Our next Urban Planet Nashville Meet-Up will be this coming Saturday, Jan. 5th, from 10 AM to noon at Luna Llena Taqueria (300 James Robertson Parkway, at the NW corner of JRP and 3rd Avenue North).   Some of the stories that we will be discussing include:  Paramount Tower rendering, Zach Liff plans for Cummins Station area properties, new designs for GBT development at Murphy Rd./I-440,  Hall/Emery office building for Music Row,  Germantown Union resurrection, Nuehoff Packing Plant sale, 2018 in review, predictions for 2019, and much more.  A full agenda will be posted on this thread in the next few days.

There are no events at Municipal Auditorium this Saturday, so there should be free parking spots available behind the restaurant.  Looking forward to another great meeting.  Hope to see you there!   : )

We will do an overview of 2018, preview some of what's in store for this new year, and go over some fresh announcements that came in during December at this month’s Nashville Meet-Up at Luna Llena Taqueria (300 James Robertson Parkway, at the NW corner of JRP and 3rd Avenue North), from 10 AM to noon this Sat., Jan. 5th.  Plenty of free parking in the lot immediately to the back of the restaurant. 

AGENDA:

- Meet any new folks in attendance.

- Get reports from anyone who traveled to other cities in the past few months for quick overviews of what they experienced.

- Topped Out:  Margaritaville Hotel (12 stories), 2nd Avenue Townhomes (3 stories), The Alabaster Phase II (3 stories), Nashville Food Project (2 stories)

- Just underway:  Fairgrounds Exhibit Hall, Three Thirty Three, The Knox at MetroCenter,  TSU Health & Sciences Bldg., Sylvan Supply, Silo Bend Homes, 2AVES Townhomes, The Manning, 

- Crane up: Vandy Tower crane #2  (Total of 24 currently up in Davidson County)

- Cranes Down: 1 of 2 at Vandy Children's Hospital expansion, One Music Circle South

- Demo: Asurion HQ site,  The View at City Heights, Belmont Univ. Performing Arts Center, 2 new residential projects along Oceola Ave., Montgomery Bell Academy/Vine Street Church back lot.

- Core Drilling:  Fairgrounds Exhibit Hall site.


DISCUSSION TOPICS:

  • 2018 in review.  Nine buildings ranging from 10-15 stories topped out.  21 more from 5-9 stories topped-out. 62 cranes up in total during 2018. Ten buildings of 20-29 stories,  two of 30-39 stories, and one of 65 stories announced. Major League Soccer Stadium approved, Amazon's Excellence HQ, Alliance Bernstein relocation, and much more to be covered.
     
  • 2019 preview:  One 34 story structure,  ten 20-29 story structures , and eleven 10-19 story structures should top-out.  One 40+ , three 30-39 story, three 20-29 story, and eleven 10-19 story  structures should be well underway. Soccer stadium will start. Phase II of airport expansion should near completion, Nashville Yards AEG district will be well underway, and plenty more.
     
  • Paramount Tower rendering had a sneak preview for one day. 65 stories with 30 foot crown.  Total of 750 feet. Additionally, Nashville Civic Design released renderings for a reimagined Church Street Pocket Park on the site. Public relations war being waged between Tony G. and detractors. 
     
  • New rendering for 805 Lea. 30 stories.  About 370', 375 units.
     
  • New rendering for Hotel Broadway (16 stories, 423 rooms, music club) at NE corner of McGavock and 13th Ave. South.  Rendering actually shows 18 stories.
     
  • Amazon's project will now be two 20 story towers at about 300 ' tall apiece in Nashville Yards on north side of Church St. at 10th Ave.
     
  • GBT project at 3415 Murphy Rd. (at I-440 intersection) has been scaled down to two 167' structures (14 story residential, and 10 story hotel).  Retail component and underground garage remain.  No longer 250,000 sq. ft. of office space in plan. Appears that all will be approved and underway in next few months.
     
  • Baker Donelson Law Firm has canceled its plan to move into the One KVB (25 story) tower. This project may now be in jeopardy as a result.
     
  • Firestone store/garage at 1221 Broadway sells to GBT Realty for $7 million. Prime location directly across the street from u.c. 1200 Broadway project---should be an eventual 20+ story development.
     
