Crunch Fitness set to open first Louisiana location in Hammond Aire

The fitness center has signed a lease for a 40,000 square foot space at 9650 Airline Highway that had been occupied by Stein Mart, said Will Chadwick of Elifin Realty. Chadwick represented the landlord in the deal.

I was literally  driving by there yesterday wondering why Lulelemon didn't open in Towne Center and how much longer it'd take to fill the empty building. 

Hopefully they do well but I was kind of wondering how well Madewell will do since J. Crew is struggling.

Madewell opening first Baton Rouge store in Acadian Village this spring

Baton Rouge’s first Madewell store will open in Acadian Village, in the former Lululemon location, this spring.

Signs put up on the building Tuesday announced that Madewell will be the new tenant for the space formerly occupied by the athletic brand, which moved across the street into the former Provisions on Perkins location in September. 

Madewell, owned by J. Crew and known for its denim clothing and accessories, has been filing permits for the space since early December.

 

Louisiana’s only other Madewell store is in New Orleans.

Well I am halfway disappointed because that location was convenient for me but I'm sure their new facility will be nice.

All Star Automotive building new Hyundai dealership on Airline Highway

All Star Automotive is building a new All Star Hyundai dealership on Airline Highway to replace its current one on Airline near Coursey Boulevard.

The new site, at 12730 Airline, was chosen for its accessibility to Pecue Lane and its visibility from Airline, McKay says. 

The new dealership will be larger than the current, spanning nearly 30,000 square feet. It will also have an 80% larger service department, McKay says.

Construction is beginning this week and scheduled to be finished by December 2022 or January 2023.

Industrial automation company Yokogawa Corporation of America, the Japanese company’s U.S. branch, today announced that a Baton Rouge location will open in June. 

The new facility on O’Neal Lane will provide factory acceptance testing, analytics systems training and other technological services for Yokogawa clients. The company works with energy, chemical, pharmaceutical and manufacturing firms, providing technology and software solutions for their operations. This will be Yokogawa’s first Louisiana location and its eighth in North America.

Neat.   I had to look up their nearest similar location, which is Sugarland, TX.   It's huge....so I was hopeful that they'd have a big location like that in Baton Rouge. 

Looks like it's the old Sitech building on O'Neal, which is fairly small.   Maybe with a little luck they can find a reason to expand in the future.

Developer interest rising on speculative industrial warehouse space

The Capital Region has very few available spaces for industrial tenants, which is great for landlords but can also limit the local economy’s growth. 

The region typically sees very little speculative construction meant to serve the industrial sector, and the vacancy rate is very low, so companies that need a large warehouse space quickly have to look elsewhere. A 200,000-square-foot spec project, for example, is a big risk for local developers and lenders, and the national developers backed by institutional investors typically focus on larger markets, says Evan Scroggs with NAI Latter & Blum. 

But that might be changing. The Baton Rouge Area Chamber has seen an uptick in developer interest in speculative space, says Morgan Almeida, BRAC director of marketing. Having more available space would make the region more competitive for companies seeking 100,000 square feet within 90 to 150 days, which doesn’t leave enough time to build something suitable.

Bon Carré, the former Bon Marche Mall, gets a big new tenant: State emergency planners

 

The Governor’s Office of Homeland Security & Emergency Preparedness plans to move some of its operations into a 70,000-square-foot space in the Bon Carré Business Center, making it the largest tenant in the property.

GOHSEP hopes to move into the building by mid-July, said Scott Macdonald, with Stirling Properties, which is handling leasing for the business park. Between 250 to 275 employees will work in the space, which will be spread across three floors.

Dollar General is building a 10,640-foot-square foot store near the intersection of Florida Boulevard and South Flannery Road. The store is under construction at 135 S. Flannery, the former home of Brunet's Cajun Restaurant, a popular seafood eatery. The Dollar General store is set to open in the fall, and between six to 10 people will work in the store. This will be the 23rd Dollar General store in Baton Rouge.

275 employees?  That's a lot of salaries that the taxpayers are covering...what do they do all day?

Cadence Bank is building an office at 6889 Corporate Blvd. The nearly 13,500-square-foot building will house several local offices for the Mississippi-based bank, including market leadership, commercial lending, treasury management, mortgage and retail operations. The building will also house a Cadence branch, with three drive-thru ATM lanes. Cadence merged with BancorpSouth in October and currently has six branches and two insurance offices in metro Baton Rouge.

Cou-Yon’s owners plan Government Street seafood restaurant

The owners of Cou-Yon’s barbecue are planning to open a fried seafood restaurant on Government Street, in the former Captain D’s building.

Cork’s Cajun Fried Fish and Shrimp will have a simple menu of fried fish platters, fried shrimp platters and po-boys, said Paul Mladenka. The plan is to open the restaurant in October.

“The idea is to keep it hot, fresh and quick” he said. “We’ve mastered the art of getting food out quickly to clients and that’s the name of the game.”

Mladenka and his older brother, Michael, opened Cou-Yon’s in Port Allen 13 years ago.

Aldi files permit for second Baton Rouge store, see where it will be

 

Aldi has submitted plans to build a grocery store on O’Neal Lane, its second location in Baton Rouge.

The fast-growing chain submitted plans Friday to East Baton Rouge Parish officials for a 20,664-square-foot store at 2345 O’Neal Lane. In March, it filed plans to build a similar sized store near the intersection of Siegen Lane and North Rieger Road, in front of Total Wine.

^^ LOL!  Think Ollie's Car wash purchased the property ....? Not 100% sure ...tract of land seems small for that +  useless retention pond took some space in the back. Will be sure to keep an eye take a pic and put in the Millerville thread

Yeah between the jet sprays, neon lighting, and the extremely loud air blowers that go with car washes....I'm not sure that's going to go well immediately adjacent to 3-4 houses, and within ear shot of at least a dozen homes.

I was hoping for a doctor's office or something instead, with typical business hours.    But EBR did let that little Exxon station across the street exist with zero landscaping and no buffer right up against single family homes.

Pending approval, some new apartments are going up near Celtic on Bluebonnet.   

The building is a standard apartment complex unfortunately, with surface parking and gated entrance.    Not what I'd like to see in an area with almost no walkability and next to zero public transit.    They are installing a side street that will link up to the light at Celtic though.

A commercial subdivision is likely going up off Pecue near the new I-10 interchange (NE Quadrant near Woodridge).   This is a PUD, so there is a lot of flexibility - similar to the Millerville Greens development.  

There could be apartments, offices, car dealerships, etc. right there one day.    I'm hoping for a big office user to build something eye catching right next to I-10 obviously.   Maybe a really nice mid rise hotel similar to the Marriott off College would be cool there!
