Littlebird is a side restaurant to Early Bird in Eastown. 

Looks like All Day kitchen,  Brunch.

I hope this is somewhere you can just go and get a cheap diner style breakfast or lunch in a booth. Got nothing like that downtown.

The low number of breakfast spots downtown is indeed vexing. Grand Central Market actually has a pretty good breakfast offering now, that gets pretty close to the diner style you describe (not quite "cheap", but not bad for downtown). Other than that, what else is there? Sundance, ...

Big Boy. Their eggs and bacon are just as good as any other eggs and bacon, and way cheaper than most other places. Plus you get some nice exercise walking there because it's not close to anything else other than the Y.

Speaking of Grand Central Market, has anyone else notices that they seem to be moving away from groceries. They lowered the shelving and instead of being packed with staple items, it's really sparse. They added the cafe space but disappointing to see them make bing away from the "market" part.

Ground floors should ideally never house M-F 9-5 shops. Unnecessary dead space in a place where pedestrian activity is the focus.

 

And this is one of the best spaces you will get, especially with two fronts. Would make a great mini Apple store.

 

So I'm going to say a huge no. Honestly, Smith & Haughey would be far better off in one of the new buildings going up so that space can be retail too.

I agree that if it was in a dead zone that office use is better than empty space. But you are talking about GR’s “Main Street” here.   You shouldn’t be putting in non transparent uses(what first floor office doesn’t have at least blinds covering the windows) in where millions of dollars and years of renovation has tried to make a vibrant area.
