Construction on downtown Lofts at 6C expected to begin this summer, pending final HUD approval   

Developer John O. Hearin is hoping to break ground this summer on his long-awaited Lofts at 6C, a mixed-use development set to encompass an entire downtown block along Sixth Street between Florida and Convention streets.

Construction is expected to last about 18 months.

Once completed, the six-story development will feature 142 residential units—58 one-bedroom units and 84 two-bedroom units. A pool and clubhouse will occupy the rooftop courtyard of the south building, while the north building’s rooftop will feature a garden and greenspace, Hearin told the Downtown Development District Board of Commissioners during its meeting this morning at St. James Episcopal Day School.

Each loft will feature 9-foot ceilings and granite countertops in the kitchen and bathrooms. The residential units will range in size from about 700 square feet to 1,100 square feet, with monthly rental rates of $900 to $1,800.

Hearin has spent four years working on this development, which will replace two surface parking lots his family owns.

Plans call for a parking garage on the first two floors of each building, with residential units comprising the remaining four floors. Hearin says the garages will provide between 250 and 260 spaces—including areas for guests.

The ground floor of the development will offer about 3,000 square feet of commercial space. Hearin said he has spoken to a restaurant, car rental company and a small design studio as potential tenants. Hearin told the board he is excited that the Convention Street park is next door can help draw residents into the development. “We’re really looking forward to that,” Hearin said.

Hearin received approval for financing from the U.S. Housing and Urban Development Department last summer, and also has received site plan approval from the Planning Commission.

He is submitting his final package to HUD next week and expects the agency’s review and approval the process to take about 60 days. At the same time as HUD is reviewing the final package, Hearin will submit construction plans with the city-parish for approval. Once HUD signs off, Hearin said construction will begin in about 30 to 45 days.

Also this morning, DDD Assistant Executive Director Gabe Vicknair announced that construction on the Florida and Lafayette Streetscape project is set to begin next week. Although the contract is for 120 days, the contractor, Metairie-based Hard Rock Construction, says work should be wrapped up in about two months.

What a nice addition to the Sixth Street  surface parking lot...the streetscape will get a major upgrade with this mid-rise residential project...the 7th Street pocket park behind it should be a nice compliment too...cant wait for them to start construction!  It would be nice to see more of this along 7th Street/8th Street/Spanish Town/Downtown East etc

After this property had failed to bring the proposed 10-story office tower post-Katrina back in 06'...it nice to see this FINALLY happening!

Beauregard Quarters development to break ground in coming weeks                              

The developers of Beauregard Quarters—a gated four-story, 25-unit multifamily housing structure at the corner of Napoleon and America streets in Beauregard Town—are hoping to break ground in the next few weeks after getting their construction permit from the city-parish Thursday.

Chad Rigby, a senior associate in Stream Realty’s Baton Rouge office and one of the partners developing the complex, says construction will take at least 12 months, weather permitting. Marketing of the property will begin about three to four months before completion, Rigby says.

According to the permit, the project comes with a roughly $3.5 million price tag, and will include single- and double-car garages, as well as a community room. Two units will be located on the first floor, while the second floor will include seven units and a fitness room. Eight units will be included on both the third and fourth floors.

There will be seven one-bedroom, 12 two-bedroom and six three-bedroom units, according to the permit. There will also be five on-street parking spots, 17 lots in the surface parking lot, eight single-car garages and three double-car garages. Rigby says the garages will be available for lease separately from the apartments.

The developers purchased the property for $550,000, or about $14.92 per square foot, in June 2014 from American Street Properties LLC. The site had been marketed for $570,000.

Steve Duplechain, one of the other developers on the project, told the Downtown Development District’s Board of Commissioners in November that they were set to break ground that month. The delay, Rigby says, was to make sure “we got the project done right and the architecture done right.” As reported in November, Duplechain had redesigned the development’s exterior to better complement the neighborhood’s aesthetics.

Beauregard Quarters will be located at the corner of Napoleon and America streets, just across from The House on The Hill residential development that is also underway. Really nice infil development on Laurel & Lafayette Street(Vertical construction? lol) ....need to scan around BR  soon to catch some pics of construction/actual dirt moving (instead of plans/talks, proposals; studies etc)...to wake up the Forums here....

New building at 200 Laurel St. taking shape; landscape architects to occupy first floor

The latest structure to rise from the ground downtown is a three-story mixed-use building at 200 Laurel St., which is situated at the corner Lafayette Street one block from the Mississippi River.

Vertical construction began about four weeks ago on the site, which was previously the home of the Louisiana Sheriffs’ Association building. Developer Prescott Bailey acquired the property one year ago and demolished most of the old building to make way for a new, 9,000-square-foot structure that will house office space on the first two floors and Bailey’s personal residence on the third floor.

The total cost of the project is about $2 million, and so far Bailey says he’s staying within the parameters of his budget. His original plans called for keeping the exterior of the old building, but its poor condition made that impossible.

Starbucks opening in Long Farm

Starbucks Coffee Company has signed a 10-year lease to join developer Russell Mosely’s Long Farm. The lease is for a 2,200-square-foot space in Long Farm Village near the intersection of Airline Highway and Village Market Street. According to the lease, the space includes a drive-thru lane and window, as well as outdoor seating. The lease also grants Starbucks the exclusive right to sell whole or ground coffee beans, espresso and other coffee-based blended beverages in Long Farm Village. Rouses Grocery Store is exempt, as are other full-service restaurants, to sell coffee.

5 story building on such a narrow street definitely makes it seem larger than it actually is.....   Good photo!   Would be a cool spot for a bachelor pad.

Thanks...Ha ha...Yeah you right Cajun on the bachelor pad!   Interesting observation...can appreciate the narrow streets.  It would have been cool to see them add a few more floors(typical UP speak lol)...for me 7-8 would have been perfect btwn the Shaw Center for the Arts & revamped 12-story Watermark hotel...looking forward seeing the 8-story Courtyard by Marriott a block away in the surface parking lot on Third at Florida hopefully soon :shades: That will look taller on the narrow street too
