THANKS a lot for posting this  Greg225  :shades:  WOW!!!   How interesting is that!!  Realigning Dawson Creek....CRAZY...Do not hear that everyday!

Nice renderings Shown in the Video! Impressive looking development!    118 acres of land...Rows of 5 story mixed used buildings almost as far as the eye can see!

Looks like Dawson Creek will be realigned more South/ closer to the R.R. Tracks allow for a larger development.

Dawson Creek in Baton Rouge will be realigned                                                                                                                     Good to go: The East Baton Rouge Parish Planning and Zoning Commission last night approved developer Richard Carmouche’s plan to realign Dawson Creek. The creek runs through The Grove—an 118-acre planned unit development east of the Mall of Louisiana—and would be widened and realigned to prevent possible future flooding. Nice looking Complex so far;  along I-10 Corridor to go along with new Children's Hospital & Top Golf

Almost could put this in "New Hotels" thread....forgot about Hotel Indigo  coming to The Grove  ; looking forward to the next phase of roadways

The next phase of The Grove, Richard Carmouche’s 118-acre mixed-use development near the Mall of Louisiana, will include building an office park, as well as some 150 townhomes.

A development with 246 townhome lots is being planned within The Grove mixed-use development, near the intersection of The Grove and Mall of Louisiana boulevards in Baton Rouge.

In addition to the townhomes, the proposed 27-acre development—called “Dawson Bluff”—will feature open space, a common area and as many as 503 parking spaces, according to a recent permit filing, with an expected high overall residential density of 9.1 units per acre.

Developers of The Grove request adding 100-plus residential units to plans

Requested revisions to plans for The Grove call for scaling back commercial elements and allowing for more than 100 additional residential units, Planning Commission documents show. 

On property near The Grove Avenue and Mall of Louisiana Boulevard, a proposed revision of the planned unit development would adjust the number of high-density residential units from 920 to 1,011. A separate revision to property closest to The Grove Boulevard and Creek Path Drive would add 25 residential units and delete 26,800 square feet of commercial space.
