Agenda for this week's Meet-Up at Provence Bakery in Downtown Library from 10 AM to Noon:

Since last month’s meeting concentrated on our 11th Anniversary Celebration and a downtown walk-about, this month we have 60 days worth of activity to catch-up on. 

We’ll start with quick reports from anyone who has traveled to other cities in the past 2 months.  LA_TN (
Singapore and Kuala Lumpur), Smeagolsfree (New Orleans and Birmingham), and me (Chicago and South Bend) will get those brief overviews started.

 

I have condensed some of the new development stories from October in with the list of November subjects as well.
 

·      Embassy Suites/Curio Hotel dual brand rendering released for NE corner of 8th Ave. South and Demonbreun. Two towers and mutual base.  Somewhere between 26-29 stories for Embassy Suites side (432 rooms), and 18-21 stories on Curio Hotel side (260 rooms).  Grand total of 692 rooms, making it second largest hotel downtown.

·      5th & Broadway project finalizes purchase of old convention center site. Controversy about positioning of National Museum of African American Music entrance.  Seems to be settled-in now.

·      Holiday Inn (15-stories, 190 feet, 228 rooms) approved for NW corner of Peabody and 4th Avenue South.

-   Virgin Hotel (14 stories, 260 rooms, restaurants, club) at Division and  17th Avenue South in Midtown announces ground breaking for spring of 2017, and completion date of early 2020.

-     Hampton Inn/Tru Hotel dual brand (8-10 stories, 200 rooms), at 602 9th Ave. (.95-acre lot in south Gulch) to be developed by South Shailesh Patel.

-   50 Music Square West (11-story octagon building) to be converted into a 200-room hotel and restaurant.

·      National Park Service is backing research to help pave the way for preserving many old studios, etc. in Music Row area.

·      Hammer Mill (6-stories , 258 units, 3 restaurants) seems to be moving forward.

·      MDHA 5-story, 100-unit affordable housing apartments planned along Rosa Parks Blvd.

·      Holiday Jones Hotel on Main Street in East Nashville gets a few revisions.  NW corner of Main and Neill Ave. 5 stories, 100 rooms.

  • Harry O's (former Trail West Building) construction is underway at SE corner Broadway and 3rd Ave. South.  5 stories and rooftop bar. 
  • Pedestrian Bridge over the CSX tracks in the Gulch gets Metro approval. Have some mock-ups of location to share.
  • Morris Building (Sunday School Publishing Board built in 1924 at corner of Charlotte and 4th Ave. North) in discussions about 10-story addition for a hotel.
  • New Criminal Justice Center designs (6 stories, $113 million) announced for SE corner of 3rd Ave. North and Gay St.
  • TPA Group officially purchases former Goodwill Warehouse block (4.82 acres) in Germantown (SE corner of 3rd Ave. North and Taylor) for $13.65 million. Plan for 400,000 sq. ft. mixed-use including offices, retail, hotel, and parking.
  • Centurion Stone property in Germantown (12 acres at NE corner of Adams and Van Buren, with 900 ft. of Cumberland River frontage) is for sale. Just north of proposed Hammer Mill/Nuehoff Packing Plant redevelopment.
  • SoBro Apartments (33 stories at SW corner of 2nd Ave. South and Demonbreun) is now partially open and renting space.  I have a full promotion kit with apartment layouts to share.
  • Brooklyn Bowl (concert, entertainment and bar) may be going in former Dury's Photo Supply building at 701 Ewing in SoBro.
  • Hillsboro Village mixed-use project (4 stories-28 residences, 24,000 sq. ft. office space,  10,000 sq. ft. retail) announced for Belcourt Ave. across from theater.  Currently a parking lot.
  • Chamber study on 7 ways that the $6 billion transit plan can be financed.
  • 1,300 new jobs announced for downtown in last 2 months (Warner Music, CBS radio, Deloitte, Uber, etc.)
  • Freddie Mac says Nashville STILL hottest housing market in U.S.
  • Boyle Group announces further plans for massive $270 million The Northside at McEwen site near Cool Springs.  First phase will be 180,000 sq. ft. office, 28,000 sq. ft. retail, 338 apartment, and 1,100 parking spaces.
  • Also near Cool Springs, Crescent Communities announces $100 million mixed-use development at NE corner of Carouthers and McEwen.  Will feature 300,000 sq. ft. of office, 340 apartments, some retail/restaurants, and 180-room hotel.

Had a good group at the Meet-Up yesterday despite the Christmas Parade happening just two blocks away.  Had a lot to catch-up on as it was two months since we were able to discuss new developments.  'Twas a consensus that Nashville had another very strong year, and there will be much harvesting of many proposals in 2017.  It is a great time to live in Nashville and be a fan-boy of urban growth.

Next meeting will be Saturday, Jan. 7th at provence Bakery in the Downtown Library.

After some back and forth this morning, We wanted to try somewhere new, and Smeagol's idea sits perfectly with me and makes me question why I never thought of it. The Perch has good coffee, amazing food, and is a surprisingly large space in the base of 300 James Robertson Parkway (Court Square Building). Street parking is generally available, There is a paid lot as well.

 

Same time, same group, come on down on January 7th!

