Our Virtual Meet-Ups the past four months have been quite successful, and will be doing it again via Zoom this Saturday, Sept. 5th from 10 AM to noon Central Time. If you would like to participate, please send me your e-mail address via private message by Friday evening, Sept. 4th, and we will get you the particulars for logging on.   We will presume that if you took part in last few months' virtual meet-ups, that you will be interested again this month...so no need to send your info again (we've  kept it from May onward and will include you automatically for this upcoming meeting).

It will be great seeing/hearing from members scattered around the country and globe, as well as many of the Nashville regulars.    : )

NASHVILLE URBAN PLANET MEET-UP AGENDA,  OCT 3, 2020

-   Meet any new folks in attendance.

  • Get reports from anyone who traveled to other cities in the past month for quick overviews of what they experienced.

    AGENDA:
  • RMR Group out of Massachusetts is planning a massive mixed-use project at 111 North 1st Street on the East Bank on the 16.72 acres that currently houses the TravelCenters of America (TA) Truck Stop. It will include 3 million sq. ft. of office, retail, residential, and hotel space.  Buildings look to be in 15-30 story range.  Probably will not get underway until at least 2022.  RMR has enlisted a local team of Hastings Architecture Associates, attorney Shawn Henry of Tune Entrekin & White, civil engineering firm Barge Cauthen and traffic engineering and analysis company KCI.  RMR has $32 billion in assets, so they have the jack to get this done. A diagram shows that two new thoroughfares will direct the site into quarters. No renderings as of yet.
  • Streetlights Apartment building 10th Ave N. StreetLights developers out of Dallas is planning an up-to-30 story apartment tower with 360 units on the .7 acre NES lot on 10th Ave. North, directly east from the Amazon One and Two Towers, and directly behind the Downtown YMCA.  The NES substation currently on the site is being replaced with another one along 11th Ave. North about 1/4 mile away. No word yet on the and sale price, designers involved, or any renderings.
  • The 21 story, 220,000 sq. ft. Parkway Towers (circa 1968) will undergo a $15 million upgrade by Wheelock Street Capital and Commonwealth Commercial Partners that will include a new façade, windows, rooftop,  street-level plaza, lobby, and amenity floor (including conference rooms and fitness center). It will be renamed the NorthCapCenter. Foundry Commercial will be leasing up to 150,000 sq. ft. of the structure. Renderings available.
  • HRI Properties has formally singed a lease of the .7 acre Christ Church Cathedral surface lot on which the 23 story 127 Rosa Parks Tower is to be built. The land lease has an initial term of 99 years, with the option for HRI to potentially purchase the property.
  • The Westview, the 8 story condo building built in 1950 at 180 9th Ave. North (also facing Rosa L. Parks Blvd.) is now officially for sale at an unstated price. After nearly two years of conversation and debate, all 11 unit owners have signed onto a plan to sell the building as one asset. They believe they can each gain a greater return on their investment by banding together, instead of selling individual units. The group hired David Atchison, a broker at Colliers International to market the property. Colliers also is listing the former Nashville Sporting Goods property next-door. "We feel like [the Westview] stands on its own as a unique offering. But that’s not to say it doesn’t play into other peripheral potential development," Atchison said.
  • Nashville Barrel Company will build a 2 story tasting room and distillery at 132 Green St. in the Railyard District. They purchased the .16 acre site in July for $250,000. The new structure will cost about $1 million.  S+H Group is the architect. They are hoping for a March 2021 groundbreaking, and an opening by Sept. of 2021. Rendering available. Trevecca
  •  University was planning a 7 story, 302 bed dormitory. ESa is the architect.  Plans on hold due to Covid-19. Rendering available.
  • Elmington Capital is planning a residential project featuring three 3 story buildings and 204 units on 5.9 acres at 101 Factory St., south of Trevecca University.  The school will retain ownership of the site.  Not sure if this will be just for Trevecca students, or the public, or both. Southeast Venture will be the architect, with Catalyst Design Group in charge of land-planning and engineering. The development entity will seek a specific plan rezoning from the Metro Planning Commission with a Nov. 11 hearing date set. The existing zoning is for industrial use. Rendering available.
  • Speedwagon Properties is going to add an additional floor onto the 1 story brick structure at 915 5th Ave. South.  The site includes a large surface lot to the south. They purchased the building a year ago. No word on who the tenant might be. Speculation on my part:  If it were to become a brewery/bar or some type of eatery, it would have some spectacular views of the skyline, especially on the 2nd floor and/or rooftop.
  • AJ Capital is buying the Merritt Mansion (circa 1840) property at 441 Humphreys St. from Kings of Leon for an undisclosed sum.  They will preserve the historic structure to stay within the fabric of the surrounding community they will develop on the roughly 1 block site.  All of it will be part of what AJ Capital is referring to as Wedgewood Village, which will incorporate all of the 15+ acres they have in the WeHo district including Nashville Warehouse Company and May Hosiery. In total they are investing $650 million in the area. No specs on this exact site yet, though.
  • 1300 Jefferson St. will be 4 stories with 24 residential units and 2 retail slots facing Jefferson St. The developers are a trio made up of Bradley Development Group, Steve Armistead, and Meg Epstein.  Renderings available.
  • 104 North St. (currently a 1 story cinder block warehouse on about an acre of land) has been purchased for $3.7 million by a group led by Rob Lowe. This same  group is also converting the Stadium Inn(just to the east)  to a boutique hotel. So, now they will control that entire block.  It is immediately to the east of the 16 acre, 3 million sq. ft. proposed RMR development.  
  • Dickerson Flats will be a 4 story, 21 unit, 8,200 sq. ft. retail, $5 million project by Waddell Wright on .54 acre at 1009-1013 Dickerson Pike.  AIE Architects handled design, and Alpha Construction will be the contractor. The concept was approved in December by MDHA Design Review Committee. Permits have been applied for, and a spring 2021 groundbreaking is planned. Rendering available. 
  • Another substantial property along the Dickerson Pike corridor north of downtown has sold: 836 and 838 Dickerson, currently home to Alpha Graphics in a 25,000 sq. ft. structure on 1.69 acres has been purchased for $4.3 million by an unknown LLC. All along this stretch there have been numerous mixed-use residential projects announced in the past 4 years. 
  • The former church/YMCA at 122 South 3rd St. near Five Points that was severely damaged in the March tornado has been  purchased for $1.57 million by mark and Patti Sanders.  This does not include the modernist gym at 1011 Russell St. that is attached. Listed on the National Register of Historic Places, the building sits within Metro Councilmember Brett Withers' District 6. Withers said he fully supports Sanders’ plan to restore the building to replicate, as closely as possible, its previous exterior appearance, including potentially the bell tower. Many challenges await as water damage has been severe. Sanders said he is considering using some of the building’s existing interior for residential or office space. He envisions the former sanctuary to accommodate a restaurant space. At this point, he plans to rename the building Ten21 at Five Points, with local construction company MCR Group to oversee the updates.
  • Alliance Residential Co. is officially seeking Metro approval for a 7 story, 261unit apartment building at the OneCity mixed-use development. The Metro Planning Commission is set to review the proposal at its Oct. 22 meeting.
  • Silo West Condos (4 stories, 169 units) is planned on 3.2 acres at 1677 54th Ave. North and has been issued a permit for $20.1 million for construction via Evergreen Construction. Rendering available. 
  • Phase II of The Summit at White Bridge (3 stories, 111 townhomes) is going to start soon at 239 White Bridge Rd. The Brookstone Group is the developer.
  • A 5 story, 272,000 sq. ft. office building is being planned by Syed Adnan Sarwar Shamin at 26 Century Blvd. in the Century City complex north of the airport. This would be adjacent to an existing 550,000 sq. ft. office building already there. No word on architect so, obviously, no renderings yet.
  • Hudson Automotive Group has announced that they will relocate the Beaman auto dealership from the Broadway/Midtown location to 9 acres at 309 Perimeter Drive (at SE corner of I-24/Harding Place interchange. Hudson is seeking a rezoning of the site (which sits empty) to accommodate a 90,000-square-foot auto dealership building, some fueling stations and a carwash facility. An Oct. 22, Metro Planning Commission meeting has been scheduled.
  • Airport Logistics Park, Phase III (5 industrial structures with cumulative 328,000 sq. ft.) on the 130 acre campus at 1222 Old Murfreesboro Pike will get underway in the first quarter of 2021.
  • Sherwood Commons will be a 23 unit 2 story townhome development built by Habitat for Humanity at Ewing and Gwynnwood Drives in Antioch. Completion date should be early 2021. Rendering available.
  • Elmington Capital and Wood Partners are working in tandem on an 80 acre residential complex on Old Franklin Rd. south of the Century Farms development that would include 330 apartments, 105 single family homes, and 5 acres of commercial space.  The land was purchased for $8.2 million this month.
  • Nashville Soccer Club will build its Training Complex on 15 acres in Century Farms. It will feature 3 full soccer fields and a state-of-the -art training facility.
  • KIPP Academy at 3665 Murfreesboro Rd. has been granted a $4.5 million permit for a 3 story middle school. D.F. Chase will be handling the construction.
  • LIV Development plans a 325 unit residential project in numerous 3 story structures on 12.5 acres project at 819 W. Trinity Lane. Nequette Architecture and Design is in charge of the concept. No word on the name for the project. Rendering available.
  • Front Street Partners has landed a $45 million loan from Wilson Bank & Trust to build a 300 unit complex at 7114 Charlotte Pike. This will be on undeveloped land across the road from Novel Charlotte  (436 units) on which is nearing completion. No name or renderings yet.
  • A 2 story, 10,600 sq. ft.  veterinarian clinic is being set for 6210 Hwy 100 South. Solomon Builders has been granted a $1.4 million permit for the job.
  • Sloan Valley Farms at 3240 Carl Road in Leiper's Fork will be a $27 million development made up of 9 homes (starting at $3 million) on 6 to 15 acres apiece.  It will overlook 80 acres of protected wetlands adjacent to Murphy Fork Creek.
  • The Franklin Special School District broke ground this week on a districtwide $16.2 million, 34,400 sq. ft. performing arts center that includes a 485 seat theater, a Legacy Gallery, and a 22,800 sq. ft. gymnasium.  These are being built as part of the Poplar Grove Elementary School campus. Completion date for both projects. is supposed to be early 2022. Renderings available.
  • Mt. Juliet will build its second fire station ($3 million, 11,500 sq. ft)  on the city's north side on 2 acres next to Green Hill Hight School. no renderings or timeline yet.
  • Clari Park will be 4 story, mixed use development with 600 apartments and 290 townhomes on Medical Center Pkwy. in Murfreesboro. Rendering available.
  • I also have a couple of other announcements of developments that will be in the Post on Monday.


