^Yeah, me too! The frogs were way cool, as was the video wall, the little bambo grove, etc.

It really was ahead of its time though, and the area WAS pretty sketchy back then. I used to go the Crab House quite often, and it got to the point they actually had security escorting people to thier cars at night if you parked out back (along North Ave.).

A little update on 1138 Peachtree from a source familiar with local projects...

1138 has been released from schematics to a do a full design. As of now, construction drawings will be done by the end of april and the height will be 720'.

Great news! I can't wait to see a rendering!

Do you have a rendering of the preliminary design?

This is 1138 Peachtree. You might have seen it referred to as a Mandarin Oriental but that has not yet been confirmed.

Here's is the info from the review process.

Floor Count: 54

Hotel: 200 rooms

Residences: 70

Parking: 6 levels

Spa: 3 floors (20 floors up)

Retail: 11,500 sf

There may be some subtle changes but it sounds like the basic design is unchanged.

The design I was referring to earlier is simply that they have to design an actual building that can be constructed, not just a rendering.

Seriously, this building is beautiful and I am glad that it seems to be quietly moving forward. It is iconic in nature and sure to be as much of a hit for Midtown as 1180 Peachtree and One Atlantic Center. At 720' is will also make it's mark on the skyline. I also adds much needed density to a growing part of Midtown.

I certainly hope this moves forward as well-- I have heard that Tivoli has had problems closing on units at Aqua--

Half of them have not closed with the 'owners' forfeiting their deposit monies... Times are very tough in real estate now...

I don't know any specifics but according to the Midtown Blueprint, Juniper is a first-tier street and can't be treated like a back alley so I expect there to be shops or a restaurant there.

Restaurants are always good. Will Palomar Hotel have any?

Has anyone heard what is happening with the 7 acres of Spring Street property around 8th Street where the Atlanta Coca-Cola Bottler used to be? Is it likely they'll be 2008 announcement on that property?

And the Cousins West Peachtree St AGL parking lot across from Plaza Midtown condos and Midtown Marta station. Probably years away from development - or not??

^^ With any "luxury" hotel development, at least one restaurant is a given.

-Development on the AGL lot, I've been told, is likely years away due to the fact that building over the Marta line will be quite expensive.

-The Juniper side of 12th & Midtown will also have retail. Here's an image showing the retail space in Phases 1-4.

Spring Street side of Midtown - around Midtown Marta - often seems to be under the radar. The Cheetah, the old Coke property around 8th, etc.

Anyone have an idea on what new development may be there next year or two...or three to five?

Thanks for the document-- Great to see that Juniper will be treated well-- I think Midtown zoning requires it anyway...

Has anyone seen the rendering for phase-3 of 12th & Midtown? It looks like it will be 40- stories and a condo. tower if I'm not mistaken, unfortunatley I don't have the rendering to post on this site, if it already has been, that is great.

Check out some of the late August early Sept postings. While maybe not exactly what you seek, may still be helpful.

Well while on this topic, I wonder what they have in store for phase-4 that will located behind the 1010 condo tower. I'm going to take a guess and say another condo tower, but I could be wrong and it could turn out to be an office tower.

This seems to be what they've decided to go with for Phase III. Its supposed to be office space with a boutique hotel (less than 100 rooms) and a small number of condos.

Here's an image of the pedestrian plaza under construction at the intersection of Peachtree & 15th.

Wow, this gives "street level" a whole new meaning with these incredible and much needed pedestrian plazas. I look forward to when they are all completed.

I however wish that Downtown Atlanta could also be included in having pedestrian plazas, and now that I think about it, let's throw in Buckhead as well.
