Seems unfortunate ironic that the investment in rail is being used to bring in more cars.

Yes I was thinking how nice it would be if our one glimmer of economic development down there wasn't related to automobiles.

Legislators Take a Fresh Look at Quonset

---

And Like What They See

State Representatives John McCauley (D-Providence) and Peter Palumbo (D-Cranston) were joined recently on a tour of Quonset by state Senator Paul Moura (D-East Providence) hosted by QDC's Chief Operating Officer Steve King. The three legislators came away impressed, and mildly surprised, at the progress in the park, said all three in a joint statement.

"Many people don't realize that Quonset is home to 158 businesses and that 8,200 people work there," said Rep. Palumbo. "There is over $320 million in private investment now being planned."

Rep. McCauley added "People ask me what is happening at Quonset. The answer is: a great deal - with much more on the way."

"Clearly, there is momentum at Quonset," Sen. Moura added.

The legislators' tour received coverage in Sunday's Providence Journal.

Media Highlights Progress at Quonset, Next Steps

The North-East Independent recently published an in-depth story about growing investment at Quonset and continued progress in infrastructure improvements.

According to the paper, Quonset "has quietly burgeoned into an economic engine that could play a large part in fueling the state's economy into the future. "One element of those infrastructure improvements, the demolition of the last of the old Navy barracks , received widespread media coverage, including this story in Saturday's Journal.

QDC and NK Chamber Renew, Strengthen Ties

QDC's Steve King has joined the Board of Directors of the North Kingstown Chamber of Commerce, renewing ties between the local group and the business park.

"The Chamber has been a big supporter of our efforts over the years," said King. "I'm looking forward to finding more ways that we can collaborate."

"Over the years the general managers of Quonset have served on the Chamber board and we welcome this connection once again," said Chamber Executive Director Karla Driscoll.

The Chamber also recently hosted the first in a series of 'Leadership Luncheons' with business owners and officers of Quonset-based businesses.

Gateway Gets the OK from QDC Board

The Gateway project received its final OK from the QDC Board of Directors at its December 10th board meeting, and preliminary site work is underway. The approved designs are for office buildings along Post Road, an open air center with community space and offices above retail shops and for the Kohl's Store. The designs, which are fashioned in a New England village style are the result of extensive collaboration between QDC, New Boston Development Partners, the State Wide Planning Council, and representatives from the Town of North Kingstown.

Providence Journal 7-to-7 Blog - "NORAD to begin exporting truck cabins at Quonset"

Can someone please tell me when Quonset is going to start making money for the State??? Between all of the massive inifrastructure improvements and practically giving the land away, we seem to be subsidizing this venture with little to show for it. And don't get me started on all of the jobs that the EDC creates every year at Quonset while letting them slip away from the rest of the State...

Thank you for your question. There are 158 companies at Quonset employing 8,200 people. Assuming they all make the average private sector wage in Rhode Island of $37,000 (this is probably a conservative estimate) those workers pay approximately $22 million in state taxes annually. The businesses there also pay state taxes as well. Locally, the combination of property taxes and PILOT payments to the Town of North Kingstown is approximately $7 million annually. During the current fiscal year, the QDC as an entity has contributed an additional $3.4 million to state revenues in direct payments.

Quonset is self-sufficient, meaning that the revenues realized at the business park are greater than the expenses of running the park.

Finally, recent land sales at Quonset have been in the neighborhood of $175,000 per acre. You can read more about this transaction here.

Conservation, Smart Use, Pumping Capacity

---

Keys to the Quonset Water Supply

Cooperation between the Kent County Water Authority, the Town of North Kingstown and the Quonset Development Corporation (QDC) ensures water availability for customers of all three entities.

The Navy also left Quonset pumping capacity for 4.6 million gallons of water per day. The Business Park uses only a fraction of that, or approximately 700,000 gallons per day.

"We have a number of initiatives underway to make the best use of water from the Hunt River so that it can continue to meet the needs of the businesses at Quonset as well as our neighbors," said Steven J. King, COO, Quonset Development Corporation.

One of these initiatives is North Kingstown's effort to find alternative sources of water to irrigate its golf course. The Town is exploring the use of an abandoned well on the property in a plan currently before the Department of Environmental Management. The water from the well is not suitable for drinking, but is clean and could be used for irrigation.

Business Expo Showcases Progress

and Development at Quonset

Over 30 Rhode Island businesses participated in the Quonset Business Expo sponsored by The North Kingstown Chamber of Commerce and Quonset Development Corporation (QDC) at the Quonset 'O' Club on April 24th.

The event gave exhibitors and attendees the chance to network with Quonset tenants, QDC directors, chamber members and the general public. Showcasing development and support for the Quonset Business Park, the Expo provided an opportunity to learn about the products and services offered by residents of the Business Park.

The Expo was co-sponsored by Delta Dental, Every Company Counts, New Boston Development Group and the Chamber of Commerce Benefit Connections.

Quonset's Beaches Open for the Summer!

The Quonset Development Corporation (QDC) is putting the finishing touches on plans to provide greater public access to more than a mile of shoreline spanning four separate beaches in the Business Park. QDC has put in parking lots, bike racks, landscaping and fencing around the beaches, which are designated public access points.

"By putting in paved parking and other amenities for beach goers, we are building on this tremendous asset as a recreational resource for North Kingstown, the State, and Park residents," said Steven J. King, QDC COO. "Already on warm weather days, people are strolling along the waterfront and walking trails."

All four beaches - Blue, Spink's Neck, Calf Pasture Point and Compass Rose - are handicapped accessible and open to the public.
