River Tower (Under Construction)

Construction costs have increased quite a bit over the last couple years. Could be that they couldn’t make the original vision pencil for financing because of that.

This would seem to be the obvious answer.  The Pilot's article last year said it was a $100 million tower, and now the new article has the shorter tower as being a $120 million project.  Although a Virginia Business article published two days after the Pilot article last year said the original tower was to be a $165 million project.  Either way, construction costs are the likely culprit and are keeping other potential developments from even being announced.  More people need to tell their kids to consider a trade school when they start looking at colleges.

Honestly, $100 million always sounded on the cheap side for a tower that height. It probably was $165 million to begin with.

Well here it is...

Well, we gained 2 floors. Now 24 stories. Rounds out at about 270 ft. Taller than 250, but I wish we could still at least get 300. That said, design is NOT BAD. Still can't hold a candle to the previous design, but not nearly as bad as I was expecting. All things being equal, I can live with this.

That said, me and baobabs should go into business predicting architecture, cause damn if this thing isn't brick and glass.

Comparing this to the original tower makes me want to cry.

I don't hate it, but I don't love it. At least it's more glass than brick, but yeah, that's a letdown from the original. Hopefully it'll look better upon construction.

Hopefully they don't mess with the Gateway Tower design too much (they will).

LOL....Yes  we could take the art of architectural prognostication to new heights...and simultaneously frustrate the spinners and propagandandists in the development community!

As for the bldg, it's not bad ...but it's not good either ...and one will never be able to get the original outta one's head...and so the new project will always pale and underwhelm by comparison. Why can't they just take the brick away?  It adds nothing and looks like unnecessary adornment ...and an exact copy of the grid pattern (zzzzz) of the existing bldg.  Can't we get some actual creativity, please???

On a more positive note, I'm pretty sure this is supposed to break ground next month. That means it will be going up at the same time as the EVMS building. It has been a long time since we've seen simultaneous construction of highrises in this area. It'll be nice to see.

I like it. It's more cohesive with what is already there which I think is OK. For the purpose of the building I have no problem with the design/materials.

The top image gives me hope. Once they start building a few more towers, you're going to have a nice little connection to downtown and Freemason. Can't wait to see how this area looks in 10 years.

River Tower will add 135 units to satisfy high demand, while the new building is expected to welcome its first residents in late 2020 after a 24-month construction period.”

24 stories and approximately 270 feet is still a pretty solid development. Not the grand slam that it appeared to be initially (and it's common for developments to initially look like a grand slam before being downsized).... but IMO it's a solid two-run shot.

I wouldn't read too much into that. It's made it to design review and ground should be broken in the next month or two. Up to 24 could just be an interesting way to say it but all the documents they've submitted call for a 24-story tower. I believe this is the final design.
