Not saying I dislike it (yet) but the facade will certainly be “chunky” and not super glassy. Might turn out kinda cool looking but I’m not there yet.

And this full "skeleton" won't existing on all the building, which could create an interesting contrast.

With the dark glass they are planning. I think it'll have great contrast with the mid and light grey.

New rendering alert!

I thought that the bracing would consist of shiny metal like this tower.

But I explained what the materials were to you a while ago lol.

I was thinking the same thing after seeing the light color on the exterior framing.  If they do end up using a gray-tinted glass, this should be a nice looking tower.

I thought that you said recently that it will have shiny metal, as well.  If it does, great.  If it doesn't this looks good too.

the grid will have 0 metal, but there will be metal in select area along the retail facade.

Love!! Can't believe people are questioning how this will look. I love the grid look to this with the solid glass areas that break it up.

I like this project a lot but the placement of the office tower,  hotel and corner plaza reminds me a lot of the 1974 Bank of America Plaza and Omni hotel at the square.

I'm hopeful the small retail upfront will give it life outside of just entryways

Kind of reminds me of Rebol, a restaurant on Public Square in Cleveland.  Not the same as that's the center of town and in a park but gives a little life to otherwise a corner people would cut across to get to Terminal Tower/casino.

Image result for public square rebol cleveland

Right!! lol I do thing it reminds me of that, but I think that it may work out nicely for this project as long as they execute the plaza area out nicely and decoratively cover the deck in that section.  I'm sure that this will be a very vibrant corner. Though it is one of the most dangerous intersections in all of Uptown.

I think in 3 years, people will consider this intersection a second center of town.

I do agree the gravity of the center of uptown has shifted south.  This corner with Legacy, Ally at TP, Duke Energy Center and the new Duke tower saddled up next to the Harvey B Gantt center this is the new heart or at least of equal stature of the square (Tryon and Trade).    And it is okay for cities to have 2 major focal points or more.

Once Legacy 3-6 get announced there will be more office, and more hotel space at this intersection than at Trade & Tryon

And this isn't even bringing into the equation whats gonna start happening in South End with 15-30 floorers.

The cap of 277 is going to become more and more feasible....

I hate that this went from a skyline altering project to solid infill. I wish I had never seen the original design. That being said, I do love this project as a whole and have my hopes and expectations set fairly high for the finished product (I know that's just asking for disappointment).

Does anyone have any leads on potential retail tenants?

I’d imagine we don’t hear about any retail tenants for at least a year.

Yeah the downsizing is a bit disapointing, but it still a sizeable and good looking building. It is also diminished slightly bc of all the height that has popped up in that area and will continue to pop up in coming years.

Thoughts on the modular approach for the deck versus poured concrete like LU has done and as was done in the buried 300 S Tryon?

Is this economics or structural when they go one approach or the other anyone know?

300 South was supporting a whole building, this will be attached to vs. built on top of.

LU is 3 times larger than this one, so don't think you could do the modular, its like 12+ floors tall!

Also just might be a preference for Crescent. With exception of Stonewall Station, which is again supporting a whole building, all of their other decks recently built have been modular. (Novel Atherton, Novel NoDa) I'll ask though.

Pre-cast is cheaper. You only do cast in place if you need to for structural reasons which I suspect LU had to do because it is so massive. If you are building on top of the deck, almost always easiest to do pour in place.  Ally probably does not need as big of a deck so they are saving money by doing pre-cast.

Thanks guys.  Was wondering for the longest time why they were waiting on starting the deck as pouring the decks takes so long.  Modular like this just flies.
