Books-A-Million to close Towne Center store

The Books-A-Million store in Towne Center is closing in early 2018, leaving a nearly 16,000-square-foot vacancy in the shopping center, according to a real estate listing for the property.

It is unclear whether the Alabama-based retail chain has plans to relocate the store to another location or is permanently leaving the Baton Rouge market. The Towne Center store, which opened in the mid-2000s, is the only Books-A-Million outlet in the Capital Region and is one of just six in the state.

According to a real estate listing obtained by Daily Report, the store—which sits on an outparcel on the Corporate Boulevard side of the lifestyle development—is available for lease because Books-A-Million is “moving out after the first of the year providing the opportunity for a credit tenant to establish a presence in one of the best shopping centers in the best areas of Baton Rouge.”

Retail center planned for South Sherwood

Construction is set to begin in the next month on a 9,000-square-foot retail center on South Sherwood Forest Boulevard.

Clark Heebe, developer of the project, says he hopes to finalize leases soon with a local pharmacy and with Shrimp Basket, an Alabama-based seafood chain that opened its first Louisiana location earlier this year on Perkins Road.

Construction of the building shell will likely take around five months—tenants will be responsible for the interior build-outs. Heebe and his partner, the owner of BSD Construction, have already demolished the slab. The location was formerly home to a McDonald’s Express.

The Gap store is closing at the Mall of Louisiana

The Gap is closing at the Mall of Louisiana, Jacob Wilson, the mall’s general manager, has confirmed.

The retailer will exit its first floor space near JCPenney at the end of the year when its lease expires. “We are in negotiations with a national first-to-market retailer to backfill the location and look forward to sharing more information soon,” Wilson says via email.

Gap Inc., which owns The Gap, Old Navy, Banana Republic, announced in September that it would close 200 underperforming Gap and Banana Republic stores over the next three years. The company said it is shifting its priorities to where customers are shopping by simultaneously increasing its presence in its more profitable locations while shedding lower productivity specialty locations.

As the Mall of Louisiana searches for a retailer to fill The Gap’s space, the mall will welcome three new tenants in coming months—Amazing Chi, Smashburger and Burn Boot Camp.

Albertson's is renovating the Government St. and Bluebonnet stores along with the Hammond Aire store. I used to shop a lot at Whole Foods but since they started selling organic stuff I do most shopping at Albertson's. Their Hammond Aire renovation is ok so far, but I don't like how they cut off the center lateral aisle by making the produce refrigerator run unbroken from the front to the back of the store.

If I haven't mentioned, they built a strip center where the hot dog stand used to be on Oneal.

I guess since the Joe Malone Salon flooded, they just decide to sell rather than repair.

New retail center in the works on O’Neal Lane

A new six-to seven-tenant shopping center is being planned for O’Neal Lane, near the Chase Bank.

The center will consist of three buildings, with the two existing buildings each housing a single tenant. A third building will be built this fall to hold multiple tenants, says Joe Moore, division director of Re/Max First, who is representing the center’s owner, Anh T. Tran.

The area was chosen for the retail center because of an expansion of new businesses in the area, says Moore, a trend he expects will continue.

Leases for former Rite Aid locations in Baton Rouge could be signed by Thanksgiving

 

New leases for several former Rite Aid drugstores in Baton Rouge could be negotiated in the next 30 to 60 days, says Dottie Tarleton of Stirling Properties, who’s working to find tenants to take over existing leases.

Tarleton, representing Walgreen’s in Louisiana, says she’s received interest from a number of potential tenants including medical offices, grocery stores and high-end retailers.

The locations that have received the most interest are Jefferson Highway and Corporate Boulevard, Siegen Lane and Perkins Road, and Government Street and S. Acadian Thruway. Most of the Rite Aid stores in the Baton Rouge area closed over the summer.

RaceTrac buys land on Millerville Road for $1.1M

Further continuing its expansion in the Baton Rouge market, RaceTrac purchased a 1.4-acre tract off Millerville Road through its holding company, according to sales documents.