  • Circle South (rumored 15-20 story hotel) at intersection of Lafayette and 8th Ave. South can finish procurement of full area with purchase of the additional .07 acre Imperial Insurance lot for $900,000.  Trying to get the city to condense all lots and eliminate alley way, as well as portion of dead-end Lea Ave.
     
  • Gerst House site at Woodland and I-24 has been purchased by hotel developer for $3.1 million.  Zoned for 7 stories, could go as high as 10.
     
  • Zach Liff updates for Cummins Station area development as reported by Bos2Nash.  Can only be discussed in-person at the meeting, so nothing can be posted here on the forum.  You'll have to attend to hear some exciting short and long-term plans.
     
  • Triumph Hotel development (rumored 15-20 story) for SW corner of Ellison Place and Louise Ave. has been recommended for DIS-approval by Metro Planning.  Would save 3 .pre-WW II brick apts. on site.
     
  • Novel Edgehill is now the name of the proposed Crescent Communities/Pearl Street Partners project to be located at 801 12th Ave. South.  It will be 8 stories tall at its highest point, and feature 297 apartments as well as 9,000 sq. ft. of retail/restaurant. Originally they were looking at a high a 16 stories and about 360 units.  They made concessions based on community input. 
     
  • Hall/Emery is planning 7-10 story office building (between 164-230,000 sq. ft.) on 1.3 acre site at SW corner of 17th Ave. South and Grand Ave. on Music Row. Purchased land from Ray Stevens.
  • Germantown Union (7, 6, and 4 story mixed-use of hotel, office, and retail on 6 acres at NE corner of 2nd Ave. North and Monroe in Germantown) seems very much alive.  In fact, TPA Group has now purchased the 1.1 acre lot directly west across 2nd Ave. for $3.4 million. No designs/renderings for additional space.
     
  • Neuhoff Packing Plant, just to the east Germantown Union, is now under contract to unnamed outside developer after decades of relative inaction by the McRedmond family.  Will be interesting to see how that approx. 10 acre site will be redeveloped.
     
  • Harmolio Holdings is consolidating 6 properties (including the Vorhees Building) on triangular site between 8th Ave. South and CSX tracks.  Petitioning city to close Fogg St. and 2 alleys that now dead end into the tracks to make area more appealing for long term development.  No word on if they would be taking some of these industrial/warehouse buildings down, or repurposing them all.
     
  • Hotel Indigo buys neighboring 115-year-old Nashville Trust Company building (2 stories) for $4.6 million. Could it become event space?
     
  • SoHo House, a high-end London based boutique hotel chain, is coming to May Hosiery redevelopment.  No word yet on amount of rooms or where it would fit into the layout.
     
  • Red Horse Development plans a mixed-use 152 residential unit and ground floor retail project at SW corner of Humphreys and Martin St. in WeHo. No rendering yet on height, etc.  
     
  • TCA is rezoning their 1.87 acre industrial site in WeHo to mixed-use for future undetermined mixed-use development at Hamilton Ave. and Ft. Negley Blvd. (close to fronting I-65 South).
     
  • The Bristol Development on former Charlie Bob's Restaurant site at 1336 Dickerson Pike is getting clearer. The 4.5 acre project will feature 2 buildings with 205 residential units.
     
  • TAB Homebuilders is planning 25 townhomes at SE corner of 3rd Ave. North and Coffee St. in Salemtown.
     
  • The Row at 6th & Garfield in Germantown is going to start with 20 townhomes in 3 story structures. 
     
  • 815 Main St. in East Nashville will be a 4 story mixed-use project with first floor parking/retail, and upper 3 floors featuring 17 residential units. Directly east from Fieldhouse Jones u.c.
     
  • Hotel development planned for 3818 Bedford Ave. in Green Hills changing hands to different developer for $5.5 million.  Probably a 4-6 story Hilton brand.
     
  • TriStar is expanding Brentwood Commons with a 7 story, 149,000 sq. ft. and 6 story 229,000 sq. ft. pair of office buildings, and a 6 story garage at 2000 Health Park Drive.
     
  • Huffines Ridge is another major development in Cool Springs area to feature three 6 story apt. buildings (426 units), 6 story 170 room hotel, 7 story 148,000 sq. ft. office building, and 6 story garage. Will also feature 8 acres of park land and conversion of 1935-era house into a community center.
     
  • With all of the new jobs in Antioch, there are 1,000 new apartments coming to 4 different projects, primarily along Bell Rd.
     

