May was a bit slower than what we are used to, and yet there were some decent sized project announcements in development around Nashville that will be good conversation pieces for our next Meet-Up this Saturday, June 3rd at 10 AM at the Perch (300 James Robertson Parkway, at NW corner of James Robertson Parkway and Third Ave. North, 615-647-7255). 

AGENDA:

  • Meet any new folks who are attending and give quick introductions.  
  • Get updates from anyone who has traveled to other cities of note recently on what they experienced.
  • Topped out: 505 CST, The Bobby Hotel addition, Solo East Apts., Sylvan Station, Paddock at Grandview, 1820 12th Ave. South, Stocking 51 addition, Division Street Connector, Richland Hall condos, 1704 17th Ave. South Sky at Fern town homes
  • Just underway: Hilton  Tru/Home2 Suites, Fieldhouse Jones, The Edison, Vibe City Homes, Gallatin Storage, Stocking 51 second warehouse restoration, Sky at Fern town homes
  • Crane up: City Lights, Holiday Inn SoBro
  • Demo: River North Landings site, Margaritaville Hotel site, Silo Bend along Centennial at 56th Ave. North, Imperial Tower next to St. Thomas Hospital, former Welch College buildings on Richland Ave.
  • Core drilling: North end of Capital View (Phase III)
  • IKEA finally announced for Antioch on south side of I-24 and Hickory Hollow Parkway in Century Farms development. 2020 opening date.
  • 21 acre Greer Stadium site redevelopment plan picked by Metro to include park and open space, 300 units of affordable housing, workforce and market-rate housing, retail shops, and restaurants.
  • Fairgrounds Soccer Stadium gets $50 million more in Mayor Barry's budget.  Now up to $150 million.  Site has been narrowed down to either NE corner or western side (where a lot of old exhibit buildings are currently) of the site.
  • Fairgrounds Park plan will transform 46 acres west and south of the raceway into soccer fields, dog park, and greenway.
  • The Tapestry at The Printing House Hotel details and rendering released. SW corner of Peabody and 3rd Ave. South.  10-11 stories, 181 rooms, retail/restaurant at ground level.
  • Graduate Hotel, a boutique brand specializing in university type crowds, is planned for NW corner of West End Ave. and 20th Ave. North (where Taco Bell and Checker Drive-In used to be). No specs or renderings yet, but I estimate it will be around 10 stories and 200 rooms.
  • Fairfield Inn & Suites Midtown is approved by Metro for SW corner of 29th Ave. North and Poston.  Looks like it will be 155 rooms and 7 stories with 3 levels of below-grad parking, as opposed to original plan for 10 stories.
  • Virgin Hotel (14 stories, 260 rooms, restaurants, music club) at western edge of Division and 17th Ave. South looks to be starting now sometime this summer.
  • Gallatin Pike Light Rail designs released as first leg of overall nMotion transportation plan. 6.5 miles from downtown up into Madison.  8-10 stations.  Would include two tracks running down the center of the road, wider sidewalks, landscaping, and other multi-modal corridor elements where additional space is available.
  • .63 acre site at SE corner of Main (Gallatin) and Forest Ave. purchased by developer James Matthews as a tie-in with potential station along the Gallatin Pike light rail route. 
  • 2525 Gallatin (two 3 story buildings with 9 residences and ground floor retail) on SW corner of Gallatin and Cahill announced.  Once again, this will tie-in nicely with Gallatin Pike Light Rail.
  • RJ Young property (3.5 acres at NE corner of Division and 9th AVe. South) is up for sale. Prime spot in the Gulch.  One would think a hotel developer would be interested.
  • The 1.3 acre site (formerly Myers Flooring) at the top of the hill along the south side of Division and fronting I-65 to the south, is available for $12 million.  Code for that spot allows for up to 16 stories. Travis Kelty owns the lot just to the east of that and has plans for a 21story Crescendo Apartments.  
  • 1516 Church Street, the .28 acre site of Jack Morris Auto Glass on NW corner of Church and McMillan, is now listed for sale at $3.25 million. The proposed McMillan & Church development (3 and 6 story residential buildings with retail) and two new hotels are slated within the two blocks just to the east. 
  • The great old 4 story warehouse building at 126 2nd Ave. South, built in 1905, is now up for sale.  Probably will be snatched up by a developer to be redeveloped into another high-end honkey tonk and live music venue.
  • Since the Scene, Nashville Post, etc. are leaving their offices in the Gulch for theMayHosiery Building in Wedgewood/Houston, does that mean that Market Street Realty now has imminent plans for the vacated structure/lot at NE corner of Laurel and 12th Ave. South?

Our next Urban Planet Nashville Meet-Up will be this Saturday, July 1st, at 10 AM at The Perch Restaurant (300 James Robertson Parkway at NW corner of JR Pkwy and 3rd Ave. North, 615-647-7255). Great food, coffee, and fellowship for all Nashville development geeks.  : )

June started a bit slowly, but the past few weeks have had several exciting new developments announced and new definition brought to some that have been brewing for a while. They will all be part of good discussion topics for our next Urban Planet Nashville Meet-Up this Saturday, July 1st at 10 AM at The Perch (300 James Robertson Parkway, at NW corner of James Robertson Parkway and Third Ave. North, 615-647-7255).

