Marina and Residential instead of ballpark?

Can Struever Bros. Eccles & Rouse build a Marina and Residential on the site now being touted for a ballpark?

Could a Marina be built at all on that site?

Would it disrupt the Nashville Star Rail Service that runs by that location?

I don't think there is enough room on the river for a marina. Not to mention, you would have to cut out one of the banks of the river just to fit it in there, hence loosing valuable realestate in the process. Residential though, now that could happen regardless. As for the railroad yeah it could disrupt it to a degree, but there are ways around that I would think.
