Baton Rouge attorney Spencer Calahan planning $8.5M downtown office building

Spencer Calahan has begun work to build a new five-story office building in downtown Baton Rouge near the Pastime Restaurant at 252 South Blvd. that will cost the attorney between $8.5 million and $9 million.

GraceHebert Architects is designing the building, which will be located at the corner of South Boulevard and St. Louis Street.

Work crews have already started demolishing a number of aging houses on the site, and construction of the building is set to begin this summer. Calahan expects the building to be completed about 14 months after ground is broken.

Thanks Dan..was just about to post....that 5-story building should look nice at that location !  :thumbsup: Interesting how the street entrance will be dug into the elevated ground...

Looking forward taking pics of the on- going construction projects around the area!

Louisiana Associated General Contractors and the Louisiana State Licensing Board for Contractors are teaming up to develop a cool  new little four-story office at the intersection of North Street & Sixth

Sorry pic (facing west/Main Street Market off pic/right) not the best angle...saw a nice rendering somewhere a while back; but can't locate it

The Elysian II will bring 100 additional units downtown, offering 51 affordable units and 49 market rate. The total cost of the project is $17.2 million, including financing assistance from several sources. Construction is expected to begin in the first half of 2017.

Neat looking AGC building.   

 

As far as the Eylsian....the original came out a lot cheaper looking than the renderings.   Not wild about it.

The City Hall area is undergoing a major transformation....What's going to replace the demolished Public Defender's Bldg??

Rhorer said space left over from demolition of the Public Defender's building likely will be used to expand the East River Center Parking Garage.

Good spot next to the haunted house.  

IMO that section of St. Phillip will need street parking very soon.   They could easily add it to the right side by narrowing the existing lanes on St Louis by 1' each.   That's how they fit the right turn lane at South Blvd.

And the buildings on that stretch mostly address the street.   It's an ideal candidate for right hand side street parking between Government and South Blvd.

that is the connection between Downtown and the new Water District.   It needs to be improved.

Pieces of the puzzle have finally been coming together for Downtown BR

New apartments spur downtown population growth

Spurred by a wave of upscale apartment construction in the central business district, the population of downtown Baton Rouge grew by 5 percent in 2016.

There are now 9,099 people living in the neighborhood, most of them single and many of them with higher incomes, according to the 2017 Downtown Toolkit released earlier this month by the Downtown Development District.

“The new developments are all doing extremely well,” said Davis Rhorer, executive director of the Downtown Development District. “They’re all pretty much full or right below it.”

There's been a boom in apartment construction in the central business district in recent years. In 2015, the 440 on Third and 525 Lafayette developments opened, adding 150 units. In 2016, the 93-unit Commerce Building redevelopment at Laurel and Third streets opened, along with the 28-unit Onyx Residences at the corner of Third and Convention streets and the seven-unit Grand Lady redevelopment at 310 Convention. In January, the 18-unit Maritime One building, across the street from the Raising Cane’s River Center, opened.

Over the past five years, the Downtown Development District says there has been more than $158 million invested in residential housing in the downtown area.

The market isn’t cooling off. Three complexes are under construction: the Lofts @ 6C, a 142-unit development that is being built at the corner of Florida and Sixth streets; the 25-unit Beauregard Quarters development at Napoleon and America streets; and the six-unit redevelopment of the Saltz Building at 442 Main St.

Construction should start soon on The Elysian II, a 100-unit mixed-income development at 1120 Spanish Town Road. And Collis Temple is redeveloping the 52-unit DeVille Apartment complex at the intersection of North and 11th streets.

John O. Hearin, who is developing the Lofts @ 6C, said he’s been bullish on the downtown housing market for about five or six years. Now, the area has major employers such as state government and IBM; necessary amenities for residents, such as the Matherne’s Market and Prescriptions to Geaux pharmacy; and new housing.

“It’s not one piece; it’s several pieces,” he said. “It’s taken many years to fit all of the pieces together.”

15,000 people would be a good goal for 2030 if they can keep the demographics similar to what they are today.   That many younger people with decent income in a relatively small area will end up attracting major national shopping chains, specialty grocery stores, theaters, etc.  

The district on its own would have the tax base to make neighborhood changes and improvements.

I would say that 15,000 would be attainable by 2025, but I suspect that the "downtown east" and "old south" areas will also see some improvements in that time frame.   Downtown would become the more established, higher end area (particularly with a few newer high/mid rise residential buildings) surrounded by younger and more middle class areas (similar to what downtown is today).