NASHVILLE REMAINS HOT:

  • CNBC's Barbara Corcoran says Nashville is best city for first time home owners in America, followed by Austin and Denver.
     
  • Forbes Magazine picks Nashville as one of "14 Places to Visit in 2019."
     
  • Mic.com picks Nashville as one of "The 27 Best Places to Travel in 2019."
     
  • New York Times feature: "Nashville's Star Rises as Mid-Size Cities Break Into Winners & Losers," published Dec. 16, 2018.
     
  • Nashville residential rent rate increases climb to #7 in nation from2014 to 2018 according to SmartAsset.com. and also rated #9 best income growth in U.S. in last 10 years according to SmartAsset.com.
     
  • Convention/Tourism Bureau listing shows 30 hotels currently u.c. with 5,611 rooms. 15 are in final planning stages with 2,735 rooms. 21 more in advanced planning stages with 3,164 rooms. And 10 hotel prospects with 2,955 rooms.  Grand total of 14,465 rooms in pipeline.
     
  • NASCAR racing to return to Fairgrounds Speedway with Xfinity Series and Truck series.
     
  • Bridgestone Arena nominated for "Arena of the Year" again by Pollstar Magazine.
     
  • NHL Commissioner Gary Bettman and other administrators say Nashville is definitely in the running for an outdoor Predators game as early as the 2020-21 season.  Would most likely be the Stadium Series (late Jan/early Feb.) at either Nissan Stadium or Vandy's Dudley Field.

Our next Urban Planet Nashville Meet-Up will be this coming Saturday, Feb. 2nd, from 10 AM to noon at Luna Llena Taqueria (300 James Robertson Parkway, at the NW corner of JRP and 3rd Avenue North).   Some of the stories that we will be discussing include:  Hyatt Centric renderings, the I-24 Smart Corridor announcement, Embassy Suites/Curio Hotels finally underway, more Nuehoff Packing Plant redevelopment news, numerous WeHo updates, $700 million Aureum development in Cool Springs,  and much more.  A full agenda will be posted on this thread in the next few days.

Our next Urban Planet Nashville Meet-Up will be this coming Saturday, March 2nd, from 10 AM to noon at Luna Llena Taqueria (300 James Robertson Parkway, at the NW corner of JRP and 3rd Avenue North).   Some of the stories that we will be discussing include:  New renderings/diagrams for Amazon/Nashville Yards, Ditto Condo Tower in Midtown,  Airport terminal expansion plans,  $100 million 8th South/I-65/40 development, Novel Edgehill's altered design, several new projects for WeHo District, and much more.  A full agenda will be posted on this thread in the next few days.

There is a cheerleading event at Municipal Auditorium this Saturday, so the parking directly behind the restaurant may be limited. However, there should be plenty of spaces in the garages within a block or two,  and free street parking to the north as well as in the State Employee lots.

February continues a busy beginning of the year in Nashville development,  so plenty to discuss at our Nashville Meet-Up at Luna Llena Taqueria (300 James Robertson Parkway, at the NW corner of JRP and 3rd Avenue North), from 10 AM to noon this Sat., March 2nd.  There is a cheerleading event at Municipal Auditorium that morning, so the lot immediately behind the restaurant may be full. But there is plenty of parking at area garages, and even some free spots along streets and in the state employee lots to the north.

AGENDA:

DISCUSSION TOPICS:

  • Ditto Residential planning a 19 story, 131 condo structure at 15 Music Square South (17th Ave. South), immediately south of Virgin Hotel.  A rough rendering was released.
     
  • Some updated renderings, layouts and diagrams made available for Amazon towers. South tower (along Church Street) will be 25 stories above ground.  North Tower will be 28 stories above ground. Upper 10th Ave. (bi-level) looks to continue for the block north of Church St.
     
  • Hilton has agreed to reserve one of its luxury brands (probably a Waldorf Astoria or Conrad) as the hotel portion of Broadwest.  The approximately 250 room hotel will be in the 34 story tower that will also include 220 luxury condos. Champalimaud Design out of NYC has been hired to do the interior design for the hotel.  It appears that it will cost more than $500,000 per room, accounting for about $125 million of the project's overall price tag, making it one of the most expensive build outs in Nashville's hospitality history.
     
