elevated towards the western edge. Here's what the block looks like via Google maps: http://maps.google.c...&gl=us&t=h&z=19

The developers address the setbacks in pages 28 and 30 of the proposal.

Thanks! So, it's 44' from the 6 lanes of traffic, not the nearest asphalt.

If you look at all the new buildings/redeveloped buildings, they are all this distance from the street. Like the elementary school and retirement home across the street.

oh yeah i know why they do that. i had a meeting with the Zoning office in DT and the reason they pull it back from the street it so they can build higher.

height restriction is limited by how far you pull the building from the street. the further back the higher you can go.

Um yes it is true. if you want to build up higher then the areas height restriction pulling back from the street is what you have to do. which is a good thing i mean because you add greenery to the front of your building.

The majority of the city's tallest buildings (e.g., on Main) are built right up to the street.