    NASHVILLE REMAINS HOT:
  • Home sales in the Nashville area were up 6% in August over the same month in 2019.  Avg. price per home was up 11% at 346,172, and average condo sale was up 4% at $242,500.
  • Amazon announces an additional 2,500 jobs in the Nashville area.  The new operations positions include jobs at Amazon fulfillment centers, delivery stations, sorting centers and other sites.
  • Geodis in Americas of Brentwood will be hiring 500 seasonal workers in the Nashville area to handle e-commerce sales for the holiday season.
  • Moldex mask manufacturer in Lebanon is going to make 200 additional hires to begin making N95 respirator masks.
  • AJ Capital Partners is relocating its HQ from Chicago to Nashville. The currently have 15 employees here, and expect to add another 30-40 when the move is final early in 2021. They have developed 40 hotels in the U.S., England, and Scotland. They have $4 billion in assets and another $1.8 billion assets under management. Their Nashville projects include the Graduate Hotel on West End and the Thompson Hotel in the Gulch.  They are investing $650 million into WeHo developments that include Nashville Warehouse Company, May Hosiery, and the Merritt Mansion site. 
  • Justin Timberlake has been added as another minority owner in the Nashville Stars Major League Baseball group trying to land a franchise in Nashville.
  • Nashville will be one of two cities nationally to test the new Google Fiber 2 Gig that will offer 30% faster internet speeds. The other test city is Huntsville.
  • The ACM Awards (Academy of Country Music) on CBS will have its 55th Annual telecast from Nashville tonight.  Due to Covid19, this is the first time in Music City after over 5 decades in either LA or Las Vegas. 
  • The Music City Grand Prix is officially moving forward Aug. 6-8, 2021. 65,000 attendance is projected, with a minimum $25 million economic impact for Nashville. The course will be around Nissan Stadium, crossing KVB Bridge and circling near  intersection of 1st Ave. South and Hermitage. 
  • NASCAR officially revealed their 2021. Nashville Superspeedway will host it's Cup Series race on Sunday June 20th. Nashville will be one of only 8 events next year that will have practice and qualifying - this means a full weekend of events.
  • The Nashville Zoo’s Tiger Crossroads exhibit has won the Exhibit Design Award from  Assoc. of Zoos and Aquariums.  This is the 2nd year in a row they have won for an exhibit.  Only the third time a zoo has won consecutive awards in the 50+ years of the association.
  • Architectural Digest highlighted Nashville in as one of four cities to watch in the U.S. along with Phoenix, Atlanta, and Philadelphia in their Sept.  issue.

  • Nashville Yards’ MGM Hotel (21 stories 315 rooms) and AEG Entertainment District (4,000 seat theater, 800 seat music club, 8 screen movieplex, bowling club, dozens of restaurants/retail) has been put on hold due to Covid-19. Michael Roth, AEG vice president of communications, says AEG “remains enthusiastic” about both the Nashville Yards project and the Nashville market in general. He said construction should resume next year. “We have elected to pause briefly before proceeding to the next phase of construction," Roth said. "With the continued significant impacts of the COVID pandemic on our business and the economy more generally, we believe that the prospects for successful completion and opening of this exciting project will be best served by waiting until we are emerging from the pandemic before proceeding with the next phase. We do not have a definitive timetable yet, but expect that conditions will allow for a start of vertical construction sometime in 2021.” Roth declined to note if the components of the overall AEG project might be modified.
     
  • Mayor Cooper is wanting Metro Planning Dept. to develop a request for proposals to hire a consultant to work on “possible uses and design of development of the East Bank area into a higher and better use for the whole community.  As more developers are buying various tracts and announcing plans, the mayor feels there need to be better interconnectivity between all the of various neighborhood "nodes" that will stretch north and south along the East Bank. This would include the greenway running through it all.River North already has an infrastructure  plan from the city and is ready to roll, but it may be slowed with this new study.Though the Metro Council in 2018 approved spending $20 million on infrastructure along Cowan Street related to the River North project, Cooper said he was seeking to make it “so that general taxpayers in poorer parts of the city are not in the end financing something for a wealthier part.
     
  • The airport terminal hotel will be The Hilton BNA International, operated by Chartwell Hospitality.  Total of 14 stories (10 hotel, 4 garage) with 292 rooms. $177 million cost (hotel $95 million, garage $82 million). There will be a rooftop bar with airfield views 8,000 sq. ft. ballroom, and other restaurants/cafes. May begin by late 2021; expected completion in Dec. 2023. 
     
  • The Reserve Hotel (16 stories, 200 rooms on top of former Atlanta Reserve Bank on 3rd Ave. North) is going to be complete by mid-to-late 2022, and will cost $30-40 million according to developer Bill Miller. 
     
  • The .16 acre surface lot at 405 Broadway (just west of Merchants Restaurant) has sold for $9.4 million (about $1,350 per sq. ft.) to Big Plan Holdings, which is pondering a 30,000 sq. ft. structure on the site. The lot is L-shaped with a portion facing 4th Ave. South as well.  No renderings yet.
     
  • Broadstone SoBro (8 stories, 226 units) appears to be moving forward as Alliance Residential (the parent company) has finalized the purchase of the 1.5 acres at 804 4th Ave. South for $11.2 million. Work to begin by year’s end.
     
  • The triangular lots (each about .2 acre) at 706 7th Ave. South and 630 Division St. are both for sale or possible partnerships options in developing buildings by two different entities.  The 706 7th AVe. South has renderings fro a 7 story structure, and the 630 Division site has a conceptual rendering for a 5 story building.
     
  • 19th & Broadway’s hotel at the will be known as The Fraye, a Hilton Curio Collection brand. The 16 story structure will feature 200 rooms, a first floor restaurant and bar, 7th floor pool deck, and a rooftop lounge.  It is scheduled to open the third quarter of 2022.  New renderings available.
     
  • The Moore Building (15 stories, 227,000 sq. tt office space, 8,500 sq. ft. Retail, internal garage) has applied for a stormwater grading permit with Ragan-Smith Associates (engineering and land-planning) listed. As a reminder, co-developer David W. Creed and  Portman Holdings had decided to put groundbreaking on hold earlier this year due to the pandemic.
     
  • The Water Treatment plant that borders Germantown and Salemtown is going through a $400 million upgrade, with a scheduled finish of Nov. 2023.  The main offices at 1700 3rd Ave. North will be rehoused in a couple of large 4 story structures.  The plant will be rebranded as  the Central Water Reclamation Facility. The significantly overhauled site eventually will offer a dog park, a water feature park, green space and an extension to the Magdeburg Greenway. Renderings available.
     
  • Apex Marathon Village (4 stories, 313 units) will get underway on 2.6 acres at 1501 Herman St. now that the developer, Alpha Capital Partners, has landed a $30 million construction loan form Axos Bank.  Hardaway Construction is the contractor, and the project is set to open in fall of 2022.
     
  • The townhome project of unknown height/units by a partnership of Landmark Realty and Tri-Mark Builders at 1228 4th Ave. North and 1227 3rd Ave. North will soon be underway now that the latter property has been finally purchased for $2.7 million. A low level sheet metal industrial building will need to be razed for the project. 
     
  • Meharry Medical College is planning a 5 story mixed-use structure on a surface lot at 912 21st Ave. North that will include 125 residential units, 2 classrooms, a fitness center, and outdoor terraces.  There's a possibility of some ground floor retail.  Moody Nolan is the architect and Whiting Turner will be the contractor. Groundbreaking should be early in 2021. A June, 2022 completion is planned.
     
  • The men behind Slim & Husky's Pizza Beeria (Clint Gray, Errck Moore, and E.J. Reed) have 3 more projects underway in North Nashville:
    1) NKA "Inka" Gallery covering 1,600 sq. ft. at 915 Buchanan St. will be an art, fashion, music, and culinary spot next to the original Slim & Husky's.  It will also feature 1,800 sq. ft. of exterior patio space.2) Pizza Park will be an outdoor eatery next to TheRollout at 1004 Buchanan featuring community space and seating fro live music.3) E, G & Mc will be a premier cocktail bar/restaurant  in the former Garden Brunch Cafe building on Buchanan.

     
  • Belmont University is planning another 11 story dormitory featuring 606 beds on a 3.7 acre site along Caldwell Ave. stretching most of the block from 15th Ave. South eastward. At least 10 homes that the university already owns will need to be razed for the project.  Catalyst Design will be handling engineering and land planning duties.  The school will go before Metro Planning Commission on Nov. 12 to request final site approval.
     
  • Belmont University will be starting a College of Medicine in conjunction with HCA healthcare. Belmont anticipates an inaugural class of 150 students, with an expected enrollment of 500-600 students when the College of Medicine reaches full capacity. A site for a building to house the med school has been identified, and preliminary plans are being developed for an approximately 150,000-square-foot building. 
     
