Our next Virtual Meet-Up via Zoom this Saturday,  April 3rd from 10 AM to noon Central Time.  If you would like to participate, please send me your e-mail address via private message by Friday evening, April 2nd, and we will get you the particulars for logging on.   We will presume that if you took part in last few months' virtual meet-ups, that you will be interested again this month...so no need to send your info again (we've  kept it from May of 2020 onward and will include you automatically for this upcoming meeting).

It will be great seeing/hearing from members scattered around the country and globe, as well as many of the Nashville regulars.    : )

    AGENDA:
  • North Edge will be the name of a 6.8 acre development on the former Beamon Motors site at 1000 Hawkins St., to be put together by Marquette Companies, a major real estate firm with $1.9 billion in assets based out of Illinois.  The project will feature one 12-story and three 8-story structures featuring 540 residential units, 500 hotel rooms, 160,000 sq. ft. office space. Most of the site is surface parking currently, and a non-historic 1 story auto shop will be razed.  No word on the sale price, projected budget, nor renderings yet.  Only a mock-up diagram at this point.
     
  • RMR Group is adding to the footprint of this massive project by purchasing an additional 1.42 acre lot at 151 North 1st Street for $7.6 million from Ray Dayal.  the latter paid $2.8 million for the site just 3 years ago.  There are currently no usable buildings on the site.  This now makes the site a total of 18.1 acres. The previous plan called for 3 million sq. Ft. Of residential, office, and commercial space featuring about 6 towers ranging from 20 to 30 stories. 
     
  • Rangewater Development our of Atlanta is looking to build a 350 unit residential project on 3.6 acres at 51 Oldham St. The site has an unused 1 story, 11,000 sq. ft. warehouse on the site that used to be part of Goodwill Industries.  Hotelier Jay Patel currently owns the plot (he paid $6.25 million for it 4 years ago), and it is not clear of he is going into partnership for this project. Poole & Poole Architecture will be handling design; Catalyst Group is handling civil engineering and land-planning.  No renderings yet.
     
  • 522-525 Rep. John Lewis Way (5th Ave. South) has changed hands again for $6.8 million, now belonging to 522 Fifth Venture LLC. The previous owner, Jay Patel, had purchased it just 14 months ago for $5 million and had planned a hotel project of unknown size. No word from the new owners on their plans for the .45 acre site which includes a non-historical 1 story structure. At that price I'm sure it will be something of significance.
     
  • A 5 story, 102 unit residential project is now planned for 1009-1023 8th Ave. South by CA South, Meg Epstein's development company.  I believe the tentative moniker is still Olympic II.  She just finished the purchase of all the parcels for $7.5 million. Previously a 5 story, 52 unit project was planned, but is now being expanded with the extra land.  The new L-shaped lot takes up more than an acre. A $17.25 million loan has been secured from CapStar for the construction. Several single-story, non-historic structures will be razed to make way for the new development. This is immediately next door the the  5 story, 50 unit Alina which CA South opened this past year. Renderings available. 
     
  • Velvet Taco is building a new 2 story restaurant at the SW corner of Lyle Ave. and Broadway.  Existing structure has been razed. No renderings yet.
     
  • The 3 story office building on the vacant lot at 1912 Acklen Ave./1818 20th Ave. South  in Hillsboro Village  is underway.  Brilliant Design is the developer. Anderson Architects is the designer and DiLeo is the project manager. The first level will have parking, and the top two floors will be the actual office space.  No word on square footage, or completion date. Renderings available.
     
  • Vanderbilt Univ. United Fund is two-thirds of the way to meeting its $300 million goal to upgrade athletics facilities including a football-specific training center with a full-size indoor football field, a basketball-specific training facility, an expansion to McGugin Center for all other sports teams, and Dudley Field upgrades with premium seating.  Fundraising will be opening now to the general population.  More details will be announced in the summer. 
     
  • Odyssey at the Park (two 5 story buildings, 75 units, ground level retail, 130 space garage) at the NW corner of 31st Ave. North and Long Blvd. will get underway this summer.  Additionally, Athena at the Park will be another 5 story (?)  structure offering 51 condos, and Mosaic at the Park will be yet another 5 story (?) structure with 53 condos at the 3108 Long Blvd. that will replace the 3 story, 1930s-era Avoca Apt. building that is considered unsalvageable (originally they wanted to incorporate it into the design).  No renderings for the final two mentioned above, but new rendering of Odyssey are available.
     
