Looking from Midtown to Downtown.....

The infill taking place in Midtown has been nothing short of amazing. The trained eye can spot the construction cranes and construction sites for Amli Arts Center (26-story/residential), Atlantic House (32-story/residential), Midtown Spring (38-story/residential), Post Midtown (25-story/residential), Modera Midtown (29-story/residential) and the new NCR HQ (22-story/office). 

If the 74-story 98 Fourteenth Street, the 45-story 1138 Peachtree and the 42-story SLS Hotel and Residences all come to fruition, then the Midtown skyline will look even more amazing.

I am excited to share that we have expanded the scope of our global headquarters campus project in Midtown Atlanta to include a second tower

To that end, NCR has entered into an agreement to expand the scope of our global headquarters campus project in Midtown Atlanta to include a second tower. A second tower will enable us to eliminate the need for a second, northern campus. We expect to move into the first tower by Q1 2018, and the second tower will open in Q1 2019. "

 

NCR had planned to keep some functions in the northern suburbs after the headquarters move but now that  plans for a second tower are finalized, all divisions will relocate to Midtown once construction of the second tower is complete.

The beauty of this announcement is not only that Midtown will get a second office tower (the cost of the second tower is a reported $213 million) but rather the number of jobs this announcement brings with it. More information has been shared and it seems like this announcement will include the addition of a potential 1600 to 1800 NEW jobs on top of the relocation of jobs to Midtown. In addition to the newly created positions, this relocation will also entail moving jobs from other parts of the country to the new Midtown Atlanta World HQ.

All in all, this could bring NCR's HQ workforce to as much as 6,500 people. Also, the second tower could be taller than the tower currently under construction.

MARTA enters negotiations for four tower project at Midtown's Arts Center Station.

Arts Center “is going to be a transformational redevelopment opportunity,” said Noel Khalil, CEO of Columbia Residential.

 

Earlier this afternoon, Cousins Properties and MARTA entered into negotiations for a four tower development at Midtown's Art Center MARTA Station. The four towers would rise above the 6.2 acre site. The site sits along West Peachtree and 15th Streets. The project could incorporate residential, office, retail and possibly hotel. The project could rival the size of Lindbergh City Center (Lindbergh MARTA Station) but would be more dense. 

In Midtown, a project at the MARTA station could have the chance to become a showpiece. The site sits among some of city’s tallest buildings, richest cultural institutions and historic neighborhood Ansley Park.

There’s already a flurry of development in the area. Take 14th Street, where North American Properties plans a major overhaul of Colony Square with top-name restaurants and potentially retailers such as an Apple store. The city’s second-tallest skyscraper is planned for 14th Street on the former Symphony Center site. Whole Foods Market is building its flagship Atlanta store at a new high-rise under construction at 14th and West Peachtree streets.

NCR adding Innovation Lab to its new Midtown HQ

With its new $213 million, 494,000 sq ft headquarters under construction, NCR has added yet another feather to the hat. The new complex will feature a research and development hub. This hub will focus on cross-function research, innovation, and design thinking. NCR stated that the lab intends to work and collaborate with Georgia Tech and other companies, including start-ups and customers, on innovation. This innovation lab will join a growing collection of innovation labs near Georgia Tech's Technology Square in Midtown.

Georgia Tech's crossing of the connector has become the gift that keeps on giving for Midtown.

 In a related note, the developer of CODA Tech Square tower stated that the project will break ground in November.   If 880 West Peachtree also breaks ground this year, Tech Square and the adjacent blocks will be filled with cranes.

This building will be a great addition to the SoMo neighborhood. As architecturally interesting it is on top, the street presence is where it shines. A restaurant right across the street from the venerable Fox Theater will definitely be a hit.

I totally agree Martinman. Many say it a lot, but the significance of Tech's move across the Downtown Connector can not be overstated. Not only is it the buildings and added residents that the move brought but the concentration of startups, fintech and technology companies that have followed. There were no directives, no forums,,,nothing to market the area as a tech hub. It happened organically. This area is turning into something really special.

