Our next Urban Planet Nashville Meet-Up will be this Saturday, April 1st (no joke!) at 10 AM at The Perch Restaurant (300 James Robertson Parkway and NW corner of JR Pkwy and 3rd Ave. North, 615-647-7255). Great food, coffee, and fellowship between Nashville development geeks.  : )

I'll post an agenda of discussion topics later this week.

March had some more decent sized project announcements in development around Nashville that will make good fodder for discussion in our next Meet-Up this Saturday, April 1st (no joke!) at 10 AM at the Perch (300 James Robertson Parkway, at NW corner of James Robertson Parkway and Third Ave. North, 615-647-7255). 

AGENDA:

  • Meet any new folks who are attending and give quick introductions.  
  • Get updates from anyone who has traveled to other cities of note recently on what they experienced.
  • Topped out: Bridgestone Tower, Cambria Suites, BWSC, Olmstead, Tennessee State Museum, LifeWay HQ, and Tribute Hotel basically all topped-out this month.  222 2nd Ave. South getting close.
  • Just underway: City Lights, The Charlesville, Hampton Inn expansion, Hammer Mill, Bruins Hill dorms at Belmont Univ.  
  • Found schematics online for 5th & Broadway Meeting Space/Ballroom that will be incorporated with Renaissance Hotel.  
  • Schematics also found for Cordell Hull State Building parking garage w/ green plaza on roof.
  • Possible large Ferris Wheel attraction at Cumberland Landing Park on east bank.
  • South Six apartments (11 & 12 Stories, 297 units, 5,000 sq. ft. of commercial) announced at NE corner of 6th Ave. South and Lea Ave. Groundbreaking this summer.
  • Lifestyle Communities announces LC SoBro Phase I (11 stories, 168 units) at 719 3rd Ave. South at NW corner of intersection with Ash Street on .86 acres.  Phase II (to the east), should be 6 stories, 432 apts. on 1.44 acres.
  • Margaritaville Hotel looks to be slightly downsized from 14 stories to 12, and down to 215 rooms from 238. Demo of existing warehouse supposed to start very soon.
  • Hotelier Jay Patel buys NE corner of 8th Ave. South and Drexel for possible hotel. Had been scheduled for an 8 story self storage place.
  • The Woolworth will be the name of Tom Morales' restaurant at 221 5th Ave. North at site of Civil Rights sit-ins. 18,000 sq. ft. w/ balcony and music stage.
  • Staybridge Suites (no size nor renderings yet) to be built at SE corner of Charlotte Ave. and 21st Ave. North.
  • Some new renderings with slight revisions to design of Virgin Hotel in Midtown. Groundbreaking is imminent.
  • Vanderbilt announces new School of Nursing (5 stories, 30,000 sq. ft., $23.6 million).
  • Madison Mill redevelopment at Charlotte and 42nd Ave. North will now be called The Millworks on Charlotte, featuring 186,000 sq. ft. of office and commercial space.
  • 65 acre Starwood Amphitheater site bought for $2.1 million.  Plans for $100 million complex featuring 250 town homes, and 450,000 sq. ft. of mixed-use.
  • Nashville Public Library seeks major county-wide expansion of 7 replacement branches, and 7 new branches.
  • More development along Dickerson Pike.
  • Didn't get to cover this in March's meeting: Massive (98 acre) former site of Triumph Aerostructures is being pursued by Alliance partners (owners of Nashville City Center) for huge mixed-use development.  On SW side of airport complex.
  • Nashville Feb. home sales set a new record again. Up 9.3% over 2016.  Avg. price up 10.2%.  January was huge also.

