Despite the holiday weekend, we still had 11 in attendance at our September Meet-Up (a few had to leave before we snapped our pic).  Lots of spirited conversation about the Fairgrounds/MLS Stadium, and much, much more.   

Our next meeting will be Sat. Oct. 6th at Woolworths on 5th (221 5th Ave. North) in the basement ballroom from 10 AM to noon.

I will be there as usually early to make sure we have something set up. Mark, you may want to get there a little early as well since you dealt with them.

 

To get to the basement, all you have to do upon entering is go down the stairs that are against the wall to the basement.

 

Next month I will not be in town at this point in time as I hope to be in Boston and points north.

This Saturday, Oct. 6th,  Mark Deutschmann, Founder and CEO of Village Real Estate, will be our guest speaker for the Dave Luna Urban Planet Meet-Up from 10 AM to noon, at Woolworth on 5th (221 5th Ave. North, downtown).  We will be meeting in the basement ballroom.  

Mark will share about his pioneering work in Nashville's urban  residential development over the past 25 years, talk some about his new book ("One Mile Radius: Building Community from the Core"), and then field questions.  He's going to bring some copies of the book to sell and autograph if anyone is interested.   

Best priced parking is in the Downtown Library Garage two blocks away (get your parking stub validated at the Library front desk for a discount).  

Be sure to invite any of your realtor friends, as well as anyone else who is interested in how neighborhoods have been developed in Music City over the past quarter century.  Should be quite informative.   : )

Remember, our Dave Luna Urban Planet Nashville Meet-Up will be in a different locale tomorrow: the wonderful Woolworth on 5th restaurant at 221 5th Ave. North, in the basement ballroom. Start time will be 10 AM on the nose for our special guest, Mark Deutschmann, to speak-- so if you want to order food/drinks upstairs at the counter, you'll need to do that beforehand and bring it downstairs yourself.  Recommended cheapest parking will be at the Downtown Library garage a couple blocks away (make sure you get your ticket validated at the front desk for discount rate).

- Meet anyone new attending, then quick introduction of Mark Deutschmann from Village Realty so he can talk about his book, 
"One Mile Radius: Building Community from the Core." He will then field questions.

- Around 10:55 AM we will finish with Q&A and then take our group photo with Mark.  If anyone would like to purchase a book and have him sign it, they can in the back of the room quietly as we continue with the meeting.

  • The Fairgrounds/MLS Stadium bill passed 31-9 by Metro Council.  Site work for the new Expo Center to start in mid-Oct.  Hope to have it built by late summer of 2019.  Then all the old expo buildings will be razed, and begin construction on new stadium and adjoining 10 acre mixed-use development in Sept. of 2019.
     
  • 2012 West End Ave. (25 stories, 350 residential units, 6,500 sq. ft. of retail, 420 capacity garage) being planned by CA Ventures on former sites of Jack In The Box and Taco Bell, just west of the new Graduate Hotel u.c. 
     
  • HRI Properties plans a 24 story mixed-use tower at SW corner of Rosa Parks Blvd. and Commerce St. Has been a surface lot for Christ Church Cathedral for decades.  No renderings or timetable yet.
     
  • Twin 25 story towers (200 room hotel and student residential housing on a shared 5 story pedestal that features ground level retail and large garage) at 1715 West End (just east of Aloft Hotel on former bank site) is being proposed by Ardavan Afrahkteh.  Massing render released.  He tends to be more of a land banker.  
     
  • Circle South site (1.9 acres at southern junction of 8th Ave. South and Lafayette St.) has been purchased for $21 million from the African Methodist Episcopal Church HQ by a local group led by David Byerley. Rumors are for a hotel.  Being consulted by CeCe Winans and Jay Patel. Zoned for 12-16 stories, and could go as high as 20 with Metro bonuses.
     
  • GBT Realty's 16 story mixed-use development at 3415 Murphy Rd. (at junction of West End Ave. and I-440) has been approved by Metro Planning Commission.  It will feature 250,000 sq. ft. of office space, 175 room hotel, 18,700 sq. ft. of retail, and large garage.  No start date announced yet.
     
  • TownPlace Suites (11 stories, 161 rooms, large garage) at 1414 Charlotte Ave. to start by year's end. Open by early 2021.
     
  • 15th & Church (7 stories, 52 residential units, 2,000 sq. ft. of retail, and garage at 1506 Church St.) to get underway soon.  Permit granted.  Once complete, the adjoining 215 15th Ave. North (12 stories, 74 condos, 6,000 sq. ft. commercial space, and large garage) will get underway. 
     
  • Madison Mill redevelopment (former milling factory on 7.1 acres at 4101 Charlotte Ave.) is finally getting underway as Sylvan Station, with new owner, Third & Urban out of Atlanta. Purchased for $12.5 million, and will feature 133,000 sq. ft. of office space, 27,000 sq. ft. of retail.  Will start this month, and be finished by late 2019.
     