  • 1505 Dickerson Pike will be made up of two buildings ranging from 4-6 stories featuring 700 residential units, 20,000 sq. ft. of retail space,  and internal garages on 6.43 acres at 1505-1603 Dickerson Pike. Key Real Estate out of New Orleans is the developer. Humphreys and Partners will be the architect, and Kimley-Horn will handle engineering and land planning. A trailer park is currently residing on the site.  The team will go before Metro Planning Dept. on April 22 to seek rezoning. Renderings available.
     
  • A 17 unit (3 stories?) townhome project is slated for the .83 acre site at 1235 Dickerson Pike (SE corner of Dickerson and Douglas Ave.).  It is unclear who the developer is at this point. No rendering yet.
     
  • The Donelson Library (2 stories, 24,000 sq. ft.) at 2135 Lebanon Pike at Donelson Plaza gets OK for design and construction. Massing render available.
     
  • Fisk University is set to start the 2 story, 10,516 sq. ft. Roland G. Parish Center for Career Planning and Development on the empty lot at 930 17th Ave. North.  A permit for $1.22 million has been granted for Certified Construction Services  to get underway.  Orcutt/Winslow is the architect; Catalyst Design is handling engineering.  An updated rendering is available.
     
  • E3 announces two new residential projects along Buena Vista Pike: 1) Heath and haven at North Pointe will be numerous 3 story structures featuring 39 condos and 30 condo units at 2423 Buena Vista Pike.  It will break ground later this year at the 10+ acre site. on undeveloped land. A 2022 opening is planned. 2) Vista at North Pointe will be a several building 3 story  townhome project on 2 acres at 2127 Buena Vista Pike. Groundbreaking happened recently, and it should be complete by later this year. John Eldridge III of E3 says he has more projects along the West Trinity Lane/Buena Vista Pike corridor. in the works as well. Renderings available. 
     
  • Silo West has released info about its 4 story, 169 unit condo project currently underway off 54th Ave. North, north of the CSX tracks at Silo Bend in The Nations.  Evergreen Real Estate is the developer; Southeast Venture is the architect. Renderings available.
     
  • Alta Farms at Cane Ridge will be a 10 building, 330 unit residential community on 39 acres at 3144 Old Franklin Rd., just south of Century Farms.  Wood Partners is the developer. Rendering available. 
     
  • Views of  Music City South (3 & 4 stories, 209 units)  will be the adjoining development to Views of Music city and will sit on 6.6 acres at 6228 Nolensville Pike.  Ramston Capital is the developer; Baker Barrios is the architect; Catalyst Design is the engineer.  Metro Planning will review the proposal on April 22nd.  Rendering available. 
     
  • The Graystone Quarry amphitheater (capacity 7,500 on 138 acres) will open this summer and will be named FirstBank Amphitheater. As mentioned before, LiveNation will book all the events there. New renderings available.
     
  • Glenbrook Village (multiple 5 and 3 story structures, 297 residential units, 73,000 sq. ft. retail, courtyards, green space) will break ground this summer on  23 acres next to Glenbrook Shopping Center in Hendersonville.  The developer is Vastland Communities.  Rendering available.


    NASHVILLE REMAINS HOT:

     
  • Area home sales up 4% in February over same month in 2020.  Average price for house up 11%,  and condo up 9%.
     
  • Despite the pandemic, Metro Codes Dept. set a new record by issuing $4.66 billion worth of building permits in 2020, up by 10.6% from 2019 (+$447 million).   Commercial permits were up 9.7% and residential permits were up 12.3%. 
     
  • NTT Data is opening a 350 job tech hub in Capitol View. The expect the number to grow  to at least 500 in next few years. 
     
  • Educational Media Foundation (EMF), which is the parent organization for the K-LOVE and Air1 radio networks (close to 1,000 stations nationwide)  will be moving its HQ from Sacramento, CA to Nashville,  bringing around 300 jobs to the area.  The move will happen over a 3 year period.  They are still selecting the site for their new campus. 
     
  • Gap Inc. is making an $83 million investment to expand its Gallatin distribution facility, and will hire an additional 600 full-time employees to go along with the existing 1,500 already there. 
     
