So that's the project I made reference to in my comment above. It's an improvement to be sure, but it's such a limited section and it doesn't even improve the entire stretch. According to the drawings no sidewalks get added in front of the single family residences, not all sidewalks are widened or repositioned, and some sidewalks that are widened remain against Monroe. More stretches in the future is wonderful, but that's many years away from getting done. This isn't going to do much to move the needle on walkability along Monroe.

A high-traffick retail plaza in Elizabeth is getting a facelift.

Thrift Commercial Real Estate Services released an updated retail flyer earlier this week for Shops on 7th, 1949 E Seventh St., that lays out plans to renovate the property's exterior, add patio space and split the more than 9,000 square feet now occupied by Dollar General into two-to-three smaller spaces.

Jay Mitchener, Thrift brokerage associate, said Dollar General is moving out of the space this fall. Property landlord Eastern Federal decided to make the changes in an effort to bring in a new variety of storefronts. Mitchener said a project cost was not available, as it's still in early phases. Construction is slated to begin in September.

REDLINE Design Group is the project architect.

"(Eastern Federal's) goal is to turn it into a couple of smaller spaces, exposing some of the arch elements of the building that already exist ... peeling back the facade and adding new storefronts," he said.

Burn Bootcamp occupies 5,262 square feet next door to the Dollar General. Mitchener couldn't confirm whether the fitness studio would remain there. The property totals 28,600 square feet and includes Starbucks, The Crunkleton Charlotte and FifthThird Bank.

Another neighborhood project is nearing completion just across the street. Elizabeth on Seventh, a four-story, 103,500-square-foot-building, is a joint venture between Crescent Communities and Faison Enterprises. CBJ reported in February the development's first retail tenant will be Rosemont Market and Wine Bar, a new concept by the proprietors behind The Crunkleton

Interesting.  I get the need to remodel to some degree if DG vacates and they subdivide that space, but they just renovated this center a few years ago.  Surprised to see a do-over again so soon.

That building was the home of Stanley Drugs, a large drugstore with substantial other goods for sale. An A & P grocery was next to it in the current Crunkleton location. The store for Stanley was so well identified with that part of Elizabeth that locals referred to the neighborhood as Stanleyville. The most prominent business in Elizabeth and highly visible. Stanley Drugs goes to at least the 1940's and still exists as a specialty and compounding pharmacy with drug services only and moved at least twice to a smaller location for those who seek such services.

Charlotte Metro Credit Union will break ground on a new headquarters in the Elizabeth neighborhood in 2023.

The two-story, 48,000-square-foot building will be at Central Avenue and Piedmont Street. It will feature a second-floor terrace, an atrium space, two underground parking levels and a training room. The new location, with its rain-scene façade, will be able to house just under 200 employees, said Eric Gelly, president and CEO at CMCU.

He declined to provide a cost of investment.

Gelly said current operations are somewhat disjointed. The new headquarters is an opportunity to bring multiple lines of business under one roof — including administration, IT, finance and digital teams. CMCU will, however, keep its Matthews office on Trade Street to house mortgage operations. There are also call centers in the University area and in Greensboro, he said.

Gelly said it was important for the credit union to stay anchored in Elizabeth, where it has been for 40-plus years. The current headquarters, at 718 Central Ave., looks nothing like a modern financial institution. The new version will change that. It will also be connected to the flagship branch under construction at 912 Central Ave., he said. It was a priority for CMCU to have a branch separate from the headquarters, unlike its current setup.

"It's important for us to have that space now that we're getting larger and have more employees. They're going to have a new home now to feel connected to each other," said Gelly, who took over for longtime CEO Bob Bruns in May. "It just fell into place ... the way that we wanted to design the building and be connected with our branch."

The credit union plans to first finish the branch and then move on to the headquarters, Gelly said. Construction is slated to begin in early 2023, with a targeted completion in the second quarter of 2024.

This is the latest step in CMCU's post-merger growth strategy.

In early 2021, CMCU and Greensboro-based Premier Federal Credit Union announced plans to merge. The transaction closed on June 1 of that year, followed by a systems conversion a couple of months later. The combined institution has 18 branches and roughly 92,000 members. It has more than $1 billion in assets.

Gelly said the teams' integration is complete. CMCU plans to unveil a new name for the combined organization later this year — a final piece.

"We've done this in a very smooth fashion," Gelly said. "We've had so many big projects going on, and we have so many more going on that it's just been focused on results and taking care of the credit union."

The more scale the credit union can achieve, the more it can give back to members, he said.

Liquid Design is the project architect. CMCU has not settled on a general contractor.

Saw this on the Unpretentious Palate feed the other day. This wine bar appears to be taking the space of the My Madison realtor office at 1601 Elizabeth Ave. I’m really hoping this happens and at least that 1 block will be fairly activated all day long.

Anyone in the know about what is going in at the Crescent building at 7th/Caswell? Specifically in the bottom retail/restaurant spots. Rumor is The Crunkleton pulled out (because the lease was going to be too expensive) and is now putting their new place in what will be the former Dollar General spot.

In July, Centrum Realty & Development purchased five parcels in the area of 1801 E. 7th Street for $8.5 million, according to Mecklenburg County property records. The company has crews out on the site this week conducting soil sampling, but said it’s still too early to disclose its plans. There are three buildings on the site, which spans about 1.6 acres. Each is vacant and in various states of disrepair, said Centrum’s managing partner Larry Powers. The land is zoned business...

Centrum recently held an informal meeting with the Elizabeth neighborhood association to explain what its priorities are and to hear what the group’s priorities are, Powers said. The company has not yet talked about whether it would save the buildings for future use or clear the site and start over, he said. It’s also too early to say whether Centrum will seek to get a rezoning for the property. “We’re still studying all the uses we would consider viable and trying to wrap our arms around (the Unified Development Ordinance) and how it would affect this site,” Powers said.

GIS shows them as being the owners of the five parcels fronting 7th between Lamar and Clement. This would be the church and the three bungalows next to it, plus the gravel lot on the corner of Clement.

This is huge for this stretch of 7th.  It's a full block of primary real estate that is currently filled with abandoned buildings and broken sidewalks.  Hopefully the ECA doesn't fight them against putting apartments there.  It should be a well developed stretch from the streetcar to the Crunkleton.

Saw someone post demo pics on the parcel on 7th between Clement and Lamar.  Have any plans been filed?  That is a large plot in a prime location.

Wish the Elizabeth Retail center could just be moved to front the street with the parking moved to the rear. Improving the street presence would go a long way for the area and give it a more main street and pedestrian vibe.

I hope they are prepared for a fight.  The ECA is going to hate anything they propose and will almost certainly take them to court.  Especially if it includes *gasp* apartments, I can't even imagine how they will react.  

 

That said, apartments with ground floor retail in this area could help to really connect the area from Sabor to Crunkleton.
