Our next Urban Planet Nashville Meet-Up will be this Saturday, April 7th, from 10 AM to noon at Luna Llena Taqueria (300 James Robertson Parkway, at the NW corner of JRP and 3rd Avenue North).  Some of the stories of the past month we'll be discussing will be the Alex Palmer's sale of the West End Summit site, Endeavor Demonbruen moving forward,  the Madison Square project, Graduate Hotel renderings, Summit Hill mixed-use development, and much more.  A full agenda will be posted on this thread in the next few days.

There are no events at Municipal Auditorium this Saturday, so no parking issues.  Plenty of free spaces directly behind the restaurant.  Looking forward to another great group!  : )

I think I’ve explained the 5th and Broad project to my exasperated wife at least 6 or 7 times while taking the kid to story time at the downtown library ;)

The meet is always the place that you may be able to pick up a juicy tid-bit here and there, but if its out there, then you cannot post it on the board or anywhere else. If someone breaks that rule then no more inside info.

I would also encourage everyone to make it to at least one meet to put a face to a name.

  • Alex Palmer finally sells the West End Summit property (3 .9 acres) for $36.9 million to Propst Properties of Huntsville, AL. Plans calling for 1 million sq. ft. of office space, some retail. More to be announced soon.
  • 12th & Demonbreun will be the name of the second Endeavor development downtown.  Will begin with a 20 story 325,000 sq. ft. office tower this summer, to be finished by May, 2020. Will also feature 28 story and 16 story towers (one residential, one hotel), retail, restaurants, and public plaza between the three buildings. 
  • Nashville Yards will expand by another 1.3 acres as Southwest Value Partners buys strip of land from CSX railroad on western side of development for a park.  Also, AEG released rending of the 16-17 story/240 room boutique hotel, and entertainment district that make up the 4 acres of their portion. Additionally, Clark Construction has won the primary contractor bid (same folks that built Music City Center).
  • Graduate Hotel releases renderings of the 12 story/203 room tower at West End and 20th Ave. North.  Will feature 8,700 sq. ft. of meeting space, coffee shop, and rooftop bar. Magic Johnson's EquiTrust is financing the $42.5 million construction loan.
  • Madison Town Center plans announced at current 33 acre Madison Square Shopping Center site. Will feature 1,100 residential units in 11 buildings ranging from 3-5 stories, including adaptive re-use of about half of the current retail portion. Some office space included, and plenty of internal garage parking. Will be about a 5 year build-out in stages.
  • Summit Hill development at SE corner of I-65 South and Old Hickory Blvd. is moving forward with some tweaks. The $32 million development will feature a 6 story, 171 room boutique hotel, 600 seat entertainment venue, 13 penthouse condos, 22 garden style homes, commercial building, curated retail, and 7 acres of parkland and trails.
  • Avalon will be the name of another huge Cool Springs mixed-use project made up mostly of 4 story buildings featuring 510 residential units, 500,000 sq. ft. of office space,  300,000 sq. ft. of retail/restaurant, a 530 seat movie theater, grocery store, and day care center.
  • The Greer Stadium site will become a city park according to Mayor Briley.  More details forthcoming.
  • 51 acres of Metro Park land added to the Harpeth River Greenway by gift from Frist Foundation.
  • Millworks on Charlotte seems to be moving forward with new investors from Washington DC and Atlanta. 7.1 acre site will feature repurposing of 191,000 sq. ft. of former Madison Mill factory into primarily office space.
  • 2 story, 260,000 sq. ft. retail building to feature bars and restaurants will go along the 3rd base line of First Tennessee Ballpark. CB Ragland is partnering with the Ward Brothers on this and the 6 story, 285 unit apartment complex called The Derby which will curve around the left field portion of the stadium. 
  • More renderings released of the Tenn. State Library and Archives.  Foundational dig is now complete.
  • 6 story, 120 room Holiday Inn Express at Dominican Way and 3rd Ave. North (south end of Metro Center bordering on I-40/65 inner loop) rendering released. Hope for Metro Planning approval in May and start soon after. 
  • 8 story, 105 foot tall, 2,280 capacity parking garage planned for Centennial Hospital on 3.7 acre surface lot at SW corner of 23rd Ave. and Patterson St. May feature retail on ground floor. Early 2019 completion.
  • Tennessee State University announces a new Health Sciences Building (4 stories). Also coming later this year:2 new dormitories.
  • Yazoo moving operations in next two years to empty parcel at 900 River Bluff in Madison.  Current site at Division and Overton in Gulch is under contract to undisclosed buyer.  Perhaps a hotel will be going there.
  • Corsair Distillery buys 117,000 sq. ft. warehouse/office on 6.3 acres at 4717 Centennial Blvd. in The Nations for $6.8 million.  Will be their new primary home.
  • Bobby's Garage will be new bar facing Printers Alley as part of the Bobby Hotel redevelopment. Adds to all the exciting changes for that historic district that will include 5 new bars/clubs (3 Dream Hotel properties, the Indigo Hotel bar, and this).
  • Jason Aldean's Kitchen and Rooftop Bar coming to expanded 305-311 Broadway complex.  25,000 sq. ft. being added to existing 51,000 sq. ft. on four floors.  TC Restaurant Group just paid $32 million for the property.
  • House of Cards is the latest Bill Miller development, this in the 9,500 sq. ft. basement of the Johnny Cash Museum building on 3rd Ave. South. Fine dining, art museum, and magic theme.
  • The 3rd and Mildred Shute project (3 stories, 64 units) in Chestnut Hill is finally getting started by SAF Properties.
  • Diagram of the Hillsboro Pike/Crestmoore/Glen Echo interchange in Green Hills released.  
  • Hillsboro H.S. expansion underway.  4 stories, $89 million, on 28 acres.
  • Mayor Briley announces 645 newly funded affordable housing units.
  • New Orlean Group buys the .2 acre site at 805 Lea (planned 35 story residential tower), to add to their 1.3 acres just to the north at 300-308 10th Ave. South.
  • PNC Bank and Bank of the Ozarks (soon to be called Bank OZK) both opening offices in Nashville. Both are getting more involved with financing of development locally.
  • Alliance Bernstein looking at Nashville as possible place to relocate major portion of it's operations from NYC. 200,000 sq. ft. needed. Probably 1,000 employees. 
  • Amazon HQ2 scouts were in Nashville for 2 days last week analyzing the possibilities.

