Historic Congaree Vista Developments

City planners are looking for the next new steps they may take in assisting the Vista to come further into its own. Planners on Friday held the first of a series of sessions accepting public input to form a way forward. A formal plan is likely to come before city officials in the spring.

 

“Twenty years ago, not that many people thought about outdoor dining,” said John Fellows, Columbia planning administrator. “Now in the Vista, every restaurant wants to try to find some place to have outdoor dining.” Getting that done, however, is complicated by the fact that most streets in the Vista are state-owned, requiring an encroachment procedure to pull that off, along with insurance and other precautions, Fellows said.

 

Another issue? Sidewalks. Some of the city blocks in the Vista have no sidewalks, Fellows said, which was fine when the area was “smaller” and centered around Lincoln and Gervais, the location of the former train depot where the open-air public meetings were held. “But as the development keeps going block by block, then we start having those infrastructure needs,” he said. Someone has to review plans, determine where financing may come from, and who takes the lead in getting the plan done, Fellows said.

It's the building behind Trustus & to the left of Coal Powered Film. The modern design features work well with the historic brick, imo.

I want to say that that building was planned to be rehabbed once before in the past. But this looks like a pretty decent rehab project.

Has the Hyatt Place started construction yet? How's it looking?

Yes, it started a couple of months ago.  The cement outline of the second floor is about to go up.  A crane was on site the other day.  The width of the alleys on either side is charming.

It sounds like the vacant lot at Pendleton and Assembly will finally be developed into student housing. I always wondered why there was any undeveloped land even remotely close to the school given the strong built-in demand. I guess growth in the student population is driving this move.

You linked to the article about the RCSD and CPD.  I think I noted in the article about the student housing that the land is between Senate and Pendleton, which would be not adjacent to the Arnold School of Public Health but where the old Heart of Columbia Hotel sat.

This is new: a developer is shopping a five story hotel at Lincoln and Lady Streets and according to Fred Delk, it will be a franchise not currently in downtown Columbia. 

 

 

The new hotel would be across the street from a Hyatt Place hotel that is under construction.

The five-story hotel would have dedicated parking spaces in the garage, said Robert Lewis, a Columbia attorney who is handling the purchase of the property for a group of investors. The unidentified investment group owns other S.C. hotels, he said.

 

Any guesses what it might be?

Kaminsky's Dessert Cafe will be locating in Nonnah's old spot on Gervais. Nonnah's new spot across the street has been open a few months now. Old Chicago Pizza and Tap, the Black Bean Company and Hickory Tavern Grille are coming soon as well.

A set of 19th century warehouse buildings in the Vista could get a facelift and join the growing number of restaurant, retail, office and residential spaces downtown.
 
A local architect and developer who has rehabilitated a number of historic properties in Columbia wants to purchase the buildings housing Carolina Imports furniture store and City Market Antiques Mall on Gervais Street.
 
Scott Garvin’s vision for the four buildings set on nearly an acre includes street-facing patio areas, one- and two-bedroom apartments, restaurants, retail space and maybe a microbrewery, according to renderings obtained by The State. He is seeking a variance to parking requirements and design approval from the city Board of Zoning Appeals and Design/Development Review Commission at their July meetings.

Good question; I'm not sure. The existing ordinance would require 45 parking spaces, but the developer wishes to provide only 8, and they would be interior to the development with a curb cut on Gervais.