  • Mars Petcare is making a $200 million expansion of their Royal Canin plant in Lebanon. it will eventually lead to 92 more jobs to go with the existing 150. 
     
  • Hankook Tire will be doubling the output of its Clarksville plant with a $361.1 million investment  over the next 3 years.  Currently it is producing 10 million tires annually, and employs 1,000 people.  No word on specifically how many new employees will be involved with the expansion, but should be in the hundreds.
     
  • Nashville ranked among Top Ten Best Commercial Real Estate Markets  in March list by the National Association of Realtors. 
     
  • The Today Show on NBC has put Nashville among "The 10 Best Places to Live Following the Pandemic" according to a top New York realtor.
     
  • Nashville has been selected one of eight "rising star cities by JLL.  Others on the  list are Atlanta, Austin, Charlotte, Dallas, Denver, Miami and Raleigh. Nashville and the other growth markets are attractive to investors due to greater rent and occupancy growth, according to the JLL study. The JLL report found the average 5-year rent growth across the eight rising star cities was at 37.6%, more than double the national average of 17.8%.

    AGENDA:
  • The curved, 45 story, 610' aluminum and glass 800 Lea (working name) will be the latest addition in Tony Giarratana's family of residential towers.  It will hug the west side of the Music City Center Roundabout at the confluence of 8th Ave. South, Korean Veterans Blvd, and Lafayette St.  It appears there will be about 120 luxury condos, and a 60 capacity underground garage (3 levels). Goettsch Partners is thee architect; Barge Design is handling land planning and engineering.  They will go before the MDHA Design Review Committee on Tuesday to seek approval for the exterior form and function of the building, a name for which is not listed in the document submitted to MDHA.
  • Gulch Union Residential Tower One has new renderings.  Still 28 stories. Initial permits being applied for.
  • Amazon Tower Two will move forward with a $55.4 million permit.  Will be 34 stories above grade, 31 stories above Upper 10th Ave. North. 421’ tall. 
  • The Printing House Hotel will officially be 11 stories and 181 rooms. The Johnston Supply building will be razed soon, and groundbreaking will be late summer. Besides being the developer, Sun Development and Management Corp will also be the contractor.  New renderings available. 
  • Oracle announces its Nashville complex will cost $1.2 billion and have 1.2  million sq. ft. of office space on about 60 acres o f the River North development. They will employ 2,500 by end of 2027, and 8,500 by 2031 (average salary of $110,000). This will NOT include the portion known as The Landings at River North (about 15 acres) being developed by Creek Lane Capitol.  The Oracle campus will generate about $18 million of property taxes annually, as well as another $8.8 million per year in sales and use taxes.  Oracle will be $175 million up front for infrastructure including roads, utilities, parks, greenways, and environmental clean-up.
  • Jesse Abair of the RMR Group gave some background on their massive 111 North First Street project (multiple 20 & 30 story towers) on the East Bank: “We envision an internal road network and a greenway traversing our site that would eventually connect to Metro’s planned greenway system for the East Bank. We would ultimately like to extend Howerton Avenue to North First Street, and we also think that enhancing north-south connectivity through our site would benefit the city’s transportation infrastructure. I can tell you that we are spending a lot of time trying to get the ground plane right. Connectivity, open spaces, greenway extensions, activated streetscapes — these things will be crucial to the success of our project and to the transition of the East Bank as a whole into a place that people want to actually spend time in.”
  • Circle South (30 stories, 535,000 sq. ft. office space) update: The tiny .07 acre  triangular lot at 701 Lafayette St. featuring the Imperial Insurance building has sold to  the LLC associated with Lincoln  Property, the developers of Circle South, for $1.615 million.
  • M 12 Hotel (10 stories, 88 rooms) update: M Street  Entertainment Group has sold the .45 acre land (which includes the Whiskey Kitchen Restaurant/Bar)and on which it this hotel was to be built. C.B. Ragland is the buyer for $5 million. The restaurant will remain open for the time being. M Street Partners is still interested in this hotel concept on one of their other sites in the same neighborhood, but no specifics are available at this time. “Just over five years ago, we acquired the 1101 McGavock Building, now home to Kayne Prime (of M Street), Google Fiber and Redlight Management,” Michael Hayes, C.B. Ragland president, said in the release. “Since our acquisition, we have been collaborating closely with Chris Hyndman on ways to grow and enhance the overall M Street experience. We expect to continue collaboration as we contemplate the future of the site.”