  • Nashville #3 in job growth in 2017 according to Bureau of Labor Statistics at 3.17% higher than 2016. January unemployment was lowest in the nation at 2.8%.
  • Tennessee grew by 66,580 people in 2017, and 51.7% of that growth was Nashville Metro.
  • As of July 2017, Nashville MSA was 1,903,045, up 34,190 from '16.  Average of 94 new people per day.
  • Nashville rates as hottest housing market in nation according to Baron's.  Up 8% in value in 2017.
  • Nashville rental residential inventory grew by 7.4% in 2017--highest of all major U.S. cities since 2010, according to RealPage Report.
  • Nashville moves up to #7 from #20 on Forbes' "Fastest Growing Cities in  America in 2018" list.
  • Time.com picks Brentwood as #3 best place to launch a career.
  • Nashville Airport had best February ever: 1,014,000 passengers.  First time over 1 million in that 28 day month. Up 11.7% from Feb. 2017.
  • NHL getting closer to choosing Nashville as site for one of their outdoor games.  Perhaps 2020. 
  • 36/86, Health Further, and Live on the Green all combining for a new Aug. 27-31 (Labor Day Weekend) downtown festival to feature music, health care, and entrepreneurship.  Appears to be sort of like SXSW.

Our next Urban Planet Nashville Meet-Up will be this Saturday, May 5th, from 10 AM to noon at Luna Llena Taqueria (300 James Robertson Parkway, at the NW corner of JRP and 3rd Avenue North).  Some of the stories of the past month we'll be discussing will include the Metro voting results on the Transit Plan,  Tony Giarratana's proposed site for a 600-750 foot tower, One KVB Circle landing a large tenant, Connect at City Heights mixed-use development,  Endeavor moving into East Nashville, LaQuinta Inn Courtyard by Marriott, and Fairfield Inn all building on East Bank, etc. A full agenda will be posted on this thread in the next few days.

