Those have got to be some attractive parcels now for sure. If the right developer comes along and could purchase them all, I could see those lots being re-developed sooner rather than later.

I’m hoping for a tower that allows for one, if not both of those restaurants to return as a ground floor tenant. No reason why they can’t maintain a downtown presence like other cities do. 

I say keep the Shell station.

So this development in DC caught my attention. Could you imagine this in SPQ or where MacArthur is now? It's an 11-story commercial office building.

I like the idea of the rooftop Terrace.  Any new building of considerable size should make some use of the rooftop. I personally believe that some of our parking garage top decks would make great public parks.  Basicly any new buildings should be as innovative as possible.

NRHA acquired the parcel adjacent to MLK Memorial Plaza in 2017. Address is 711 Church Street. Don’t know if this is the site being considered but it’s the only thing the city owns at that intersection.

In reading the city planning agenda meeting minutes from March 28th, these four story apartments will have space for ground floor retail. So that allows an opportunity to move the McDs and Popeyes.

Norfolk awarded $30 million for the HUDs Choice Neighborhood Initiative. This grant money will go towards the redevelopment efforts in Tidewater Gardens and Norfolk's People First program.

"That broader plan will see 1,700 units of public housing from the 1950s torn down and replaced with mixed-use, mixed-income developments, officials have said. The area identified as part of the grant extends up to Olde Huntersville and includes redevelopment of several parcels outside of the St. Paul’s area."

Very interested to see how that potentially changes the landscape of that area in the next decade or so...

The city is voting tonight to acquire 645 Church St - which is the 4-story office building near the MLK Memorial (SW corner of Church & Brambleton). City documents indicate the city wants to redevelop the property but hopefully they can use it for the city offices they’ve discussed moving to that intersection.

Ok, I’ll say it. Their concept sucks. This is underwhelming by even Norfolk standards. What is up with those rinky dink buildings taking up ALL the valuable real estate on prime waterfront land? Who does that? They might get away with this in the rest of St. Paul’s but someone needs to put their foot down here. Fairly certain that the actual casino plan has residential highrises on that land, as it should be. They need to hold off on this until the casino thing plays out.  The developer came with a bold vision, and Norfolk is already signaling that bold is not what they want...

I think those low structures are placeholders.  Take a close look at the map with the planned street grid. Main Street cuts clear through from downtown and City Hall Avenue extension plus extension of Tidewater Drive to Harbor Park. You don't go through all of that for a four floor apartment building. That area becomes pricey real estate.

Walking paths, dog parks and jungle gyms...and a couple of giant 1-2 story government buildings. What are we doing? This is a downtown not a county government operations campus. 

Just scrape the area of all buildings and concrete. Throw some soil  and seed down and maintain the lawns....that's it...nothing else. 

Put the property up for lease/sale. Market it for high rise/high density ONLY. Let the developers come to you and come up with the plans.

It's like Norfolk is constantly trying to become Virginia Beach at the same time Virginia Beach is constantly trying to become Norfolk. Just be yourselves, lol.

There's a lot of positives in those renderings.

  • Activates currently inactive areas
  • Doesn't "wall-off" the water with high structures
  • Will (should) funnel future private development (taller, denser) towards and into downtown proper
  • Connects NSU to downtown nicely
  • Leaves opportunities for taller development (casino) if a serious proposal.
  • Helps Harbor Park become more of a destination outside of ball game/event hours
  • Nice waterfront promenade/walkway tying into downtown
  • Imagine Harbor Fest stretching from NSU/Harbor Park, through downtown and to Fort Norfolk, all walkable, landscaped, safe, etc.
  • Activates recreational water usage
  • Probably mitigates some flooding issues

We all want Norfolk to explode with high-rises (myself included). Those should be for downtown proper. I'm OK with the vision here.

This is  not written in stone. They said that the Casino and the hotels for the museum is still in play
