NASHVILLE URBAN PLANET ONLINE MEET-UP,  DEC. 4, 2021, VIA ZOOM

Due to a growing fourth wave of the pandemic, we will convene online via Zoom for our monthly Dave Luna Urban Planet Meet-Up this Saturday, December 4th, from 10 AM to noon. All of you who have requested online links in the past will receive an e-mail this week with the directions again. If you have never received an e-mail before with all of the log-on specs, then PM let me your name and e-mail address by 5 PM by Friday night, and we will get the info to you to join us remotely.

    AGENDA:
     
  • The Beaman Broadway site now appears to have a different developer, and certainly a different developMENT, according to new sewer and water services request: 1) Office space of 1,322,000 sq. ft. (this is equal to the amount of TWO Pinnacle Towers from Nashville Yards);  2) 1,000 residential units (this would be equal to about THREE SoBro Towers at 33 stories, 313 units each); 3) A 350 room hotel (probably 25 story range); 4) 90,000 sq. ft. of restaurant space and 60,000 sq. ft. of retail space (similar in scope to 5th & Broadway's commercial space). Probably looking at 6 structures. RaganSmith is listed on the document to handle civil engineering. Still unsure if it is GBT Development that is behind this new inquiry. 
     
  • Brookfield Properties ($650 billion in assets and co-developer of 5th + Broadway) is apparently having discussions with PSC Metals and Metro Government about the PSC site on East Bank.
     
  • The .96 acre lot comprised of 504 4th Ave. south and 319 Peabody St. is now available for sale and an undisclosed asking price. Several nondescript/non-historic 1 story structures are on the lot that include Quiznos, Blue Nile Cafe, and Leaf 'n' Brew.  This has become a hotel district, with no fewer than 11 hotels in operation within 2 blocks, and several more being planned. 
     
  • East Bank Study had another public meeting Tuesday night.  Much was presented about greenways, bike paths, park space, and street grid.
     
  • CA South Development has purchased two industrial properties covering 8 acres at 690 and 1106 Davidson Ave. (facing the Cumberland River to the south) for $21.5 million. Belpointe, a large private equity investment firm out of Connecticut, is part of this project. CA South is known for residential/mixed-use projects.
     
  • H.G. Hill Realty will finally be developing the full 3.58 acre block at 416 Jefferson St. with $93.5 million 5th & Jefferson mixed-use project. It will include a 4 story structure with 110,000 sq. ft. of office space, 42,000 sq. ft. of retail, some 3 story residential including 9 townhomes along Madison St., and 568 parking space within an internal garage. Hastings is the architect. Groundbreaking May, 2022, with 4th quarter of 2023 finish planned. Rendering available.
     
  • Neuhoff Plant complex will have two residential towers a bit taller than perviously thought:  11 stories, 349 unit, and 10 stories, 195 unit. Permits have been granted to get underway. These will go along with Phase I of the 15 story office tower, and the repurposing of the former slaughterhouse into offices, retail, and a 50 room boutique hotel.
     
  • 2600 Dickerson Pike will be a five story, 260 unit residential project on 5.2 acres of vacant land by Woodfield Development.  Housing Studio is the architect; Kimley-Horn is handling engineering.   Specific rezoning will be sought at the Dec. 9th Metro Planning Commission meeting.  Diagrams available.
     
  • Vanderbilt Univ. will invest $300 million into upgrading Dudley Field and athletic training facilities.  Renderings available.
     
  • Metro Council has approved zoning for The Sinclair (the new name for 2416 West End). GBT Realty will spend $1.25 million in public infrastructure improvements around the property that will help with the flow of traffic at the unique intersection. To do this, the firm says it’s enlisting the Nashville Department of Transportation to make a list of public safety and mobility priorities. These could include measures like the creating a pathway near Centennial Park and “improvements” at surrounding intersections.
     
  • The Major League Soccer Stadium at the Fairgrounds (30,000 capacity) is ahead of schedule (even slightly below budget!) and will now be ready for Nashville SC’s home opener on May 1st, 2022.
     
  • Mayor Cooper and Bristol Motor Speedway officials have reached a deal in principle that will bring a NASCAR Cup Series race back to Nashville Fairgrounds Speedway. The announcement is expected to come this week as the NASCAR Awards Celebration gets underway at Music City Center. The deal will include total renovation of the Nashville Fairgrounds Speedway, and is subject to approval by the Board of Fair Commissioners and Metropolitan Council. If approved, Bristol Motor Speedway would agree to a long-term contract to lease and operate Nashville Fairgrounds Speedway and assume financial responsibility for track renovations (expanding to 30,000 capacity), operation costs and maintenance. The Metro Council would issue no more than $50 million in bonds for renovations to the racetrack, with debt and project costs being covered by racing and event revenue.
     
  • Green & Little is amassing land for something in WeHo.  They just purchased the cottages at 412-414-416 Humphreys St. (cumulative .54 acre) for $2.65 million.  These sit next to a .44 acre site they already own at 1269 4th Ave. South.  All of the plots are zoned for mixed-use.
     
  • Broadstone Berry Hill will be a residential development of unknown height and units to be built by Alliance Residential on the 3.25 acres at 2500 Bransford Ave. (currently home to Mrs. Grissom's  Salads since 1955). They are still working on the purchase of the land, which some think will fetch a $15 million price.  Mrs. Grissom's recently sold control of their business to Chairman's Foods, and will be relocating to their production facility in Spring of 2022. No word on when construction might start, nor any renderings available yet.
     
  • A 2 story commercial building is being planned for  nearly 1 acre site at 2809 12th Ave. South, the home of 21st Century Christian Bookstore.  Laulima Development will be in charge of the project, having paid $10.6 million for the property in October. It is unclear if any of the current structure will be incorporated in the design.  Fulmer Lucas Engineering is involved in the project. No renderings yet.
     
  • 502 Thompson Lane will be the locale of a proposed two 5 story & and two 7 story mixed-use development by Forstone Capital out of Connecticut. It will feature 516 residential units and 4,400 sq. ft. of retail space on the 4.5 acre lot that used to house the Nashville Furniture Warehouse.  Forstone paid $10 million for the land  last June. Alfred Benesch Co. will handle land-planning and engineering.  No word on the architect.  No renderings yet. 
     
