Yeah saw something about the Conway Plantation TND...Just never posted :whistling:   Interesting configuration...is I really that connective? Thought TND's had more street grid...

 

Wonder what's to become of Edenborne's TND not too far away from there?

 

I think Orange Grove was the one in Sorrento that fell thru??

New Starbucks, Five Guys planned for Long Farm

Work crews have begun construction on the first of two retail buildings at the Long Farm, developer Russell Mosely’s 237-acre planned unit development at Airline Highway and Antioch Road.

The 9,300-square-foot building will include a new Starbucks location, a Five Guys hamburger restaurant and a Pacific Dental Services office. A fourth space in the retail center remains vacant, though Mosely is negotiating with a potential tenant.

The building will front Airline Highway and will be located to the east of a 53,545-square-foot Rouses Supermarket, currently under construction and scheduled to open later this year. A Zaxby’s fried chicken restaurant, facing Airline Highway, also will be on the site. The Athens, Georgia-based restaurant chain is planning a 4,157-square foot location on a 1.22-acre parcel it acquired from Mosely on March 4 for $1.3 million.

Mosely hopes a second retail building, which will be located behind the first one, will also get under way this year. So far, he has several letters of intent with potential tenants but no firm leases.

For Mosely, the development of the commercial portion of the project is a long-anticipated milestone. He began developing Long Farm in 2008 on the property once owned by his grandfather, the late U.S. Sen. Russell Long.

“I’m happy about where we are,” Mosely says. “These are going to be real good end users and I think we’ll be able to announce additional components soon.”

Residential construction at Long Farm has been under way for several years. The development has three filings; the first two comprise single-family homes. The third filing, under development by Alabama-based Arlington Properties, will include a 13-building complex of 276 multifamily units.

New 800-lot subdivision planned for River Road near Bayou Manchac

Developer Prescott Bailey has submitted a concept plan with the Planning Commission for a 275-acre planned unit development that will front River Road and be bounded by Nicholson Drive and Bayou Manchac, about 1.5 miles south of L’Auberge Casino.

The new development will be called Atwater, and will comprise more than 800 single-family residential lots of varying size. Bailey currently has the property, which is owned by a group of multiple investors, under contract but has not yet closed on the land.

Atwater will have two entrances on River Road and will back up to Nicholson Drive, directly across from the University Club subdivision, though it will not be accessible from Nicholson. Bailey says the success of U-Club and other nearby developments is what inspired him to target the area.

Sounds nice but the question I have is is 2 entrances enough for 800 houses and are they going to keep the Longwood plantation house intact? Judging from the fact it was nowhere mentioned in the article I'm concerned.

This Project was first mentioned here way back in August 2012....

Actually has a name now "Materra" at the old Briarwood CC...a Elite Charter School is now under construction....Looking forward seeing "official" Site Plan...Barely remember seeing something in newspaper back in 12'

The final development plan and first phase of a long discussed mixed-use development that would be built next to Woman’s Hospital is set to go before the city-parish Planning Commission in June.

Materra would consist of a mix of single family and multi-family homes, commercial and restaurant space. The 100-acre site is next to the BASIS Charter School, which already is under construction and set to open in time for the 2018-19 school year.

John Engquist, the CEO of Baton Rouge-based H&E Equipment Services, is developing Materra. Engquist is involved in several other high-profile mixed-use developments in East Baton Rouge Parish, including the Americana traditional neighborhood development in Zachary and Rouzan on Perkins Road.

When Woman’s moved its facility southward on Airline Highway in 2012, the hospital took up less than half of the 225-acre site, which had been home of the Briarwood Golf Course. Hospital officials said they had plans to build a mixed-use development on the land. The hospital’s foundation still owns the property.

Teri Fontenot, president and chief executive officer of Woman’s, said Materra fits the hospital’s plans to create a place that enhances the lives of its patients, employees, doctors and the surrounding community.

“With the development of Materra, Woman’s will be a destination that provides opportunities for living, socializing, working and shopping,” she said. “Our partner, John Engquist, has a proven track record of success, and we are excited about Materra becoming a paradigm for healthy, active living in our community.”

