Buckhead District Developments

Yep, and the news sounds good!

I'm pretty excited about this development. Between this and 3630, Buckhead is really starting to grow more north and also away from Peachtree. I walked by on Monday and there is now a large green fence around what looks like it will be the leasing office on Roxboro and about 90% of the trees in the area are marked for bulldozers all the way to Oak Valley.

East Village? SoNo?

Atlanta is trying way too hard to become another New York.

From what I understand, that area has been known as East village for a long time (the eastern portion of Buckhead village). It has nothing to do with becoming NY.

I'm not a huge fan of this design. It kind of looks like a glass monolith to me. Aside from that ridge down the side, it really doesn't seem to have much character to me (unlike, say, 3344 Peachtree). It seems kind of imposing.

However, it's certainly preferable to a glass box.

The more stuff I see from Arquitechtonica, the more unimpressed I am with this supposively elite firm.

Saying that Buckhead Village is Atlantic Station in Buckhead maybe too nice. It's more like Atlantic City, NJ comes to Buckhead. Is Faux-Classical Beach-Boardwalk-Casino a recognized genera of Architecture?

You're right, this may actually be worse than Atlantic station (thats saying a lot)...

How can a developer with such great taste in public art produce such awful architecture?

I feel that the design of the Streets of Buckhead is getting a bum rap on some blogs. First and foremost the design most be understated elegance. In the higher-end market, developers must show restraint in design. In trying to land high-end retail and appealing to high-end residents, a developer would be smart not to test the waters of design in such an unforgiving market. The design of this development is not meant to appeal to the whimsical...although there has been some attempt at compromise with some of the art already choosen for the development. It is already proving to be a success considering the retail already slated for the development. When one is spending $1.5 billion dollars on a major development, serious marketing is done to see what will work and what will not work.

I personally feel that the architectural design will appeal to the market that is targeted. Many who will live at the SOB are probably going to be out-of-towners and local owners seeking to downsize while staying in the neighborhood. Neither of these markets will take too kindly to anything too far fetched. Mr Carter is no fool. It would behoove him not to test the design waters with such a development. A flop could be devastating. I'm sure he is smart enough to know that if he wants to push the design envelop he knows how. He can could easily build some funky 20 unit midrise condo from the $190s to the $250s in or around the Carter Center and not care if he has to slash prices because the market was not ready for such a design.

I would be curious to know what would some of the people disatisfied with the design would propose. I would love to see a rendering of their proposals.

I for one am extremely pleased with Sovereign, the Mansion and the Saint Regis, just to name a few in the same neighborhood. From modern to classical, they really have set the bar for all new Buckhead developments.

^^

If that's what was proposed in Buckhead and we had renderings of it, I GUARANTEE that the first posts wouldve included "boring", "dull" and "not very interesting".

This development will be in an area with some historical structures that will remain intact. Its at least attempting to draw from that context.

I should have posted them as a rendering of the 1 Hotel and Residences. Those palladium windows and the rest of the stuff in those images are purely conceptual.