  • H.G. Hill Realty has purchased 1/2 acre at 2225-2227 Bandywood Drive for an undisclosed price. It is next to an .8 acre site they already own at 4010 Hillsboro Circle.  5 years ago they had plans for a 90 unit apartment building on that site, so now they may be looking to move forward with a bigger residential project.
     
  • 336 Ewing Drive is the location of a proposed multi-family residential complex that will feature seven 2, 3, & 4 story structures of apartments and townhomes. It is being put together by LDG Development; Studio A is the architect;  Catalyst is handling civil engineering. Rendering and diagram available.
     
  • LIV Development out of Birmingham appears to be moving forward with a mixed-use residential project that may be featuring 13 four & five story structures with 315 units on 19.3 acres hugging the Cumberland River at 4000 Dr. Walter S. Davis Blvd.  This would include consolidating a few other parcels owned by York Developments. LIV has those under contract. Water and sewer capacity permits have been filed.
     
  • An 8 building, 3 story, 310 unit apartment complex is being planned for the 11.5 acre lot at 4107 Dodson Chapel Rd. which is currently inhabited by Dodson Chapel United Methodist Church.    There will also be an amenity/leasing building that will include a retail component. Kimley-Horn is in charge of engineering.  They will go before Metro Planning on Dec. 9th for approval.  No rendering yet.
     
  • Just down the street, Dodson Chapel Townhomes will be at least 54 three-story units on 3.57 acres of vacant land at 3941-3957 Dodson Chapel Rd. in Hermitage.  Pulte Group is the developer. Rendering available.
     
  • Neyer Properties has purchased 8 acres of undeveloped land at 628 Ermac Drive (just east of Century City) for $2.8 million with a plan to build three to four story complex with up to 300 multifamily units.  Total investment for the development will be $60 million. Neyer will be seeking a partner on the project by January, and is currently going through proposals. They hope to break ground in fall of 2022. No architect or contractor has been selected yet.
     
  • JCF Living developers are planning to invest $50 million  on a 219 home, 45 acre subdivision in Lebanon at Hwy. 109 and Franklin Rd. The plan is to have them all finished by fall of 2022.
     
  • HCA Healthcare has paid $25.5 million for 30 acres of the Franklin Summit site along McEwen Ave. at I-65 in Franklin. It is unclear what HCA has in mind for the location. Current zoning for that area is 12 stories.


    NASHVILLE REMAINS HOT:

     
  • iHeartRadio is committing to expanding by another 180 jobs in their digital division in 40,000 sq. ft. space at 1200 Broadway.  The state Funding Board has approved a $1.25 million grant to help facilitate the expansion.
     
  • Walmart has leased a 925,000 sq. ft. warehouse at Hwy. 109 and I-840 for a distribution center that will employ at least 100 people.
     
  • New Balance Footwear has signed a lease for 355,000 sq. ft. of a new Panattoni warehouse adjacent to Nashville Super Speedway that will also employ at least another 100 people. 
     
  • Murfreesboro rated #1 "Top Boomtown in  America" with a perfect 100 score by SmartAsset. Franklin came in at #30 out of the Top 50 ranked.
     
  • A new RE/MAX study shows that the average home price in the Nashville area is now $405,000, the first time it has crossed the $400,000 line. The median home price just 10 years ago was $155,000, and in 2016 was only $250,000. Despite being among the most trendy and sought-after places to live, Greater Nashville is still considered affordable compared to America’s largest cities.
     
  • LA Jackson on top of Thompson Hotel in the Gulch is rated one of “The 21 Coolest Rooftop Bars in the World” by TravelandLeisure.
     
  • Bridgestone Arena received its 14th consecutive and 17th overall nomination for Pollstar Magazine's 2021 Arena of the Year.
     
  • Nashville ranks #9 in U.S., and #11 in the world for most photographed skyline according to Pixsy.

As an amendment to the information about the development in Hermitage on the old Dodson Chapel United Methodist Church property, that church building was destroyed in the March 2020 tornado. The church building and a former Metro school building owned by the church have long since been cleared off the property.

    AGENDA:

     
  • Ray Hensler says he will finalize the $16 million purchase of the 4.47 acre Peabody Union site from MDHA by late February, and ground breaking should occur in April. Once approved for 32 stories, the main tower will now be 27 floors and will include 354 residential units.  The adjoining Class A office structure will be 6 floors with 251,000 sq. ft. of office space.  Both buildings will have a cumulative 33,000 sq. ft. of ground level retail.  No word on how many parking spaces will be in the underground/internal garage. A fall of 2024 completion date is planned.  New renderings available.
     
  • Waypoint Residential is planning 1806 Division, which will most likely be a 15-20 story tower featuring 220 residential units, 14,000 sq. ft. of commercial space, and perhaps an internal garage. The .34 acre site currently has the 1 story Omni Sound Studios, and is hemmed-in on 3 sides by Embassy Suites to the west, and Bristol on Broadway to the north and east.  The site is zoned to go as high as 20 stories.  No word yet on architect, civil engineer, contractor, timeline, or renderings.
     
  • 500 Lafayette will be 16 stories, including about 350 residential units, ground level retail/office/amenity space, and an underground garage. Groundbreaking will be no later than early 2023, but maybe as early as late this year. There still needs to be various approvals from Metro before they can move forward.  Initial renderings available. 
     
  • A Residence Inn of 11 stories and approximately 220 rooms is being planned on .82 acre at 206 North 1st St. on the East Bank by PBS EB Nashville LLC. That entity is affiliated with RevPAR Companies and Emerge Hospitality Group. They just purchased the land for $4.2 million from the owner of Todd's Auto Parts (which is currently on the site).  The latter had purchased the land in 1995 for $290,000.  A rendering is available.
     
  • 918 Hayes is back to being 14 stories with 286 residential units and an internal garage.  It had been rumored to possibly tryin to get an OK to increase to 23 floors. Rendering available.
     
