New State Office Building at 8th and Broad St

The Governor in his address to the General Assembly yesterday urged acceleration of state construction projects as a means to create jobs. Is the delayed state office complex at 8th and Broad Streets among the projects?

In one speach the Govenor annouces job cuts and in another speach he wants to creat jobs. :P

Is there a "State Bail Out Package" Obama is working towards? If so, the above mentioned maybe contingent upon such a package.

Guess this new state building for the Department of General Services on Broad Street between 8th and 9th Street has slipped under the radar.

K.O.R.E. Enterprises completed the MEP engineering design for the proposed rehabilitation of the 9th Street office building and to build a new Broad Street office building that will meet the high architectural standards of Capitol Square, the location for the seat of Virginia government. Fronting Richmond’s bustling Broad Street commercial corridor, this highly visible location requires that both buildings fit with the City’s urban environment.

The only reason it has not gone forward is because the Commonwealth has no money for it and the need to find tenants for the rest of the space that will go unused by the state. So essentially we will probably not see this for at least 2 years. In the meantime this would be a great addition to Broad Street and Capitol Square.

P.S. Funding was denied this past General Assembly session. It will be brought back to the table during next years General Assembly session. Cross your fingers!

Cal, I remember about two years ago when everybody got all excited about the new state office complex. Wrldcoupe4 posted renderings of the proposed new building facing East Broad Street and it almost seemed too good to be true.

Alas, we're still hoping for a reversal of fortunes for the State.

I especially enjoyed scanning the web site for Commonwealth Architects which you have posted. It is a comprehensive look at the firm's accomplishments as well as proposals. Thanks for bringing it to our attention.

By the way, Commonwealth lost out on renovation of the John Marshall Hotel. And, if I'm not mistaken, they threatened to file suit over their input which was not utilized.

There is more than just talk about building a new General Assembly building on Broad and 8th.  This latest news comes from Virginia Business.  The bad news is that  they are looking for a completion of the building in 2019 and so far, there is no rendering.  The old rendering will probably not be the design of the one that is actually built.  See story here:

I like the old rendering but wish it had more height, especially considering what a high profile location 8th and Broad is.  Maybe the state will follow the precedent established by the James Monroe building and give Virginia a new tallest building.

New General Assembly Building – A new 450,000 SF, 15 story office building, the new GAB will be constructed at the corner of 9th and Broad Streets after the existing GAB is demolished. Start construction on or before 5/25/17 - Complete construction on or before 5/23/20

I really like the current building there, but at least this one will be taller.  I just hope that they have underground/hidden parking instead of another big ugly parking deck.

Things will begin to start on this project in May - it's a long schedule and a shuffle of several agencies but demolition is set to begin for the general assembly building this year. There will be an adjacent parking garage on the opposite corner, now an empty lot. Haven't seen any new drawings, design, etc. for this, let's hope we see that this year too.

I went in this building just yesterday and it looks like they are already making preparations for demo in May (elevators had padding in them as if prepping for furniture movements, etc.) I really hope to see a new rendering soon. Maybe something taller?

Not sleek and modern, but I love it because it keeps the Art Deco feeling alive in that area!  It's a beautiful building and it's not too short or stubby looking.  15-16 stories is respectable coming from the state.  I really like it. Despite it looking older on the outside, I'm sure the inside will be very modern indeed!  When does this break ground?  There will be another prominent tower crane in the skyline for a while! ;)

Yeah, I'm overall ok/happy with the design, it has some heavy art-deco themes to it.

I was honestly hoping for something modern along with keeping the old facad, I think that would have made a very cool juxtaposition between the old and the new.

The design is beautiful and it will give us a whole building rather than the Frankenstein building we have now. It looks like we gained some good height with this, being 15 stories, while the old one is tallest at 12 and 9 stories depending on which part, about 135 feet, just a wild guess the new design looks like it's about 200 feet?. I'd like to see how this will approach Broad Street and if they have the plans for the parking garage they're supposed to put next door.

Also, looking forward to reading the comments about how the government is wasting tax dollars/WHAT ABOUT OUR SCHOOLS yadda yadda yadda..

Maybe that's just the way it's been drawn up but my god, it looks massive in that location! Will really make an impression in the skyline. And although most of you were probably dreaming about the sexy sleek glass and steel renderings from years ago, I have to say, this is very nice. I really am a fan of the neo-traditional style when done right, and Robert Stern is a leader in doing so. That they are preserving the gorgeous historic facade is icing on the cake.

Nice, tall, sexy. Development in Richmond ends the month of August with a big bang.

State Architectural Review Panel unanimously approves design!  The next steps will be a presentation on Sept 13 to the Capitol Square Preservation Council, which praised the schematic design on Friday, and preparation of a preliminary design plan that will go into greater detail on crucial elements such as the materials that will be used.

This is very good news!
