The area around the Perimeter Mall....known to most Atlantans as Perimeter Center...is about to get a much needed infusion of residential development. Trusty Novare has announced plans for two 30 story towers across from the Dunwoody MARTA Station and steps from Perimeter Mall. The development will contain 500 residences and a Twelve hotel.

The Perimeter Center district is home to over 25 million square feet of office space. It is served by four MARTA stations and 115,000+ office workers. Now many more residents will join the estimated 40,000 that already call the area home. Piggy backing off the success of the 27 story Manhattan on the north side of Perimeter Mall (Bloomingdales/Nordstrom/Cheesecake Factory), Novare hopes to capture many of the office workers in the area as well as those empty-nesters yearning to unload their high maintenance Dunwoody estates.

I think this development is great for the area. With an impressive skyline, this district is ripe for increased density and urbanization. These towers will make for easy living for those who are frequent travellers. With the Dunwoody MARTA station right across the street, this will give a more definitive meaning to "lock-and-go" lifestyle.

Also of note in the fast growing Perimeter Center area.....

Greenstone Properties and MetLife are proposing to redevelop an aging office park across I-285 from the Concourse (known to many Atlantan's as the King and Queen buildings).

A mixed-use development is planned at the northwestern corner of I-285 and Ga. 400 in the city of Sandy

Springs, with two 14-story office towers, a 200-room hotel, 300 condominium units and 50,000 square feet of retail.

The project promises to redevelop an aging 26-acre office park that features five low-slung buildings and large surface parking lots.

More information has been released about Novare's plans for the Perimeter Center.

This newest development by Novare will be the Atlanta area's third Twelve hotel. To recap, there will be two 30 story towers and more office space added to the fastly densifying Perimeter Center. This will be a great location for a Twelve and the condos. As stated above, with the Dunwoody MARTA Station right across the street, this development could spark even more transit oriented development in the area.

The newest Twelve would sit on 13.5 acres at the corner of Hammond Drive and Perimeter Center Parkway, just north of the Perimeter. Plans call for 400 condo units and 150 hotel rooms in the first tower, and a second tower with 500 condo units to be built later in a second phase, said John Akin, a senior vice president with Novare.

In quick news on the Perimeter Center front.....

There has been many quiet developments going on in the oft overlooked Perimeter Center are. Today, we were graced with an informative article in the AJC regarding this increasingly densifying area.

Is the Perimeter area: Next high-rise haven? A surge of condo towers could turn the perimeter Center area into Atlanta's next mini-city.

Absolutely, Andrea. I was just out there yesterday for the first time in about 6 weeks, and it's just booming. They are really making some serious progress on Perimeter Center Pkwy too, the sidewalks will be very wide with street trees, etc.

The article that Lady Celeste posted is great, but it is full of all kind of inaccuracies, from proposed building heights to square footage to employment numbers, but hey - were used to that with the AJC, right?