  • 900 18th Ave. South (5 story addition on top of an existing 4 level parking garage, 121,600 sq. ft. of office space) looks to finally be moving forward with an appearance at this month’s zoning meeting.
     
  • Tennessee Oncology Midtown will be a 7 story medical office building being planned for the L-shaped acre-plus lot at 322 22nd Ave. North and 2004 Hayes St.  It will feature 144,000 sq. ft. of office space, 6,000 sq. ft. of retail, and a 3 level underground garage.   Currently there are non-historic 1-story structures on the lot.  Gresham Smith will be handling architecture and engineering.  No word on start date, or renderings yet.
     
  • The .31 acre lot at 634-636 Division St. is now for sale for $3.9 million.  It includes a non-historic, nondescript 2 story structure built in 1985. If combined with the smaller triangular properties that are for sale on its northern and eastern sides (each about .15 acre), there could be a .6 acre triangular site available that would be bordered by Paseo Gulch to the west, Albion to the South, and CSX tracks to the NE. 
     
  • A 4.57 acre tract at 1405-1409 Dickerson Pike has sold for $6.65 million to an undetermined entity. The site currently has two structures that are home to a hot chicken restaurant and Brother Z's Joice Market, and mostly undeveloped land to the east behind those buildings. It would seem that another large residential complex is in the offing.
     
  • 801 Monroe (10, 5 & 4 stories, 206 residential units, ground level retail, and internal garage) released renderings and diagrams. No word on when they go before Metro Planning Commission to seek approvals on the 10 story height, etc. 
     
  • 2nd & Van Buren will be made up of two 7 story structures featuring 303 units, a pedestrian bridge connecting the two over the Magdeburg Greenway, ground level retail, and an internal garage at 100 Van Buren St. in Germantown.  Toll Brothers Apartment Living is the developer of the handsome project; Brock Hudgins Architects is handling design; and Barge Design Solutions is in charge of land planning and civil engineering.  The group goes before Metro Planning on March 10th for rezoning.  Most of the lot is currently surface parking and storage, with a small nondescript/non-historical 1 story structure on site. Renderings available.
     
  • 1227 3rd Ave. North (3 stories, 15 townhomes) is finally moving forward. The .62 acre site. is being undertaken by an LLC made up of Michael Hartley (Landmark Realty), Steve Ezell (Tri-Mark Builders), and a silent partner. Rendering available.
     
  • The Residence Inn at 261 French Landing Dr. in MetroCenter is finally getting underway.  It will be 6 stories with 114 rooms, two 2,500 sq. ft. meeting spaces, a 4,000 sq. ft. restaurant in a separate structure as part of the 3.06 acre campus.  Imagine Hospitality is the developer;  Elevate Architecture is handling the design; and Brooker Construction is the contractor.  Work should get underway in February. Rendering available.
     
  • Jefferson Street Townhomes (4 stories, 18 units) is being planned by Gremada Industries  on .61 acres at 1025-1037 Jefferson St. They paid $3.4 million for the site, which is currently home to a couple of nondescript/non-historical 1 & 2 story structures.  Split Rock Development is handling many details; Architect is Bueno; Landscape architect is Hiebert + Ball Land Design.  Renderings available.
     
  • 2106 24th Ave. North will be a .75 acre, 3 story, 12 townhome development by Jackson Builders.  Building Ideas is the architect.  Work should get underway in March, with all work being completed by March of 2023. Renderings available.
     
  • Elmington Capital has purchased the 7.4 acre site at 5330 Charlotte Ave. that includes an outdoor shopping center and several fast food joints for $17 million.  The guess is that they will announce a large residential complex on the site, which is within 1/4 mile of the I-40/Briley Parkway/White Bridge Road interchange.
     
  • 200 Broadway (5 stories, 19,000 sq. ft., circa 1900) will have its full makeover now as Chief's, a new Eric Church-themed bar, BBQ restaurant (by Whole Hog BBQ out of South Carolina), and seated music venue that will take up 2 floors and feature ticketed events.  An additional rooftop bar will be added to make it 6 stories total. AJ Capital is the developer and co-own the building now with Church.
     
  • 1200 Broadway has been sold by Endeavor Real Estate Group to Intercontinental Real Estate Corp. out of Boston for $295 million.  For the 313 apartments that make up much of the building, it works out to around $600,000 per unit, breaking the recent new record of $442,000 for the purchase of The SoBro.
     
  • Mainland Companies seems to be expanding their New Heights District (co-developed by Speedwagon Capital Partners) eastward by purchasing 3 lots for a cumulative $14.52 million at 914-916 4th Ave. South, 300 McCann St., and 914 3rd Ave. South. None of the 1 & 2 story warehouse-type structures on the plots have any architectural or historic significance. 
     
  • A.J. Capital continues to expand their holdings in WeHo by purchasing the 2.1 acre strip along the north side of Chestnut (446-464) for a combined $17.05 million.  This is directly across the street from their May Hosiery development, and just to the west of their Nashville Warehouse project.  No word on their plans for the site, which includes a large 2 story warehouse.
     
  • Ridgehouse Capital is planning a 196 unit apartment complex on a 6 parcel site with a primary address of 1107 17th Ave. South. Currently all 6 plots are owned by Music Row Developments LLC.  Included on the land are 5 homes that have been converted to office space, most of which were built in the 1920s.  Ridgehouse is planning to complete the purchase by year's end.  No architect has been announced yet, and no renderings are available. Based on the size of the lot, I'm projecting this will be around 5-6 stories, possibly higher if parking is not underground.
     
  • Southstar Development has plans for a mixed-use residential project of unknown size/units on .95 acre at 1000-1006 Halcyon Ave. and 1001 Montrose Ave. in the 12 South neighborhood. They purchased the site from Second Missionary Baptist Church for $3.5 million.  The congregation has been meeting at the building there since the early 90s, when they bought the land for $120,900 in the 90s.  No word yet on architect, timeline, or renderings.
     
