$210 million proposal for West Midtown.  (I know it's not Midtown proper but...)

407 apartments, office space, 30,000 square feet of retail   The developer hopes to attract an organic grocer for some of the retail space.

Construction has started on the 19-story Hilton hotel at the corner of West Peachtree and 15th Street. While not tall, it is good to see the added density and amenities. This particular hotel will have a large restaurant at the base of the building. This development is across West Peachtree from the 30-story Amli Arts Center apartment tower which is also currently under construction. Both developments are located across from the Arts Center MARTA Station. Thank you to Michael Kahn for the photos.

Woah! the Peachtree & 17th tower is pretty sleek.

There's a lot going in Midtown.  A second tower crane went up at the NCR Headquarters,  the base of a crane is up at 22 14th Street (Midtown Spring), and.......there is some fencing and port-o-potties in the Eviva site!  Can it finally be moving forward?

Edit:  Sadly, It looks like another false alarm on Eviva.   The dumpster etc were apparently for work happening the retail space at Viewpoint.

Looks like Eviva went before DAFC last month. And is scheduled again this month.

Interesting.  So apparently they are seeking the 10 year tax abatement on the development.  Its a good sign that there is some movement on it.  I just hope they haven't value engineered the design to death.

Atlanta-based Equifax to bring 650 jobs to Midtown.

Equifax will bring 650 jobs to Midtown from its suburban offices in Sandy Springs and Alpharetta. They will locate these jobs to two floors in the 820' tall One Atlantic Center tower on 14th Street. This will take up 100,000 square feet of office space. The 50-story building is not too far from the Equifax headquarters located at 1550 Peachtree St. I'm sure Novare Group (Atlantic House) and Related (22 14th Street) are dancing gigs because of this announcement. Both developers have 31+ story tall apartment buildings under construction across the street from OAC. I said years ago that it seems as if Atlanta is contracting inward. If you can't bring MARTA to the far flung suburbs, bring the jobs and people to MARTA. If just 1% of the metro area moved intown, that would be an increase of 60,000 people. With the city only encompassing only 133 square miles, that would be a nice bump in the density numbers.

I look forward to more apartment building proposals breaking ground.

That's a great photo.  Midtown is absolutely killing it right now.

Early on this cycle, it looked like the south of 10th street was going to be the star of the show.   But in the last year or so, 14th street has exploded with projects.  I was just looking at the Midtown Alliance development tour and counted 16 projects in the corridor (between 12th street and 16th).

By the way the latest addition to the Midtown development pipeline is 195 13th street which would be adjacent to Yoo on the Park.  The developer presented early plans before the DRC this week and will present more detailed plans as they continue in the design process.

195 13th Street ; 27 stories, 307 apartments, parking deck wrapped with residential on the street fronting facades.

That part of Midtown overlooking Piedmont Park is really hot right now. The critical mass that is developing in that area is amazing. At this rate, that area will probably have a people per square mile amount close to 40,000. This will bode well for the retail spots along Juniper at the 12th and Midtown complex as well as a re-positioned Colony Square.

Construction continues on One Museum Place. The condo building fits in well with its surroundings in the Arts Center District of Midtown. It's also a nice step down to the exclusive residential neighborhood of Ansley Park just off of Peachtree Street. The skyline of Buckhead stands proudly in the distance six miles away.

It's ALIVE, it's ALIVEEEEE!!!!

14th Street tower could soar to 70 stories and tower 800+ feet above Midtown.

A New York development team unveiled its $650 million mixed-use project with a trio of twisting towers that aims to bring thousands of new residents to Midtown.

Just when we thought this was not going to make it out of the ground this building cycle, we receive news that the 14th Street development known as 98 14th Street will possibly go before the Midtown DRC in June.

There will be a big announcement coming sometime this month. From people in the know, there is rumor that a luxury hotel, high end movie theater, grocery store, apartments AND condo will be a part of the taller building. To accommodate all of this, it is being reported that the taller tower has grown from 60 stories to 70 stories. This is expected to push this tower to 800+ feet. That would make it as tall as neighboring One Atlantic Center. It would also give Atlanta its third building 800' or taller. *** Just an update, someone with a close relationship to the development team is saying that the building will be just shy of 900'. This would make it slightly taller than One Atlantic Center. ***

If built, this will join Novare Group's 32 story Atlantic House, as well as Related Group's 39 story apartment tower. Both are currently under construction. The Related Group's development will also include a signature Whole Foods. If this comes to fruition, this will be an awesome exclamation point to this building cycle.

It's been quite a newsworthy day in Midtown beginning with the possibility of a 70-story 800-ft+ tower. :o

But it didn't stop there.

In proposed development news...

Eviva Peachtree is also very much alive and was just approved for Fulton County's tax break program.

Ascent Midtown is now approved for land development.

In new development news...

Two major proposals are scheduled to appear before the DRC next week.

Midtown Medical Office Building (formerly 1117 Spring Street)

Project Type: This project was originally reviewed and approved in January 2014. Since then, the project team has acquired more land, and revised the site plan and project plan to enhance overall efficiency, presentation and urban design quality of the project. The revised design relocates the 10-story tower to front West Peachtree Street and additional restaurant and retail space has been incorporated to activate the street fronts.

640 Peachtree Street, Hotel Project with Public Parking

Project Type: Proposed development located at southwest corner of Peachtree Street and Ponce de Leon Avenue, consists of a hotel with approx. 238 rooms, a public parking garage with approx. 250 spaces, and street level amenities. Total proposed height of the building is 18 stories.

  • More news from this week

The Ascent Midtown site is now fenced and demolition should begin soon.

  • Talk of a new office tower as only one Midtown tower has enough space to accomodate the 150,000 SF needed by the law firm Sutherland Asbill & Brennan.

Law firm Sutherland Asbill & Brennan could spark new Midtown office tower

  • And renderings from the DRC meeting...

This is a very early rendering in the design process for this hotel.

The original proposal from 2014 was 17 stories.  The new version is shorter but has a lot more retail.

The latest rumor regarding 98 14th Street, Tower-C is that it will be 66 stories, 850 ft tall, making it the tallest in Midtown, and a groundbreaking ceremony will be held in August.

The developer is hosting the Atlanta Food & Wine Festival on the site and a Vineyard in the city is being constructed on the site.  The vineyard will also be used for other special events until June 30.

Hotel development seems to be picking up in Midtown.  Thus far this cycle has been almost exclusively apartments until the NCR groundbreaking and a few small condo projects.  Now we have the Hampton Inn on 15th, AC Hotel / Moxy dual hotel project on 14th, and Canopy by Hilton at Ascent Midtown that all appear to be heading towards ground breaking this year.  And whatever hotel that is a part of 98 14th Street project will cover the luxury segment.

Here is the latest Ascent Midtown rendering.

I guess we will find out more specifics when they go before the DRC on June 7th. I'm still holding on to the previously mentioned 70 stories. Maybe this could get Tower C to 875'. This would give Atlanta a new second tallest. It's terribly greedy of me and I should be satisfied with the rumored 850 ft. That's still a substantial addition to the skyline.

I am curious as to which hotel will be apart of this tower. Rumors have it potentially rated at a five star S level and new to market. That would be a wonderful addition to the Five Star Four Seasons across the street from this proposal. Hopefully the hotel will be completed by the time of the Superbowl.

It's really a shame that this beautiful design is being abandoned.  The three towers also worked really well together.

I hope that whatever is built includes a plaza with water features.  This could be like a mini Rockefeller Center.