The first phase would include 141 lots over 32.5 acres, according to documents submitted to the Planning Commission, with 124 for low-density, single-family homes, while 17 would be medium density.

The development will eventually include more than 500,000 square feet of commercial space, 23,500 square feet of restaurant space, 198 high-density residential units, 174 single-family homes and 163 medium-density units. Woman’s officials have said the commercial space will mainly be for shops and services to support residents, patients, staff and visitors — such as a pharmacy.

The city-parish Planning Commission is set to vote on Materra at its June 18 meeting. Stan Shelton, a senior vice president with Woman’s, has said construction on the development is likely to start in 2019.

When Woman’s Hospital acquired the 225-acre former Briarwood Golf Course property on Airline Highway in 2001 for just $5.8 million, or 59 cents per square foot, hospital officials knew they were getting a good deal in an area of the parish that was bound to grow.

But they had no idea the southeast quadrant of East Baton Rouge Parish would experience the economic boom that it has in the past 17 years. Today—some $1 billion or so in investment later—the Airline Highway corridor is among Baton Rouge’s fastest growing areas and the hospital is moving forward with plans to capitalize on it.

The development will include some 275 single-family homes in a variety of sizes and price points, and, eventually, a multifamily complex with an estimated 300 units, and as much as 13 acres of commercial retail and restaurant space.

Thanks for the Site Plan Dan :thumbsup:   Like to observe the cool broken  street-grid in these type of developments :shades:  Wish they didn't stick Residential Box right in the middle of the map. (Put on Top like Charter School Box)

  275 homes in an area that size is pretty impressive.    Guessing commercial/retail will front Airline Hwy...Wonder where multi-family complex family will go?

Villages at Willow Grove breaks ground on additional retail space, condos

A dozen condos and roughly 7,000 square feet of retail space are going up at The Village at Willow Grove. The residential and commercial space will fill the development’s fourth building, which broke ground Monday.

Construction is expected to take 10 months, says developer Richard Carmouche.

The retail space will accommodate three or four tenants, Carmouche says, adding that he has been in talks with a few hopefuls but has no commitments to announce yet.

Long Farm Village gets Campus Federal Credit Union to anchor office building

A digitally focused Campus Federal Credit Union will occupy a 1,700-square-foot space in the office park that’s under construction in Long Farm Village, the mixed-use development at the intersection of Old Jefferson Highway and Antioch Road. The credit union marks the first tenant to join the office development.

Construction on a 6,500-square-foot multi-tenant office building is expected to wrap in September, with Campus Federal slated to anchor the building when it opens early this fall

 

• Overall, Mosely is approximately 50% finished with the residential portion of the development, having completed 160 of the more than 300 planned lots.

• A nursing home with more than 100 beds that will be built between Long Farm Road and Old Jefferson Highway is expected to break ground within two years.

Once complete, the 237-acre master-planned community will have more than 1,100 total housing units—including 300 detached single-family homes as well as townhomes, multifamily units and senior living—and up to 690,000 square feet of retail, office or mixed-use space.

Even though 30 is still a lot, I'm kind of surprised they didn't fit even more houses on all that land. I drove through there the other day and the houses are pretty nice though.

Also I passed by Materra and saw dirt moving.

Baton Rouge attracts 11.3 million business and leisure travelers a year, but there are few spots downtown to shop for Capital City keepsakes to bring home. Oh yeah ! This is the huge development that pretty much nullified the New Miss. River Bridge going over into Brusly / Addis in WBR coming from Hwy 30 as a Southern By-pass.

Imagine it will be done in Phases and take til 2035 to finish ...lol   Impressive looking  Village Square surrounded  some 4- story buildingd

Like how it will implement  a 134-acre nature preserve located in the floodplain area and containing a series of lakes and ponds. But just one  entrance into the next Filing??  No outlets on the northern periphery?

Looks like it would be a quiet retreat if you are trying to avoid traffic in Baton Rouge (and presumably work downtown or at LSU).   Sort of like River Bend is today.

In fairness, EBR wanted nothing to do with the bridge crossing.   They were afraid of traffic on Bluebonnet.
