OK I just got here at the brother's house.

First Impression-the traffic on the inner loop is ridiculous-If there is going to be 3 million people in this region in 20 years you need an 840 northern loop to get the truck traffic around away from the downtown area.

Also, move the industrial sites away from the inner loop out into the bends-Neely's, Cockrill,Bells, Hadley,etc. That will help keep some of the trucks out of the inner loop.

Lastly, what's going on in Sobro and in around the Gulch is breathtaking-and also dangerous if you're trying to get a glimpse of it and keep an eye on the traffic at the same time!

Will see more stuff tomorrow after my doctor's appt. (yeah, I come all this way to see my old doctor!)

Our next Dave Luna Urban Planet Nashville Meet-Up will be this coming Saturday, Jan. 4th, from 10 AM to noon at Luna Llena Taqueria (300 James Robertson Parkway, at the NW corner of JRP and 3rd Avenue North).  The parking lot next door is now under new management and no longer gives free parking to La Luna customers, so either be prepared to pay there, or seek out free parking on some of the neighboring side streets, or free spaces in the State Employee lots a few blocks to the north.

Some of the stories that we will be discussing include:  the decade in review, and specifically 2019; Predictions for 2020; New renderings/diagrams of Nashville Yards projects and Embassy Suites/1 Hotel;  a 7 story micro apts. building for SoBro/Rutledge Hill; Tony G's purchase of a segment of the Elliston Place "Rock Block" and plans to restore as well as build new residential building behind; and much more.

Had a dozen at our January Dave Luna U.P. Nashville Meet-Up.  Lots of great discussion concerning the just-finished decade in Music City development, and how this coming decade might be even more consequential.

Our next gathering will be Sat., Feb. 1st from 10AM to noon at Luna Lena Taqueria (300 James Robertson Parkway at NW corner of JRP and 3rd Ave. North).

Here is the agenda for this Saturday's (Feb. 1st) monthly Dave Luna Nashville Urban Planet Forum Meet-Up from 10 AM to noon at  Luna Lena Taqueria (300 James Robertson Parkway at NW corner of JRP and 3rd Ave. North). Remember, there is no longer free parking in the parking lot directly behind the restaurant.  Either be prepared to pay there, or at other neighborhood lots, or at street meters.  I believe there is some free parking along 3rd Ave. North next to the new Criminal Justice Center (at least temporarily). There is plenty of free parking in the State Employee lots about 2 1/2 blocks north along 4th Ave. North.

    AGENDA: 
  • Avalon Midtown will be a 30 and 15 story complex featuring 304 residential units, 96,000 sq. ft. of retail, 32,500 sq. ft. of office space, and a large underground garage of unspecified capacity (guess of 850-1,000 range).  Located at SE corner of Hayes and 18th Ave. North, 1/2 block north of West End, and 1/2 block west of Broadwest. Currently surface lot and 1 story non-historical structure. Preston Partnership out of Atlanta will be architect.  Rendering available.
     
  • 909 Division will be 17-19 story residential complex of 574 units which would rank as one of the largest in the city. to be developed by  LG Development out of Chicago. Looks like it will be an L-shaped base with about 40 units per floor, plus several levels above grade parking. They do not plan on starting this year.  Site is currently an A+ Storage facility. Some diagrams available.
     
  • Buckingham Gulch Tower (38 stories, 345 residential units, 4,900 sq. ft. of retail) appears to be stirring again on the surface lot at NW corner of 12th Ave. South and Division.  Have applied for water/sewer studies. New diagram available.
     
  • A possible Lincoln Financial 15-story mixed-use building could be built on the 1.02 acre site at 4012 Hillsboro Pike, just a few hundred feet SW of Vertis Green Hills (19 stories). 300 residential units, 50 hotel rooms, 36,000 sq. ft. office space, restaurant space. Gresham Group and Catalyst Design are involved in design. There are 4 small retailers on the site at this time that will be moving. No renderings as of yet.New model of Four Seasons Hotel/Condo (40 stories).
     
  • Some newly unearthed renderings for Peabody Union Tower (32 stories, 300 residential units) on surface lot to the NW of the Trolley Barns.  May be a year or two old.
     