  • The hotel being planned for 50 Music Square West (the site of the octagon-shaped UA Tower) is being shelved since developers Jay Patel and Andy Bhakta have not been able to secure a loan due to banks' hesitations due to Covid-19 on the hospitality industry. They are now trying to get Metro to rezone for residential within a 7 story 132 apartment structure.
     
  • Edgehill Village Townhomes will be a 10 unit (3 stories?) being planned for the three-parcel lot of 1514-1518 Edgehill Ave. (the NW corner of Edgehill and Village Place) to be developed by Rob Lowe and McClain Towery.  A Dec. 10th Metro Planning Commission meeting will have a hearing about rezoning the lot. No renderings released yet.
     
  • Elmington Capital is wanting to change the 2 story office structure  on .75 acre at 2409 21st Ave. South from 2,500 sq. ft. to 7,000 sq. ft. It is unclear if they want to demolish the current modernist structure and start over, or simply expand.  Southeast Venture is handling land-planning and design duties. No renderings yet.
     
  • After years of delay, Wedgewood Lofts (6 stories, 150 units, 3,025 sq. ft. of retail space) will be built by Ridgehouse Capital on the empty 1.25 acres at the T-intersection of Wedgewood Ave. and Stewart Place.  Ridgehouse bought the property and basic design ideas from Aerial Development. VE Design has made some tweaks to the concept.  They will go before Metro Planning Commission on Dec. 11 for zoning changes needed for the development.  Renderings available.
     
  • Somera Road has purchased two parcels with a cumulative 2.6 acres at SE corner of Merritt Ave. and Martin St. in WeHo (1300 Martin and 513-525 Merritt AVe. for a total of $11.5 million. Somera Road has no immediate plans for the property.  They trend to specialize in repurposing older buildings or adding to existing structures for mixed-use purposes. 
     
  • Pillow + Martin will be a 4 story micro apartment building of unknown units by Core Development on .46 acre at the NW corner of Pillow St. and Martin Ave. in WeHo.  Hastings Architecture is handling design.  The team will go before the Metro Planning Commission on Dec. 10 to seek a rezoning to specific plan to allow for the project. Renderings are available.
     
  • Market Street Townhomes will be made up of 10 units (3 stories?) at 1242 2nd Ave. South being developed for $4 million by John Hays.  Root Architecture is in charge of the design. No renderings available yet. Work has recently begun.
     
  • The Gilmore will be the name of M Cubed's 4 story mixed-use project at 2510 12th Ave. South featuring 99 condos, 3 retail slots (5,000 total sq. ft. at street level), and 116 underground parking spots.  Nick Dryden of DAAD and Mark Humphreys of Humphreys & Partners are the joint architects. Wilson Bank & Trust has supplied the $20.2 million construction loan.Work should get underway in early 2021. Renderings available.
     
  • Allegro Place is the working name for a 12 story, 205 unit senior living facility planned for 3808 Cleghorn (former location. of Tokyo Japanese Steakhouse). Bridgewood Property operates 22 high-end senior living facilities, mostly in Texas.  ESa is the architect, and Catalyst Design will handle land planning/engineering.  The team will go before the Metro Planning Commission on Dec. 10th to request a rezoning to specific plan to accommodate the project. Rendering available.
     
  • Green Hills Station will be a 3 story 8 townhome project at 4115-4119 Lone Oak Rd. with an $11 million cost being developed by Richland Building Partners.  Ryan Thews is the architect.  Construction will start next month.
     
  • East Nashville Free Baptist Church on 1.2 acres at 210 South 10th St. near Five Points has sold for $2.4 million to Rice Property Mgt. The building. was erected in 1980 and holds no historic significance.  A new condominium complex is probably in the works.  Rezoning is underway for mixed-use.
     
  • 1411 Dickerson Pike will be an apartment complex featuring a 5 story, a 4 story, and a 3 story structure and 270 units on 6.8 acres.  Wedgewood Avenue is the developer and Smith Gee is handling the design. Only a site diagram is available at this point.
     
  • The car wash at 1101 McKennie (at intersection with Gallatin Pike) is going to become a restaurant/bar development by Tyler Cauble. 
     
  • ZMX Inc. has purchased 9 acres at 620 W. Due West Ave. near I-65 for $3.9 million.  They are planning a multi-family development for the site, hoping to break ground by mid-2021.
     
  • Eastside Bowl will be the enterprise inside the former K-Mart building at 1508 Gallatin Pike.  It will feature 16 lanes, an arcade of vintage pinball and 80s video games, a retro bar/lounge, and a 750 capacity, 5,000 sq. ft. live music venue with a balcony (hoping to host about 3 concerts per week). A $1.65 million permit has been granted to Key Construction for work to get underway. Plans are to be open the first quarter of next year.
     
  • Ascent Apartments will be 336 units on 16.6 acres at 2947 Brick Church Pike being developed by Pedcor Companies, which just paid $3 million for the site. No timeline or renderings yet.
     
  • Nathan Lyons of Stocking 51 has purchased the large industrial building on 3.5 acres at 5300 Centennial Blvd. for $6.5 million. Nashville Lumber has operated there for a while, having bought the site for $960,000 just 6 years ago. No word on Lyons' plan, but he usually reinvents industrial structures into retail/office projects. 
     
  • The 808 at Skyline Ridge (seven 3 story buildings with 178 units of  affordable housing) located just north of TriStar Skyline Hospital, has been granted $29.1 million in permits with Xpert Design and Construction handling the job.  No renderings available yet.
     
  • Cato Cottages will be a boutique residential development featuring 30 homes on 3.29 acres on NW corner of Cato Rd. and Ashland City Hwy. Guerrier Development is putting it together, with Smith Gee the architect.
     
  • TDK's Century Farm mixed-use (4 stories, 212 residential units, 25 office suites) at 4100 Turner Parkway has landed 11 permits worth $34.5 million.  Rendering available.
     
  • Imagine1 Company is pursuing at 191 unit apartment complex on open land at 5833 Nolensville Pike, about 1/8th mile south of Old Hickory Blvd.
     
  • An apartment complex of unknown name/developer that features 136 units in 27 two story buildings on 15.5 acres is being planned for 3124 Murfreesboro Pike. Civil Design Group is involved. A Nov. 12 Metro Planning Commission meeting is on the books.
     
  • Burgess Farm will be a retirement community featuring 1,150 homes for retirees on 580 acres off of Franklin Rd. On the south side of Murfreesboro.
     
  • Gateway Investment, a hotel development company, has purchased 3 acres of undeveloped land on Silohill Lane along I-24 in Murfreesboro for $3.5 million from Drury Development.
     
  • Hillhaven will be a 40 unit (8 single family units and 32 condos in 8 large house-like buildings) on 13 acres off Hillview Lane at the base of Roper's Knob in Franklin to be built by Community Housing Partnership.
     
  • A new subdivision called Tuck Away is being proposed off Lewisburg Pike in Franklin. Developers have a plan for 38 homes on 52 acres, with nearly 18 acres creating a tree canopy. The new neighborhood would go in front of Windsor Park and back up to the Durham Manor subdivision. 
     
  • Southall, the 325 acre farm retreat in Franklin, has started Phase II that will add a boutique hotel (62 rooms), a spa, a full service restaurant, and a breakfast & bourbon bar McHugh Construction will be the contractor.  Future plans call for an events center, cottages, and luxury treehouses.
     
  • Reps of War Horse Ventures were on a recent high school hockey call to present their plans for the new complex in Williamson County near the Ag Center on Long Lane.  Goal is to break ground in April after Jan, Feb, March zoning meeting. Open 2 years after.The plan is not just for a complex, but for retail space surrounding it as well. 175,000 square feet of hockey facility.   50,000 square feet of retail - deal in place with Perani's, coffee, ice cream shop, physical therapy, veteran-run brewery. It would also include a full indoor football/soccer pitch., plus roughly 4-5 full college size basketball courts that convert to 10 volleyball courts. Inside to be modeled after Notre Dame's complex.  Building also to include 2 outdoor party spaces, 3 indoor party rooms.The main arena would seat about 1,800 and they mentioned the potential for a junior hockey team. There would also be 100 parking spaces underneath facility. They noted that they also plan to invest over $1 million of landscaping to create buffers for the neighbors. Also mentioned the use of lighting that will create less light pollution as well.   Their next step is meeting with planning commission December 10. Renderings available.
     
  • Nathan and Joel Lyons have begun renovating King's Creek Golf Club in Spring Hill. The course is set to reopen in November; the brothers aim to break ground in January on a second round of renovation and construction to "create an upscale recreation and entertainment venue for the whole family.” Bobby Jones Links will manage the public course, which was designed by icon Arnold Palmer.
     
  • Two new residential developments coming to White House in Sumner County: 1) Goodall Homes/Safe Harbor Development are teaming for a 450 home project on 145 acres on the east and west sides of Tyree Springs Road.  No name for it yet. 2) Willow Grove will feature 89 homes on 30 acres at Tyree Springs Rd. and South Palmers Chapel Rd.
     
  • Waverly, a 700 home subdivision that includes duplex villas and single-family houses, has been approved for 222 acres  just north of Interstate 40 and west of State Route 109 at Hickory Ridge Road in Lebanon.


    NASHVILLE REMAINS HOT:

     
  • Nashville home sales have rebounded nicely in the last quarter according to a report from Compass RE. New listings rose 9% over the same timeframe a year ago, with sales growing by 17%.  Included was September at 17% rise.
     
  • The Facebook Data Center ($800 million in Gallatin is underway with San Jose-based Rosendrin Electric Inc. hiring 300 construction workers.  It will require 1,100 workers at peek construction activity.
     