Mountainprize Inc., a Georgia corporation, bought the property at 3275 Millerville Road for $1.1 million. The seller is listed as MDKCT LLC, whose registered agent and officer is listed as Mostafa Khosravanipour.

Oh no! How many RaceTracs do we really need? We got 2 on O'Neal, 1 on Sherwood and 1 on Harrell's Ferry.

This location is on the south-east corner near Forest Park where that restaurant turned car repair shop is.

Shopping center planned for Dyson House property following $1.5M sale

 

The Dyson House Listening Room property has been sold for $1.5 million and the new owner Kristopher Klar plans to develop a new shopping center in its place. 

Klar, who owns Stone and Cloth nearby on Lobdell Avenue, says he bought the roughly 1-acre property with plans to tear down the Dyson House and build a new mixed-use retail shopping center in its place. While the project is still in the planning stages, Klar estimates the new center will be roughly 15,000 square feet and be completed by the end of next year. Stone and Cloth will anchor the new shopping center.

This location seems less convenient than the current one considering you have to go to a light to get there and that they have one literally right down the street in front of neighborhood Walmart.

Florida real estate investor buys Costco property for $1.25M, McDonald’s planned for spot

A Florida real estate investment company has bought roughly an acre of land off Airline Highway, near Costco, for a new McDonald’s, according to sales documents.

Boos-MD Baton Rouge LLC, managed by Robert D. Boos, bought the 50,000-square-foot property from Costco Wholesale Corporation for $1.25 million. Boos is the chairman and CEO of Boos Development, which owns and leases properties across the south to national retailers such as CVS Pharmacy, Burger King, O’Reilly Auto Parts, McDonald’s and JP Morgan Chase.

The McDonald’s will replace the McDonald’s location on Coursey Boulevard, which will close once the new Airline Highway restaurant opens, Walker says.

Former Salsbury’s auto dealership sold for redevelopment; likely retail

 

The former Salsbury’s Chrysler Dodge Jeep Ram dealership on Airline Highway has been sold for an undisclosed amount to a South Carolina developer.

The 0.9-acre site at 9679 Airline Highway was sold by the Dallas Salsbury Family LLC in a deal that was filed Tuesday with the East Baton Rouge Clerk of Court’s office. Stern Development of Columbia, South Carolina, was the buyer.

I would like to see a Rouses open up there, but it's far too small for that.   

Supposedly it will be full redevelopment that involves removal of the existing building.    Maybe Olinde's will expand into it?

Yh I had to go back and look on Google maps, I thought it was the corner from Walgreens. That is a nice piece of land.

Athleta coming to Towne Center

Athleta, an activewear brand by Gap, is coming to the Towne Center at Cedar Lodge, according to online records.

The company will renovate its Gap suites in the Towne Center, according to a permit, adding a tenant separation wall to create a separate 10,000-square-foot space. The renovation is estimated to cost $71,000.

Currently, the only Athleta store in Louisiana is located in Metairie at Lakeside Mall.

They're moving the McDonald's from Sharp Rd to infront Hi Nabor on Marilyn.

They seem to be moving Popeyes from infront Walmart to the former Wendy's on O'Neal Lane.

They're replacing the former Applebee's in Perkins Rowe with Rouj. The sign said it's a Creole restaurant.

Office park planned for Long Farm development

The project, to be called Antioch Office Park, is planned to be built near the Antioch Road and Tapestry Way intersection, according to its final development plan. The one-story building will be roughly 6,500 square feet.

In June, Mosely told Daily Report that Long Farm Village as a whole is roughly 30% complete and will take another 10 to 20 years to finish.

Construction begins on Donnie Jarreau’s garden office development on Perkins

 

Construction started today on a new garden office development on Perkins Road near Pecue Lane, across the street from The Royal Standard. 

The new development, Perkins 8, is being developed by Donnie Jarreau and will include eight buildings, three of the pad sites for which have been sold. Permits for construction were granted earlier this week for two of the buildings. Construction on those first two buildings is expected to cost $500,000 each and wrap up by July.

Wondering what happens now to the other location about a quarter mile up Airline.