  • The empty lots at 407-409 Russell St. making up .38 acre immediately west of the Eastside Heights Apts.  have gone uip for sale for a collective $5 million. The Allinder family owns the property, having paid a collective $60,000 for the two in the early 1980s. The two parcels share a border with 408 Woodland St., which the Allinder family offered for sale in late 2021 for an undisclosed asking price.  Combining these two separate lots into one large 1.2 acre site could yield a very nice location for a substantial project that would have unblocked views of the skyline on its western side.
     
  • Donelson Station will be a 65 unit, 4,000 sq. ft. commercial space mixed-use project  on 1.8 acres at 2703 Lebanon Pike, adjacent to the Music City Star train station. Donelson Station LLC, led by Michael Young of Capital Partners, is the developer.  A March 10 Metro PlanningCommission meeting is scheduled for approval.   No rendering yet. 
     
  • Noble Place at Glencliff will be a 2 story, 94 unit townhome community on 11 acres at Thompson Lane and I-24 being developed by Joe Brooks, Brent Smith, and Jody Roberts. Groundbreaking will be this May. Rendering available.
     
  • Nathan Lyons and his Vintage South Development has purchased the 11.1 acres of the former Genesco plant at 1101-1111 63rd Ave. North in The Nations for $20 million. VSD repurposes industrial sites into mixed-use projects featuring office, retail, and restaurant paces. There are essentially three 1 & 2 story structures on this parcel,  with what appears to be about 180,000 sq. ft. of space. Additionally, about 55% of the land is currently surface parking.  Lyons has not announced his plans yet. 
     
  • Orchard Hills will be a 4 story, 250 unit residential project with a 405 capacity internal garage on 3.59 acres at 3720 Clarksville Pike by Nashville JV, LLC.  The architect is Southeast Venture; Kimley-Horn is in charge of civil engineering.  No word on when it will get underway. Rendering available.
     
  • The massive Meta Platforms (formerly Facebook) data center is going to become even larger. The current $800 million plan is now expanding to over $1 billion. The next phase of work will create a neighboring building shaped like a backward 4. It's a 70% expansion of the building space, with 627,000 square feet of data-center space and 45,000 square feet of office space, according to plans filed with the city. Meta will create 235 parking spaces in connection with that 54-foot-tall building.No word on how many additional jobs this will create.
     
  • Earl Swensson, founder of ESa, passed away at age 91.  Known for designing AT&T Tower (Batman Building), Schermerhorn Symphony Hall, Centennial Medical Center, The Monroe Carell Jr. Children’s Hospital at Vanderbilt, HCA, Noah Liff Opera Center,  and the Gaylord Opryland Resort and Convention Center, among many others.


    NASHVILLE REMAINS HOT:

     
  • Franklin will be the new mortgage origination center for PennyMac Financial Services based out of California.  It will bring 325 new jobs.  No word on the specific location yet. 
     
  • Columbia will be the home of a new manufacturing and distribution center for Fiberon Decking.  It will create 310 new jobs.
     
  • FedEx will be leasing a 251,000 sq. ft. distribution facility at 2800 International Blvd. in Clarksville that will create 75 new jobs when it opens this fall.
     
  • Nashville's 10 county metro is expected to grow by 200,00 in next 5 years. That will work out to an average of 109 new people per day. It had slipped to 76 per day in 2020.
     
  • Nashville area home sales for 2021 were up 5.3% over 2020. Home prices rose 26.6% and condos rose 22%, with current sale averages of $437,362 and $298,918, respectively.
     
  • Nashville’s housing market is worth $169 billion more than it was a decade ago, according to a recent report from Zillow Group.  Music City is ranked as the 29th most valuable metro in the country, with homes worth a total of $267 billion.
     
  • Nashville is projected to have the highest percentage of growth in apartment inventory in 2022 compared to all other US markets, according to Apartment Insiders’ data. Specifically, 11,435 unit deliveries are predicted this year — increasing inventory by 7%.
     
  • At the Four Seasons tower 6 of the 7 penthouses have sold, and less than 25% of the remaining residential units are still available. A total of $305 million in condo sales have been landed at this point.  The Grand Penthouse is the last of the 7 available at $25 million.  The other 6  have sold for a combined $57.5 million.  Residents are expected to start moving in this summer.
     
  • Record amount of industrial space leased in Nashville in 2021, with 9 million square feet delivered, and prices up 27%.  There is also currently 8.3 million more sq. ft. of space under construction.
     
  • Nashville had the most building permits in its history in 2021 with 14,675 with a new high in value of $5.5 billion.
     
  • Nashville ranked #6 on StorageCafe's Most Neighborly Cities list for 2022.
     
  • Three Nashville restaurants landed on Yelp’s Top 100 Places to Eat in 2022 list, including OSH Restaurant and Grill (No. 9), Skull’s Rainbow Room (No. 14), and food truck Caracasville (No. 53).
     
  • Nashville’s New Year’s Eve Live Big Bash generated an estimated $30 million in direct visitor spending. A recored amount of hotel rooms were booked (29,118) on Dec. 31st.  CBS’ 5 hour telecast earned 4.44 million viewers. Visitors made up 40 percent of attendees.The majority of visitors came from the Southeast at 41%, with the Midwest second at 31%, then West at 14% and Northeast at 12%. Three-fourths of visitors said New Year’s Eve and Nashville’s Big Bash were the top reason that brought them to Nashville. Hotels were the top choice for accommodations at 74%, followed by home rentals at 16%. Staying with friends and family was 9%. Davidson County hotel occupancy on Dec. 31, 2021, was 79%.

Due to the fourth wave of the pandemic, we will again convene online via Zoom for our monthly Dave Luna Urban Planet Meet-Up this Saturday, March 5th, from 10 AM to noon.   • Nashville Yards: Downtown Code Design Review Committee is going to consider all these final design concepts for AEG, Amazon Three (1001 Church), Pinnacle Tower, and the three residential towers at its March 3rd meeting.  The AEG portion will cover 2.46 million sq. ft., including: a) 12 story, 456,000 sq. ft. building with a movie theater complex, 2nd level big box store, and ground floor retail; b) 4,000 capacity/125,800 sq. ft. event facility; c) 2 residential towers along Commerce St. will be 34 and 35 stories with a collective 696 units; d) pedestrian "paseo" running between all 4 structures lined with outdoor seating, dining and landscaping; e) 5 level underground garage will  have 2,086 parking spaces. 1001 Church (Amazon Three) will be 43 stories/600’; Pinnacle Tower will be 35 stories/504’; The 10th Ave. North residential tower still seems to be 38 stories.  The two empty future lots on eastern edge of 9th Ave. North may be as tall as 46 and 48 stories tall according to a diagram.  When the entire campus is complete, there will be 7,511 parking spaces on site.  New renderings and diagrams available.
     