Looking forward to our next Meet-Up this coming Saturday, Jan. 7th at 10 AM at our new location at The Perch (300 James Robertson Parkway) at the NW corner of James Robertson Parkway and Third Ave. North.  We should have a bit more room for growth, and in a quieter environment, with good food/beverages and plenty of free parking.

It will be fun to kick-off a new year of Urban Planet Nashville Meet-Ups with our first gathering at 10 AM this Saturday, Jan. 7th at The Perch (300 James Robertson Parkway, at the NW corner of James Robertson and Third Avenue North).  We should have a bit more room for our growing group, as well as more food options, good coffee choices, and even beer! Oh...and lots of FREE parking as Smeagolsfree giddily likes to declare. 

As Nashville continues to be a hotbed of development activity, we have quite a bit to discuss with news that happened in December, an overview of 2016 in general, as well as getting Predictions for 2017 from everyone.  Of course, as always, we will begin with brief reports from anyone who traveled to any interesting city during the past month. Then we'll jump into this agenda:

- SoBro Holiday Inn (15 stories, 230 rooms, $70 million) announced it will break ground soon, with a planned mid-2018 completion.

- Fifth & Broadway (Two 30+ story towers, National Museum of African American Music, tons of retail/restaurant space, and 1,000+ parking spaces at old convention center site) timeline announced: 1) Demolition and excavation starting 2nd quarter of '17; 2) Construction begins early 3rd quarter of '17; 3) Retail, Museum, and Residential Tower complete 4th quarter of '19; 4) Office Tower complete first quarter of '20. 

- SoBro Hyatt House (6 stories, 217 rooms, 2500-3000 sq. ft. of retail/restaurant) announced for NW corner of Lea and Fifth Avenue South.

- Fairfield Inn (10 stories, 156 rooms) confirmed for Poston and 29th Ave. North in West End park area.

- Germantown Union (250,000 sq. ft. office space, boutique hotel, food hall, grocery store, large garage) on site of former Goodwill Industries warehouse releases plans renderings. 

- Nashville Yards will be the name of the Southwest Ventures redevelopment of the former LifeWay Campus at NE corner of CSX Gulch tracks and Broadway.  Hyatt Regency Hotel (550 rooms--no renderings yet) will be first project. 

- Capitol View Phase II and II are underway (6-8 stories, 378 apartments, 60,000 sq. ft. of retail/restaurant, 40,000 sq. ft. office space, 1,000 space garage, and a Hilton Brand Hotel).

- More buzz around possible Major League soccer expansion franchise and stadium.

- More restaurants and retail tenants being lined-up for the massive Aertson project that is nearly complete at south side of intersection of 21st Ave. South and Broadway.

- Nashville are home sales surged 24% in November over same month in 2015.  Overall, closings were up 6% for the whole year.

- Hospitality.net rated Nashville 4th fastest growing hotel market in nation for 2016 behind only New York, Miami, and Chicago.

- Four more residential developments announced for Germantown/Buena Vista: 1) 2nd & Taylor (3 stories, 22 townhomes, directly west across street from Germantown Union); 2) 7th & Garfield (3 stories, 7 townhomes); and 3) 10th & Scovel (3 stories, 26 units); 4) Buena Vista Towns at 1112 11th Ave. North (3 stories, 6 units).

- City Lights (8 and 9 stories, 71 condos, restaurant) has broken ground.

- Stockyard Apartments plan seems to be stalling, maybe over.  Spectrum Development group reassessing their options.

- More restaurants opening downtown. Two of significance: 1) Tavern on 3rd will be 4 story repurposing/addition on top of what had been an event space; and 2) Tom Morales will be redeveloping the former Dollar General on Fifth Ave.North (site of the famous Civil Rights Sit-Ins in the early 60s) into as-yet-unknown high-end eatery.

SEVERAL SIGNIFICANT LAND DEALS:

- Vanderbilt University buys parcel along north side of Broadway between 20th Ave. South and Lyle Ave. to now give them large stretch from 21st to Lyle for unknown future campus expansion.

- Zach Liff finishes buy/trade with Metro for land needed to  have landing for eastern side of the Gulch Pedestrian Bridge in exchange for the former Clement Landport on west side of Cummins Station along Demonbreun. Will be interesting to see what he does with all of the considerable land he has accrued over the years in that neighborhood. 

- Joe's Crab Shack building at 123 South Second Ave. sells for $7.55 million (over $600 per sq. ft.). What are the long-term plans for such a prime location?

-Listening Room ends lease at 217 Second Ave. South (the lot just south of SoBro Apartments Tower). Valuable real estate that should be redeveloped into something substantial. The music club will relocate to new, twice-as-large location in former warehouse at 618 Fourth Ave. South, just west of where the large LifeStyle Communities (6 and 10 stories, 600 units) residential development will be located.

- Ray Stevens Music is selling it's large lot at SW corner of 17th Ave. South and Grand Ave. for $14.5 million. That neighborhood is cranking with development right now.  The current structures do not hold any particular historic significance or architectural value. 

- Nayan Patel buys 5.6 acres on Athens Way on the west side of Rosa Parks Blvd. for probable hotel development.

Right now I think we are still going to try to meet in the morning. If there is an issue, I will post at 9 am or shortly there after. They may end up being closed in the morning, but I think the roads will be pretty clear by the time 9 am rolls around

 

If we do meet, don't take any chances getting there.