  • AEG section of Nashville Yards with some renderings finally released—but over a year old.  May be modifications coming.  Hotel is 18 stories, second tower is also 18 stories, AEG Live Theater (4,000 seats) is equivalent of 8 stories.
     
  • 805 Lea (30 stories, 320’, 375 units) released a modified render with the latest iteration.
     
  • Tru/Hampton Inn dual brand hotel for Gulch will be 8 stories, 214 rooms, 164 car internal garage, 650 sq. ft. Of meeting space, fitness center and pool. On .9 acre at 602  9th Ave. South in Gulch (warehouse to be torn down).  MDHA approved.  No timetable announced. Rendering available.
     
  • Sixth South Apartments (10 & 9 stories, 297 units, 5,000 sq. ft. of ground level retail, internal garage, club room, fitness center, and rooftop pool) will finally get underway this spring after several years of stalling.
     
  • First Baptist Church expansion plans ($34 million, 3 stories) that would include a coffeehouse on Broadway, new fellowship hall, contemporary worship space, counseling center, recovery group spaces, etc. for the SW corner of Broadway and 6th Ave. South. There will also be updates made to the main sanctuary. R.C. Matthews will be the contractor. New renderings available.
     
  • TownePlace Suites (7 stories, 156 rooms) on Gay Street has two new renderings.
     
  • Moxy Hotel SoBro (6 & 4 stories, 168 units, 2 meeting rooms, 2 or 3 bars/clubs) should be open by May.  Maintaining architectural elements of original Richards Records Storage with brick, large metal fire doors, exposed ceilings, etc.
     
  • Morris Memorial Building (National Baptist Convention) at 600 Church Street is being purchased by Metro Government for $12.7 million. Could end up being part of the Giarratana Church St. Park purchase/land swap permutations.
     
  • 200 Broadway (5 stories, 19,000 sq. ft., circa 1905), currently home to Cotton Eyed Joe, is being sold to Ardent out of Atlanta for undisclosed sum.  They have already invested at least $66 million around Lower Broadway since 2014. No word on their plans yet, but most of the time they have done music themed bars/clubs.
     
  • Johnny Cash’s Kitchen and Saloon will open later this spring at 121 3rd Ave. South, in what was going to be the slot for a Merle Haggard Museum and themed restaurant.  Bill Miller is developing.  No word on if the Haggard concept will be carried out at another one of Miller’s other 3 undeveloped properties downtown.  BTW, there is demo going on in the interior of one of those, The Southern Turf Building.
     
  • Airport has released diagrams for long-range plans like potential Terminal 2, new runways, and  expansion of current terminal.
     
  • A nearly $100 million mixed-us development featuring two 7 story buildings and 3 story garage is slated for 3.1 acres at 910 8th Ave. South (at SW curve of inner belt & I-65).  An unarmed hotel brand, office, and retail/restaurant space will be featured. Renderings available.
     
  • Novel Edgehill will now be 5 & 4 stories, 270 units, retail, and internal garage on 2.7 acre site of Park Center Mental Health Clinic at NW corner of 12th AVe. South and Hawkins St.  Metro Planning zone change meeting on Feb. 28th. New renderings available.
     
  • 901 12th Ave. South (1 story low level office) purchased by Treg Warner.  He now owns the entire block (1.3 acres) at SW corner of 12th Ave. South and South St.  Mixed use project in the works.
     
  • Maverick Row (3 stories, 11 townhomes) is under construction at NE corner of 13th Ave. South and Sigler St..  Rendering available.
     
  • The Tabernacle Baptist Church site at 2206-2220 12th AVe. South (about 1.5 acres) now has renderings for a 3 & 4 story mixed-use project that will include condos, retail (including a 20,000 sq. ft. Neighborhood grocery), office, restaurant, and internal garage.
     
  • Belmont University is working on plans for a massive parking garage taking up the better part of a block to the SE of the new Performing Arts Center u.c.  Would face Delmar St. Many houses would come down.  No word about street activation.  No rendering yet.
     
  • Large mixed-use project featuring 300 residential units is being planted on 3 acre lot at 640 Merritt St. in WeHo by Nathan Hysmith.  He paid $8.95 million for the lot. Diagram provided.
     
  • WeHo Flats at 461 Humphreys will be 152 micro apartments (200 sq. Ft.) and 1405 sq. ft. Of commercial space on .17 acre. Bert Matthews and Eagle Rock are partners on the project.  Purchased land for $3.95 million!  It was sold in 2014 for$162,000. 
     