  • The Titans, the Mayor’s Office, and the Nashville Sports Authority are in discussions about an entirely new football stadium, most likely built on the parking lot east of Nissan Stadium.  Cost would be $1.2 billion at the minimum, $2 billion in higher range. Probably built immediately east of Nissan Stadium on the current surface lots.
     
  • A 428 room Marriott brand hotel is being planned for 125 7th Ave. North, on the .78 acre surface lot to the north of Hume Fogg High School.  The footprint is about the same as the Embassy Suites Hotel at 7th Ave. South and Demonbreun, so an estimate of 25 stories seems about right.  A 400 seat, 16,000 sq. ft. restaurant is planned, as well as internal parking garage. Alamo Manhattan is the developer.  No renderings yet. The Carell family has owned the lot for decades, and there is no word on the sale price of the land, but was recently appraised at $11.7 million.
     
  • 1805 Church St. is looking to be 16 stories now, with 383 units and 6,300 sq. ft. In ground level retail (as opposed to first iteration of 15 stories, 350 units). Groundbreaking should be July 1st.  New rendering available.
     
  • Hillsboro Town Centre is a proposal from Transwestern and Brookside Developers for a 22 story, 270', 264 unit apartment complex with 11,555 sq. ft. retail space and 485 capacity garage on 1.57 acres at 4094-4102 Hillsboro Pike in Green Hills.  The site currently houses home decor and furnishing businesses and is immediately to the north of the Bluebird Cafe. Brookside paid $7.8 million for the properties in 2012-13.  A request for final site plan approval will be made during the Metro Planning Commission on March 24th.  This will probably get some intense community pushback. Rendering available.
     
  • Mainland Companies has put the .46 acre lot at 914 3rd Ave. South (and bordering on Lafayette St. to the east) for sale at an unlisted price. It is being marketed as a prime spot for a self storage facility, and one of the sales images shows a block rendering of a 7 story structure with potential for 100,000 sq. ft. of space. Mainland also bought all of the land on the western side of 3rd Ave. South, and apparently has plans for a potential 10-15 story residential project there, also noted in the sales image. All of this is along the strip just south of the I-40 inner belt known as the New Heights District. 
     
  • The governor's proposed budget for this year includes $40 million to extend Cleveland Street to the River North site of the incoming Oracle corporate campus.  The road extension funding is part of last year's $175 million economic incentive package from the state that helped bring Oracle to Nashville. The street will be an underpass below the I-24 inner belt.  There will be green space/park area on both ends on either side of the freeway.
     
  • 18-22 Ligon Ave. will be a 7 story residential development including 54 units, 2,100 sq. ft. of commercial space, 4,000 sq. ft. of restaurant space, and a 113 capacity below grade on .55  acre.  Renderings available.
     
  • 1235 Dickerson (SE corner of Dickerson and Douglas Ave.) will be a 3 story, 17 townhome project.  Renderings available.
     
  • 1333 Dickerson Pike will be a 26 unit (3 stories?) townhome project on 1.12 acres facing Lucille St. It is still unknown who the developer is. Diagram available.
     
  • Starlet East will be a a 3 story residential project in 2 structures (one condos, and the other 4 townhomes) at 1233-1314 Lischey Ave. No timeline has been announced for construction yet.  Renderings available.
     
  • 2001 Lebanon Pike is a proposal for a 90 townhome project on 12 acres, that will include preserving the historic Cole House on the site.
     
  • Another section of The Reservoir project should be getting underway soon: 1310 Hillside Ave. will offer 163 residential units, most likely in a series of 4 or 5  story structures.  No renderings available yet, but a rough diagram shows an elongated series of buildings on the narrow lot with a pool and internal garage.
     
  • The local franchise-holders of Primrose Schools have purchased the 86-year-old 30,000 sq. ft. brick church on 1.1 acres at 2400 10th Ave. South for $4.52 million.  The congregation, Greater Christ Temple Church, bought the structure previously in 1971 for $85,000. It is projected to employ 50 people and house approximately 350 students (6 weeks old to kindergarten). 
     
  • The 2 story mixed-use structure on an acre at 2809 12th Ave. South that will replace the 21st Century Christian Bookstore will have 13,000 sq. ft. and up to 10 retail tenants on first floor, and two restaurant slots with 5,000 sq. ft. on 2nd floor.   Demo is complete. A rendering is forthcoming. 
     
  • The unnamed residential project (fifteen 4 story buildings with 151 townhomes) on 4.9 acres at 4100 Indiana Ave. will now be developed by Thrive Residential, who just bought the land for $5.75 million from Hoosier Capital.    An early 2024 completion date is planned. Rendering available.
     
  • Alto 615 will be on the 1.6 acre site on the SW corner Murfreesboro Pike and Fesslers Lane (447 Murfreesboro Pike). It will be 5 stories with 102 units, ground level retail, and an interior garage.  Demo on the existing structure should begin next month, with the project's opening slated for 2023. Construction costs should be in the $36 million range.  New renderings available.
     
  • Alta Riverwalk will be expanded with a Phase II that will cover 5 acres at 210 Cumberland Bend and will feature an additional 297 apartments (most likely in structures of at least 5 stories, including interior garage). Phase I is well underway, and includes 304 units. No timeline or renderings yet.
     
  • 847 West Trinity Lane will be an 8.7 acre, 3 story, 111 unit, townhome project by Red Seal Homes, who just paid $6.1 million for the property. . The seller was Wharton Capital Corp, which had bought the land for $1.5 million in April, 2019, and had planned a 375 unit apartment complex on the site.  No renderings yet.


