A 186-unit luxury apartment community at Peachtree Rd and Peachtree Battle Ave in Buckhead. The project is composed of five residential levels over three parking levels accommodating 268 cars. The community will contain a leasing office and feature a club room, fitness center and two courtyard terraces as well as a pool, cabanas and gardens. A historic house on the property will be converted to a pool house (although it's not currently on site).

Thanks for the webcam Martinman. Buckhead Atlanta seems to be coming along quite nicely. This is a necessary piece of the puzzle for the Buckhead community. 

 

 

In other Buckhead news....

 

Everyone remembers the fascinating announcement of the Lenox Square Apartment towers. The two towers proposed on the western part of Lenox Square's grounds.

Since the initial announcement things got quite...

 

 

Well we now know why. The builder is still working through the permitting process with the City of Atlanta. The proposal is being pitched by Simon Properties...the owner of Lenox Square Mall and neighboring Phipps Plaza. Since we have developers with deep pockets and a willingness to build, I really hope that the permitting process can speed up. This is a great location for apartments with access to shopping, dining and transit. While not the most urban of locations, the density is definitely welcomed.

 

The design will also be quite unique for the area. It will definitely stand out. Crossing fingers.........   

 

 

 

 

 

If and when it happens, what appears to be two connected towers would go up on the lot that's currently a small park behind Bloomingdale's. A rendering tracked down by blogger Wayne Daniel Anderson shows two modernist-style buildings, with Phase I standing at 400 feet and Phase II at 450. According to Anderson, they would combine to offer a total of 750 one-, two- and three-bed apartments. The development was first conceived as more of a condo destination. Regardless, it would fit in nicely with Lenox Square's new $10-million facade and onslaught and new tenants.

Cornerstone Eyeing Buckhead MOB

Cornerstone Development Partners has announced another project next to Piedmont Hospital. This building will be at the corner of Peachtree and Collier Roads. The company plans to deliver 1895 Peachtree Road in 2014. Hmmmm....anyway, Parkside Properties is underway with phase 2 of its Peachtree Road MOB called 2061 Peachtree Road. The Cornerstone proposal will replace some pretty suburban stores with a building that is pushed to the street. It will also contain ground level retail. Slowly but surely developers are getting the big picture.

In August on 2012, Simon Properties, the owners of Phipps Plaza, announced that it was considering a hotel on the malls property. It was first rumored to be an Aloft Hotel. That has since been changed and we now know the potential flag to be an AC By Marriott hotel. This will be the first for Atlanta and the first for the US. The site is a 1.7 acre site at the corner of Peachtree and Wieuca Roads, near the Nordstroms. Marriott has almost all of its flags represented in Atlanta market so this is welcomed news. Don't expect it to be tall but it will add "density" to that corner.

I am so excited that Atlanta is booming again.  So sad that I had to move for work :cry: --- too many tech grads in Atlanta competing for the same handful of jobs.  I'll definitely be back though.  Talk about a culture shock from Piedmont/10th area to Albany, Georgia.  I will try to keep the Georgia thread updated on Albany stuff and some Statesboro stuff too.  I don't even recognize Statesboro it has grown so much in the 4.5 years that I have been gone - I wanna go take pictures maybe on Christmas day when no one is around.  Albany actually has some interesting projects coming down the pipeline (no pun intended), but too early to report.

 

I am thrilled that the Symphony Center site is being considered for two 50-story towers and one 58-story but really want to see rendering soon - the top-view photo looks a bit skinny for 50-floor towers in my opinion.  Skinnier than the much shorter surrounding towers, including the "IBM" tower.  I know the developer is Manhattan-based, and they have many extremely tall-skinny (scary in my opinion) looking towers in NYC, but I really dont know how that would be received in Atlanta, or compare to the skyline as we have known it for so long.  If its a good design, I do hope that it tops out One Atlantic Center - we need something from the modern era in Midtown to complement the batman building (1180).

 

I love the Lenox Square Apartments design!! We need more of that and less of boring McSkyhouse.  The Cox building looks nice, and I am super excited to find out what State Farm has in store for Perimeter.... if its going to be a landmark - will it be a landmark for PC? or a game-changer for the entire Atlanta skyline? I am anxious to know!!  :w00t:

 

And I know I am all over the place here, but the townhomes being built at Piedmont and 10th next to Blake's are freaking amazing!!!!!!! Maybe if I win the lottery someday, I can have one.

No.  This will replace the Chick-fil-a and a couple of other adjacent businesses.  In the rendering, they have Chik-fil-a in the street-level space of the new building.

Ahhh, I see; cool. That should create a nice consistent solid streetwall along that block from Collier to Brighton as this development connects with the strip of businesses from Jimmy John's to the CVS.

Development team kicking off Skyhouse Buckhead

The above is an updated architect's rendering of the new

Skyhouse Buckhead high-rise apartment project.

After a few weeks of quiet regarding the building, we now have confirmation that Novare's Skyhouse Buckhead is a go. The 26 story, 280 ft, 362 unit apartment building will be located across Stratford Road from the Mandarin Oriental Atlanta. While it has a parking garage, I am glad to see that the monstrosity will be located behind the building overlooking GA 400.

Novare Group, Batson-Cook Development Company and Ackerman & Co. are kicking off development of SkyHouse Buckhead, a 26-story, 362-unit high-rise apartment community that will be located on Stratford Road just off of Peachtree Road.

