It's been a very busy month with numerous huge new projects announced, so there will be much to discuss at our next in-person Meet-Up this Saturday, Sept. 4th from 10 AM to noon Central Time.  Once again we will be at The Copper Branch in the NE corner of the Downtown Library Building (at SW corner of 6th Ave. North and Church St.).  Parking is available in the Library Garage at $6.00 per hour--but if you bring your ticket in and have it stamped at the front desk at the Library you get 1.5 hours free. If the weather is good, we will meet on the patio outside; if not, then inside.  In either case, Ron (Smeagolsfree) will be arriving early to get tables and chairs set up. 

If you have not been vaccinated for Covid-19, then please where a mask to the meeting.  Should we have to move the meeting indoors due to inclement weather, then everyone will need to wear a mask. 

I believe we will also have things set up for folks to participate online via Zoom as well. Will have an answer in the next few days. If you would like to join in that way, please send me your e-mail address via private message by Friday evening, Sept. 3rd, and we will get you the particulars for logging on.   We will presume that if you took part in last few months' virtual meet-ups, that you will be interested again this month...so no need to send your info again (we've  kept it from May of 2020 onward and will include you automatically for this upcoming meeting).

NASHVILLE URBAN PLANET MEET-UP,  OCT. 2, 2021

Here's an overview of what can be covered at the Dave Luna Urban Planet Meet-Up IN-PERSON this Saturday, Oct, 2nd, from 10 AM to noon The Copper Branch inside the Downtown Library (on the SW corner of 6th Ave. North and Church St.). The weather forecast is low 80s with 50% chance of rain, so, if it's dry we will meet on the patio outside.  But should it be inclement, we will meet inside, and everyone will need to wear a mask. If you would like to join online and you have never received an e-mail invitation with the log-in specs, please let me know your e-mail address by 5 PM by Friday night, and we will get the info to you to join us remotely.

  • Meet any new folks in attendance. 
     
  • Get reports from anyone who traveled to other cities in the past month for quick overviews of what they experienced.

    AGENDA:
     
  • Nashville Yards update from Southwest Value Partners (SWVP): 1) There will be 8 residential towers on the site, twice as many as originally planned; 2) Two of the residential towers will be underway in the first quarter of 2022; 3) The railroad park will run under Broadway and be accessible from Union Station Hotel (which SWVP now owns), and feature some musical elements, but not performance spaces; 4)  AEG portion (4,000 seat theater, cinema complex, etc.) should also be breaking ground in early 2022; 5) The parking garage element of the Pinnacle Tower is being engineered currently and final designs completed soon.  Opening is scheduled for 2025; 6) 2025 is also the year they hope to see most of the construction complete on the entire campus; SWVP is actively evaluating other possible development projects in Nashville once Nashville Yards is starting to wrap up. 
     
  • The 3.9 acre site at 825 South 6th Ave. will apparently have a two tower project (perhaps each in 20-25 story range) featuring 710 residential units, and around a 700 capacity garage according to a water/sewer permit application.  No office, hotel, commercial, or retail will be involved. Probably a lot of landscaping. No word on who the developer is.  No renderings yet.
     
  • Proposals for replacing 170-176 2nd Ave. North that were heavily damaged from the Christmas bombing have been released.  Would feature new brick and stone structures that maintain the same facades and overall look as the historic structures, and utilizing 30,000 of the original bricks, artifacts, and other trim elements that have been salvaged.  Would be 6 stories tall on 2nd Ave. side, 7 stories on 1st Ave. side (and fully activating that riverfront view side).  Would include a pedestrian mall that connects both avenues that would feature restaurants and retail.  Also included would be rooftop patios. Renderings available.
     
  • The Woolworth Theater at 221 Rep. John Lewis Way (5th Ave. North) is moving forward. It will be an 850 capacity entertainment venue in the locale of the famous inaugural 1960 civil rights sit-ins of which John Lewis was participant. It had been Woolworths on 5th restaurant for several years until it had to close due to lack of business during the pandemic.
     