  • Finery Phase II will feature two buildings in the 5-7 storage range, and a parking garage for office/retail, all with street level activation. Will include an open plaza in the middle of the campus.  Core Development and Hines Development are partnering. No renderings yet.
     
  • David Byerly’s hotel project at 209 22nd Ave. North (just north Ellliston Place) will be 7 stories, 168 rooms, and feature a 10,000 sq. ft. restaurant on main floor.  No brand or renderings yet.
     
  • HV Urban is starting two 4 story, 12 unit condo buildings at 119 Acklen Park Dr. In West End Park.
     
  • 3800 Charlotte Ave. (4.4 acres featuring salt barns) has been sold by the city for $7.45 million to Price Development, sho has plans for a residential project on the site.
     
  • 405 40th Ave. North (just south of I-40 West) off Charlotte Ave. is moving forward with a mixed-use project.  Goes before Metro Planning Commission for reviews on March 14th before final plans released to public.
     
  • Stocking 51’s Silo Expansion has new rendering.  75,000 sq. ft. of office/retail.
     
  • Highland Yards  will be adaptive reuse of 39,000 sq. ft. Vaughn Manufacturing plant (1920’s) at 747 Douglas Ave. off of Ellington Expressway.
     
  • Ryman/Lincoln Property massive 130 acre mixed-use project NE of Opryland at Briley Parkway and McGavock Pike is coming into focus. 940 apts., array of office buildings with 1.5 million sq. ft. of space, 210,000 sq. ft. of retail including a grocery store and some restaurants.  They want potential to attract a regional or corporate HQ. Metro will review infrastructure plans at Mar. 28 meeting. 
     
  • ZMX to build 4 story, 71 condo building at site of Stratos Phase II at 1041 East Trinity Lane.
     
  • Sean Brocks’ 2 story restaurant in Cleveland Park has a rendering out.
     
  • Three new residential developments announced in Donelson: 1) 121 Donelson (4 stories, 199 units; 2) 2303 Lebanon Pike (4 stories, 140 condos); and 3) 2841 Lebanon Pike (4 stories, 188 workforce housing units).
     
  • Trinity Lane Apartments (three 5 story buildings, 375 units) announced for 1/2 mile west of Whites Creek Pike.
     
  • Graystone Quarry Amphitheater (7,500 capacity) is moving forward near I-65/I-840.  133 acre site. Live Nation has signed-on to book talent.
     

NASHVILLE REMAINS HOT:

 

  • Nashville named “Strongest Metro Economy in U.S.” by BusinessFacilities.com
     
  • Nashville’s per capita GDP was 5th highest growing in the nation among all metros of 1 million + between 2015-2017 at $5,874 according to City-Data.com
     
  • Nashville sets new commercial real estate sales record of $3.1 billion in 2018, which was $1 billion higher than previous record in 2017.
     
  • Nashville had greatest number of new business filings in state during 4th quarter of 2018, a 9.4% growth over 2017. Overall, the state is up 10%, 4th quarter over 10% up. 29 consecutive quarters with positive growth statewide (7+ years).
     
  • Nashville has 10 of “The Top 15 Hotels in Tennessee” according to U.S. News & World Report.
     
  • Allegiant Air announces 6 new cities with non-stop service to/from Nashville: Cleveland, Allentown, Cedar Rapids, Orlando, Bentonville (AR), and Harrisburg.
     
  • Wood Partners out of Atlanta—the 3rd largest apartment developer in the nation—is opening an office in Nashville.  They plan several large projects in next 12-14 months.  They started 5,000 units nationwide in 2017 alone.
     
  • IQ Talent decides to permanently move it HQ from SiliconValley to Nashville.  Has grown to 150 employees in last year.  Plans to add more in ’19.  Doubling size of its footprint at 4th & Church Building to 24,000 sq. ft.
     
  • The 1 hour “Flip or Flop Nashville” TV show has just begun its 2nd season at 9 PM Thursdays on HGTV.
     
  • Nashville celebrity chef Sean Brock will be featured in the Netflix series, “Chef’s Table,” starting this week.
     
  • Bridgestone Arena nominated for American Country Music Association’s “Large Capacity Venue of the Year for 2018.”  Won the award previously in 2013 and 2016.