  • Topped out: One C1TY Apartments (7 stories), Millennium Music Row (6 stories), Walden Woods Apts. (4 stories), Tennessee State Museum 2 & 4 stories), Family Justice Center (4 stories), Barnard Dorms-Vanderbilt (5 stories), Citiview offices (3 stories).
  • Just underway: Moxy Hotel Hillsboro Village, 1710 Belcourt Apts, Hyatt Place Midtown, 915 Monroe Apts.
  • Crane up: Centennial Hospital expansion, Criminal Justice Center, Hampton Inn SoBro
  • Crane down: Bridgestone Tower, V21, River House, 222 2nd Ave. South, BWSC
  • Demo: Old NCC (5th & Broadway site), Bridal Suites BnB Hotel, 2nd & Taylor Townhomes
  • Core drilling: More at Drury Plaza, Hilton Tru/Homewood2 Suites
  • Nashville Yards releases renderings and primary lay-out. Four approx. 25-30 story buildings, four 8-12 story buildings, several 4-6 story buildings, and a restored/repurposed Frost Building (1912). 4,000 seat theater, 600 seat club, 8-10 screen Regal Cineplex, multiple restaurants, some retail, plazas, green space, lots of parking.  4 million square feet total, with price tag around $1 billion. All other existing structures on the 15 acre site will be razed, including Sullivan Tower.
  • W Hotel in the Gulch finally moving forward.  Will no longer have 200 luxury apartments as part of the equation, but will increase from 25 hotel rooms to 350.  Overall height will drop slightly (from 19 stories to 16). New renderings.
  • One KVB Circle is the name of the Mainland development on the SE side of the KVB Roundabout between Lafayette and KVB. No renderings made public yet, but apparently a lot is going on behind the scenes.  There was core drilling there several months ago.
  • Five important land transactions downtown: 1) Howell Park Condos on full block (1.85 acres) on south side of KVB between 2nd and 3rd Ave. is sold for $18 million. Zoned for 30 stories. 2) Broadway Exxon 1.18 acre site on east side at intersection with 12th Ave. South listed for sale. Zoned for up to 28 stories. Probably $300-$350 per sq. ft. 3) Circle South property at southern pie-shaped lot facing KVB Roundabout between Lafayette and 8th Ave. South (1.9 acres) up for sale. Probably $20 million on low side. Zoned for 12 stories. 4) Southern Baptist Convention is open to selling it's 1/4 block site along Commerce Street, just south of Nashville Yards.  Includes a 7 story building. Would be nice addition to the site portfolio for the latter. 5) The State auctioned the two properties along James Robertson Parkway between Gay and 5th AVe. North (2.1 acres) for $8.9 million. Buyer will be announced Aug. 7th. It is zoned for mixed-use. I believe height limitation is 12 stories there.
  • The Landings at River North releases a more detailed site plan for the initial 40 acre tract just north of the Top Golf complex. Includes 13 parcels, boat marina, two primary streets, two roundabouts, and pedestrian bridge over the Cumberland to Germantown.
  • Billionaire family from Texas named---get this--Ewing, is buying up large chunks of land: 1) 30 acres along West Trinity Lane facing Cumberland River to the south. Want to spend $500 million on mixed use development there with great views of downtown; 2) 300 parcels in Williamson and Rutherford counties for 1,000 rental townhomes and houses.
  • Mayor Barry exploring the idea of privatizing (via lease) Nashville Airport operations to help pay for the$6 billion mass transit plan for metro area. 
  • Publix to build a 40,000 sq. ft., 3 story grocery (two of levels would be parking underneath) at NW corner of 8th AVe. South and Glenn Ave. Site is 1.6 acres. 
  • Panattoni's 5 story, 120,000 sq. ft. office building on sire of old CMA HQ at 1 Music Circle South will be called theBMG Building. That record label will move it's Nashville operations there and take up the majority of the space. Demo of old building and construction to begin very soon.
  • BentoBox to build 5 story, 82 unit micro apartment building at 3rd Ave. South and Hart Street in Wedgwood/Houston. 
  • Summer Place apartments, the 70 unit, 4 story building built as first phase of Envision Cayce, was dedicated. Will now be called Barrett Manor. This is the first addition to public housing in 18 years. Next phase at Envision Cayce will be 94  townhomes in NW corner of the development, bordering on Kilpatrick Park.
  • 3 story, 16 townhomes/retail on first floor to be built at 1300 Lischey at NW corner of lot that faces Douglas in Cleveland Park area.
  • Creative office space planned for massive old warehouse that once housed Werthan Packaging in Germantown.
  • Nashville ranked 3rd most attractive city in nation for college graduates in annual study by SmartAsset.
  • Nashville ranked Nashville #1 Hottest Real Estate Market in Nation for 2017.