Part of land swap with Metro for his land at 301 James Robertson, where he would build 8 story residential structure, with 100+ housing units.
  • AllianceBernstein announces relocation to Nashville from NYC of 1,050 employees. 5th & Broadway's 26 story office tower seems like most logical landing site as it is UC, and they want to be settled by 2021.
  • The Joseph Hotel will have formal ground breaking on June 21st. The 21 story, 297 room, $166 million structure is set to be open by 2020. 18,000 sq. ft. Meeting space, 21st floor amenities deck including full gym, spa, indoor/outdoor pool/bar. There will be an emphasis on fine arts throughout the hotel, including a possible live music component that will be tied-in with the Nashville Symphony.
  • Kenect Nashville finally releases rendering for 20 story residential tower (420 units), 24,000 sq. ft. of retail on main floor, and huge internal garage.  Ground breaking this week at 19th Ave. South and Division in Midtown.
  • One KVB Circle (30 stories) announces Bake Donelson Law Firm as first large tenant. Will reserve 91,000 s.f. of 425,000 available (22%).  Good sign for project moving forward.
  • 15 story combo Courtyard by Marriott/Fairfield Inn (180 combined rooms), plus 7 story residential building (250 units), restaurant, and 600 capacity garage to be built by TopGolf developers immediate next to their entertainment complex at NW corner of Jefferson St. and Cowan St. $80 million price tag, to be complete by 2020.
  • 11 story LaQuinta Inn planned by Ray Dayal for .5 acre site immediately to the south of his Quality Inn at 305 Interstate Drive, just east of Nissan Stadium.  Underway by this fall, complete by mid 2020.
  • Eakin Trolley Barns development will be dubbed Peabody Plaza at Rolling Mill Hill. a few new renderings.
  • Lifestyle Communities SoBro getting underway. They will most likely start with a couple of 7 story buildings according to Smeagolsfree, then do the 10 story tower.  Demo and core drilling on site at site between 2nd and 3rd Avenues South along Ash St.
  • Endeavor continues to invest heavily in/around downtown. They buy the  the apt. complex at 400 Fatherland St. (3.3 acres) on East side for around $7.4 million. Zoned for up to 350 residential units and 15 stories. 
  • The octagon-shaped 50 Music Square is moving ahead for conversion as an Indigo Hotel with 130 rooms. Jay Patel has secured a $47 million loan to start immediately, with 2019 completion in mind.
  • 6 story, 173 room Element Hotel at OneC1TY will have July groundbreaking.  It will feature 12,000 sq. ft. of restaurant/retail space on the first floor, some meeting space, fitness center, and amenity deck with great views of downtown.  
  • Tony G. is also going to build a 5 story 40 unit affordable housing building at 1117 12th Ave. South to cater to veterans.
  • Connect City Heights (4-6 stories) mixed use is announced for the .8 acre site at 608 25th Ave. North in McKissack Park area. 170 apts. (15% workforce housing), 37,000 sq. ft. of office/retail.
  • DJ Wooten has another mixed-use project in mind for 6.5 acres at 2122 26th Ave. North. More details forthcoming. 
  • 4 story, 200 apt. complex planned for 6.4 acres near Donelson Station for Music City Star commuter train.  Much is percolating in that area.
  • Nashville School of the Arts to move to Rolling Mill Hill on the 2.6 acre site that was once home to Tenn. School for the Blind. No design announced yet.
  • Lipscomb Univ. announces a new 3 story School of Business Building for SE corner of Belmont Blvd. and Grandview Dr.
  • Tenn. State Univ. announces more info on 5 story Health Sciences Bldg., 2 new residential halls, Field Research Organic Lab, a Gateway Arch entrance to campus, and Alumni House/Welcome Center (all with Oct. groundbreakings).
  • Bill Miller buys the Federal Reserve Building (3 stories, 18,500 sq. ft., built in 1920) for $1.9 million. No announced plans yet, but he has said in the past that he would like to have an Elvis Presley Museum in Nashville.
  • HRI, which recently completed the Holston House Hotel conversion from James Robertson Apts, may do another hotel, possibly with some residential component, in downtown area. No sites or specs announced yet.
  • Stocking 51 in The Nations is doubling their size with purchase of 3.5 acres at 4900 Centennial Blvd. for 2.75 million. Will build a new 4 story, and two shorter buildings, with plaza space, and incorporate the hulking abandoned grain elevators on the site. 
  • Russell Street Church of Christ (1905) in East Nashville may become a boutique hotel.
  • Blake Shelton's Ole Red Bar (5 stories, 26,000 sq. ft.) opens in circa 1920 building on Broadway. 
  • Some notable real estate news: 1) One World Hotel site (SW corner of Hermitage and KVB) back up for sale. 1.22 acres for $23.5 million asking price. Receiving significant interest; 2) South Rock Ventures buys .83 acre site at 209-217 22nd Ave. North in Elliston Place area for $5.35 million.   • Nashville Airport had best March ever: 1,307,540 passengers.  Up 11.4% from March, 2017. Overall up 8.7% over last year. Additionally, British Airways direct flights to/from London started Friday.
  • Quartz Media says Nashville #1 lowest unemployment in country at 2.7%. Should be called "Jobs City" along with "Music City."
  • Davidson County leads all Tennessee counties in tourist spending at $6 billion in 2017. Shelby/Memphis had 3.3 billion, Sevier/Galtinburg at $2.2 billion, Hamilton/Chattanooga had $1.1 billion, the same as Knoxville. Overall state is $18.7 billion.  So our county accounts for 32% of all tourist dollars in Tennessee.
  • STR Hotel Research says Nashville lodging scene is very healthy.  357 hotels/42,000 rooms, with 117 new ones in pipeline and 15,485 more rooms (37% growth in capacity).
  • Turner Construction's March Forecast Report says that construction is very healthy in area, up about $500 million this year over last year (up 21%).
  • Library Journal named Nashville's Library system 2017 Library of the Year in the nation.
  • NY Times picks 5 businesses/eateries in WeHo for it's "Five Places to Visit" series.
  • Nashville has good chance of landing the NASCAR Awards Show.  Been in Las Vegas for past 9 years.  Tens of millions in tourist dollars could come in as a result for the long weekend of events.
  • Predators one of 6 finalists for Sport Team of the Year by Sports Business Journal.  Award to be given on May 23rd.
  • Preds saw 163% gains in TV viewership of all 82 regular season games.  Best growth among all 31 NHL franchises.

