Our monthly Meet-Up returns this Saturday from 10 AM to noon at what was formerly The Perch...now known as Luna Llena Taqueria at 300 James Robertson Parkway (NW corner of JRP and 3rd Ave. North).  Still plenty of free parking in the back. They will feature breakfast burritos, along with other Mexican fare, good coffee, etc.  It is the same management group as The Perch, and they are looking forward to hosting us again after a one month hiatus while they were remodeling.

A full agenda of discussion topics will be posted here in a couple of days.

October was another busy month of development news in Music City, including One KVB Circle renderings, details on the mass transit plan including underground line/stations downtown, Federal Courthouse getting closer to groundbreaking, House of Blues/Boutique Hotel downtown, Hyattt House SoBro, and 10 story LifeStyle Communities in SoBro. Much to discuss at this Saturday, Nov. 4th’s Urban Planet Meet-Up at Luna Llena Taqueria (the former Perch Restaurant) at 300 James Robertson Parkway (NE corner of JRP and 3rd Ave. North). As always, we will gather from 10 AM to noon.  Great new menu items at this Mexican themed eatery include breakfast burritos, creative taco combinations, adult beverages, and coffee.  There’s plenty of free parking behind the building.

AGENDA:

  • Meet any new folks who are attending and give quick introductions.
  • Get updates from anyone who has traveled to the cities of note recently on what they experienced.
  • Topped out: JW Marriott (34 stories), Marriott Tri-Brand (21 stories), Vandy Children’s Hospital addition (12 stories total), 2400 Crestmoore (9 stories), Vanderbilt Univ. Barnard Dorm (5 and 9 stories)
  • Just underway: Hampton Inn Skyview, Wyngate Wydham Airport
  • Cranes up: Hilton Tru SoBro, Capital View Phase III
  • Cranes down: none
  • Demo: Endeavor site, Hyatt Regency and Nashville yards site
  • Open: Division Street Connector
  • One KVB Circle renderings previewed. 30-32 story main section, but also 26-28 story section. Probably 375-400 feet tall. 475,000 sq. ft. Of office space, 25,000 sq. ft. Of restaurant/retail, and 1,200 car garage.
  • Mass Transit Plan details released for 5 light rail routes, underground downtown line/stations, transit station locations, etc. 
  • Turnberry may develop the additional .87 acre lot along Demonbreun next to JW Marriott into 470 more rooms. Could be another tower of similar height.
  • McGavock Street Partnership proposing a 21 story, 470 room boutique hotel with 200 seat entertainment venue for NW corner of McGavock & 13th Ave. South. Was rumored to be a 10 story StayBridge Suites a couple years ago. Go before Metro Planning Commission Dec. 14 for additional height above the 16 allowed for that location. Modernist design from Manuel Zeitlan.
  • House of Blues (1,200-1,500 capacity theater) plus boutique hotel/office space reaching total height of 18 stories for 105-107 1st Ave. South, immediately south of Acme Feed & Seed. Needs clearance from codes for historical overlay restrictions there.
  • CB Ragland looking at minimum 20 story, 250 room Hyatt brand hotel for .5 acre lot at 200 Molloy St. (former Listening Room site), just south of SoBro Apt. Tower. Nov. 7 meeting with MDHA to approve the project. No renderings yet.
  • Creed Investments planning a 16 story office tower at NW corner of Chet Atkins and 19th Ave. South, directly west of new Morris residential tower.  No renderings yet. 
  • Lifestyle Communities moving forward with 10 and 6 story development of at least 600 units plus retail space on Bothe sides of 3rd Ave. South just north of Ash Street.
  • Hyatt House SoBro (7 stories, 217 rooms, 2,500 sq. ft. Of retail) to start first quarter of 2018. On 1.2 acres at Lea and 5th AVe. South, just south of The Olmstead. 
  • Federal Courthouse site fencing is up, and 5 level garage is to be imploded sometime in Nov. Groundbreaking set for spring of 2018.
  • Kenect Nashville seeks zoning change to the 20 story, 420 unit, 24,000 sq. ft. Of retail development at 19th and South Division.
  • Dream hotel announces that there will be 6 restaurants/bars/clubs in the new complex (3 facing Printers Alley, and 3 facing 4th AVe. North).
  • Buckingham Gulch Tower (38 stories) put on indefinite hold.  The developer still owns the land, but let the deadline pass in late October to move forward at this time.  Probably waiting until their massive Aertson project fills in with tenants before starting another big undertaking.
  • Soccer stadium decision impending in next several weeks.  Some push-back from certain council members on aspects of the deal with team owners.
  • PSC Metals buys out a couple of the large lots they have been renting from two folks for $24 million. 43 acres total of their East Bank site.  Curious as to what they scheme is behind all of this.
  • The Blue Parrot will be a new 3 story restaurant/bar at 300 4th Ave. South, between new Bridgestone Tower and Hampton Inn SoBro.
  • Merle Haggard Museum, plus Merle’s Meat & 3 (to be operated by Swett’s) will be coming to 121 3rd Ae. South.  Currently a boot store. Another Bill Miller development.
  • YeeHaw Brewery will be the name of the new restaurant/bar/live music hall in old warehouse at 6th and Peabody.  Being leased-out by Shelby Smith.
  • Forrest and Main will be a mixed-use development (3 stories, with retail/office on 1st & 2nd, residential on 3rd). Will be next to on elf the proposed transit stations for Light Rail.
  • Citgo gas station at 500-502 Main (at corner of 5th Street) is being bought. The 6/10th acre site would make a great site for another 4-5 story missed use development.
  • 3.77 acre Goodwill Industries lot at 51 Oldham St. on East Bank bought for $6.77 million by Jay Patel and Samir Zaveri.  Looks to be investment property at this time.The River North people own land all around it. 
  • The millionaire Ewings from Texas (can’t make this up) have plans for a Wet Trinity Lane “Gold Coast” high end development. Seems like a pipe dream. 