  • The 5 story, 19,000 sq. ft. circa-1900 brick structure at 200 Broadway is being designed for whiskey bar, artist's den, and rooftop bar. The Ardent Company (TAC), which bought the property over 2 years ago, may be the developer, or perhaps have someone else involved. STG Design is overseeing architecture updates, which will include closing the corner entrance, reactivating the long-closed Broadway entrance, and opening windows along Broadway that have been bricked-over for decades.  Rendering available.
     
  • Bill Miller will be adding two rooftop bars to his complex at 119-121 3rd Ave. South that features the Johnny Cash Museum.  No word on the name(s) of the attractions.  Metro Historic Zoning Commission has approved the concept plan, which is being designed by Remick Architecture.  No start date has been announced. Rendering available.
     
  • The East Bank Study is considering a new major north-south spine street running from I-24 on the south to River North. Diagram available.
     
  • After some delays, the River North Landings Phase I (two 7 story residential structures with 650 units, 200,000 sq. ft. of office/restaurant/retail, and internal garages) is set to break ground in the next few weeks.  A $160 million construction loan has been secured.  Total cost will be about $260 million for Phase I.
     
  • 501 Crutcher will be a 550 condo development of unknown height on 6.8 acres just SW of Envision Cayce on what is now a mulch yard.
     
  • A 6 story residential project of unknown units featuring ground level retail and internal parking garage is being proposed for the block at 1302-1308 Dickerson Pike between Ligdon and Fern Avenues. A request for height setback variances from current zoning is being requested by Smith Gee Studio architects in prep for an Oct. 7th hearing. A portion of the site had been cleared for a potential project a few years ago, but has been sitting dormant. Diagram available.
     
  • The nearly 1 acre site at 829-835 Dickerson Rd. seems to finally be moving forward with what appears to be a 4 story project featuring a hotel, with some restaurant and retail space according to water and sewer permit requests. The new developer is 829-D, which is headed up by. Aaron Armstrong of Armstrong Real Estate Group, which is based on Dickerson Pike. They paid $1.13 million for the site in 2019.  Originally a mixed-use residential project had been planned there.  No renderings of the new hotel. 
     
  • The Wash at U.S. 41 will be a 5 building (4 which already exist), 18,184 sq. ft. retail/restaurant campus with public green space on 2.3 acres at 2801 Dickerson Pike being developed by Tyler Cauble and Keith Leman.  It will also feature 93 spaces in surface parking. Work should begin in December, and be complete by late 2022. Diagram available.
     
  • ZMX is planning a 4 structure (2, 3, 4, and 5 stories, 162 units, 39,000 sq. ft.  of office/retail, and surface parking on NE corner of Elmington Parkway/East Trinity Lane interchange. Diagram available.
     
  • Ground breaking happened this month for Nashville International Airport Hilton Terminal Hotel. It will be 14 stories (10 on top of 4 levels of additional short-term garage space) structure and feature 292 rooms, a grand plaza w/ open-air dining, grand lobby, fitness center, a grand ballroom, glass SkyBar Lounge and SkyPool on the rooftop.  Chartwell is the developer. It should be open by mid-2023. New renderings available.
     
  • LIV at 819 West Trinity Lane will be a series of 3 story structures encompassing 325 apartments on 12.5 acres of currently undeveloped, wooded land. Birmingham-based LIV is the developer, and has paid a total of $5.06 million for the two tracts of land. Nequette Architecture is in charge of design, and Kimley Horn is handling engineering/land planning. A rendering is available.
     
  • A 5 story, 340 unit apartment complex is being planned for 1354 Brick Church Pike on the site currently housing the Al Menah Shrine Temple.  No word on the developer, time table, or rendering.
     
  • R2 Companies has purchased the former Fountain Square Mall at 2222 Rosa L. Parks Blvd from the United Methodist Publishing House for $24.5 million. The UMPH had purchased it for $9.25 million 7 years ago.  R2 plans to redevelop the 145,000 sq. ft. into a horizontal office campus a la Silicon Valley which will include revamping the outdoor areas along the lake.
     
  • Alta Rochelle will be a 5 story, 370 unit residential project on 4.5 acres at 1020 Southside Ct. (the SE corner of 12th Ave. South and South Street). It will be developed by Wood Partners, with Dynamik Design handling architecture and Kimley-Horn overseeing land-planning and civil engineering.  A rezoning to accommodate the project will be needed, with a Thursday, Oct. 28, Metro Planning Commission meeting scheduled. No renderings supplied yet.
     
