New 142-unit apartment complex going vertical in downtown Baton Rouge; CATS relocates downtown hub

Construction is officially underway for the Lofts @ 6C, a new apartment complex in downtown Baton Rouge that’s expected to take about a year and half to build.

Developer John Hearin announced the groundbreaking at this morning’s monthly meeting of the Downtown Development District. The complex will reach six stories high and will include 142 apartments that will be offered for rent at rates ranging from $950 to $2,000 per month. Some 260 parking spots are planned. It will be located on North Sixth Street between Florida Boulevard and Convention Street.

“The project will take 16 to 18 months,” Hearin said. “By early January 2018, we hope to be 50 to 80 percent leased up.”

Amenities at Lofts @ 6C will include three clubhouses, a balcony in every apartment, bike storage and repair, and a dog-washing station on the second floor for the pet-friendly complex.

Elsewhere downtown, The Watermark Baton Rouge hotel downtown will hold a soft opening on Wednesday, said Gary Black of Wampold Companies, which developed the hotel.  “It’s going to be incredible,” Black said.

Meanwhile, the Courtyard Marriott will hold a groundbreaking ceremony on Thursday, Oct. 20, at 10 a.m. at the corner of Florida Boulevard and Third Street.

The pace of development in downtown Baton Rouge suggests growth there has reached a whole new level

Downtown Baton Rouge has been booming for several years now. But this fall, activity has accelerated at an almost unprecedented pace, with a flurry of new apartments, restaurants and hotels—not to mention a new car sharing service and a 10-year, $3.8 million naming rights deal for the River Center.

“We are turning another corner in our development,” says Downtown Development District Executive Director Davis Rhorer. “There is really a whole new level of activity.”

The activity has been fueled primarily by the increase in the number of downtown residents. In the past three years alone, nearly 300 new apartments have been developed in the submarket. Among them are the 28 units in The Onyx, which opened in September at 100 Third St. An additional 142 units will be added to the mix when The Lofts at 6C—which broke ground in October—completes construction in early 2018.

The new residential units are helping drive the growth of downtown restaurants. Since early fall, downtown has welcomed Magpie Café in the Commerce Building; Lava Cantina, which opened in the refurbished Third Street space formerly occupied by Lucy’s Retired Surfer’s Bar; and The Big Squeezy, which was scheduled to open Nov. 4 in the North Boulevard space formerly occupied by CC’s Coffee House. International bistro Cocha is slated to open downtown in early December, followed by Another Broken Egg in January.

Still more changes are planned for Happy’s Irish Pub—which co-founder Brandon Landry acquired from its parent company, Walk-On’s Enterprises, in late October—as well as for The Roux House and Schlittz and Giggles, both of which were recently acquired by Lava Cantina owner Ian Vaughn.

“There is a real synergy to the growth,” Rhorer says. “The more we have down here the more it attracts other investors.”

Downtown also witnessed significant hotel activity in recent weeks. In mid-October, Mike Wampold’s Marriott Autograph hotel, The Watermark, opened in the old Louisiana National Bank building, adding 144 high-end rooms to the market. Up the street, South Carolina developer Windsor Aughtry Hotel Group broke ground on a 135-room Courtyard Marriott just days after The Watermark opened.

The Watermark brings to Third Street another new restaurant, The Gregory, and a deli, Milford’s on Third. The Courtyard, when completed late next year, will bring downtown’s first Starbucks.

Two other significant deals for downtown were inked in October. One, with car sharing service Zipcar, creates a four-car pilot program downtown that will enable workers and residents of the area to rent cars by the hour and day.

The other is a $3.8 million deal that will give Raising Cane’s 10-year naming rights to the River Center. Though city officials haven’t decided yet how all the funds will be spent, at least some will go to maintenance of the aging arena and exhibition hall.

The deal, like the other recent developments, suggests that downtown has hit a new high mark in its nearly 20-year renaissance. More growth and positive announcements are expected in the months to come. But Rhorer says it’s important to remember the change was years in the making and didn’t happen without careful planning.

“This is a building block process,” he says. “It has taken us years to get here.”

I agree. Downtown really needs more attractions to pull people in. Notable retail, a movie theater, and maybe a new museum or something could go along way. In hindsight, ALIVE would have gone a really long way in turning Downtown into a real city center. I guess the next best thing would be an aquarium.