Nashboro, Lifestyle Communities Germantown, Vertis Green Hills, Green Hills Mall NE expansion, V21, HCA Centennial Park expansion/garage, West End Circle Flats, The Village Dorms at David Lipscomb Univ., The Wabash, Farrow @Five Points, Top Golf.  505 CST should be topped out on May 18th (ceremony is planned for that day). 
  • Just underway: Holiday Inn SoBro, 1710 Belcourt Apts., Hopsmith Tavern in Midtown.
  • Demo: Sites for 5th & Broadway (old CC), Curio Hotel, Drury Plaza, Third Ave. South Storage, 2nd & Taylor Townhomes.
  • Core drilling: 2nd Ave. Partners, Comfort Inn Suites, Criminal Justice Center, Hilton Tru & Homewood Suites SoBro.
  • 5th & Broadway final plans approved by Metro. Office building will be 26 stories instead of 30. Total of 385,000 sq. ft. for tenants. Apartment Tower still 32 floors. Both will be approximately the same height as Renaissance Hotel.
  • Embassy Suites/Curio (NE corner of 8th Ave. South and Demonbreun) details becoming clearer. Embassy will be 30 stories, 506 rooms, 693,000 sq. ft. Curio will be 18 stories, 215 rooms, 178,000 sq. ft., 400 car garage.
  • Hilton Tru Hotel/Home2 Suites (10 stories, 223 rooms at SE corner of 5th Ave. South and Peabody) has new rendering. Old strip club building razed, and core drilling underway.
  • 21c Museum Hotel (222 3rd Ave.North, 7 stories) to have grand opening on May 14th.  Who wants to go? Gray & Dudley upscale restaurant in lobby just opened this week.  Looks fantastic.
  • Broadway Lofts will be new name of project that was going to be Lark Hotel (122 2nd Ave. south, 6 stories, restaurants on first and 6th floor, plus rooftop). 
  • Tennessee State Library (SE corner of 6th Ave. North and Jefferson St.) gets $50 million in Gov. Haslam's new budget, which would be about half what is needed.  The other half will be in the following year's budget.
  • 2 acres at James Robertson Parkway and 4th Ave. North are being auctioned by the State on June 21.  Great property with lots of potential.  Ron believes the zoning in that area is for no taller than 12 stories.
  • Gateway 808 (7 stories, 330 units, some retail/restaurant at NE corner of Rosa Parks Blvd and Garfield St.)  New rendering released. Ground breaking is imminent. 
  • Mainland's Centerstone (3 stories, 47 condos, on 2 acres at NW corner of Jefferson and 5th Ave. North) is had some revisions to design.  Still retaining the old school building. Work to begin shortly.
  • Hyatt House West End (14 stories, 201 rooms, parking garage at NW corner of 21st Ave. North and Hayes St.) finally has a rendering. Groundbreaking this summer.
  • Belcourt Village (4 stories, 8,000 sq. ft. of retail, 24,000 sq. ft. of office space, plus interior garage) has additional rendering. Groundbreaking probably in 2018.
  • Yee-Haw Brewing to move into the 1 story brick 1950's era 12,000 sq. ft. warehouse at NW corner of Peabody and 6th Ave. South.  This is part of the several acre block of land that Shelby Smith and partners owns.
  • Greer Stadium site redevelopment plans beginning to surface. One potential is Nashville adventure Park that would feature senior living, luxury apartments, townhomes, affordable housing, a farmer's market, artisan studios, retail, restaurants, a hotel, several athletic fields, and an indoor soccer building.
  • Main Street/Gallatin Pike would be first light rail corridor in nMotion Metro Plan--announced by Mayor Barry. Would probably run down the center of the street. Unclear how/where it would terminate in downtown. The transit funding plan will be presented to voters in 2018.
  • Donelson Station plan for 5.1 acres of residential and mixed use at Music City Star station is coming together. A Philadelphia developer, Stephen Bland, has presented a concept.
  • Nashville area home sales still extremely strong in March.  Up 8.9% over March '16, and average price up 11.6% in same time frame.
  • 2017 into 2018 will be the "Year(s) of the Hotel" with 34 either under construction or scheduled to start just within the inner belt alone. Another 13 within 2 mile circumference of downtown. Simply amazing.  

    Next Meet-Up will be Sat. June 3rd---same time, same station.  : )