Another terrific Meet-Up yesterday, with SO much to cover in an extremely busy April full of development activity. A dozen in attendance (1 missing from this shot). The poor weather held the crowd down, as well as several regulars with other obligations.

  • Eleventh House Hotel (11 stories, 112 rooms, gastro-pump bar, subterranean upscale restaurant and wine cellar, 32,000 sq. ft. health club, 7,000 sq. ft. spa, boutique performance venue, rooftop pool/lounge) at 11th Ave. South and McGavock on west side of CSX tracks to break ground this fall. Complete by summer of 2020.
  • Northpoint Hospitality double hotel (204 and 135 rooms, one possibly 15 stories) at SE corner of Church and 19th Ave. North, and the NW corner of Hayes and 19th Ave. North in midtown. Connected by skyway over alley in between.  No brands or renderings yet.
  • The Reservoir (1,200 apts. in dozens of 11 to 3 story buildings on 23 acres around 8th Ave. Reservoir) approved by Metro.  First phase (tallest buildings at 8th Ave. South and Edgehill Ave.) to begin by 1st quarter of 2019.
  • Nashville Yards releases some more renderings.  It appears that several of the 10 story structures will be getting underway not long after the Hyatt Regency is begun. Apparently AEG is also going to get to work quickly on their portion (17 story boutique hotel, 4,000 seat theater, 10 screen AMC cinema complex, 700 seat night club) as soon as Sullivan Tower comes down and is cleared (next several months).
  • 5th & Broadway have also released some new renderings. National Museum for African American Music will definitely have and entrance and signage  on Broadway as well as 5th Avenue.
  • Home2Suites (5 stories, 101 units) at 400-405 Dominican Way & 2004 3rd Ave. North to start in July.  Was originally to have been a Comfort Inn. Kal Patel has full funding in place. Complete by fall of 2019. Excavation already underway.
  • Panattoni Development is proposing another 5-6 story office building at 16th Ave. South and Tremont on .83 acre site.  Covers 5 parcels including Bobby's Idle Hour Bar. Lots of opposition from neighbors and tenants. But with no official Music Row Preservation zoning by Metro, it may go through.
  • LifeStyle Communities SoBro officially underway with Phase I (Two 7 story buildings, one with 105 units, the other with 161, some first floor retail, and 200 capacity internal garage). No renderings yet. The 10 story Phase II will come later.  Also appears that there may be a Phase III as well with two more buildings.
  • Airport about to begin $268 million expansion of Concourse D (6 gates and 115,000 sq. ft.), expanded ticket lobby, 4 more baggage carousels, and central utility plant.  Should be complete by summer of 2020.
  • Broadstone Stockyards  on 2nd Ave. North adjacent to First Tennessee Ballpark (5 stories, 310 units) to break ground in Sept.
  • May Hosiery redevelopment in WeHo may now include a boutique hotel--no further details, brand or renderings. 80,000 sq. ft. of office space opening in June, along with 3 restaurants, 7 retail tenants, and a rooftop plaza.
  • 909 Hawkins--just south of Gulch--announced (4 stories, 75 condos, 1,250 sq. ft. of retail, plus underground garage) on .8 acre site.
  • Dismas House (4 stories, 46 units) at 2424 Charlotte Ave. to break ground in June.  To be complete by summer of 2019.
  • Envision Cayce Phase III (Escobel, three 4 story buildings, 96 apts, retail on first floors) have started.
  • Hamilton & Martin Townhomes (2-3 stories, 27 units) about to start in WeHo.
  • Urban Housing Solutions to build 3 story, 55 unit apt. building for poor elderly at SW corner of Clarksville Hwy and 26th Ave. North.  Mid-June groundbreaking for the $11 million project.
  • St. Thomas Behavioral Health Center (2 stories, 76 beds, $32 million) announced for 300 Great Circle Rd. in Metro Center.
  • TriStar Skyline Medical Plaza to add 2 floors on top of existing 8 story structure ($69 million cost) at intersection of I-65 North and Briley Parkway.
  • AllianceBernstein is officially pursuing lease of at least 200,000 sq. ft. of the 385,000 that will be available at the 26 story 5th & Broadway office tower. Hope to be settled-in by mid 2020 with at least 1,050 employees.
  • Phillips will have it's 815 employees based in the 20 story triangular 414 Union Building (formerly known as the Bank of America Building).
  • The downtown flood wall is back in Mayor Briley's budget.  Cost is up to $125 million now (up from $110 million 3 years ago).
  • More debate about the 27,500 capacity MLS soccer stadium and 10 acres of private development at the fairgrounds.  Some new sketches of layout have been released, with configurations altered from original plans. You'll be able to see these at the meeting.
  • IKEA project in Antioch looks to be cancelled along with a dozen others across the country. However, Century Farm developers moving forward with $1.7 billion project. Lots of interest from other retailers, restaurants, corporate offices, etc.
  • Crescent Communities says they now are ready to invest more heavily in Nashville. Currently are mostly in suburbs, but did develop Crescent Music Row on Division St.
  • Real Estate News: 1) Bill Miller keeps adding to his portfolio with the purchase of 132 2nd Ave. North (4 stories, 20,000 sq. ft., built in 1900, currently home to Nashville Cowboy Boot store). Talk of restaurant/bar, etc, but nothing official. 2) Vanderbilt Univ. buys the Sportsman's Grille building at 1601 21st Ave. South for $2.35 million.  Lease runs out this week.  Now word on plans.  3) Word of Faith Church at 2635 Nolensville Rd. for sale at $4.4 million. 1.56 acres, 35,000 sq. ft. of structures. 4) 719 4th Ave. South (.45 acre) and 535 Lafayette St. (.22 acre) for sale for $6 million.