Today John O. Hearin and his family joined with Mayor Holden and DDD Executive Director Davis Rhorer to break ground on the new mixed-use residential development, Lofts @ 6C. John O. Hearin, a local developer owning several downtown properties and parking lots, introduced the 142-unit apartment complex vision to the downtown community early in 2016.

The project, located on Sixth Street between Florida and Convention Street, and adjacent to Convention St. Park, will be a six-story building with one and two bedroom units.The first two floors of the development will be garage space totaling 270 spaces for residents and guests. The remaining upper floors will be comprised of the residential units. Amenities will also include a clubhouse, swimming pool, landscaped courtyards, and approximately 3,000 square feet of commercial space.

Construction of the multi-use development began in the fall of 2016 and was approved for financing from the U.S Housing and Urban Development Department. Click the links below for images of the Lofts as well as other Downtown developments in the 2016 Yearbook.

Disregard above wasted post...once again formatting playing tricks......attempted to post renderings Lofts at 6C...was in a hurry w Christmas Party abt to start....came back to the post hours later & there it was still there...so frustrating...tried everything including Backspacing...nothing worked :dontknow:  This is why i never volunteered to be Moderator

A new 4-story office building should look good at this location(Sixth at North St.) in surface parking lot..if that's where i think it is....three blocks from the new Lofts @6C...Wonder what type architectural style it will be?

Contractors association, state board join forces to build new downtown office building

Louisiana Associated General Contractors and the Louisiana State Licensing Board for Contractors are teaming up to develop a new four-story building in downtown Baton Rouge that will house offices for both entities.

Site work has already begun on the vacant parcel adjacent to LAGC’s existing headquarters building at the intersection of North and Sixth streets that will house the new 38,000-square-foot building. When completed, LAGC will occupy the top floor, while the LBC will occupy the three lower floors.

The new building is the second major downtown construction project underway along Sixth Street, and signals that downtown’s revitalization is expanding beyond the popular Third Street corridor of nightclubs and restaurants. Last month, developer John O. Hearin broke ground on The Lofts at 6C apartment complex located at Florida and Sixth streets.   

“It’s a good sign that we’re starting to see development moving away from the river,” Naquin says. “For several years everything was happening two or three blocks from the river. Now, it’s moving a little more towards the interstate, which is good for downtown.”

I work in the building across from this parking lot and was wondering what it would be. I figured it would vertical though cause they seemed to have dug a basement or I guess softened the ground for the foundation.

Also the new Courtyard Marriott has gone vertical.

That means you'll be our nominee for progress updates :)

It's not on Main, but proximity to all those large office buildings nearby seems like a corner retail or restaurant space would be at least somewhat lucrative for the developers if they have space.   They may not want to deal with a tenant though.

I'm going to ramble on a bit:

142 apartments at this development, about half are 2 bedroom.  Maybe a 4th of all 1 bedrooms will be occupied by couples.  At 90% occupancy, a conservative estimate would be that 300 people would be occupying this building in about 12 months.  

300 additional full time residents that will occasionally patronize local grocery stores, occasionally hail an uber car, occasionally warm a stool on 3rd street, entertain friends/family, and sometimes dine in downtown restaurants. That's a pretty big impact especially for that immediate area.   The building's residents will almost create enough demand for the ground level retail it will offer by itself.   

I believe that will make this particular block the most populated in downtown when it comes to permanent residents.   The immediate area already feels much different than it did 15 years ago.   If each of the 40 block downtown averaged just 75 residents or hotel guests (much less 300), downtown would have a different character than today.   And this particular development only covers a half block.

Onyx is 28 units.   Courtyard is 135 beds.  Watermark is 144 beds.   On non-peak nights they are probably contributing 150+ people downtown conservatively including employees.  On home games for LSU, they are probably contributing more than double that.   You can almost describe downtown as crowded during big home games.

Lofts are 142 units by itself.

Conclusion:  The Lofts project is the biggest game changer downtown since the IBM building and development.   It combined with the new hotels we are seeing in 2016 and 2017 will provide a MUCH different feel for downtown moving forward.  If the city can keep the area safe and clean, it will be one of the more desirable areas in town for young people.  

Why is Walk-On's delaying their half court project again?

 Lofts @6C is a "game changer" for sure...it will Rank a Close 2nd for Most Populated Block Downtown....  Third Street Block btwn Laurel & Main will have it edged out "Commerce Bldg - 93 units" &  "440 on Third - 65 units" = 158 units... Matherne's Market has also been a game changer :thumbsup:

No doubt about the positive transformation Downtown!  The embarrassing ghost town it used to be is in the rear-view mirror....
