For Orlando, I have to pick this project, the top off of the Plaza project. The biggest project in downtown Orlando since who knows when... Even though we have some major announcement like the new arena, the new PAC & the commuter rail in 2006, but I wouldnt call them big until they actually breakground.

Back to this project, it is a tri towers project, 2 offices and a condo, with 100,000 sqft of retails and the first movie theatre in downtown, this will jump start the retails in downtown Orlando and stretch the busy time in downtown from just gathering to horny, bar hopping college kids at nite to a more daytime crowd. This project starts at end of 2005, top off 2006 and supposed to be open by spring 2007.

Durham's city council was able to work its magic with some illegal "quid pro quo" maneuvering by convincing Duke University to donate a few hundred grand to finance a new performing arts center, which, when built, will be the biggest performing arts center in North Carolina. In return, the city rezoned a whole bunch of land for the University.

Actual progress on the downtown streetscape project is slow of course. Bull City realists aren't expecting an end to the construction before the next US president is sworn in.