  • Amazon announces yet another distribution hub in Nashville (this is their 8th) that will open next month in a 256,000 sq. ft. existing structure at 700 Mason Rd. in La Vergne. This will employ another 1,100 people.
     
  •  Fintech, a British tech company specializing in retirement plans, will open its U.S. headquarters in Nashville, with plans to hire 50 people in 2021.  No word on location yet.
     
  • Vancouver-based ElectraMeccanica (electric cars) is scouting the U.S. for their first plant here, and the Nashville area is one of the finalists. Could mean 200-500 jobs. Other locale being considered is Phoenix.
     
  • Nashville rated #8 in Conde Nast Traveler’s Top 10 Best Big Cities in U.S. for 2020.
     
  • The Land Trust for Tennessee was awarded the National Land Trust Excellence Award for the nonprofit’s strategic and visionary work in conserving land that matters to the people and places across Tennessee.
     
  • Nashville ranked #12 out of the top 150 metro areas in the country in US News & World Report's "Best Places to Retire in the U.S. in 2020-21.”
     
  • For the second consecutive year, Nashville ranks #3 for real estate investment and development in the U.S. according to Urban Land Institute, ranking just behind Raleigh/Durham and Austin.
     
  • Greater Nashville is in the running to land the relocated headquarters of a California real estate investment trust that would pay workers an average annual wage of $425,213. Healthpeak Properties Inc. would create 166 jobs with the potential move, in which the Nashville area is contending with Dallas and Denver.
     
  • Leading Edje, a Columbus, OH-based tech company, is planning a Nashville office that will hire up to 100 people over the next 5 years.  The location has not been chosen yet.
     
  • GM will retool its Spring Hill plant to make a new electric SUV (Cadillac Lyriq).  There could be other GM electric vehicles made there eventually as well. This will be a $2 billion investment, the largest expansion investment in state history.  This massive announcement could spur a lot of ancillary support manufacturing for the electric vehicle industry in the area as well.
     
  • Tennessee is ranked #8 for economic growth outlook and #9 for economic performance out of all 50 states according to ALEC-Laffer's annual State Economic Competitiveness Rankings.
     
  • Greater Nashville ranks 3rd in U.S. for fastest-selling homes according to Re/Max National Housing Report. The average home in sells in the area in 21 days.
     
  • 63 million people watched the Presidential Debate hosted at Belmont University on Oct. 22nd.
     
  • The New York Times is opening a Nashville bureau, with Rick Rojas, an Atlanta-based NYT correspondent, to oversee as chief. The Times did not note in a company announcement if the Nashville bureau will have a bricks-and-mortar office and how many staffers will be involved. “This highlights the growing impact of Tennessee and the Southeast region on the entire country, particularly as a hub for economic development," Van Tucker, interim CEO of LaunchTN, said. "Tennessee has tremendous innovative and entrepreneurial spirit, and it’s exciting that businesses and organizations like NYT are recognizing the vast potential of our statewide community. More and more businesses will be flocking to the area as they realize the collaborative and creative network of people and resources here.”
     
  • Glockstore.com is relocating to Nashville from San Diego in 65,000 sq. ft. at 1930 Airline Drive and promises 110 new jobs over the next 5 years.
     
  • Nashville ranked #2 most popular target for investment in 2021 in international law firm DLA Piper's annual commercial real estate survey. 43% of the 120 national red estate professional respondents named Nashville, almost double from last year. 
     
  • Online residential real estate brokerage Redfin reports that a record number of its users looked to move to a different metro area during the third quarter. Nashville ranked as the 7th most popular potential destination, based on net inflow (the number of people looking to move to the area minus the number of people looking to leave).
     
  • CBRE's latest Tech-30 Report ranks Nashville as one of the fastest-growing tech markets in the U.S., with an 11.2% increase in tech job base in 2018-2019. “Nashville continues to gain momentum as being a fast growing tech market with 9.2 percent of office rent growth in the past two years. Tech office demand has also remained strong due to the city’s large tech talent pool and more companies setting down roots in the market. We expect to Nashville to continue to grow in the office-tech space in the future.”
     
  • The Academy of Country Music is scouting for 15,000 sq. ft. of space in Nashville to become its primary or secondary home (currently HQ'd in LA since starting in 1964).  It is unknown how many jobs might be involved.  The Academy is the organization behind the ACM Awards Show which is broadcast on network TV for the [past 55 years. Nashville finally hosted the first broadcast from Music City in September.

  • Lincoln Property has now finished purchasing the entire block for the project other than the tiny nodule where Imperial Insurance sits at the SW corner of Lafayette and 7th Ave. South. With the new purchases of 706 Drexel, 514 and 522 8th Ave. South for a combined $13 million, they now have a 3 acre site. The previous purchase for the remainder of the site was for $27 million a year ago. Mirasol Capital has been added as the project's capital partner.
     
  • The massive 111 North First Street project on the East Bank has a few more details: 1,425 residential units; 1,050,000 sq. ft. of office space; 135,000 sq. ft. of retail; 640 hotel rooms; a micro brewery; tasting room; light manufacturing; artisan distillery; and theater. Still looks to be numerous 15 to 30 story structures on the nearly 17 acre site.  Still no renderings.
     
  • Gibson Residences at 111 Church Street (25 stories, 380 units, 487 cap. Garage) has new renderings and diagrams. Some permits have been applied for.
     
  • Portman Holdings of Atlanta is buying the 2.6 acre site just south of First Horizon Ballpark from the Ward Brothers for a residential project.  The Wards had been planning a development to be called The Derby which was to be 8 stories, with 300+ units and ground floor retail. Portman Holdings hopes to present more specific plans next month to the design review committee of the Metropolitan Development and Housing Agency. (MDHA has jurisdiction over the project's design because the property sits within one of its redevelopment districts). Portman has retained Nashville's Ragan-Smith Associates Inc. to work on the project.
     
  • Corkdorks Wine Spirits Beer will partner with Cambria Suites for a 10 story, 159 room hotel at 1610 Church St. in Midtown.  The hotel will include a rooftop bar as well as a ground level coffee shop. The hotel will be tied-in to the existing Corkdorks retail building, which will also undergo a full remodeling. Studio A is the architect. D.F. Chase is the general contractor, and Reliant Bank is providing the financing. An early-2021 groundbreaking is planned with an 18 month construction timetable for completion. Renderings available.
     
  • Woodfield Development's still unnamed $82 million, 6 story, 292 unit residential project on several acres at 1600 State St. will get underway in January.  Completion is [planned by late 2022. R.C. Matthews will be the contractor, The Housing Studio is the architect, Regions Bank is the lender, and ELV Associates is the equity partner. The exterior will be primarily brick with some cementitious fiber.  Rendering available.1206 Buchanan will be a single floor office/retail building (perhaps 15,000 sq. ft?) on the NW corner of 12th Ave. North and Buchanan St.  Two of the primary tenants will be The Don Hardin Group and Centric Architecture, who are also investors in the site. Centric is handling the design work as well.  Work is scheduled to be complete by Spring of next year. Rendering available.
     
  • Speedwagon Capital Partners has several projects in mind for the area the are dubbing the "New Heights District" (sandwiched between I-40 south loop inner belt on north to Nashville City Cemetery on the south, and between 4th Ave. South on east and CSX on the west). The initial projects include: 1) 915 5th Ave. South conversion and expansion of existing warehouse.into 31,000 sq. ft. of office space for Serendipity Labs out of New York. Architect is Gilbert McLaughlin Casella. Rendering available. 2) The Stack Exchange will be 20,000 sq. ft. of office space in shipping containers and a Quonset Hut on a vacant lot at 924 5th Ave. South. Rendering available. 3) South Sixth & Oak Apartments (4 stories? 150 units) on NW corner of 6th Ave. South and Oak St, replacing a warehouse. Construction should start first quarter of 2021. No renderings yet.  Speedwagon currently owns 8 of the 20 acres in the approx. 3 square block area.  Hawkins Partners and Manuel Zeitlin have been hired to come up with concepts for the entire neighborhood. Potential high-rises could sit closest to the highway, with "softer and smaller" building designs moving south toward the City Cemetery. The properties already are zoned to allow a total of a few million square feet of commercial space. Over many years, as much as $400 million of investment — including hundreds of additional apartments — could occur in New Heights.
     
  • Standard Assembly will be the name of the 5 acre mixed-use project at 715 Merritt by Hysmith/Fowler and Atlas Real Estate Partners.  It will feature  project that will feature 3 new buildings (two 5 story, one 4 story) as well as adapting an existing structure. As mentioned before it will have 314 residential units and 25,000 sq. ft. of office/retail, and a garage. A permit has been issued for $1.7 million for construction of foundations. Hardaway Construction is the contractor. EOA Architects and Manuel Zeitlin are the architects. Should be finished by summer of 2022. More renderings have been made available.
     
  • The Pitch will be the name of a 4 story, 76,000 sq. ft office/retail structure with parking garage located on the 1.67 acre triangular lot at the 2nd Ave. and 4th Ave. South split near the fairgrounds (1621 Ensley Blvd.).  Division Street Development purchased the land for $3.65 million. (seller of the lot had paid $170,000 for it just 6 years ago. Architect is STG Design, and Thomas & Hutton will be the civil engineer.  Plans are to be open by summer of 2022. Rendering available.
     
  • Weiss Watch Company, a boutique watchmaker from southern California, will relocate its HQ to WeHo in a small 1 story industrial structure at 405 Humphreys St. Cameron Weiss paid $900,000 for the building that was formerly home to Hamlett Printing, which ceased operations in October.  David Hamlett had purchased the site in 1970 for $22,500. 
     