The project is a continuation of the Buckhead vision of real estate developer Charles S. Ackerman, the founder and chairman of Ackerman & Co, who has owned the property and surrounding properties since the 1980s.

Skyhouse Buckhead will feature residential units of one, two and three bedrooms with high-end finishes and floor-to-ceiling glass. The environmentally sustainable and Energy Star certified project is expected to be delivered in the first quarter of 2015.

This will be Atlanta's third Skyhouse apartment building.

Per reports from those in the area, site prep has officially begone on the Stratford Road lot of the future Skyhouse Buckhead. This latest iteration of the Skyhouse brand was first announced in August 2013. In case you haven't had enough renderings of the development...

At 26 stories, it looks short in comparison to the Mandarin Oriental and even the Paramount. If it is in fact green glass, that will add more color to the Buckhead skyline. Since work is wrapping up on Skyhouse South, it should be any day now that we will see this one added to the webcam page.

Well it looks like we have a rendering for a spec office tower at the Alliance Center complex in Buckhead. I actually like the design. The owners of the Alliance Center are well heeled so this one could be the first spec tower out of the ground in the Buckhead submarket.

Buckhead Atlanta’s developer OliverMcMillan announced today that Atlanta Mayor Kasim Reed and Dene Oliver, CEO of OliverMcMillan, will speak to the media and invited guests at a Topping-Out Ceremony Friday from 11 a.m. to 1 p.m. at the Buckhead Atlanta site. The ceremony marks a major milestone for the project and the completion of vertical construction. The final piece of steel will be signed by project executives at the event before being placed atop the 20-story residential South Tower.
 
Mr. Oliver will meet with Buckhead community leaders tomorrow. Perhaps we will get additional store information.

The new northern entrances (NE on Stratford / NW entrance on Tower Pl) are a great addition to the station. Hopefully this will encourage more riders from both sides of 400. The NE entrance is ideally located next to Post Stratford, the Paramount, Mandarin Oriental and future SkyHouse Buckhead. The NW entrance is literally behind Old Navy, Ulta etc, and when riders use this entrance, they will have the sites and smells of garbage bins and delivery trucks and no direct access to the shopping plaza. I HOPE something will be done about this because it could discourage riders from using this entrance. Extend Tower Walk Park and create a back entrance to the Old Navy plaza.

Atlanta's most well know TOD is about to expand. Lindbergh City Center, the 47 acre mixed used development located atop MARTA's Lindbergh MARTA Station, has received a nice infusion of cash for its build-out. The project secured a $24.5 million loan to spur its expansion. A permit for construction was filed January 06. Construction will include two additional buildings. AT&T currently occupies the two twin towers pictured below.

The first phase of Path400...Buckhead's answer to the Beltline...will break ground on February 17th. Once completed, the trail will wind for 5.2 miles through Buckhead near GA400. It is also planned in a way that it will connect to the Atlanta Beltline. This connection will open up opportunities to walk, run or cycle from Midtown to Buckhead business district. This trail will also create much needed greenspace for Atlanta's District 7 which includes all of the Buckhead Business District. With so many new residential units under construction, this will greatly enhance the amenities of the area.

Here is an updated rendering of 3380 Peachtree. The building is currently under construction. Once complete, it will have 323 units and stand 23 stories. Next to the Mandarin Oriental, it will look a little stubby. I am glad that the building is brought right to the street. This is a vast improvement over the initial proposal last summer. All in all, it is great to see construction taking place.

Amli has released renderings of one of its planned Buckhead apartment towers. The development is at the intersection of Roxboro and E. Paces Ferry Roads. The good thing about this development is that it is but a very short walk to the entrance of the Lenox MARTA station.

The first of the two developments presented includes 180 one-, two- and three apartment units in a residential tower that faces the 2-acre park and a new road, Park Drive, that runs along both sides of the park. Of the 180 units, 45 percent will be one bedroom, 40 percent two bedroom and 15 percent three bedroom. In addition to the residential tower, there will be 60 units that will wrap two sides of the parking deck on the east side of the site, facing both the park and Roxboro Road. The units wrapping the 423-space parking deck have stoops directly onto Roxboro Road.

We now have a rendering of what will become Marriott's first AC Hotels by Marriott in the US. It will be located on the Phipps Plaza property across from Nordstroms and along Wieuca Road. Construction on this hotel is expected to begin this year. While not earth sharttering architecture from what I can tell of this rendering, it is nice to see a new Marriott flag in the Atlanta market. Is there a Marriott flag NOT represented in Atlanta?

Seven story Peachtree Road building is officially a GO!

This is great news as it replaces a really outdated parcel across the street from Piedmont Hospital. The Atlanta Zoning Commission approved site plans last month. 

 

 

 

The $65 million project, dubbed "Cornerstone Medical Center," will rise at the intersection of Peachtree and Collier roads. Plans call for 145,000 square feet of Class AAA medical office space and 16,000 square feet of street-level "boutique retail" and restaurants, presented in a blend of classic and modern architecture. Cornerstone Development Partners and Stein Investment Group partnered to move the deal forward, and officials say the concerns of neighbors were successfully addressed.

 

 

Now if we could only get a streetcar from Downtown to Buckhead along Peachtree.

^It's buildings like those that help to patch up the urban fabric along Peachtree. You can easily go from an urban stretch with buildings lining the sidewalk and pedestrian uses to a suburban stretch with lots of parking fronting the buildings. I hope to see more of this type of infill development along the Peachtree corridor, particularly between Midtown and Buckhead.