  • iHeart Radio has chosen 1200 Broadway as the home of their international digital hub.  There is 66,000 sq. ft. of office space available in the primarily residential-oriented tower.  The radio conglomerate had mentioned previously that they were shopping for about 40,000 sq. ft., which would represent about 150-200 jobs, and want to be open sometime during the first quarter of this year.
     
  • The Wildhorse Saloon will be expanding with another 600 capacity concert/event venue in the 10,000 sq. ft.  property next door to the south at 114 2nd Ave. North. The historic features of the building's interior/exterior will be retained.  There will be an interior connector between the two entities. Renderings available.
     
  • The NE corner of 5th and Broadway (424-428 Broadway) which is home to Legends Gifts and Legends Corner has sold for $8.94 million to Country Legends, Inc. (Brenda Sanderson and Ruble Sanderson who own multiple other Lower Broadway properties). The one story structure does not hold particular historical value, so will be interesting to see if they build (or add on) several stories for more honky tonk/tourism opportunity. 
     
  • Sila Development has the 1/2 acre SoBro parcel at 522-526 5th Ave. South under contract from Rocketown.  Non-historical 1 story structures on site. No word on the cost of purchase or their plans yet. 
     
  • New diagrams for the Sixth South Apts (11 and 12 stories, 297 units, 5,000 sq. ft. of retail space, internal garage).
     
  • The empty .22 acre parcel at 629 7th Ave. South (just south of Jack White's Third Man Records) has been purchased  for $5.3 million by an unknown entity. The property has last sold for $485,000 in 2006. Obviously, with that kind of investment for 1/5th of an acre , there must be something quite interesting being planned for this. 
     
  • The 5 level, 400 capacity garage between the Trolley Barns and Rolling Mill Hill has been OK'd by the Metro Historic Zoning Commission, and images released.  The address is 15 Lea Ave., and sits down the hill from the Metro General Hospital Building which was converted into apartments a decade a go. A pedestrian bridge will connect to The Ryman Lofts.  When work on the garage is completed, the RMH Site K surface parking lot, which is adjacent to Korean Veterans Boulevard and near the Gateway Bridge, can be cleared and prepped for a mixed-use Peabody Union (32 stories) project from veteran developer Ray Hensler.
     
  • CrossBridge Connection Center will be a 4 story building that will help end cycles of addiction, incarceration, and generational poverty.  It will be located on the empty lot at 33 Lindsley Ave. Crossbridge, Inc. currently works in the adjacent historic structure, and this will serve as an expansion.  Renderings available.
     
  • New diagrams for Broadwest Office Tower
     
  • Parent company for Country Delite Farms Dairy (full block from Church to Grundy and from 14th Ave. North to 15th Ave. North covering 4+ acres) is in bankruptcy.  Could mean that this prominent site will become available.  Might be an interesting option of the soccer stadium should the fairgrounds deal fall through. Site is the same size as Broadwest.
     
  • New City Properties has finalized the purchase of the 9.4 acres at the Neuhoff Plant site for $32 million via financing from J.P. Morgan Asset Mgt.  New city now has spent $66.25 million amassing 14 acres in/around the site for their half billion dollar project (everything between 2nd Ave. North and the river, with Taylor and Monroe Streets on north and south).  They also have a "right of first refusal" to buy 5.25 acres of neighboring land also owned by Cumberland River Development Inc., which owned the Neuhoff site. 
     
  • A condo building of undetermined size we be built at 1414 3rd Ave. North on .95 acres by FrontFour Nashville LP, who just bought the property for $3.7 million yesterday.  They are organizing plans, including request for rezoning from industrial to mixed-use residential.  The nondescript, non-historical one story structure on site had been home to Goodwin Contractors up until  a few years ago.  
     
  • Two adjoining properties spanning a collective 1.28 acres at 100 Van Buren St. and 1500 2nd Ave. North have been sold for $3.64 million to Thrive Homes out of Atlanta.  One is an empty lot, and the other has a nondescript/non-historical 1 story warehouse on site.  No word on what type of residential project will go here.
     
  • Jackson Builders is planning a 3 story, 7 townhome project on .3 acre at 2403 Jefferson St. No name for the development yet. A Feb. 2021 completion date is planned. Renderings available.
     