  • 915 Hawkins (3 stories, 120,000 sq. ft. (?) office space) on .85 acre at 915 Hawkins has submitted proposals to Metro Planning Dept. Lincoln Property and Pearlmark Real Estate will be the joint developers, and Gresham Smith will be the architect.  Included will be 3 levels of underground parking. Rendering available.
     
  • The Hill Center at Five Points at 970 Woodland Ave. that was heavily damaged during the March tornado is looking to be rebuilt with a rooftop element to the 2 story restaurant building. The two new structures will be very similar to the previous two with the 2 story, 3,350 restaurant structure, and a 2 story 11,500 sq. ft. office building.  A late 2021 completion is planned. New rendering available.
     
  • Lofts of Hermitage will be  an 8.5 acre residential development on vacant land near I-40 at Old Hickory Blvd. featuring  two 4 story structures and 199 units. The address is 4402 Shugard Way, and it is being put together by Ramston Capital, who paid $1.48 million for the plot.  Baker Barrios is the architect, and Gresham Smith is in charge of engineering. Rendering available.
     
  • Townhomes on Graycroft will be approximately 65 townhomes on 7.7 acres at 1022 South Graycroft in Madison, and is being developed by a group affiliated with ZMX Inc. and Forbes Plunkett Real Estate.  They paid $1.5 million for  the site, and have secured a $7 million construction loan from FirstBank.  They are lookin at a mid-2021 groundbreaking. No renderings yet. 
     
  • Williams Station will be a 3 story, 51 unit townhome project by New Level Community Development on 3.16 acres at 302 Williams Ave. in Madison. Work is to begin in December, and completion is planned for late 2022. Rendering available.
     
  • Sax at the Cumberland by Haley Butterfield Company is a 4 story set of 6 townhomes currently u.c. at 1301 Baptist World Center Drive in the Katie Hill area of Cumberland Heights. Renderings available.  
     
  • The Views of Music City (two 4 story buildings, 288 units) will be another Ramston Capital development at 6220 Nolensville Pike, just south of Lenox Village.
     
  • Two hotels, Avid (4 stories, 95 rooms) and Candlewood Suites (4 stories, 95 rooms) are being planned on 4.44 acres at 350 Harding Place, on the NE quadrant of the intersection of I-24 and Harding Place.  An LLC associated with Manek Holdings (which also owns the Radisson Red Hotel conversion of 333 Union St.) is the developer. Design Group out of Memphis is the architect. Renderings available.
     
  • Evergreen Investment Co. is planning a 225 unit apartment complex of unknown height on 1.5 acres at 2401 21st Ave. South (the SW corner of 21st and West Linden Ave).  Smith Gee is the. architect, and Fulmer Lucas Engineering is handling design. More details will be forthcoming next month.
     
  • The Blakeford at Green Hills will build a 6 story, $75 million addition featuring 50 more independent living apartments at 11 Burton Hills Drive starting on Dec. 10th  A summer 2022 completion is planned. Rendering available. 
     
  • Sterling at Nashville West will be the name of the 14.4 acre development at 7116 Charlotte Pike that will feature 289 units in five 4 story buildings. Southern Building Group is the developer/contractor,  with Smith Gee Studio handling architecture, and Catalyst Design Group in charge of engineering and land planning.  A 2nd quarter of 2022 completion date is planned.  Rendering available.
     
  • LIV-Anthem (315 apts.) by LIV Development out of Birmingham appears to be moving forward on the 19 acre site at 4000 Dr. Walter S. Davis Blvd (Centennial Blvd).  Previously York Development had been wanting to do a  mixed-use project just called Anthem on the site that would've included office and retail space as well. Architect is Kimley Horn.  No renderings yet. 
     
  • John C. Tune is going to get further upgrades with the initial phase costing $43.5 million and to be complete by mid 2022. Included will be T-hangars, box hangars, plane ports, tie-down positions, grade work, pavement and construction of a maintenance building. The exact number of aircraft facilities has yet to be determined. The airport suffered over $93 million in damage during the March tornado. 
     
  • Renewal House (3 stories, 34 apts.) will cost $7.5 million on 13.6 acres at 3410 Clarksville Pike.  It will also have treatment spaces and offices for the non-profit that helps women with substance abuse issues. Rendering available.
     
  • Canebrake Subdivision is the working moniker for a 276 single-family home development by Century Communities on 100 acres in West Wilson County (on western edge of Mt. Juliet) near Devonshire and Georgetown Drives.
     
  • The Uniya Ma Hindu Temple and Banquet Hall (36,400 sq. ft., 900 seats, 231 parking spaces) will be built at 2241 Hobson Pike. No renderings yet. 
     
  • Northtown Gardens will be a 28.3 acre residential development featuring 360 units in 12 apartment buildings along Nonaville Rd. near W.A. Wright Elementary School.
     
  • Avalon (54 acres, $320 million mixed-use, 614 residential units, 420,000 sq. ft. of office/retail/restaurant space, movie theater, etc.) near Cool Springs will apparently get underway with some elements in 2021 according to Joe Parkes, Jr. of developer Parkes Cos.  Some new renderings available.
     
  • Ramsey Solutions is planning to build a 2,350 seat/50,000 sq. ft. conference center next summer on their 47 acre campus in Berry Farms.  Gresham Smith is the architect. Rendering available.


    NASHVILLE REMAINS HOT:

     
  • Nashville area home sales rose 17% again in October, compared to the same. month in 2019. September did likewise. Average home sale was $349,000 (up 10%), and average condo sale was $245,000 (up 5%).
     
  • Broadstone Stockyards (2, 4, and 5 stories with 342 units and restored Stockyard Building) which just opened earlier this year, has been sold for $105 million to North Capitol Property. That works out to about $307,000 per unit...one of the higher rates in this market over the past several years. 
     
  • Genuine Parts Company will invest $50 million into a new auto/industrial parts distributorship in Lebanon that will yield 250 new jobs over the next 5 years.  They will move into a new 325,000 sq. ft. facility that has just been completed. 
     
  • Revance Therapeutics out of San Fran is relocating its HQ to Gulch Union Office Tower, where they will take 40,600 sq. ft. of top (20th) floor and 9th floor.  Looks like there will eventually be about 110 employees in the space, and it is not clear how many will be new hires. This means that the tower is now 30% leased. 
     
  • August Bioservices plans to hire 180 people in the next 5 years as part of a two-phase expansion. A $64.7 million investment from the owners will add equipment, services, and a new factory on the site of their offices. on 9.2 acres at 1845 Elm Hill Pike.
     
  • NAPA Auto Parts new 324,000 sq. ft. distribution center at I-840 and Couchville Pike will hire 250 employees over the next year. 
     
  • Carvana will be hiring 70 more people for their inspection center in Lebanon.
     
  • Music Row will be featured in episode two of the new CNBC series, "Streets of Dreams," on Jan, 4, 2021 at 9 PM Central Time.
     
  • The Music City Grand Prix (Aug. 6-8, 2021) will feature several additional races beyond the NEE Indy Car Series; 1) Trans Am Series featuring muscle cars like Mustangs, Camaros, and Challengers on Friday and Sat.; 2) GT America sprint championship will join NTT IndyCar Series at the inaugural Music City Grand Prix race weekend in Nashville as well. The series, which will have two 40-minute races, features GT3, GT2, and GT4 homologated race cars from manufacturers including Acura, Aston Martin, Audi, BMW, Ferrari, Lamborghini, McLaren, Mercedes-AMG and Porsche.
     
  • NASCAR's return to the Nashville Superspeedway in June 2021 will not only feature a Cup series race on June 20th, but also feature Camping World Truck race on Friday June 18,  and Xfinity race on Saturday June 19th. 
     
  • Franklin picked as #4 place to retire in the U.S. in 2021 according to Money Magazine
     
  • The Nashville Stars Major League Baseball push continues to gain traction via big names-involvement: It appears that Theo Epstein (former GM for Red Sox and Cubs world championship teams and former Gov. Bill Haslam might become part of the ownership group.

Our Virtual Meet-Ups the past seven months have been quite successful, and will be doing it again via Zoom this Saturday, Jan. 2nd from 10 AM to noon Central Time. We'll be summarizing all the Nashville development news of 2020, going over a surprisingly busy December, and looking ahead a bit into 2021.

    Huge natural disasters: March tornado, May derecho, March-Dec. pandemic caused major issues with loss of life, illness, major damage, and loss of revenue that caused slowdowns to development progress and announcements…and yet, Nashville is still growing at a tremendous pace!


    AGENDA:
     
  • The Christmas morning bombing attack on 2nd Ave. North (that goodness no one but the perpetrator was killed) will effect development in that area for the next several years. Some questions: 1) What businesses will never reopen? 2) How many structures suffered permanent damage that will need to be rebuilt? 3) What infrastructure was damaged? 4) What is the long-range future of the AT&T switching building?
     
  • Titans in discussions with. Metro about major renovations of Nissan Stadium and creating a 100 acre Sports Neighborhood around the facility that would include riverfront parks, green space, housing, offices, retail and restaurants – and possibly one or two hotels.Cooper and Titans officials said the development will be privately funded and will generate millions in new tax revenue annually to fund stadium upgrades – mitigating the city's financial burden. It's unclear what the city's obligation would be in the project, though related-infrastructure work for the East Bank is expected as part of the effort to revitalize some 150 acres along the Cumberland River from Jefferson Street to Shelby Bottoms.  Some stadium upgrade renderings available.
     
