Seems like the only way they could connect The Preserve to Towne Center; would be to build another entrance in the back connect it to Commerce Circle...not sure how that property is divided...a true Towne Center has connectivity.

Cedar Lodge developer says lack of entranceway could ax project

The Cedar Lodge Apartments project planned near Towne Center on Jefferson Highway may not be feasible because it would lack more than one entranceway, says its developer, Phil Witter. This is the same problem encountered by a mega-church and another apartment complex proposed in the area before it. Witter says he hasn't been able to find any other access to Towne Center for his planned development, a 315-unit complex with 56,000 square feet of commercial space. "That's what happened with Bethany [World Prayer Center], and that's what happened with The Preserve," Witter says. That lack of access could sink the project became apparent last month, Witter says, after a meeting with the Goodwood Property Owners Association. "I don't think we can meet the criteria of our neighbors," Witter says. Earlier this summer, the neighborhood association urged the Planning Commission to deny approval for an apartment project called The Preserve, and Bethany later withdrew its application for a church facility. Dennis Vidrine, president of the Goodwood Association, says property owners in the area would be more agreeable to the projects if they provided connectivity with Towne Center. "One way in and one way out—you put a lot of pressure on Jefferson Highway" with traffic, Vidrine says. Witter hasn't yet officially withdrawn his application—scheduled to go before the Planning Commission on Oct. 15—for the apartments on the west side of the shopping center. But he says he may have no other choice if he can't find a way to merge it with Towne Center. "We're trying to comply with [the neighborhood association], and it doesn't appear we'll be able to do so," Witter says.

Can't connect to Towne Center because it's locked in by other property. They are basically screwed. Might as well dig a big hole, fill it with water and ducks and make it a nice park. Nothing else is getting built there.

Towne Center is pretty much all leased up. Seems like it was "built right".....but only from the standpoint of the developer and the people who shop there.

You might see an office building or something. Nothing large. Consider that a win over what I imagine was a compelling urge by the city to approve pretty much anything.

You might see an office building or something. Nothing large. Consider that a win over what I imagine was a compelling urge by the city to approve pretty much anything.

Turkoyz jewelry and home furnishings coming to Towne Center

A jewelry store and home furnishing store, both based in Jackson, Miss., are moving to Towne Center by early next year. The owners, Alan and Fran Weeks, say they plan to open both Turkoyz and Turkoyz @ HOME near one another in January or February. The jewelry store, Turkoyz, will be located near Mignon haget. Alan Weeks says Turkoyz will not be in direct competition with the fine jewelry store. "We're more fashion jewelry," he says. Turkoyz @ HOME will be located next to American Eagle Outfitters and RussoRoss. Alan Weeks says Turkoyz has eyed an expansion into the Baton Rouge market for a while because college towns have proven to be a valuable market. Turkoyz is also located in Hattiesburg and Oxford, Miss., as well as Covington and Memphis, Tenn. The first store opened in Jackson six years ago. Turkoyz @ HOME is making Baton Rouge its third location, with other stores in Jackson and Memphis. The stores carry small furniture, picture frames, candles, and about 10 different pottery lines that are mostly based in Mississippi among local craftsmen and artists. Good store managers, says Alan Weeks, have led to the success of Turkoyz's expansion, and the stores will attempt to do the same in Baton Rouge. "We're definitely looking for people," he says. —Adam Pearson

Interesting combination. Seems like it would have been easier to combine the stores and market it as a "gift" store like the Royal Standard.

Final development plans for Towne Center Business Park were among the plans submitted to the city-parish Planning Commission in time for today's application deadline......

 

The plans include renderings of a Starbucks Coffee and a Newk's Eatery—a Mississippi-based café chain—both of which will occupy the 6,350-square-foot, two-suite building on an approximately 1.7-acre plot between Chase Bank and Carrabba's Italian Grill on the corner of Commerce Circle and Corporate Boulevard..........

 

and a six-building office park—totaling roughly 75,000 square feet—on an approximately 4-acre plot at 6700 Jefferson Highway adjacent to Millennium Towne Center Apartments.

I know its highly unlikely we could support one, but I think they should build a Nordstrom or Saks and some additional boutique space in the undeveloped inner half circle designated for offices.

Any office space the original proposed twin 5-story buildings between Commerce Circle would have been nice...the glass/steel Republic Financial building is nice...wish it had a few more floors; for now just more boring suburban garden french-faux pas-style offices on the Jefferson Hwy side??

The pay-off is great. They are the only SB in that area of town, other then the one on College, I'm sure their adding the DT to increase sales.

Starbucks a few years ago went through a major contraction of their stores. I doubt they open a new one a few blocks away without closing the old one.

^^Clearly too young to remember the one on the corner of Corporate and Energy. There is one in Barnes & Noble, but that's not the one I'm talking about. There was a stand-alone location not 200 yards away. 

 

About 5 years ago they closed a total of NINE Baton Rouge Area stores (and more than 600 others elsewhere)...they expanded aggressively in the years prior to the recession and scaled back when people started to cut expensive coffee out of their budgets.