    NASHVILLE REMAINS HOT:

     
  • Lebanon will be the home of the new American manufacturing base for Tritium DCFC Limited, an Australian-based electric vehicle charging company.  It is expected to create 510 new jobs.  They will move into an existing industrial structure that was built in 1979.
     
  • Clarksville has 3 major new anonymous projects being considered: Project Ocean & Project 47 - 5,200 jobs;  Project Lisbon ($775 manufacturing plant) - 2,000 jobs;  Project Eagle ($1.35 billion investment) - 1,700 jobs.
     
  • Dickson County’s Dale Tile has pledged $140 million for an existing 250,000 sq. ft. QuadGraphics manufacturing facility by Dec. 2023 that will create another 245 jobs.
     
  • Taziki's, a Mediterranean cafe chain, plans to open 4 more locations in the Nashville area , which will bring their total to 20 in the area.  This will provide another 150 jobs.  The spots will be in Nolensville, Bellevue, Berry Farms,  and Murfreesboro.
     
  • Revance Therapeutics expanded their lease at Gulch Union office tower to a total of 71,000 sq. ft. in order to add another 136 jobs (for a total of 263).
     
  • Iron Galaxy Studios, which specializes in video game development, will be starting a studio in Nashville at an undisclosed location that will yield 108 tech jobs. 
     
  • Chick-fil-A will be opening a $15 million distribution center in Antioch later this year that will employ 45 people.  No word on the exact location or size of the facility.
     
  • Tennessee has had 10 years of year-over-year growth in quarterly new business filings. A state report shows that 17,117 businesses filed in the fourth quarter of 2021, up 22.2% year-over-year. Davidson County had the largest number of filings — followed by Shelby, Knox, and Hamilton counties.
     
  • PWC ranks Nashville #1 Real Estate Market for 2022.
     
  • Nashville is ranked the #3 Real Estate Market to Invest in America for 2022 by CrowdStreet.
     
  • The Nashville housing market is still leading the country, this time due to the average number of days a for-sale home stays on the market. In January, Nashville homes were on the market for an average of 16 days, the quickest turnover among the figures of the 51 metro areas analyzed by real estate company RE/MAX. Nationwide, the average was 34 days on the market, up two days from December.
     
  • Nashville metro had 30,469 new housing starts in 2021, which places it 11th in the country.
     
  • Investors bought over $1.83 billion worth of commercial real estate property last quarter — and nearly three times that amount for 2021 in total — marking a new record for Nashville. Last year’s fourth-quarter volume marked a $600 million increase from the quarter before. The number of transactions for the same period, 190, was also the second-highest it’s ever been — just 26 deals fewer than 2017’s fourth-quarter record, which generated a much lower volume of $816.62 million.
     
  • Xenia Hotels & Resorts is going to buy the brand new W Hotel in TheGulch for $328.7 million from Twelfth Avenue Holdings (a partnership between Magellan Development, Corner Partnership, and Hospitality and Gaming Advisors).  That works out to $950,000 per room, which is by far a new record.
     
  • Nashville ranked #5 on list of “Cities With Most Green Space Per Capita” by Stacker.
     
  • Nashville ranked #9 in Conde Nast Traveler’s “10 Friendliest U.S. Cities” list.
     
  • Swoop Airlines will be a new carrier at BNA with routes to Toronto and Edmonton. Also, Avelo Airlines will start serving Nashville with non-stop service to New Haven, CT.
     
  • 39% of the Nashville metro area population is college-educated, a figure that rose more in the last decade than any of the nation's largest metros according to a report from Heartland Forward.
     
  • Nice feature in Rolling Stone about the Exit/In turning 50 years old.
     
  • The NHL Stadium Series game at Nissan Stadium between the Predators and Tampa Bay Lightning was. A huge success.  Nearly 69,000 in attendance (sold out); and terrific national coverage on TNT.

Our next in-person Meet-Up this Saturday, April 2nd, from 10 AM to noon Central Time.  Once again we will be at The Copper Branch in the NE corner of the Downtown Library Building (at SW corner of 6th Ave. North and Church St.).  Parking is available in the Library Garage at $6.00 per hour--but if you bring your ticket in and have it stamped at the front desk at the Library you get 1.5 hours free. If the weather is good, we will meet on the patio outside; if not, then inside.  In either case, Ron (Smeagolsfree) will be arriving early to get tables and chairs set up. 

We should have things set up for folks to participate online via Zoom as well. If you would like to join in that way, please send me your e-mail address via private message by Friday evening, April 1st, and we will get you the particulars for logging on.   We will presume that if you took part in last few months' virtual meet-ups, that you will be interested again this month...so no need to send your info again (we've  kept it from May of 2020 onward and will include you automatically for this upcoming meeting).

  • 1711 Broadway will be a 20 story, 245', residential tower with 396 units, 5,900 sq. ft. retail, and an internal garage on 1.28 acres on the U.S. Bank site just west of Skyhouse Nashville tower and garage. LG Development Group out of Chicago is undertaking the project, with Norr Design handling architecture and Kimley-Horn & Assoc. handling engineering/land planning. The development will be accessible from both Broadway and Division St. The purchase of the land has not been made yet.  It previously sold for just $350,000 in 2003. LG will go before the Metro Planning Commission on May 12th to request a site plan approval. Rendering available.
     
  • Tower 2 of Paseo South Gulch will now be 30 stories, 359’, 183 room hotel (unknown brand), 112 condos, 4,400 sq. ft. of retail, and 5 levels of underground parking with unknown capacity. Somera Road will be seeking 5 stories of entitled transfer height from the former Antique Mall and 5 more stories of transfer height from Voorhees Building to be applied to this new structure This would increase size from 20 stories of previous iteration to the request for 30 now. New renderings available.
     
  • The Modera SoBro project will have two structures: Phase I will be 6 & 7 stories with 404 units, and a 508 space internal garage, along with 35,300 sq. ft. of amenity space, 2,500 sq. ft. of retail at the corner of Division and 6th Ave. South. Phase II will be 11 stories with 309 units and a 232 capacity internal garage, and 9,560 sq. ft. of amenity space.  Renderings available.
     