  • Phase I of The Landings at River North has been announced and will consist of: The Oxbow and The Wayward residential buildings (7 stories each with total of 651 residential units); 43,000 sq. ft. of ground level retail in two repurposed/expanded warehouse building close to the river; 4 new streets ($20 million cost privately funded); Outdoor dining and plaza area; Structured and surface parking; and bike path connected to existing Cumberland River Greenway system. SK+I is the architect, and there will be a 24 month build out. The infrastructure work could be approved at a Feb. 11 Metro Planning Commission meeting. Phase II will include several more residential buildings with 500 units and 50,000 sq. ft. of additional retail space. Renderings available.
     
  • Albion residential tower (20 stories, 415 residential units, 5,000 sq. ft. of retail, 364 capacity internal garage, $140 million) at 645 Division St. will get underway in early Feb. New renderings available.
     
  • New renderings have been released for 909 Division (16 stories, 215,000 sq. ft. Office space, 342 residential units, 860 capacity internal garage).  Looks like it will be about 240' tall. The property is zoned to accommodate a building of up to about 150 feet tall, so bonus height will be sought from Metro Codes. LG officials have yet to announce a groundbreaking date.
     
  • Ballpark Village will be the name of the 2.6 acre mixed-use development on the SE side of First Horizon Ballpark.  It will have three 7 story structures with unknown quantities of residential units, retail, restaurant, and perhaps some office space. Dynamik is the architectural firm, and Hawkins Partners is handling  land planning. The team will go before the Metro Planning Commission on Jan. 21 to request a height modification from the zoned 5 stories up to 7. Renderings and diagrams available.
     
  • Modera Germantown has finalized the purchase of the Centurion Stone site (11.5 acres at 1420 Adams St.) for $22 million.  Mill Creek Residential is the developer.  Phase I (5 stories, 400 units) should get started in early 2021.  Phase II (also 5 stories, 400 more units, and ground level retail fronting Adams St.) will come at a later, unspecified time.  New renderings available.
     
  • 2nd & Monroe will be the name of a residential project featuring 217 units and 3,800 sq. ft. of retail/restaurant space on the .87 acre junk yard at 1231 2nd Ave. North (SE corner of 2nd and Monroe) .  No word on the height, but guessing that it will be 4 or 5 stories based on the footprint.  No renderings yet.   Greenpointe Construction out of Philadelphia just bought the land for $5.5 million. Centric Architecture is handling design, with Lucas Engineering in charge of land planning/engineering.  This sits caddy-corner (SW) to the massive Nashville Block 5/Neuhoff Plant redevelopment, and just to the west of Lifestyle Communities Germantown. 
     
  • Mainland Companies have purchased the 4 parcel lot at 622 Jefferson St. (NE corner of Jefferson and 7th Ave. North) for $3.75 million that was once home to the historic Onyx Building that was destroyed by the March tornado. They apparently already have detailed development plans for the site, but are withholding them at this time. Mainland also owns the Elliot School condo conversion just to the east, and is building  a set of brick row houses jus to the north called Madison Street Flats.
     
  • M Cubed plans a mixed-use building of unknown size and residential units for the narrow 1.1 acre lot at 804 14th Ave. North. Currently, there is a nondescript 1 story warehouse on the site. This will be tucked on the NW corner of the imminent Union Brick residential project and caddy corner across 14th from 1501 Herman (u.c.) and Lofts at Marathon (proposed), to the NW and SW, respectively. M Cubed purchased the land for $3 million, and hopes to have more details and rendering by sometime in January.
     
  • The 1 floor masonry storefront sitting on .34 acre at 523-525 4th Ave. South has sold for a whopping $4.8 million ($320 per sq. ft.). The Higgins Firm (which is currently headquartered there) purchased it 8 years ago for just $360,000.  No word yet on what the buyer (associated with Mark Hauter, a Rutherford County-based real estate investor) has planned....but I'm guessing it is more than just remodeling the 1946-era structure.This is immediately to the north of the Pizzuti Bros. site for a mid-range height mixed-use structure, and just to the south of a site being held by the 515 Group for future development. 
     
  • A seven building, 3 story, 184 unit apartment complex is being planned for 600 Creative Way by LDG Development.  Catalyst is the architect.  A ranch style home will be razed to make way on the several acre lot. No name for the project, no starting date announced, and no rendering yet.
     
  • Wood Partners developers is planning an unnamed mixed-use project for 5.9 acres at 900-914 East Trinity Lane that will include 384 units in 3 buildings.  It appears that at least one of the existing single story warehouse structures on site might be repurposed as part of the plan.  A simple block rendering is all that is available at this time from architect Brock Hudgins.  A 2024 completion is planned.
     
  • The Reservoir will be a 2 building, 445 unit residential complex at 2101 Hillside Ave. and 809 Edgehill Ave. being developed by SLI Capital/Regent Partners, which bought the 2.5 acre site from Elmington Capital (originally part of the latter’s Reservoir project).   No retail in these buildings. Architect and contractor have not been finalized.
     
  • Travecca University will build a Health Sciences Building (4 stories, 33,000 sq. ft.) that will break ground in early 2021.
     
  • 101 Factory will be a three building, 4 story, 204 residential unit development by Elmington Capital Group on 5.9 acres at 101 Factory St., just to the SW of Travecca Nazarene University. Southeast Venture Design is the architect, andCatalyst Design Group will handle land-planning/engineering.  No groundbreaking or timeline has been announced yet. A rendering is available.
     
  • GBT has purchased the .5 acre triangular lot at 2416 West End Ave (at intersection with Elliston Place) for $8.1 million.  The brick 2 story structure there was built in 1930, and originally featured a Firestone garage. It currently houses a Smoothie King, and the larger portion housed various drug stores for decades.  No announced plans, but at this price, I’m guessing they have something more substantial in mind than fixing up the aging structure. 
     
  • An unnamed residential project featuring 151 units in fifteen 4 story buildings on 4.9 acres at 4105 Clifton Ave. has been announced to start in September, 2021.  Thrive Residential is the developer. Lessard Design is the architect, and Kimley-Horn will handle engineering and land planning.  An early 2024 completion is planned.  Rendering available.
     
  • Ridgeview Apts. will be numerous 4 story buildings with 324 units on 16.5 acres at 1445 Eagleview Blvd. east of Hickory Hollow Mall area.  HRP Residential is the developer, Humphreys and partners are architects, and Hardaway Construction is the contractor. Rendering available.
     
  • Northe Pointe will be a 15 acre mix-use project in the Brooklyn Heights neighborhood put together by WE Develop LLC (a new partnership of J.Word Properties and E3 Construction). The first phase will be 17 townhomes, getting underway next spring and being completed by 2022. Other elements planned will include a grocery store, office space, additional retail, and lots more residential.  No word in the article on the exact location of the site, but the neighborhood is south of West Trinity Lane, north of Cumberland River, and just west of I-24/65. No renderings yet.
     
  • The Brian Paul Hotel development at the SE corner of the I-65/Old Hickory Blvd. interchange was apparently going to break ground this year until the pandemic hit. Some new details, renderings, and diagrams have emerged : 1) Hotel & Spa (6 stories, 231 total rooms/suites, high class restaurant, 4 retail outlets, wine grotto bar, 500 capacity ballroom, pool and club; 2) BP Music Venue: (3 stories, 650 capacity, 33,000 sq. ft; 3) Wellness Facility/Spa and condos (3 stories, 35,000 q. ft., 3 treatment pools/spas, Bistro restaurant, 13 penthouse condos); 4) Extended  Stay Suites & Commercial Building (4 stories, 14 apts/suites, 10,000 sq. ft. commercial space, 4 music writing rooms); 5) Garden Homes and Condos (2 & 3 stories,  two 4,000 sq. ft. homes and 13 other units); 6) Parking garage (4 stories?); 7) Future 3 story building. Wade Weissmann and Earl Swensson are the architects. Yates Construction is the contractor.
     
  • A large mixed-use development from Southeast Venture to be located on Buckner Lane in Spring Hill will be called June Lake. The 775-acre property was formerly referred to as both 2660 Buckner Lane and Alexander Farms. The development will include buildings with a collective 2,900 residential units, 3.9 million square feet of Class A office space, nearly 1.3 million square feet of retail and restaurant space, and 400 hotel rooms.
     
  • After a dozens of resident comments and hours-long input, a proposed sports complex will not go on Long Lane. Franklin Municipal Planning Commissioners voted down the project unanimously with six commissioners present. Two were absent, and one abstained. Envision Franklin has the acreage designated as single family residential, which it will remain with the amendment voted down. Developers want to change that to recreation. As defined in Envision Franklin, land with that definition is to have significant space for active and passive opportunities. 
     
  • Legacy Pointe at Golden Bear will be an 85 acre development featuring 100,000 sq. ft. of retail and 600,000 sq. ft. of office space in Phase I (40 acres). It will be located at Golden Bear Gateway and I-40. A hotel is in the plans as part of Phase II.  It is being undertaken by Agilitas Property Development. Rendering available.


    NASHVILLE REMAINS HOT:

     
  • Area home sales rose 14% in November over same month in 2019 (Sept. and Oct. were up 17% apiece). The median price for a single-family home in November was $350,000, up 8.5 percent from the same month of last year. For a condominium, the median price was $244,990, an increase compared to the $242,900 figure of October 2019.
     
  • Landmark Recovery, a behavioral health company that is based in Phoenix, will be relocating to the Franklin area, bringing 100 jobs to an undisclosed 25,000 sq. ft. office space.
     
  • Yoshi (a startup that provides on-site, on-demand car maintenance and gas delivery) is moving its HQ from San Fran to Nashville Jan. 1st. They look to be growing from 10 currently here to  100 people over the next 3 years.  No word on the location.
     
  • CBE Companies out of Iowa will start a Clarksville-based call center that will hire up to 500 people by 2023.
     
  • Steel Connect out of Boston is relocating to Smyrna in a 240,000 sq. ft. building.  Now word on how many employees. 
     