There seems to be some behind the scenes movement on the proposed 45-story Yoo on Peachtree (1138 Peachtree) residential tower. The developers filed permits with the CoA for Transfer of Development Rights and a temporary sales vendor permit. This should mean that the 42-story SLS Hotel and Residences tower should not be far behind.

LENNAR FORGING AHEAD WITH MIDTOWN TOWER

Lennar Multifamily is moving forward with its plans to scale the Midtown skyline with a new apartment tower. The firm has filed permits with the City of Atlanta to begin construction of a 27-story apartment tower across from the Mayfair Renaissance on 13th Street.  We first reported plans for this at the address 195 13th St, but Lennar's permits show the address as 187 13th St. According to the permits, Lennar is seeking to develop 310 units that will front 13th, near Juniper Street. The apartments would be constructed on top of a seven-story parking deck.

Honeywell to bring 800-job IT hub to Atlanta

Joining an array of IT-hubs coming to Midtown Atlanta (i.e., GE, NCR, Keysight Technologies, etc.), Honeywell is bring a 600-job IT hub to Atlanta. Midtown's Bank of America tower is reported to be the front runner to land the IT hub. This building is located next to MARTA's North Avenue Station. This is testament to Midtown's growing prominents as an IT hub. The IT center will develop software and technologies for Honeywell's aerospace, automation and control solutions businesses. 

Quietly but assuredly the jobs continue to come....

We should learn more this week about the 195 Thirteenth Street and SLS Atlanta Hotel & Residences proposals as both are scheduled for a follow-up review by the Midtown DRC committee tomorrow. 

And here are new renderings of the dual branded AC/Moxy hotel on 14th street that plans to break ground this fall.

The developers of the SLS Hotel and Residences had a followup meeting with the Midtown DRC. The recap is as follows:

Trillist returned for a follow-up presentation of a new luxury hotel project under the SLS flag. Located at the intersection of Crescent Avenue and 13th Street, the proposed 43-story tower would contain 214 hotel rooms, 66 condo units, and 12 levels of podium parking. At the first presentation in July, the DRC commended the development team for the collaborative approach in working with adjacent property owners to create a central service area that would reduce the need for curb cuts. The committee also suggested the need to simplify the creative programming planned along the pedestrian realm. Since July, the applicant has eliminated extraneous elements at the ground level and created a cleaner architectural expression and an engaging pedestrian experience. The committee and applicant agreed on other minor adjustments to the façade design and the committee will recommend formal support for this project on the condition that the applicant follow up with revised elevations.

Yet ANOTHER Innovation Lab comes to Tech Square!

A Brussels-based biotech company will open an innovation center at Georgia Tech. UCB develops drugs to treat severe diseases of the immune and central nervous systems. There is no word yet on how many jobs this innovation center will create. It is definitely a very nice addition to the plethora of innovation centers that have clustered at or near Georgia Tech's Tech Square. This yet another example of how valuable having a world class research and technology institution in your own backyard can be very beneficial. 

I guess it's also helpful that there are direct flights between Atlanta and Brussels.

And the hits keep coming for Midtown. The job gains are beginning to rival the residential growth in Midtown and that is very good news. 

 Carpet and Tile maker Interface is relocating their headquarters from Vinings to Midtown.  The company will bring 150 to 200 employees to a small adaptive reuse project across the street from the Arts Center Station called 16th Station.  Interface will occupy the entire building.

Its very likely that Midtown will have added 20+ towers in 5 years,  from 2013 (when the first Skyhouse was completed) to 2018 (when towers that start this year would be completed) - 5 are already completed, 11 are under construction, 6 more have submitted permits.  There might not be any really tall buildings going up (yet), but the sheer volume of development will have a big impact the skyline. 

To update the possibility of Midtown growing by more than 20 High-rise buildings, 12-stories or taller by 2018.  I only included proposed projects that are well into the permitting process.
