There’s a sign saying mixed use development coming soon on the corner facing Church St. Don’t remember seeing it before but maybe its been there so long I forgot it. It’s not new is it?

Not that prime really, which is clearly reflected by the fact it was been vacant so long. 

Terrible access/traffic pattern.  It is a shame it was sold to public sector. It's best use is government. Would be good place for School Board or City Hall (or both) to be located.

It's hilarious this topic gets rehashed from time to time and heads of disbelief get scratched for ole times sake.  It's therapeutic to remind ourselves how (seemingly) positive situations become turned around and we face reality by muttering to ourselves...how did this go wrong?

I really do find it hard to believe that something hasn't happened at that site; connectivity or no, over 24 years. That is almost a quarter century in a city that has grown tremendously. It's not like Greenville stagnated or something.

It's a highly visible location in the city for development but the traffic flow has changed how it can be efficiently utilized...someone needs to develop an effective traffic plan.

It’s been said on this forum before but the bowl and the change in grade that made the site so prime for an auditorium also make it really challenging for anything else. That’s why the ugly wall is up, so pedestrians and wayward cars don’t go crashing down 15 or so feet.

It’s probably not totally insurmountable but I’m sure the geotechnical work and the nearly impossible traffic patterns mean that investors and developers would rather spend time and money on other projects.

all those things seem also like they’d make it difficult to accommodate parking on the site necessary to meet any minimum requirements.

The city should use eminent domain and take over this site seeing how the developer is nothing short of useless. Maybe put a pocket park on it or something.

That observation tower is meant to overlook the park, not the entire city of Greenville. It's the perfect height for what will be a near perfect park setting.

Sounds like a huge waste of taxpayer dollars to me.  Now we know why no company has donated any money to the observation “boondoggle” tower.

The tower will be in the last phase, they are trying to get private funding for other things first. They will also know what the final cost of everything else will be by then. That means any remaining contingency funds could be used on it.  Private funding has gone well so far, so I wouldn't be surprised if the same happens with the tower.