 

 

  • 12th & Porter (114 12th Ave. North) will be getting a facelift and the new moniker, Nightscape: "A dynamic multi-sensory event and entertainment space customizable for technology-driven public experiences, private events and creative production services" (according to a press release).  the state-of-the-art facility will feature projection mapping that can be adapted for a myriad of settings. 
  • Rome Mixed-Use will be the name of the 7 story, 75' tall, 210 unit, 243 capacity internal garage residential project at  1231 2nd Ave. North. The project previously was known as Second & Monroe. Greenpointe Construction is the developer of the .87 acre site, and they will go before the Metro Planning Commission on May 27th for rezoning.  A new rendering is available.
  • 1210 Rosa L. Parks Blvd. will feature:  a) 1 story, 7,500 sq. ft. retail building for AutoZone store; and b) 1 story, 10,000 sq. ft. retail center with 2 to 4 tenant slots.  The lot is 1.18 acre and will feature a surface lot behind the structure. Karl Peters and Leonard Amdur are the developers.  A 2022 completion date is scheduled. Rendering available.
  • The Tennessee State Library & Archives (3 stories, 123,000 sq. ft., $101 million) is now open and is gorgeous.  Officials there would like to host Urban Plant Nashville for a Meet-Up and/or tour sometime.  
  • The 8th & Bass site (3.14 acres at 910 8th Ave. South) is to be purchased for an undisclosed price by another developer, CA South Development.  Previously Morph Hospitality had plans for 3 structure (two 7 story, and 1 4 story) mixed-use project that would include office and hotel space.  CA South, led by Meg Epstein, will now go in direction of residential mixed-use (256 apts., 14,000 sq. ft. Ground level restaurant space).   Will probably be 3-4 stories. Belpointe is a real estate investment firm that will be a financial partner with CA South. No renderings yet.
  • 2214 12th Ave. South (2 acre site of former Tabernacle Baptist Church) has a new set of proposals that include 17 retail/restaurant slots (44,000 sq. ft.), 72,000 sq. ft. of office space, 170 capacity underground garage. Will range from 1 to 3 stories over the site. Working name is Tabernacle in the Neighborhood. Diagrams and renderings available. 
  • Vanderbilt University’s last two Carmichael towers will be coming down mid-summer to begin construction of the of the new residential colleges along West End. New renderings of Vanderbilt Univ. Residential College B (4 & 5 stories, 202,000 sq. ft.) and C (4 & 5 stories, 150,000 sq. ft.)  to replace then have been released.  They should be complete in 2024. 
  • Novel Lion's Head (5 -7 stories, 285 units, some ground level retail, and 437 capacity internal garage) has released a rendering and new diagram for the 3.5 acre Steinmart site in Lion's Head Village Shopping Center.  Crescent Properties is partnering with Pearl Street Partners and Fifth Generation Property Co. on the project. KTGY is the architect; Barge Cauthen is handling engineering/land planning. There will be access from the development to the Richland Creek Greenway with some improvements to the access point provided.  Additionally, Crescent will pay for to have a traffic light installed along White Bridge Rd. at the entry to the shopping district between Dalt's and Panera Bread. 
  • A 1 story retail building will be built on the site that currently houses Athens Restaurant and 5 smaller businesses. HNP Properties is the long-time owner and will oversee the new development. No word on how many sq. ft. the structure will have.  Athens has been a tenant at the one-time fast food chicken building for 16 years, and is looking for a different location.
  • The .2 acre site at 201 North 11th St. (NE corner of 11th and Forrest Ave.) near Five Points is being explored for a 2/3 story mixed-use structure to be developed by the trust that owns this property as well as the neighboring former PizzeReal building. Powell Architecture is working on the design. Renderings available.
  • Gatewood & Dickerson will be the name of the 6.8 acre mixed-use project by developer Beau Fowler at 1411 Dickerson Pike.  The 5 buildings will feature 260 apartments, and commercial space in the structure facing Dickerson Rd.  Smith Gee is the architect.  Mid-2022 groundbreaking is planned.  No renderings yet, but there is an updated diagram.
  • 3043 Ben Allen Road will feature 29 townhomes and is being developed by Prestige Properties. Diagram available. 
