Thanks for posting...almost posted this in BR Growth thread...but cant find article on web...saw in this mornings Advocate...have enjoyed the annual Trends report over the years...

Long Farm is also mentioned as a bright spot for retail with Rouses , Five Guys & Zaxby's

Single-family home sales remain at peak levels

3,184 apartment units are proposed to be opened by the end of 17'..may start to see a slow down?

Unfortunately office development will remain slow...Water Campus was mentioned as well as revamped 500 Laurel for Business First Bank & those office pads? near TowneCenter

Wonder when the state office building will go up at the old Insurance bldg site?

Is Hobby Lobby also located on O'Neal Lane?? The Siegen corridor is really filling up!

New CJ Brown office planned for Airline Highway

The firm closed on the land today, paying $600,000 to the Baringer Land Company, represented by Dale Baringer, for the property at 14452 Airline Highway on which the 7,500-square-foot office building will be built.

The firm had only been in the old AMC Plaza Office Building at 3920 Sherwood Forest Blvd. since 2009, but population migration patterns to the south and southeast of the East Baton Rouge Parish and into Ascension Parish forced the firm to begin looking at land closer to its client base.

The brokers working at the Perkins Road and Livingston Parish locations are staying in those spots, while a new office is being built in the new Conway development in Ascension Parish.

Hibbett Sports set to open new location on Airline Highway

National sports equipment retailer Hibbett Sports is moving into a 4,400-square-foot space in a small shopping center at 6180 Airline Highway that was formerly home to a Family Dollar. Hibbett Sports will occupy roughly half the space that Family Dollar occupied.

The sports retailer will move in the following month.

The other tenant in the center is Buddy’s Home Furnishings, which has been located there since 2003. About 4,300 square feet of space in the shopping center is vacant. Morgan says the space is being marketed for retail tenants.

Owner of Broadmoor Village Shopping Center adding strip center to property

The owner of the Broadmoor Village Shopping Center is planning to add a 7,500-square-foot strip center at the corner of Cora Drive and Florida Boulevard.

Austin Earhart, a commercial broker with Beau Box Commercial Real Estate who is the leasing agent for the property, says the strip center at 9600 Florida Blvd. will be broken down into five spaces of roughly 1,200 square feet and one 1,500-square-foot space.

The plans for the center have been in the works for about a year, Earhart says. The area is currently vacant but previously housed an old gas station and an Auto Yes car dealership.

Developer seeks to build small commercial center fronting Jones Creek Road

With 7 acres of land on Jones Creek Road, Scott Bardwell plans to build a small office or retail center fronting the road now, and later add an apartment complex  

The owner of Bardwell Homes, filed an application with the Planning Commission on Tuesday to rezone less than one acre of land from limited residential to light commercial. The apartment complex would sit behind the commercial development.

Bardwell says the application is a step toward planning for the future. He has no imminent plans to begin construction. “This is a way to do some kind of retail or office to complement the apartment behind it,” Bardwell says, jokingly calling the project as “my little TND,” referring to a traditional neighborhood development.

The Planning Commission will consider his request at the board’s Aug. 15 meeting.

Other applications set for a hearing and possible vote at the August meeting include:

  • Leon Audibert is trying to rezone 9.24 acres of land in the 19000 block of Thad Cain Road from rural to light industrial for industrial offices and warehouses.
  • The Louisiana Culinary Institute is trying to add a small restaurant where students can prepare food and beverages, and it wants to rezone less than one acre of land from light commercial to restaurant alcoholic beverage permit
  • The Celebrity Theatres-Grand Cinema 8 at 15365 George O’Neal Road is set to undergo some upgrades, including adding the ability to serve liquor. Theater executives are asking to have the property rezoned from light commercial to heavy commercial.
  • Gregory Carter wants to build offices at 1348 Staring Lane and is asking to have less than an acre of land rezoned from residential to general office low rise.
  • J. Susannah Bing and Kunstler Hailey Real Estate want to build three small homes on less than one acre of land near the intersection of West Street and North Boulevard. They are asking to create an infill small planned unit development.
  • The Diocese of Baton Rouge wants to store old records in the Sisters of St. Joseph’s retirement home and wants the Planning Commission’s permission to revise its small planned unit development.

Sounds like a crappy apartment complex behind a strip mall, unfortunately.   Hope I'm wrong.

BR Tallest Hotel ....the Marriott  (nearly 5 miles from the downtown-riverfront)...is getting a nice updated exterior giving it a more vertical look:shades: along I-10 @ College Drive

Business First Bank put their NEW colorful logo on top of the 6-story new revamped sleek-retro looking HQ's on Laurel Street...wish i had my camera on me ...

 Tapestry Park has gone up already...just some exterior work to go...it was dark/harder to see at night...on  Jefferson Hwy (BR's Beverly Hills strip)..it's a significant looking structure behind Panera Bread...interesting what a difference btwn 4 floors & the run-of-the -mill 3-floors can make :shades:

Well Cajun, I guess this gives us a clue of what's going to go on the site of the formerly proposed Target development. For reference, the brochure for the Arlington development noted that the site was 70 acres.

Murphy Oil USA buys site at Lee and Burbank

Murphy Oil USA has purchased a 1.8-acre site at West Lee and Burbank Drive for $1.8 million.

Murphy Oil bought the land from Worthmore Corner LLC, a New Orleans-based company in a deal that was filed Tuesday with the East Baton Rouge Clerk of Court’s office.

Andy Batson, of Beau Box Commercial Real Estate, said Murphy plans to build a convenience store on the site. The land is across from where developer Jason Eisenberg plans to build a 14.6-acre retail development, which would be anchored by a grocery store and restaurants. It’s also near where several large-scale student apartment complexes have been recently built or are under construction.

Macy's is also announcing store closings as well.   The one in Kenner is shutting down.

Even The Limited Stores are closing...a sign of the times...a combination of reasons including over building & internet

Agree w Dan & other comments in group....NO ...Cortana is NOT in NBR.....It is it's own "Entity".....at a Major Crossroads....... Yes Florida Blvd is the "Dividing" Line btwn North & South... but consider North BR to be from the R.R. Tracks along Choctaw & up Winbourne Ave, etc

Dollar General to open smaller store on Florida Boulevard

Dollar General is opening the second Baton Rouge location of its slightly smaller-format store this summer.

Permits have been pulled for the new construction of a 7,500-square-foot building at 4825 and 4917 Florida Blvd., near Burger King and the North Foster Drive intersection.  

Integrated Development Group’s Jay Wood—a principal of Dorsey Development Companies LLC, the company building the store—says the purchase of the property for the project should be finalized in the next week or two. Construction will start soon after, he adds, with the store scheduled to open sometime around July.

The planned Florida Boulevard store, Wood says, will be a bit smaller than the typical Dollar General and will have a somewhat smaller product selection, though shoppers will be able to find many of the same goods that are available in traditional Dollar General stores.

The planned store is similar to the smaller Dollar General on South Harrell’s Ferry Road near O’Neal Lane, Wood says.

Dollar General and Dollar Tree are going to end up affecting the income of Walmarts. They are popping up everywhere now. 

They already have in some ways.   Wal Marks had to close down a lot of their new C-store concepts because of them.
