Downtown Residential Projects

In addition to the large condominium proposals, there are a number of smaller residential projects in the works for downtown. I've posted a few pictures of some of those projects below, but there are a lot more. What other downtown residential projects are planned, under construction, or recently completed?

All of the 22 available lofts at the Mattress Factory (412-416 Dauphin St.) have sold. The units were priced in the $140,000's a year ago, and some have resold in the $220,000's. The building should open next month.

It's good to see that these units sold right away. Hopefully investors will continue to pick up the pace of downtown residential development.

This is not just good for these owners, but rather a massive boost to downtown. If it was profitable to renovate a building for units selling at 140k, then there are few builds in downtown that it would not be profitable to renovate now. Subsequently the underlying economics behind this statement are much more profound and positive than it would appear.

The current issue of Lagniappe has a column about residents of some of the new downtown developments. Several projects are set to be completed by the end of the year, and the number of downtown residents should begin to grow at a faster clip.

They include everything from single professionals to empty nesters and retirees, ranging in age from 20-somethings to 60 and 70-somethings. Some moved from other areas of Mobile; others moved in from out of state.

Local and out-of-town developers are looking for downtown buildings or land to build more residences to meet demand. According to a report done last November for the Downtown Mobile Alliance, residents moving to downtown Mobile would fill more than 250 housing units a year for at least five years. Prices for these condo units and houses should range from $115,000 to $500,000, and current downtown prices range from $166,000 to $500,000, depending on square footage and amenities.

I took some pictures of some (not all) of the downtown residential and mixed-use projects last weekend. I'm impressed with how much is going on, particularly with the infill projects kicking in sooner than I ever thought would happen.