    Nashville staying hot:
  • Nashville rated #1 minor league baseball city in America out of 160 metro areas.
  • ESPN.com rates Predators #1 best value in all of pro sports.
  • Nashville unemployment at all-time low of 2.3% in September. State also sets new record of just 3%.
  • Nashville ranked the #4 most dramatically changed city in America in last decade according to MagnifyMoney.com.  Only Austin, DFW, and Houston were higher.
  • Nashville rated with #4 best economy behind Provot, UT, Austin, San Fran/Oakland in 2017 ACGJ Economic Index.
  • Nashville ranked #9 real estate market according to PWC/ULI Emerging Trends.

Our next Meet-Up will be this Saturday, Dec. 2nd from 10 AM to noon at Luna Llena Taqueria at 300 James Robertson Parkway (NW corner of JRP and 3rd Ave. North).  There is plenty of free parking in the back.  Besides several large new projects and news items to go over, we will also take time for 2017 in Review.  A full agenda will be posted here by mid-week.  Hope you can join us!   : )

Our special guest for the Urban Planet Nashville Meet-Up this Saturday, Jan. 6th,  will be Mary Beth Ikard, Manager of the Mayor's Office of Transportation and Sustainability.  The primary discussion topic will be the $5.8 billion Mass Transit initiative. She will give a general overview of the plan with diagrams, budget parameters, future additions, etc., and then she will field questions. I'm sure it will be a lively and informative discussion.  Feel free to invite friends and family who have interest in this most pressing topic. Mary Beth will know more about this plan than just about anyone we could have as a guest.

As a reminder, we meet from 10 AM to noon at La Lluna Taqueria (300 James Robertson Parkway, at the NW corner of JRP and 3rd Avenue North).  There is plenty of free parking in the rear.  The restaurant has a nice array on their breakfast/brunch menu, as well as great coffees and other beverages.