  • Modera McGavock will now be one story taller at 29 stories, and 325’ tall instead of 309’.
     
  • 909 Division will have a major re-design of the project, but that it will still be 16 stories according to new developer Camden Property Trust: 480 residential units (previously 342); 7,000 to 8,000 sq. ft. of retail (3,500 sq. ft. previously); No office space (previously 215,000 sq. ft.); Still an internal garage, but no word on capacity.
     
  • 10th & Lea’s 2.16 acre site has just sold to Lincoln Properties for a cool $45 million.  Still no word on plans, but rumors in the past have included two mixed-use towers of at least 25 stories apiece.
     
  • Bottled Blonde has released an image for the 6 story pizzeria/nightclub with a rooftop bar for 209-211 Broadway being put together by Alpha Development and Creation Equity.  This will be a new structure in place of the 2 story Trail West Boots store located there currently.   A fall 2023 completion is planned.  
     
  • The nearly 1 acre parcel at 616 Ewing which includes a non-historic, nondescript 1 story, 22,900 sq. ft. commercial/industrial structure has been purchased for $9.2 million by a group of investors led by Taylor Preston and Byran Fort. The primary tenant, Flavor Catering, is going to relocate to Cockrill Bend. Isle of Printing is the other tenant, and there is no word on their future.  The new owners have not announced what they plan for the site. 
     
  • Garth Brooks is eyeing a honky-tonk at 411 Broadway (3 stories, 44,394 sq. ft., former home of Downtown Sporting Club and Paradise Park). The site was recently purchased for $48 million by Brooks' business manager. A working name of "Friends in Low Places" seems to be the moniker.  The building will also include a concept for Brooks' wife, Trisha Yearwood, who has a successful "Trisha's Southern Cooking" cookbook and TV show.  
     
  • Predators CEO Sean Henry talks about his continued vision for Bridgestone Arena over the next 30 years, wanting it to become a generational stadium, like Madison Square Garden. In 2016, Henry and his team presented plans for an expansion of Bridgestone and its surrounding area, describing it as an extension of the Broadway experience. He compares it to a Fifth + Broadway on Bridgestone’s side of the street, with expanded concourses and usable rooftop. "The rooftop, the biggest rooftop in the city, now is the upper-level concourse. Imagine if you take the upper level concourse, which in most buildings this age are a little dark and narrow and limited on services, now was attached to one of the coolest places in the city,” Henry said. “That’s kind of how we are thinking.” In the summer 2023, the other tenant leases on Bridgestone's property will be up, allowing development plan to take shape. Those other tenants (Visitors Bureau; Tennessee State Sports Museum, etc.) will find a new location or become part of the new development.
     
  • Gov. Bill Lee's office has put $500 million in the new state budget towards construction of a new stadium for the Titans, but it is contingent on it being domed, and built just east of existing stadium. Metro Nashville, the stadium's owner, plans to issue revenue bonds for its portion of up-front costs. Ultimately, those bonds would be repaid by future taxes from the new developments surrounding the stadium. Any other costs in the construction will most likely have to be fully funded by the Titans.
     
  • Major players weigh in on East Bank development. Meg Epstein, founder and CEO of CA South; Eric Fang, principal at Perkins Eastman; Burke Nihill, president and CEO of the Tennessee Titans; and Matthew Robinson, principal at MRP Realty, spoke on a panel discussion on the development of the East Bank. “We’re doing a plan for the next 100 years. We know a lot of what goes in there is really going to be about the kids, so what do we know about them? We know they’re going to have different preferences, different family formations, the climate is going to be different. We have to make sure that what we’re planning will be robust enough to withstand change," said Eric Fang, an architect with New York-based Perkins Eastman. "With regard to the river, docks and parks are very important and we need to make sure that the East Bank is plugged into a larger system of parks, greenways and trails.”  Perkins Eastman has been hired by Metro to develop a plan for the redevelopment of 300 acres on the East Bank. 
     
  • The Riverside by Ewing (65 acres along West Trinity Lane) has filed a water permit application which references 332,000 sq. ft. of retail, 1.36 million sq. ft. of office, 2,910  residential units, and 33,200 restaurant seats.  One has to think that perhaps they have a commitment in the offing for a large corporate relocation to justify all of these specifics.  
     
  • The 27 acre mixed-use project at 1410 Dickerson Pike is now going to be co-developed by Rethink Capital  (three multi-story structures with 337 units and 10,0000 sq. ft. of retail) and Lennar Multifamily Communities (183 townhomes with 2 park/courtyards and 5 acres of green space). No renderings yet, but a diagram of the site is available.
     
  • Meridian Court (six 3 story residential structures, 34 units, 2 garages, 2.5 acres) will be another phase of the  the cluster of residential projects being proposed off Dickerson Pike north of Marie St.  Diagram available. 
     
  • The former Meridian Street Methodist Church at 901 Meridian (3 & 4 stories, 30,000 sq. ft., circa 1936) is being eyed as a boutique hotel and meeting space by an unknown developer.  It could hold up to 54 rooms according to an amended plan. 
     
  • Good People Brewing Company will open in the historic McGavock House (also known as the Blue Fountain, circa 1840) at 908 Meridian St. in Cleveland Park in late 2023. 
     
  • Autumn Glenn will be a mixed-use project featuring 97 residential units and office space at 2001 Lebanon Pike. . No renderings yet.
     
  • 1107 8th Ave. South will be the location of a mixed-use residential project of unknown size/units on 1.31 acres by AI. Neyer. No renderings available yet.
     
  • The .77 acre site at 3715 Hillsboro Rd./2101 Crestmoor Rd. (NW corner of Hillsboro Pike and Crestmoor) has sold for $6.83 million.  The buyer is a Huntsville-based developer, and the seller is CVS Pharmacy.  This is the spot where the new CVS Pharmacy was to be built to replace the current one, which is scheduled for demolition to make way for the new Crestmoor/Glen Echo interchange with Hillsboro Pike.  It is unclear if the new owner plans a different type of entity (mixed-use?) or if they will build and lease to CVS. 
     
