Well looks like you can stick a fork in this one...they give this guy six deadline extensions. SIX! How do you not see the writing on the wall beforehand?

There is still some chance of it happening, but the odds of it being developed are slim and none (and slim just left town).

I'm wondering if this span of proposed large-scale investments, specificially in Virginia beach, is a parody of the mediocre, poorly developed, region as a whole or a sign that the city of almost 1/2 million is on the brink of real urban development/transit expansion and maturity or if it will continue to be a minor league town. While I love the new development at the oceanfront (countless new high rises, development on Laskin rd., new residential), I would love for more legit retail down there. Those tacky tourist shops need to go..Can the oceanfront get some taller buildings please? The arena idea had me excited, the dome site was promising, but without those there's no catalyst for redevelopment. What needs to happen for the demand to be there? The area seems super crowded, you would think with all these huge suburbs, the urban areas could prosper more. I'm not expecting VB to be ever be miami, but I just think there's so much potential. & Allowing new walmarts in our "downtown" is not gonna get us there..

Town Center is mutually exclusive from the oceanfront.  In retrospect, maybe that is the problem.  Had the city focused on creating a central business district at the Oceanfront rather than the intersection of Va Beach Blvd and Independence, then the Oceanfront would function year round and bring locals and tourists together.

I'm excited that the people behind the National Harbor are behind this latest proposal. I've been to the Harbor a few times and it is a nice mix of chains and local restaurants and has good pedestrian and outdoor space. I also really like that they are pushing back against VBCC to include mixed use housing in the project. Lets hope that this becomes something that attracts people year round rather than another tourist destination that stagnates in the off-season. Fingers crossed.

Looks like the Peterson Company is going to be granted a six month window to put together a proposal for the site. Next step towards putting something there. In my opinion this space is more important to the future of VB than the arena. If it is smart it will be a bridge between the tourist area and the oceanfront communities.

If this and the arena can come together at the same time, and it looks anything close to National Harbor, it'll be a true game changer. I have no doubt that the dome space and a state-of-the-art arena won't put VB on the map as a place to go year-round, esp. if there's big concerts and NCAA tournaments.

If they want that area to be a year round experience, they should focus on putting an outlet mall there so people will shop.  Not sure an outdoor space is going to generate interest in the winter.

Can you be specific about what you don't like about National Harbor? Not trying to wind you up, I just don't get why that place would generate so much outrage. Is it a mecca of urban planning, culture and lifestyle? No, not at all. But for urban infill, it seems to be a pretty good example of a new development in an unused space.

 

PG County previously had nothing more walkable than the distance from your car to the store you were going into. People of a variety of social classes seem to enjoy the National Harbor, they walk around, shop, visit the restaurants and go to events year round. They even have a decent selection of chain and non-chain restaurants. 

 

The National Harbor is no different than Town Center unless I'm missing something...

I agree with you to an extent. I don't see any reason to detest the place, but at the same time it is nothing to write home about. The place is mostly dead when there isn't a conference there. The development has, however, generated a significant amount of tourists driving to PG County and has led to development adjacent to the site (see Tanger outlets and the MGM Casino under construction).

The utter lack of connectivity to anything else is what is annoying about National Harbor. It is development for development's sake, it seems, that is little better than a suburban shopping mall.

 

The difference between National Harbor and Town Center is that VA Beach desperately needs some sort of cohesive center to help reign in the sprawl. DC doesn't.

 

Admittedly, a lot of it is just the fact that I don't like the place for intangible reasons (or rather, a lack of intangibles). It's about as interesting as a convention center can be, except plopped in a hard to reach spot.

The company envisions building a complex with a theater, upscale bowling, performance venues, exhibit halls, restaurants and stores, built around an open-air plaza, he said. It would feature a parking garage with at least 1,500 spaces.

It's a bummer that we'll have to wait longer, but I sort of understand it. There is a presumably 200-500 million dollar investment going into a space this large, and not a ton of precedents to study like arenas/stadiums. It's good to hear that the creative part of it is done. Progress!