We had a group of 10 come out for our monthly Meet Up yesterday at The Perch (one was out of the room when we took this shot).  Several great new topics regarding developments of import were discussed that we are not allowed to make public in the forum yet...just another reason why coming to these conclaves can be so informative AND fun! Our next Meet Up will be Sat. Aug. 5 at 10 AM once again at the Perch (300 James Robertson Parkway).

Great Forum Meet guys!  You're correct Mark, lots of good inside info.  Even some breaking Preds news during the meeting.  Lots of good laughs as well.  If you weren't there, you missed all the stimulating and uplifting :shades: Deja Vu puns!  Hey maybe there's an idea for a "guest speaker" at the next meeting? (What happens at the Forum Meet, stays at the Forum Meet).

A reminder that our next Urban Planet Nashville Meet-Up will be this Saturday, August 5th, at 10 AM at The Perch Restaurant (300 James Robertson Parkway at NW corner of JR Pkwy and 3rd Ave. North, 615-647-7255). Great food, coffee, and fellowship for all Nashville development geeks.  : )

  • Endeavor Demonbreun Plaza announced: 28 story hotel (230-300 rooms), 28 story residential, 21 story office (300-325,000 sq. ft.), several levels of garage, plus 25,000 sq. ft. of ground level retail for the 3 acre site on NW corner of Demonbreun and 12th Ave. South (the former Deja Vu strip club site).
  • Endeavor Broadway (26 stories of residential and office, Whole Foods grocery, restaurant) for NW corner of Broadway and 12th Ave. North is approved.  Demo of old Mazda dealership to begin this month. 
  • W Hotel (16 stories, 350 rooms, restaurants, parking) at SE corner of 12th Ave. South and Laurel St. in the Gulch is approved. Groundbreaking imminent.
  • 5th and Broadway (28 story residential, 26 story office, 250,000 sq. ft. of retail, parking for 1,000 cars) announces H&M Clothier as one of the anchor retailers.  Demo of old convention center nearly complete.
  • The Tennessean newspaper property (10 acres) to be sold to Highwood Properties and Jim Caden for $55 million.  No details on their plans yet. Paper can remain on site for up to 18 months.
  • Yazoo Brewery .86 acre property in Gulch up for sale at $9.75 million. 
  • Hotel is the strong rumor for the site sold at 500 Lafayette (at intersection with 5th South). No details on brand/floors/amount of rooms.
  • Public Storage to replace current 2 story building at Division and 5th Ave. South with 6 story, 242,000 sq. ft. facility.  Butt ugly. No street activation.  
  • SoBro Guest House will expand with added 3 story bar and office space at NE corner of Peabody and 4th Ave. South.
  • The 100,000 sq. ft. Werthan Packaging warehouse Taylor and 5th Ave. North in Germantown is finally going to be redeveloped as creative office space. Work to start in early 2018, and finish by mid 2019.
  • Continued wrangling over the Greer Stadium redevelopment plan. Another Johnny-come-lately has ideas for making it just a park. 
  • Panattoni will upgrade Tony Rose Park after utilizing much of it as staging area of their 5 story, 120,000 sq. ft. BMG HQ building at 1 Music Circle South.
  • Publix Grocery Store gets approval for 3 story structure at NW corner of 8th Ave. South and Bradford Ave.
  • Lots of new housing developments announced: 1) Brick church Pike (500 homes on 170 acres); 2) Aerial (166 residences in four 3 story buildings and 16 town homes on 6 acres); 3) 1041 Trinity Lane (4 story 36 condos, 4,000 sq. ft. retail); 4) Southgate Station Phase II in WeHo with 23 new town homes; 5) 85 units at Donelson Station train station site; 6) 28 units at Magnolia East; 7) 267 units at Hermitage Flats on Old Hickory; 8) Cascades 339 unit at complex along Murfreesboro Pike in Antioch, 9) 790 new homes in two subdivisions in Hermitage, etc.
  • Two huge soccer game attendances (47,622 and 56,232) within 3 weeks of each other at Nissan Stadium plus lots of national/international coverage helped make Nashville's case stronger for a Major League Soccer franchise.
  • Lots of other great news about Nashville and area this past month:
    1) Tennessee state unemployment rate at record-low 3.6%
    2) Nashville rated #1 hottest single family housing market in U.S. by TenX Research
    3) Nashville #3 fastest growing city economy in the U.S. by Headlight Data.
    4) Nashville next hub for promising growth and innovation by Entrepreneur.com
    5) Nashville area home values have risen 50% in last 4 years.
    6) Nashville has nation-leading 6.9% office vacancy rate, and #6 in office rent growth at 9.9%
    7) Airport set another fiscal year recored w/ 13.56 million passengers, up 10.3% over last year. Fastest mid-size airport growth in nation.
    8) Music City Center had $72.7 million impact on local economy in June.  $1.4 billion since opening in 2013.
  • If we have time, we'll look back at a Nashville Scene cover story from May of 1996 that criticized the city's plans for SoBro.  Despite the jabs, much of it has come to pass and looks much better than they had feared it would.