  • Summit Hill (6 story 171 unit Brian Paul Hotel, 600 seat venue, 13 penthouse condos, 22 garden style homes, restaurants/retail, garage on 20 acre hill at SE corner of I-65 and Old Hickory Blvd.) is moving forward. Has a price tag of $320 million.  
     
  • North Trinity project by Ewing Brother is having public meetings.  Released new conceptual video/renderings that includes 3 bridges across the Cumberland River. Also being dubbed "Nashville Tomorrow."  They have accumulated over 48 acres.  Are seeking more density in the community development plan. Highly ambitious.  Most likely won't fly in current concept for at least 20 years. 
     
  • Tennessee State University's massive expansion is to be called Cumberland Shores.  New renderings released that includes a 17 story tower, multiple 4-6 story structures across a multiple street complex covering at least 40 acres. 
     
  • Vanderbilt University starting 2 story, 15,000 sq. ft. connector and renovations on two 100+ year old structures at Peabody College costing $41.5 million. To be finished by Jan. of 2020.
     
  • TownPlace Suites (6 stories, 156 rooms) at 306 Gay St. is finally about to get underway. Construction trailer on site.  Demo of current 4 story office structure is imminent.
     
  • Anchor Health (5 stories, 44,000 sq. ft. office space and 3 level garage at base) being planned for 20th Ave. North, just south of Charlotte Ave. 
     
  • Donelson Hyatt House (4 stories, 128 rooms) in Century City has applied for a permit.
     
  • West Trinity Land & Buena Vista Pike 13 acre mixed use development (10 buildings with 224 apts, 15 townhomes, 12,750 sq. ft. of commercial) is being planned. 
     
  • Six.O.Nine will be three building, 4 story, 120 condo unit development on 3.6 acres at 609 Creative Way, near I-65/Briley Parkway interchange in Madison. Phase I to be complete by late 2019.
     
  • 300 townhome project at 915 Robinson Rd. in Old Hickory  to break ground in spring of 2019.
     
  • Vintage Station North (4 stories, 192 apts, 28 townhomes, retail) to start in early 2019 in Mt. Juliet near the Music City Star station.
     
  • Lynnwood Station (120 single family homes & 233 townhomes) planned for 66 acres in Mt. Juliet.
     
  • Metro Council to freeze all T.I.F. (Tax Increment Financing) to developers until June 30, 2019. Councilman Bob Mendes is leading charge to reshape the way the MDHA uses taxpayer money with developer agreements. 
     
  • Vertis Green Hills (18 stories, 301 units,  67,000 sq. ft. office/retail, $125 million) is now open.
     
  • Tennessee State Museum (2 stories, 130,000 sq. ft., $160 million) at Bicentennial Mall is now open. Very nice.
     

NASHVILLE REMAINS HOT:

  • Nashville Downtown Partnership released their annual report this month. There are now 11,000 people living downtown in 7,622 units.  1,664 are currently u.c.  (22% increase).  70,000 people now work downtown. Downtown office vacancy at 5.4% (Class A vacancy is 5.1%). 1.4 million sq. ft. of office space currently u.c. There are 7,017 hotel rooms downtown, with 3,147 u.c., and 3,166 rooms planned (90% increase!).  There are 3.1 million sq. ft. of retail space downtown, at a 2.7% vacancy rate.  62 new retail business opened in last year, a 19% increase from previous year.
     
  • Nashville #4 in the nation in hotel construction according to LodgingMagazine.com
     
  • Nashville unemployment remained at 2.7% in August, lowest of 51 top markets in U.S. Rose slightly to 3.1%, in Sept., but still lowest in nation.
     
  • Metro grew an average of 106 people per day in 2017 according to U.S. Census Bureau. 2016 population was 1,865,000 in 2016. 1,904,000 in 2017.
     
  • Murfreesboro (#4) and Clarksville (#25) listed in "Fastest Growing Cities in America" by Newsweek.com
     
  • Nashville Metro economy topped $133 billion in 2017 BEA News.  4.1% real growth.
     
  • Tennessee median household income increased by 6% in 2017, 5th highest rate in U.S. over 2016, and highest of all Southeastern states.

  • Airport had 1,410,257 passenger in August, up 12.7% from Aug, 2017, and another new monthly record.
     
  • Airport had 27,410 passengers on Monday, Oct. 1 for new single day record.
     
  • Ashton Kutcher gave Nashville a Creator Award at WeWork Convention.  The others awarded were Shanghai, China; Sao Paulo, Brazil; London; and San Francisco. Notated for extraordinary innovation for global impact.
     
  • New York Times published another glowing 2,000 word feature in its Travel Section called "36 Hours in Nashville" in their Oct. 4th issue.