  • Donelson Plaza's rebirth continues with the announcement of a couple of residential projects by Halladay Properties: a 4 story, 74 unit apartment building, and a 3 story townhome project with 28 units. A grading permit has been applied for, and groundbreaking should be sometime in the 3rd quarter of this year.  Edge is the architect; Barge Cauthen will handle engineering; Solomon Brothers will be the contractor. Renderings available.
  • A 3 story, 7,850 sq. ft. office structure is being planned for the .3 acre site at 2306 Winford Ave.  A permit for $795,000 has been granted for L&R Plumbing, which is apparently the builder and primary tenant.  Smith Gee is the Architect. Rendering available.
  • The 5.3 acre residential project at 4100 Indiana Ave. in The Nations has a bit more detail: It will be a dozen 3 story buildings featuring 151 units. Toll Brothers, INc. will be the developers; Lessard Design is the architect; Kimely-Horn is in charge of design. An August groundbreaking is planned. Rendering and diagram available.
  • The Crossings has announced the first phase of their residential units: Several 4 story structures with 358 total units on the 18.6 acre site on Crossings Blvd. 1/4 block south of Mt. View Rd. near Hickory Hollow Mall.   The 2nd phase will have an additional 192 units and 35,000 sq. ft. of retail.  There will be 9 buildings in total ranging from 3 to 4 stories when fully realized. EOA Architects and Catalyst Group are in charge of designs. A new rendering is available. 
  • Legacy will be the name of a new mixed-use development at 4007 Clarksville Pike near the intersection with E. Fairview Drive, across from the Bordeaux Library. The 2 & 3 story structures will include the first full-service healthcare center in the area, some retail slots, a rooftop restaurant, and eventually some apartments.  There may be a Slim & Husky's there in the future as well.  It is being put together by the Elipzo Fund and Bordeaux Community Investment Group. The first of three phases will start soon and be completed by early 2022.  Rendering available. 
  • The Preserve at Belle Pointe is underway by Goodall Homes (400 acres featuring 329 houses, 78 rear-garage homes, 184. townhomes, 395 courtyard cottages, and 64 villas) at 70 Cairo Bend Rd. Also,  Walton's Grove (Mt. Juliet) is expanding by another 212 homes, and Evans Hill (Mt. Juliet) will feature 248 homes. Both are being undertaken by Meritage Homes.
  • Liberty Lofts will be a 3 story, 42 unit residential project at 125 Liberty Lane, near Rivergate Mall.  Work is underway grading the site which formerly had a small, non-historical house on the 1.46 acre site. A $4.77 million permit has been issued to Cumberland Contractors Multifamily LLC. Consortium is the architect; Ragan-Smith is in charge of engineering. A summer 2022 opening date is planned. Rendering available.
  • Mt. Juliet Commissioners have approved the 373 home/50 townhome Windtree Trace, which will be built on the 193 acre site of the old Windtree Golf Course.
  • June Lake will be a 775 acre development featuring 2,900 residential units, 3.9 million sq. ft. of office space, 1.3 million sq. ft. of retail/restaurant space, and 400 hotel rooms to be built in phases over the next two decades. Signature Homes will build the first 400 homes and townhomes on 86.5 acres. The new interchange at I-65 and Buckner Rd. will be the gateway into the project. 
  • Multiple housing developments are being proposed for Lebanon: 1) Hickory Knoll will feature an initial 92 homes and a subsequent 300 on 121 acres on Hickory Ridge Dr; 2) Bethlehem Ridge will be 170 homes on 111 acres on Bethlehem Rd; 3) Campbell Place is a townhome 225 unit project on 23 acres at North Castle Heights; 4) Lamott Townhomes will feature 217 units on 27 acres on Callis Rd.
  • The Nashville SC training facility at Century Farms will cover 15 acres with 3 fields, a 39,000 sq. ft. training building, 10, 720 sq. ft.  health clinic,  3,500 sq. ft. maintenance building, and 50 capacity surface parking lot. Renderings available. 
  • The airport has finalized plans for a $75 million, 89,000 sq. ft. Free standing satellite concourse that will feature 8 gates (serving narrow body and regional aircraft) It will be set to the west of Concourse C, and include concessions and amenities similar to the new Concourse D. Passengers will access it via  bus shuttle system that will circulate from the main terminal. Construction should begin this fall.




