Rock Hill Projects & Developments

Recommended Posts

I contacted the development managaer to find out the timeline for residential construction. Riverwalk residential sales are scheduled to start in the fall, construction is set to begin in the spring. I thought that they might push out residential construction for a couple years, but it looks like they're moving forward. They didn't give me any pricing information, but if I had to guess I'd say that prices should be comparable to Baxter.

I missed this one, but apparently Rock Hill will develop an urban park in the eastern part of downtown that will borrow elements from the classic gardens of Charleston and Savannah. The city and Comporium Communications are partnering to transform a city-owned downtown parking lot into a "green oasis" with a lawn, walking paths, gardens and a gazebo. At the center: the world's largest bowl fountain with jets of water spraying from the edges. The 1.6-acre park would sit at Main and Saluda streets among shops, residences and offices called Downtown East - a multiblock development overseen by Comporium. The fountain bowl will span up to 100 feet in width, with a 30-foot-tall structure in the middle. This was initially reported back in February.

Good to hear that the Giordana Velodrome will be finished up in Spring 2012:

So it looks like this opened back in March; pretty cool.

Also, Rock Hill's plans are moving forward to transform an open space of dirt at Rock Hill’s Riverwalk into one of only two Olympic trial-caliber Bicycle Motocross Supercross race facilities in the nation. The Supercross facility could be ready in about one year, city officials said. Once operational, the facility can host national and international BMX championships and will be the only Supercross track in the nation open to other uses besides Olympic trials.

Looks like this development is starting to move forward and is part of a larger project for downtown which includes a new 4-story, 48K sq ft office building built by Comporium telecommunications company, the first commercial office space built in downtown in at least 35 years. This is the first phase of the Downtown East project which was initially presented to the public in October 2010. At that time, the plans called for an office building, the park, a 100-room hotel, a mixed-use building with residences and commercial space and a civic center with a 500-seat theater. Developer Warren Norman said he is talking with hotels about locating downtown and also said he has already leased 25% of the building and hopes to have it 50%leased when construction starts. He is negotiating with a bank to occupy the first floor. The first tenant to sign a lease was the York County law firm of Morton & Gettys, which will be on the third floor.

Construction is expected to begin in April or May and take between a year and 18 months to complete. The city will also build a three-story, 210-space parking deck that will be attached to the building.

Here's a rendering of the building; looks a bit Spartanburg-esque:

After years of master planning, plans were recently released for the former Bleachery site in Rock Hill wherein it would be redeveloped into a $170 million mixed-use project that would bring 1,000 jobs and 800 residents to the 21 acres, if all goes as planned. Master developers Sora-Phelps would mix student and senior housing, other residential, retail and commercial space, a textile museum, open and civic space, offices, a small hotel and sports tourism, along with a trolley to connect the site to downtown. Construction could start as soon as this fall and would last at least until 2020 in the area that is now known as Knowledge Park.