Nashville remains hot:

  • Airport sets new single day record of 25,795 passengers on May 6th.  16% higher than same Sunday in 2017.
  • Airport had 1.3 million passengers in April. 13.3% higher than last April. New record for April. For year traffic is 9% ahead of 2017.
  • For 3rd month in a row in May, Nashville had lowest unemployment among to 51 markets nationally at 2.2% again.
  • Tennessee has highest growth among all 50 states in international tourism, up 11% over 2016. $934 million spent.  Up 39% since 2012.
  • Home sales in Davidson County are up 3% over April of 2017.  Median house price of $295,000 (up 7.3%).  Condo prices up 14.3%.
  • Home prices in area counties from this April over last April: Wilson: 10%, Williamson: 11.5%, Sumner: 3.9%, Robertson: 20%, Cheatham: 27.9%, Rutherford: 15.5%
  • Music City Center celebrated it's 5th B-Day in May. Over $2 billion in economic impact during that stretch.  Last year alone collected $100 million in "tourism development zone tax," well above projections.
  • Cvent ranks Opryland Hotel #1 in Country for hosting meetings.  Second year in a row at #1.  Omni Hotel came in at #6 (up from #7 in 2017).
  • New York Post did a big feature in Travel Section entitled, "This Southern City is luring more people every year."
  • Nashville chosen in "5 Best Cities in the World with up-and-coming art scene" by Observer.com.
  • Nashville rated #2 city in America as "Best Place for Creatives" according to SmartAsset.com.
  • Nashville Business Journal ranked the Top 25 Places to Live in Tennessee, and midstate landed 12 spots, with Brentwood, Franklin, and Nolensville placing 1, 2, and 3.
  • Nashville chosen as host to the NFL Draft April 25-27, 2019.  Minimum of 25,000 coming from out of town, and tons of international media coverage for the long weekend. Happening the same time as the marathon and Stanley Cup playoffs, so could be wiiiiild.
  • Nashville Soccer Club of MLS hires Ian Ayre as President. He was most recently in same position of English Premier League powerhouse Liverpool, and was just voted Chief Executive of the Year in 2017. Brings tremendous global credibility.
  • USA/Mexico men's soccer teams will play Tuesday, Sept. 11th at Nissan Stadium.  Sellout of 68,000 expected for largest amateur game in city history.  ESPN, Unimas, and UDN will broadcast the contest live internationally.