  • The former 13,000 sq. ft.  vaulted-ceiling Piggly Wiggly on 1/2 acre at 917 Dickerson Pike is set for a major overhaul and redevelopment. It was built in 1950, and will be redesigned for retail and/or restaurant use by RPMSkyline, who bought it for $2.1 million about 6 months ago. Rendering available.
     
  • 3930 Gallatin Ave. (4 stories, office and retail) is being planned by Nathan Wienberg for the lot that once featured Eastminster Church, which burned down a few years ago. Legacy design with brick type exterior. 72 space surface lot behind. Architect is Smith Gee Studio. Rendering and diagram available.
     
  • Both the K-Mart and Eastside Bowl on Gallatin Pike in Madison are undergoing adaptive re-use for music, restaurants, and more.
     
  • 2300 Riverside Drive will be a 4 story apartment complex with about 45 units and ground floor retail. Render and diagram available.
     
  • Riverside Village mixed-use project now has renderings now.
     
  • The Five Points building at 1016 Woodland St. that was last home to Tenn Sixteen Bar is now for sale at $3.5 million. It was built in 1920, spanning  4,400 sq. ft. and covers 1/10th of an acre. It last sold for $460,000 8 years ago. 
     
  • Virgin Hotel is slated to open May 3rd.  262 rooms now originally set for 240).  Three eateries: Commons Club, Pool Club Rooftop Bar, and Funny Library Coffee Shop). 
     
  • Sila Development is purchasing 19 Music Square West (17th Ave. South). This is immediately south of the site where a supposed 19 story residential tower is rumored.  No word on the price paid or exact plans for this sliver site yet.
     
  • Woodfield Development have completed the purchase of the 2+ acre site at 1600 State St.  for their planned 292 unit apt. complex (possibly several structures in the 5 story range).  They paid $11.7 million for the empty lots to Mark Bloom/Larry Papel.  5 years ago, those two bought the site for $4.5 million. No word yet on the name of the development, renderings, or start date.
     
  • Roshan Patel of Midtown Hotel Partners (which is also developing the West End Fairfield Inn) has purchased the .4 acre site at 110 20th Ave. North for $3.7 million.  Currently John Hollis Pharmacy is in the 1 story structure on the site. 
     
  • Elliston Soda Shop will move 1/4 block west to 2201 Elliston Place, part of the planned repurposed block of structures (built in 1907) that Tony Giarratana purchased last month. The new location will be larger, with a capacity of 150 guests (up from the current 60), new dining booths, soda fountain, period-correct jukebox, and outdoor dining area with a walk-up order window. The classic elements of the original will be cleaned, restored, or rebuilt to original specs.  All current staff has been retained.. Giarratana says that the height/amount of new apartments to be built on the parking lot behind the row of existing structures at 2201-2209 Elliston Place has not been finalized yet.  But says the development will take about 2 years to complete. 
     
  • JV Hospitality is apparently moving forward with ideas at 2221 Elliston Place for a 6 story, 165 room Holiday Inn Express with 3,000 sq. ft. of ground floor retail space at this location.Jay Patel of JVH is seeking a 90-space garage, which would be a variance on the 139 spaces required by Metro Codes for that size hotel. Despite objections from neighbors and historians, Metro has determined that the site is properly zoned for a hotel, so the pre-WW II 3 story Louise Douglas apartment buildings seem doomed. No renderings available yet.
     
  • Vanderbilt University pays $5 million for the .6 acre Wendy's site at 2603 West End Ave. With the purchase, the university now controls 7.07 acres of contiguous property bordered by Natchez Trace on the east, West End on the north, 28th on the west and Vanderbilt Place on the south.
     
  • Olympic II is the working name on another 5 story, 52 unit residential building next to Alina (previously known as Olympic I) at 1009 8th Ave. South. Plans are for 3,000 sq. ft. of ground level retail as well. It is also being developed by Meg Epstein and Jared Bradley. They recently completed the purchase of the land for $4.7 million. A late February start is planned.
     
  • The Finery North will be a 6 story project by Hines on 1.8 acres at 1231 Martin St. They just finished the purchase of the site from Diskin Cider folks for $6.5 million. Two nondescript, non-historical buildings will be razed.  This is immediately to the north of the popular Diskin Cider brewery. No word on how many residential units in the mixed-use proposal, nor any rendering. 
     