Yes, thank you, Mark Deutschmann, for spending much of your Saturday morning with us.  Your example and enthusiasm are inspiring.  And thank you for sharing a copy of your book, One Mile Radius, with us!

It was great to see everyone today after a three year hiatus on my part.  And thank you for warmly welcoming my friend, Randy.  He and his son are involved in rental real estate in middle Tennessee and go about it in a way that improves rundown properties, making them livable again.

Our next Urban Planet Nashville Meet-Up will be this Saturday, Nov. 3rd, from 10 AM to noon at Luna Llena Taqueria (300 James Robertson Parkway, at the NW corner of JRP and 3rd Avenue North).  Since we had a special guest at last month's gathering, we have 2 months of development activity to update. We'll be discussing  progress on the 700 ft. Paramount Tower concept,  a 15 story Marriott coming to North Gulch, massive new developments in Lebanon and Franklin,  Four Seasons Hotel at 2nd Ave. Partners,   a 25 story residential tower on West End,  a 24 story mixed-use tower at 8th Ave. and Commerce,  new hotel at 8th Ave. South and Lafayette, changes to One KVB Circle, Madison Mill redevelopment, and much, much more.  A full agenda will be posted on this thread in the next few days.

There are no events at Municipal Auditorium this Saturday, so no parking issues.  Plenty of free spaces directly behind the restaurant.  Looking forward to another great group!   : )

  • Broadstone Stockyard Flats (two 5 & 6 story structures, plus restored Stockyards Building, 334 units, and internal garage) is fully financed, and now underway. To open late 2020.
     
  • Embrey Partners will have10 acre apartment development featuring 11 four story buildings and 300 units at Great Circle and Athens Way in Metro Center.
     
  • First Tennessee Ballpark Restaurant/Bar Building (2 stories, 60,000 sq. ft.) to break ground any day now.  Hope to have finished by April 2019.
     
  • The Kirby (5 stories, 104 units, 9,200 sq. ft. of retail) will be new project by Core Development in WeHo at former Kirby Welding Company site at 1236 Martin St.
     
  • Spectrum Emery Midtown (8 stories, 130,000 sq. ft. office space) is 95% leased before opening with Ernst & Young and WeWork taking over 60,000 s.f. apiece.
     
  • Anchor Health (5 stories, 44,000 sq. ft. office space and 3 level garage at base) being planned for 20th Ave. North, just south of Charlotte Ave.

  • The I-24/Hickory Hollow Blvd. exit next to Century Farms has been approved and work is starting. 
     
  • Community Plan for Charlotte Pike corridor between I-440 and White Bridge Rd is being put in motion.
     
  • The 13.5  acre Boathouse Park just east of Rolling Mill Hill along the Cumberland River is still gaining momentum. donors have committed $1.5 million, and Metro has set aside funds for master planning which could start in next month. The Trust for Public Land paid $2.5 million for the land already 3 years ago.

  • Jimmy & Rosalynn Carter along with Garth Brooks and Trisha Yearwood and 500 other volunteers built 20 homes for Habitat for Humanity in Park Preserve neighborhood from Oct. 6-11.

We had 13 in attendance for our 13th Anniversary Meet-Up today (1 had to leave early before photo was taken).  Lots of lively, informed conversation on numerous subjects. : )

Next meeting will be Sat. Dec. 1 at Luna Llena Taqueria (300 James Robertson Parkway, at the NW corner of JRP and 3rd Avenue North), from 10 AM to noon.

There is also parking in the Nashville Public Square garage across the street. That is a pay lot.

Also this from TRIPSAVVY:

Government Parking Lots

Most all of the Tennessee Government parking lots, excluding Metro Nashville lots, offer free parking after normal business hours and on weekends. There are about eight to 10 of these lots located in the downtown area, and they all will have signs posted identifying them as such.

So this means that most of the state lots are free on the weekends.

Our next Urban Planet Nashville Meet-Up will be this coming Saturday, Dec. 1st, from 10 AM to noon at Luna Llena Taqueria (300 James Robertson Parkway, at the NW corner of JRP and 3rd Avenue North).   Some of the stories that we will be discussing include:  Amazon's huge announcement of Nashville being their choice for their Operation of Excellence (5,0000 jobs) in Nashville Yards;  2012 West End Ave (25 story pat tower) rezoning approved by Metro; Dinerstein's 351 unit apt. building coming to RJ Young site in Gulch; Paramount Tower's ongoing negotiations for Church St. Pocket Park lot; Triumph Properties hotel proposed for 2221 Elliston Place; Contralto Condos (7 stories, 52 units) getting underway at 15th and Church;  and much more.  A full agenda will be posted on this thread in the next few days.

There are no events at Municipal Auditorium this Saturday, so there should be free parking spots available behind the restaurant.  Looking forward to another great meeting.  Hope to see you there!   : )