  • 970 Murfreesboro Pike will be the site for an apartment complex of unknown height that will feature 145 units and 4,000 sq. ft. of ground level retail. No rendering yet.
     
  • Breeze Block is being developed by Vintage South in Charlotte Park at 6100 Robertson Ave. We have had some info on this over the past few years, but now we know more specifics and have renderings.  It will feature 24 three-story townhomes, 39,000 sq. ft. of office/retail/restaurant space. It will incorporate the former Proctor Marble & Granite Building  on the site. Renderings available.
     
  • Ford Motor Company will build a massive $6 billion electric truck and battery plant 50 miles east of Memphis that will employ close to 6,000 people. Additionally, they are building 2 more electric battery plants south of Louisville for $5 billion that will employ another 5,000.  Nashville will be just 167 miles away from the west TN plants, and 126 miles from the Kentucky plants.  With GM’s substantial commitment to electric vehicles and batteries in Spring Hill, this portions Nashville very strongly in the whole supply chain in the region.

  • Nashville comes in a #4 in rankings of Top Metro Labor Markets by Think Why. Only Dallas, Phoenix, and Austin were higher out of the Top 150 U.S. markets analyzed. Nashville has ranked in the Top 10 four consecutive months, up from #46 a year ago.
     
  • Nashville comes in at #1 composite score of economic growth rate for the 51 largest U.S. metros according to Stessa analytics firm.
     
  • Nashville ranked #10 out of "Top 30 Metros Where Jobs Are Roaring Back" by The Business Journals.
     
  • Thermo Fisher, a Massachusetts-based life sciences company, plans to build a $100 million factory in Lebanon that will employ 1,400 people.  No word on the location or timeline. 
     
  • Shinhung Global USA, a South Korean logistics company that already has their only U.S. plant at 191 Stone Container Drive in Clarksville, will expand further via a $10 million investment that will produce 83 more jobs. 
     
  • The health care industry in Nashville is now generating nearly $67 billion per year in economic impact for the area, and increase of 59% in last 5 years according to Nashville Health Care Council.
     
  • With 30 venture capital firms having a presence in Nashville, it makes Music City the 3rd highest presence among the 10 southeastern U.S. states.
     
  • Nashville is tied with Cincinnati for #1 fastest-selling housing market out of 53 metros in the U.S. during August by Re/Max National Housing Report. Homes in Nashville are selling 2.4 times faster than the national average. Jeff Checko, director of relocation for Re/Max Advantage, predicts a record housing market in Nashville this fall and winter.
     
  • 3 Nashville area communities ranked in theTop 50  "Best Places to Live for 2021" according to Money Magazine:  Franklin at #3, Hendersonville at #16, and LaVerne at #26. 
     
  • "New Year's Eve Live: Nashville's Big Bash," a five-hour primetime concert special will air on CBS and Paramount+ from 7 PM to Midnight.  It will feature Dierks Bentley, Miranda Lambert, Darius Rucker, Luke Bryan, Blake Shelton and more.  
     
  • Travel + Leisure's latest "Top 15 Cities to Visit in the United States" ranking has Nashville at #11.
     
  • Vanderbilt is once again ranked #14 among the "Best Colleges and Universities in America" (same as last year) by U.S. News and World Report.
     
  • Parnassus Books in Green Hills is chosen as one of "30 Cool Indie Bookstores Across the Country That You'll Want to Check Out" by USA Today.

I will set up on the patio since I have no objections. Also for any newcomers that cannot join us, we are still doing the Zoom live from the meet and if you want to sign up, send a PM to Bos2Nash and he will send you a link.

Free parking by the Capitol building on the weekends, just a short 4 minute walk away.

I will be computerless again. Its going back to the shop.:tw_dissapointed_relieved: Many issues from my service not transferring all my data, on top of Microsoft doing screwy things like hard starts in the middle of the day, and AT&T slowing my internet service down to 2mbs. They are all demons messing with my mind!