  • Martin Flats will be the name of the 3 story residential development by Bert Matthews at 461 Humphreys St. that will feature 150 units with 200 sq. ft. apiece, and 1,783 retail space. The sub-$1,000 a month rent will include all utilities and Internet service. Each unit will provide a bed, a refrigerator and a microwave. The building will offer a community kitchen on each floor for those residents who want to undertake any significant cooking.Hastings Architecture did the design, and R.C. Mathews will be the contractor. A first quarter 2021 completion date is planned.  A rendering finally available. 
     
  • Belmont University will build a 2 story, 45,000 sq. ft. indoor practice facility for basketball and volleyball teams. Will be just to the east of the new South Parking Garage/Tennis Facility on Compton Ave. Completion Fall of 2021.
     
  • Rochford Realty has begun exploring ideas for the approx. 1 acre site at 3808 Cleghorn Ave., on which currently resides the Tokyo Japanese Steakhouse and large surface lot.  The restaurant is not planning to renew their lease this year. This is a prime spot zoned for up to 10 stories for a substantial mixed use project.
     
  • The state is selling (by sealed bid) a 6 acre site with 12 buildings at 3411 Belmont Blvd, near the NW corner of the intersection of Belmont Blvd. and Woodmont Blvd.  The oldest structure on the lot is The Yellow House, which was erected in 1920. Most of the buildings (some built as late as 1977) are in disrepair. An offering memo states, “The buildings are set up for institutional use [and] consist of administrative buildings, residences (both dorms and duplexes), classrooms, a gymnasium and storage buildings.”
     
  • Parke West will be the name of the 3415 Murphy Rd. Project at West End Ave. and I-440.  The two-section 14 story building will feature 210 residential units, 175 hotel rooms (no brand announced yet), 7,000 sq. ft. of retail, and 12,000 sq. ft. of restaurant space. 
     
  • Solis L&L Marketplace development announced 6 stories, 265 residential units, ground floor retail will face L&L Marketplace. Charlotte-based Terwilliger Pappas Multifamily Partners is the developer. Will sit on 3.05 acres at 3814 Charlotte Ave. adjacent to and north of the recently opened retail building L&L Marketplace. It would be accessed via 39th Avenue North and straddle Interstate 40. 
     
  • Price Development has released renderings for their 5 story, 322 ap. complex which will be called 3800 Charlotte in the 4.4 acre site. It is immediately to the east of the Solis L&L Marketplace announced earlier today.  
     
  • Clay Sifford has paid $4.7 million for a 4.9 acre site at 522 39th Ave. North in The Nations that faces I-40 on it's southern edge with 1,000 feet of frontage. There are a couple of low grade industrial structures on the property that have been sitting empty for years. No word on the plans for the site.
     
  • Front Street Partners has purchased 14.4 acres at 7116 Charlotte Pike for a 260 unit apartment complex. The property was worth 1/10th the value in 2006. No renderings yet.
     
  • The other hotel planned for One Bellevue Place will be a Fairfield Inn and Suites (4 stories, no number of rooms announced). The 4 acre parcel is at 7636 Hwy. 70 south.  A $6.2 million permit has been issued to get underway.   No rendering yet.
     
  • A uniquely designed 4 story, 30,000 sq. ft. medical building is being planned for a 1.9 acre site at 302 Lebanon Dirt Rd. in Hermitage. Its style is influenced by the late modernist architect Eero Saarinen, and was designed by Manuel Zeitlin. Dube Orthopedics and Physical Therapy will be the primary tenant.
     
  • Amazon is going to build its 10th distribution center in the Nashville metro at 710 Myatt Drive in Madison near Rivergate Mall.  The 130,000 sq. ft. facility is on a 40 acre site that Panattoni Development will build. No word on how many will be employed.With this additional location, Amazon will now have just shy of 7 million sq. ft. of warehousing space in the Nashville market.
     