  • The Daily Wire, a conservative media group, is relocating from LA to Nashville, and plan to have 125 jobs here within the next few years.  They are currently scouting sites for a converted warehouse into open office space type environment in WeHo, The Nations, and Berry Hill.
     
  • ElectraMaccanica, the electric car manufacturer from Vancouver, will announce if Nashville or Phoenix will be their new HQ city in January. Could be as many as 500 new jobs.
     
  • Nashville ranked #3 among Top Ten U.S. Cities that gained most newcomers since Covid pandemic started according to Bloomberg and Daily Echoed. 
     
  • Nashville ranked #6 city in America for inbound growth for 2020 by Updater.
     
  • Wall Street Journal did a feature on Dec. 17th all the northeasterners relocating to Williamson County because of lower taxes and good school system. 
     
  • A new study from the Department of Information Systems & Analytics at Middle Tennessee State University, produced in partnership with the Greater Nashville Technology Council, shows that Middle Tennessee's technology job base has expanded by 36% to 62,876 jobs since 2014.
     
  • SmartAsset's "Best Places for Female Entrepreneurs" list ranks Nashville 15th out of the country's biggest regions. 
     
  • Nashville is ranked #10 in the nation for new apartment construction in 2020 according to RealPage, Inc., ranking ahead of Atlanta and Charlotte, among others. As of October, supply in the market had increased by about 5,500 units in 2020, with another 11,000 units in the pipeline.
     
  • According to the CoStar, downtown Nashville has increased its apartment inventory by more than 500% since 2010. 
     
  • Nashville's Maneet Chauhan was featured as one of 4 celebrity chefs fin Food Network documentary, "Restaurant Hustle 2020: All on the Line",  Dec. 27th.
     
  • Top execs from CA Ventures (the developer) and McHugh Construction (the contractor) of 2006 West End (25 stories) say they  "like the growth they see from Nashville. Both alluded to other projects in the pipeline, although they declined to cite specifics that hadn’t already been announced.”
     
  • Franklin has been named #3 Best Christmas Destination in the World by Big 7 Travel. 1. Dresden, Germany 2. Woodstock, Vermont 3. Franklin, Tennessee 4. New York, New York 5. Moscow, Russia 6.   • Nashville Predators were named to the "Best Employers in Sports" list by Front Office Sports. They are one of 25 companies and organizations in the sports industry setting new standards for company leadership and are excelling in employee relations.It is the 2nd straight year the Preds have been on the list.

  • 2nd & Peabody will be a two tower complex (one at 38 stories/618 ft. with a hotel and office space; the other at 33 stories/456 ft. featuring additional hotel and residential) on the 2.2 acre full block at 507 2nd Ave. South and 203 Peabody St.  There will be street level retail in both structures, and at least 6 levels of underground parking beneath the whole block. At 618 feet, the first tower would become the tallest building in Nashville as well as Tennessee. Congress Group will be the developer, buying the land at a currently undisclosed price from Mark Bloom/Larry Patel, who had loosely planned a hotel on the site for years. No word on how many units of hotel/residential in each structure, or sq. footage of office and retail space.  Nor is their word on hotel brands. Lea Ave. will be realigned in order to maximize the traffic flow. Gresham Smith is the architect, and Hawkins Partners will handle engineering/land planning. The team will go before the Metro Planning Commission on March 11 to seek a height modification to the downtown code zoning currently in place on the site. Renderings and diagrams available.
     
  • The Somera Road project on 8th Ave. South at Fogg St. will add two residential towers (one 20 stories, one 16 stories) with unknown amount of units alongside the renovation of the Antique Mall and Voohrees Building info office and retail space. Each tower will ground level retail and a 5 story parking pedestal (with an additional two levels below grade). A pedestrian friendly plaza will connect the historic structures with the two new towers.  ESa is the architect. The team will go before the Metro Planning Commission on March 11 to request a height variance related to Metro's downtown code. New renderings and diagrams available.
     
  • Ritz Carlton Hotel/Residential Towers (42 and 32 stories) at 1 KVB has some more details:  The $550 million project will feature 240 luxury branded hotel rooms; 150 condos; 185+ multi-family apartments;  560 capacity garage; 10,000 sq. ft. of retail; 6,000 sq. ft. spa; and 30,000 sq. ft. of meeting space/ballroom. Projected completion is first quarter of 2025. Renderings and diagrams available.
     
  • Market Street is working on a 26 story residential building (260 units) and a 16 story office building (432,000 sq. ft.) sitting on a joint 6 story pedestal with parking and retail at the SW corner of Demonbreun and 12th Ave. South in The Gulch. A mass rendering and diagram are available. 
     
  • River North Landings is coming together as it gets the $21 million go ahead on infrastructure (Metro will cover $14 million of it).  The sewer work, etc. will begin within 90 days. This will probably lead to the announcement about Oracle opening a major office here, with at least 1,000 employees, possibly as many as 3,000. 
     
  • A new Nashville Yards rendering shows the apartment building to the north of the Grand Hyatt Hotel at 40 stories instead of previous 18.  Also shows the office tower just to the north of that taller as well (perhaps at least 40 stories). No official word on any of these.
     
  • Douglas Development out of Washington DC has purchased the half acre site at 532 4th Ave. South for $4.5 million and will build a 115 unit apartment structure there. Currently there is a nondescript, non-historical 1 story structure on the land. This will be the first Douglas project in Nashville.  They have 180 properties in in the NE.  No specs or renderings at this time.
     
  • Groundbreaking for Hotel Broadway (16 stories, 423 rooms) at 1218 McGavock St. is on indefinite hold due to Covid-19.  “Once Covid-19 is under control due to vaccines, our organization will re-evaluate our goals for the project,” says developer Rajesh Aggarwal.  “Our son is a third-year medical intern and is spending significant time in the hospital,” Raj Aggarwal said. “Once they have some respite from their medical work, we will think to move the project forward.”
     
  • AT&T Tower at 333 Commerce will undergo an addition/renovation of lower level for Winter Garden Plaza.
     
  • 801 Church submitted final plans to Metro.  Configuration of main floor layout now has the restaurant/retail on NE side facing the. Corner of Road L. Parks Blvd. and Church St.  The loading area has been moved over to the 9th Ave. North side. Fencing is up and equipment is on site.
     
  • Tony Giarratana is making another pitch for the Church Street Pocket Park for his 750’ Paramount Tower.  He is willing to build, at his own cost, a 4 story 60 resident homeless center on MDHA land at Jo Johnston and 16th Ave. North in exchange for the park.  He seems to be calling the bluff of Hermitage Hotel-led group that promised to upgrade the park (it has been fenced off for 9 months and hardly anything has been undertaken).  
     
  • Blackbird Capital has now finished assembling all 4 properties for the large 1.37 acre triangular site at West End Ave. and Broadway (1701-1707 Broadway) and will partner with 1616 Broadway's owner (Sanders Realty Holdings) on the "Nashville Sign" lot that is part of the site. The overall site's consolidated ownership represents a decade-long effort to create a gateway connecting Midtown and downtown. The combined management and ownership of the properties will allow the Nashville Sign to be integrated into a future high-rise development. The site is zoned to accommodate a mixture of uses, including office, residential and retail. Blackbird has already amassed $26.8 million towards the site development just since December.
     
  • Beaman has officially put the 17.8 acres in Midtown up for sale either in pieces or as a whole: a) 8.05 acres is 1501-1531 Broadway and 1512-1532 McGavock; b) 1.95 acres at 1500 Demonbreun; c) 6.8 acres is at 920-1000 Hawkins Beaman has enlisted Rob Lowe and Robby Davis, co-senior managing directors of the local office of Cushman & Wakefield, to handle the marketing and sale of the property. 
     
  • The 1.27 acre site at 207-217 14th Ave. North has been auctioned off for $10.2 million to an unknown bidder. Previous owners paid $1.6 million for the land in 2015 and had planned an 11 story Comfort Inn there. The additional half acre lot at 216-224 15th Ave. North (which borders the site above to the west) also was auctioned for an unknown price to an a mystery entity.  A separate hotel had been planned there previously as well. The auction company said there was 3 times the normal interest for a land auction.
     
  • The Soccer Stadium Mixed-Use project will be called Fairgrounds Plaza and finally has some details: Six buildings (some as tall as 6 stories); 337 residential units (160 as workforce housing); 20,000  sq. ft. of retail; No word on amount of office space; Construction to start by summer; Completion 4th quarter of 2023; Some renderings and diagrams available.
     
  • Amazon commits $2 Billion to affordable housing in Nashville, Seattle, and Arlington, VA.  Massive local commitment. 
     
  • A.J. Capital Partners continues its stout investment into WeHo by announcing a huge 8 building project (ranging from 4 to 6 stories) totaling 800,000 sq. ft. of office, residential, and retail which will surround the Merritt Mansion (original portion started in 1799, and further built in 1840).  The historic home will actually be lifted and repositioned slightly on the site. No word on the price tag, but I would estimate at least $100 million. Schedule has not been released yet.
     
  • The .45 acre SE corner lot in the New Heights District footprint (947 4th Ave. South) has sold for $2.2 million. FCD Recycling bought the site from a family trust that had bought it in 1980 for $40,000.   I can't imagine FCD has plans for a recycling site on such a small lot, so perhaps this is just some land-banking, or perhaps they are starting to diversify and get into development. They recently sold their operations site in The Nations for nearly $8 million to Wood Partners who are developing Alta Union residential project there.
     
  • The T3 Finery in WeHo has released more info: Two office buildings with about 320,000 square feet of office space; 311 apartments in a seven-story building; 58,600 square feet of retail surrounding a village green concept; A boutique hotel with 125 rooms; and a concert venue; has been finalized from Cresset and Diversified Real Estate Capital (Chicago); the name stems from timber, transit and technology. Should break ground later in 2021.  New renderings available.
     