  • Liviano Nations will be the moniker for the LIV Development  project on 19.3 acres  at 4000 Walter S. Davis Blvd. It will be made up of 8 structures  in the 3, 4, and 5 story range with a total of 319 residential units. Amenities will include a pool, a clubhouse, a sky lounge, a dog-washing area, a coffee shop and a fitness facility. Some work is already underway on the site, and completion should be late in 2023.  Rendering available.
     
  • Sylvan Summit  "Sky Nashville" site has sold for $15.5 million. The new owner, Baird Graham, plans a 64-home development on the noticeably elevated 4.75 acre West Nashville site some call Howard Hill. 
     
  • Century South will be a 184 acre, mixed-use development featuring 964 residential units (apartments & townhomes) and 512,000 sq. ft. of office space that will be located SE of Century Farms. to be undertaken by Tribute Company. A new road will be created to allow Century South improved access to I-24 (and running parallel to the interstate). Century South will also offer access via Old Franklin Road and Old Hickory Boulevard. The undeveloped land is already zoned for mixed-use, so no rezoning will be needed.  Diagram available.
     
  • Hickory Hollow Mall/Global Mall at the Crossings could soon become home to a Vanderbilt University Medical Center, similar to the one they have at One Hundred Oaks Mall.  Metro Government is planning on buying the 650,000 sq. ft. Mall, plus an adjacent office structure, and all the surrounding surface lots site for $44 million, and then leasing 600,000 sq. ft. fo VUMC. A permanent arts space, and an Antioch Performing Arts Center, are also being planned.
     
  • Two new industrial buildings totaling 717,000 sq. ft. of space are being built at 600 and 700 Airpark Commerce Drive on 75 acres in Una near Antioch. Two permits with a cumulative $39.4 million value have been granted fro construction. 
     
  • Williamson County: Franklin's Southall, a 325 acre luxury resort and working farm will be opening in June.  It features  a 62 room inn, 16 cottages, a farm-to-table signature restaurant, 15,000 sq. ft. spa,  15,000 sq. ft. greenhouse, 2,000 tree apple orchard, onsite jammery/apiary (for 4 million bees producing 1,000 pounds o f honey per year), 5 miles of trails, a 7 acre lake, and more. Renderings available.
     
  • Storyville Gardens (170 acre interactive theme park) now has developer Pat Emery on board as a partner. Apparently the $330 million cost has been raised by investors.  There are 3 sites being considered: one in Hendersonville, another in an undisclosed space, and the third at Cumberland Center, just off I-40 at Rt. 10/Cumberland St. exit in Lebanon (132 acres).  They will need to buy another 38 acres adjacent to that site to reach their 170 acre goal. The park will include rides/attractions, office space, hotel rooms, retail and dining, residential and outdoor pedestrian trails, and is expected to create 1,700 jobs when it opens.

  • Hendersonville looks to be getting a new Costco (156,000 sq. ft.) on 42 acres near TriStar Hendersonville Med Center. There will be 200 employees. 
     
  • Premier Parking, which owns about 30,000 parking spaces in Nashville, has been purchased by Metropolis Technologies, Inc.  The latter plan on hiring 100 Nashville employees this year. 
     
  • Lebanon's Permobil Inc, an electronic wheelchair company, will invest another $15.5 million in their North American HQ with a 70,000 sq. ft. addition and 70 new jobs over the next 5 years. 
     
  • Lebanon will be the new home of Ultimate Linings LLC which creates bed liners for the automotive industry.  They are committing $31 million to a new facility that will end up employing 50 people in the next 5 years.
     
  • All 196 condos at the Broadwest Conrad Hilton Tower have sold out with a cumulative value of $210 million.
     
  • Breeze Airlines will start operating from BNA in May with flights to Tulsa, OK /City, Charleston, Hartford, and Akron.
     
  • Nashville ranked the #1 Music City in the United States by Clever.com.
     
  • Nashville ranked #4 in Southern Living Magazine's 2022 South's Best Cities list.
     
  • Nashville ranked #7 in U.S. Cities with Highest Rate of Hires and Average Open Jobs in 2021 by LinedIn.
     
  • Nashville’s business and convention travel is roaring back according to Butch Spyridon, president of the Nashville Convention & Visitors Corp. The city has already booked eight more conventions, 28, for this year than it did for the entirety of 2019. Hotel room revenue, an indicator of business, convention and leisure travel, is also expected to total $1.58 billion this fiscal year, according to an STR forecast. That number, more than double last year’s sum, would also mark a new record.
     
  • Tennessee expected to grow by 1 million people over the next 20 years, mostly in the Nashville region according to Univ. of Tennessee's Boyd Center for Business and Economic growth.
     
  • Airbnb has ranked Tennessee the No. 7 state in the nation for new host income. New Tennessee hosts earned $60 million in 2021 out of the $1.8 billion in overall new host income last year.
     
  • Tennessee has made over $92 million in taxes from Airbnb, according to the company. This is a 185% increase compared to Tennessee Department of Revenue remitted taxes in years past. Data shows Davidson County earning $34 million of that total sum alone.

Our next in-person Meet-Up this Saturday, May 7th, from 10 AM to noon Central Time.  Once again we will be at The Copper Branch in the NE corner of the Downtown Library Building (at SW corner of 6th Ave. North and Church St.).  Parking is available in the Library Garage at $6.00 per hour--but if you bring your ticket in and have it stamped at the front desk at the Library you get 1.5 hours free. If the weather is good, we will meet on the patio outside; if not, then inside.  In either case, Ron (Smeagolsfree) will be arriving early to get tables and chairs set up. 

We should have things set up for folks to participate online via Zoom as well. If you would like to join in that way, please send me your e-mail address via private message by Friday evening, April 1st, and we will get you the particulars for logging on.   We will presume that if you took part in last few months' virtual meet-ups, that you will be interested again this month...so no need to send your info again (we've  kept it from May of 2020 onward and will include you automatically for this upcoming meeting).