  • Facebook is looking to the greater Nashville area for a massive data center. Apparently they have been doing a site search for 2 years.  Originally they were looking at Clarksville, but it sources think it may end up being in Gallatin. Probably won't be a huge amount of jobs (perhaps less than 100). The plan appears to be similar to the massive centers they are opening in Huntsville, Salt Lake City, Omaha, Columbus (OH); and the Atlanta area. Normally are around 900K sq. ft. and cost about $750 million to build on hundreds of acres. Some are even larger.


    NASHVILLE REMAINS HOT:

     
  • Mayor Cooper and Governor Lee were in California earlier this week to continue negotiations with Oracle execs about a possible huge hub in Nashville. This could involve 1,000 jobs initially, and potentially thousands more in future phases of expansion. According to multiple real estate sources, Oracle has been hunting for at least 500,000 square feet of office space, with the potential to grow to as much as twice that size. Sources said Oracle prefers to own and develop its office buildings.  Sources have identified the 105 acre River North development site as Oracle's preferred landing spot. 
     
  • Metro Nashville (9 counties) home sales were up 7.7% for 2019 over 2018. Average home pice grew by 5% (308,000 to $324,000), average condo price grew by 21% ($222,000 to 269,000).
     
  • In 2019, 18,273,434 passengers traveled into and out of Nashville Airport, exceeding the 2018 calendar year total by more than 2.2 million passengers. The 2019 total represents a 14.2 percent increase over the previous year.
     
  • Nashville attracted a record 16 million visitors in 2019, up 6% from 2018.
     
  • The city's New Year's Eve event also brought in a record $26.6 million in direct spending, up 16% from 2018, when it generated $23 million. A record 25,529 hotel rooms were sold on New Year's Eve, a 7% gain from the previous year. Attendance for the Jack Daniel’s Music City Midnight: New Year’s Eve in Nashville event exceeded 200,000, up from 175,000 last year. 
     
  • Nashville's hotel room sales were similar to those in Tampa and Philadelphia and exceeded sales in New Orleans, San Antonio, Charleston and Austin, according to the Visitors Corp. The top states where tourists visited from include Florida, Tennessee, Kentucky, California, Illinois, Alabama, Ohio, Georgia, Texas and Indiana.
     
  • The number of Nashville hotel rooms has grown to 33,200, up from 30,600 in 2018. More than 5,000 rooms are under construction and more than 9,600 are in the final stages of planning. Seventeen projects are expected to open in 2020 and 18 opened in 2019.
     
  • More hotel growth news: The number of hotels within a two-mile radius from Tootsie’s Orchid Lounge, the city’s most famous honky-tonk, has swelled 2.5 times larger since 2011. Total revenue from hotels in that footprint exceeded $800 million in 2019 — four times larger than the bookings in 2011. The average room price has jumped 80%, nearing $250 a night.  2014 was the first time the hotels in Greater Nashville had any month in which they collectively made $100 million of revenue or more. They cleared that bar every month in 2019. In October, they came just $1.3 million shy of hitting $200 million.
     
  • Hilton announced a new brand, named Tempo, and Nashville is among the 30 cities where it is debuting. A company spokeswoman declined to share details such as the exact location for the planned hotel or which developer the company is working with.
     
  • Margaritaville Hotel in Nashville was named as one of USA Today's "Best New Hotels" in their Reader's Choice Awards for 2020.
     
  • Alliance Bernstein announces 200 additional jobs being added to their new HQ on top of the 1,050 already in motion.
     
  • The Country Music Hall of Fame set a new attendance record in 2019 at 1.3 million, up 8% over 2018's record of 1.2 million.
     
  • Allegiance Air will be adding nonstops from BNA to Bozeman, MT; Tulsa; Flint, MI; Pittsburgh; Fargo, ND; Grand Forks, ND; Sioux Falls, SD, Greensboro, NC; and Norfolk, VA. 
     
  • Bridgestone Arena wins CMA’s “Venue of the Year” Award for 2019 (2nd time winner).

We had a wonderful Dave Luna Nashville Urban Planet Meet-Up today, spending over half of the time discussing the challenges as well as positives coming out of the tornado tragedies that hit our area earlier in the week. There were 12 in attendance, but one had to leave before we could snap our group photo.  We'll meet next on Sat. April 4th from 10 AM to noon at Luna Lena Taqueria (300 James Robertson Parkway at NW corner of JRP and 3rd Ave. North).