  • 1425 Fourth Ave. South will be 4 stories with 108 residential units and 4,000 sq. ft. of ground level retail space on .9 acre in the SE portion of WeHo, just 2 blocks north of the fairgrounds.  Mad Dog Investments paid $2.17 million for the site a year ago and is the developer. Centric Architecture is handling design, and Fulmer Lucas will be in charge of engineering and land planning.  Renderings and diagrams available.
     
  • Some more details and renderings are out for Hagan & Hamilton (3 buildings, 4 stories): There will be 220 residential units, 5,000 sq. ft. of retail, and 263 parking spaces in a garage.  Proffitt Dixon Partners are the developers, and EOA is the architect. Renderings are available.
     
  • 50 Music Square West will now be a hotel again. Jay Patel and Andy Bhakta will develop a 7 story, 132 room on the former site of the octagon-shaped UA Tower.  There will be underground parking and a pool. The brand is undetermined at this time. Manuel Zeitlin Architects is handling design, Barge Cauthen & Assoc. is in charge of engineering. Renderings available.
     
  • Alta Riverwalk will be the name of the Wood Partners' 6 acre MetroCenter residential development at 200 Cumberland Bend that will feature 4 buildings of unknown height with 304 units.  The Metro Medical Supply warehouse will be razed in early Feb. Project should be complete by spring of 2022. No renderings yet.
     
  • Eden House will be a minimum 10 story residential tower with probably 200 units being planned by GBT Realty for the site of the former Green Hills Fire Station on .87 acre at 2025 Richard Jones Rd, immediately to the north of Vertis Green Hills (18 stories, opened in 2018).  GBT will soon hold a community regarding the plans says Metro Councilman Russ Pulley, in whose this district it would be built. He said the name Eden is derived from one of the original streets in Green Hills, while “House” references the former Nashville Fire Station building (pictured) sitting on the site. Neither renderings nor the future building's height has been released yet. GBT emailed the Nashville Post a statement noting Eden House will be "a high-end residential project that will complement Green Hills with ground-floor retail and restaurants to increase connectivity and walkability along Richard Jones Rd.” 
     
  • More info regarding the Belmont University lot at 1801 12th Ave. South (SW corner of Wedgewood Ave. and 12th Ave. South). The lease was not renewed for Heritage Fuel/Magic Phillips 66 gas station, and a $19,000 demo permit has been applied for Dem Tec to take down the structure and remove the underground gas tanks. No long-term plans announced, but it is a gateway property to the campus at a very busy intersection, so I'm sure something key will be placed there eventually.
     
  • The Provisionary will be a grouping of five 1 & 2 story micro-office project with some retail/restaurant space on 3 acres at 104 Dickerson Pike. to be developed by Cauble Group and Parasol Management.  They have just completed purchase of most of the site for $3.8 million, and will finish the purchase of the defunct Metro Motel on the south side of the site  soon, and then raze that structure. Renderings available.
     
  • A couple new  East Nashville projects being developed by Razor & Tie record label: 1) 3 Mcferrin Ave. will be 2 stories, with 5,000 sq. ft. of office space on .34 acre; 2) 918 Main St.  will be a 5 story retail/residential project on the site that of the former Molly Green clothing store that was destroyed in the March tornado. Both projects are designed by Powell Studio architects.  Renderings and diagrams available.
     
  • A mixed-use building that will feature residential and office space is being envisioned for the .6 acre site at 943-947 Woodland St.  The existing structure that is there was being remodeled when it was severely damaged by the March tornado, and now has sold to Clay Haynes, who plans the new project.  No renderings as of yet.
     
  • The auditorium portion of Riverside Revival at 1600 Riverside Drive, is now open. The former church sanctuary has been made into a 3,177 sq. ft. performance venue, with a capacity of 420 people. The space is equipped with sound, lighting, equipment and labor within the rental fee, and offers discounted rates for nonprofits. The rest of the development which features office space and some retail should be finished in the spring.
     
  • Proximity Townhomes (3 stories, 60 units) is underway at the NW corner of West Trinity Lane and Old Matthews Rd.  Originally, this was going to be part of the North Lights project, which is currently u.c. just to the north.   Red Deal Homes out of Chicago bought the 4.25 acre parcel from the North Lights group last September for $2.3 million. Rendering available.
     
  • City Bluffs (46 three story townhomes and some ground level retail) is being undertaken by Core Development and Paragon group at 2200 Buena Vista Pike (SE corner of Buena Vista and Cliff Drive). Smith Gee Studio is handling architecture.  No renderings available yet.
     
  • The first phase of Villas at Blue Turtle Bay (3 stories, 10 townhomes) in Old Hickory are nearly complete; second phase about to start.
     
  • Sumner County Ice Center at The Goat Farm is a two-rink hockey facility is being proposed east of Shute Lane just southeast of the East Main Street/Nashville Pike exit off Vietnam Veterans Parkway in Gallatin. It would have seating for more than 1,800 spectators and include weight and training rooms, bar and restaurant areas and for-rent event spaces, among other things. As designed, the building (being proposed with the Nashville Predators as a partner) would comprise nearly 96,000 square of space. Stratos Development and MC2 Group are working with Lose Design to overhaul about 54 acres with the ice rinks, a 120-room hotel, 130 residential units and 96,000 square feet of retail, restaurant and recreation space. Their Goat Farm proposal includes a number of new roads and ask for several exceptions to Gallatin’s zoning rules.
     
  • Novel Harpeth Heights will be a series of four 4 story buildings with 322 units on the former Sam's club site at 615 Old Hickory Blvd. at the SE corner of the I-40 West/Old hickory Blvd. interchange.  Completion date should be late 2022. Rendering available. 
     
  • Oxford Apartments will be a new 317 unit complex  made up of 4 story buildings that will include 22,000 sq. ft. of retail 14 acres within Century Farms at 4071 Cane Ridge Parkway. It is being co-developed by Oxford Properties and Oldacre McDonald. Barge Design and Niles Bolton Assoc. are teaming up for the design.  Construction should start in May, and hopefully will be completed in 3rd quarter of 2022.  Rendering available.
     
  • Burkitt Ridge will be a new residential community with 800 units, as well as townhomes, single-family homes, and restaurant/retail space off of Burkitt Rd. between Lenox Village and Nolensville. Rendering and diagram available.
     
  • The new I-65 South intersection at Buckner Rd. has been awarded to Bell & Assoc. Construction on a $54 million bid.  it is projected to be complete by May of 2023.The interchange will be an important connection to the heart of Spring Hill, but also will open the door to development on the eastern side of the city. In August, Spring Hill approved the 775-acre mixed-use June Lake, to be located near the future interchange.
     
  • Windtree Pines (373 single family homes and 50 townhomes) is being proposed on the site of the former Windtree Golf Course in Mt. Juliet.
     
  • Music City Baseball was positioned to submit a proposal to Major League Baseball to establish a team in Nashville, but that step has been delayed a year due to business effects from the COVID-19 pandemic. Until then, they are focused on site selection for the proposed entertainment district. “We hope it’s in Davidson County, but it will possibly be in Williamson County or Rutherford County. We’ve got eight sites that we’re considering. We hope it’s part of the East bank, potentially the Tennessee State University site. A downtown ballpark gives us the opportunity to build, with our partner ASM Global, a world-class entertainment venue. The walkability, bringing the Cumberland River alive, and just being part of a downtown park is the objective.” In 2021, Music City Baseball will show their partner (ASM Global) that the Nashville market can be a revenue contributor, the reasons why, and to find a site for the ballpark. “We think we can privately finance a ballpark here, as it’s really not a ballpark. It’s an entertainment venue. The baseball team becomes a tenant. It’s driven by the music industry in residencies, and in conventions. It supports the growth of Nashville, the airport growth, the expansion internationally, and the hotel industry and the restaurant industries that continue to grow.”

  • United Van Lines released its annual migration study, revealing that 64% of the moves the company handled in the region last year involved households arriving into the area. The other 36% of moves involved households leaving the region. That influx ranked Nashville ninth among the metro areas with the highest percentage of inbound activity.
     
  • The U.S. grew about .35%, or about 1.1 million people, between 2019 and 2020. Tennessee grew by more than twice the national average at .83%. 
     
  • U-Haul released its list of cities and states with the most in-bound moves, and Tennessee came in at #1 for the first time ever.  Last year, Tennessee was 12th. 
     
  • Nashville area home sales continue to boom, with December sales up 22% over the same month in 2019.  Average home price was $345,000, up from $324,00 a year before.  Condos are $269,900, up from $245,000 in 2019.
     
  • Nashville ranks #3 on Zillow's Hottest Housing Markets for 2021 list, behind Austin and Phoenix.
     
  • Woods Air Movement, a U.K. smoke/fire safety company, will build its North American HQ that will employ 27 people in Murfreesboro.
     
  • ICON Clinical Research will expand with 85 more jobs and added office space in their Brentwood location at the Avalon at Seven Springs development the next 5 years.
     
  • Fred Diaz, the CEO of Mitsubishi North America, is quite pleased that he picked Nashville as the new HQ for the motor company.  He believes that many more west coast companies will be moving here as well.
     
  • Bankrate dot com has listed Nashville among "America's Best Places to Live in 2021." 
     
  • USA Today selects The Grand Hyatt in Nashville Yards as the best new hotel in America according to a readers poll.
     
  • Nashville comes in at #27 on Travel & Leisure's "Top 50 Places to Visit in 2021" list.
     
  • Franklin makes Money Magazine's "50 Best Places to Live" list for 2nd straight year.