    NASHVILLE REMAINS HOT:
  • Area home sales rose 13% in March over the same month in 2020. Average home pro e was $367,090 (up 11%) and condo average was $259,900 (up 8%). Huge inventory remains very low—-half of what it was a year ago.
  • Nashville is #8 in country in new housing starts in the past year with 25,259 according to Census Bureau. That is also 51% of all new homes underway in the entire state. 
  • The 3.5 million sq. ft. Amazon distribution center in Mt.  Juliet will open in July, and apparently will employ as many as 3,000 full and part-time workers.  This is 2,000 more than originally promised.  There will also be thousands of robots working alongside the people. 
  • Puritan Medical Products will open a $220 million facility in Orlinda (near Portland, TN) that will employ 625 people in the next 5 years. 
  • LG is adding another 334 jobs in a $20.1 million building expansion in Clarksville.
  • The GM Spring Hill battery plant is now official.  $2.4 billion investment, 2.8 million sq. ft. (mostly retro fit of former plant), and 1,300 full time jobs.
  • Advance Correctional Healthcare is moving its HQ from Peoria, IL to Williamson County. 58 jobs are involved. 
  • The Telegraph, a U.K magazine, has selected Nashville as one of "50 Wonderful Reasons to Rediscover America."

  • A joint report by Willow and Yelp has rated Nashville #4 destination in nation for 'digital nomads' (untethered professionals who stay connected to work digitally). 
  • Officials from FIFA continue to have advance meeting with Metro and the Titans about Nissan Stadium being one of the 16 hosts fro the 2026 World Cup.  They will visit in-person in July for the formal proposal.  23 cities across North America are making bids.


    Unless there is a significant spike in Covid-19, we will plan on having our first Meet-Up in over a year in-person on Sat. June 5th, 10 AM to noon at The Copper Branch (formerly Provence Bakery) in the NE corner of the Downtown Library at corner of 6th Ave. North and Church St. Affordable parking with library validation in the attached garage.

Lynn Basler Grassmeyer passed over to the other side this morning after a sustained battle with cancer. She was a regular for several years to our Meet-Ups as she was always trying to learn more about the city's growth and how it tied-in with her realtor work.

She was an amazing woman of faith who championed the needs of "the least of these," especially in regards to peace and justice in the Middle East. If ever there was someone who put actions behind her words, it was Lynn.

Prayers requested for her loving husband, Bryan Grassmeyer, and her family. She will be missed in myriad ways by so many.

Sorry to hear about Lynn.  Please pass along my condolences.

UP meets have always been nerdy dude hangouts, so it is always nice when a female joins and contributes. She will certainly be missed.

 

 

As for our next meeting, unless something unexpected comes up, I plan to be there.

I haven't parked at the library in a while...what are the current rates, and does Copper Branch validate parking?

Will be great to see you, Kevin.   I believe the rates are the same as before ($6.00 per hour), but you can get 2 hours validated for free at the front desk of the library (so bring your ticket with you when you come inside so they can stamp it on your way back after the meeting).

Our next Meet-Up will be our first in-person event since March of 2020!  We will gather this Saturday,  June 5th from 10 AM to noon Central Time at The Copper Branch in the NE corner of the Downtown Library Building (at SW corner of 6th Ave. North and Church St.).  Parking is available in the Library Garage at $6.00 per hour--but if you bring your ticket in and have it stamped at the front desk at the Library you get 2 hours free. If the weather is good, we will meet on the patio outside; if not, then inside.  In either case, Ron (Smeagolsfree) will be arriving early to get tables and chairs set up. 

PLEASE plan on purchasing something to eat and/or drink at The Copper Branch as a way of saying thanks to the management fro opening their place up to us.  For veterans of our Monthly Meet-Ups, this is the same location where Provence Bakery used to be, and we met there regularly from 2016-2018.

We are also going to try and have things set up for folks to participate online via Zoom as well. If you would like to join in that way, please send me your e-mail address via private message by Friday evening, June 4th, and we will get you the particulars for logging on.   We will presume that if you took part in last few months' virtual meet-ups, that you will be interested again this month...so no need to send your info again (we've  kept it from May of 2020 onward and will include you automatically for this upcoming meeting).


It will be great seeing everyone in-person again!      : )
