H21 Pratt Street wish list

I think it is a shame that H21 and Pratt Street have so many vacancies. Here's what the leasing folks at Northland should pursue:

1. Borders Bookstore. B Dalton used to be in the Civic Center and left for construction. It was busy and it is owned by Borders.

2. Geno Auriemma's restaurant. It is time he opened up something near the place where his team plays. The casino is not enough.

3. Levi's Store. This old company is seeing a rebirth. There are no Connecticut stores, and moderately priced clothing could do well downtown.

4. A restaurant from the south end. Let's face it, the Little Italy part of the South End is falling apart. If H21 doesn't steal a tenant from the South ENd, Rocky Hill or West Hartford will.

5. Studio for WTNH. They have a newsroom/studio in the Candy Cane building. Move it downtown.

6. Move the businesses that are on the upper floors of Pratt to Street level and make the upper levels apartments.

7. Bed Bath Beyond. Downtown residents can't buy sheets for their new apartments.

8. if not BBB then bring back TJ MAxx.

9. A diner/breakfast place. It is sorely lacking downtown. With all the churches, too this could be a great 7 day a week business. The Old Lux Bond Green would be a great location for this.

i don't think either place has an occupancy problem. they are not full, but i think a case can be made for both that the landlord is content with the progress being made to that end.

It is so easy for all of us to hope something opens or make a plan, but the cost of finishing off a raw commercial space is solely the tenants responsability. I am sure you all recall the figure given for the market in H21. $1,000,000.00 is a huge figure for a small business to invest in an unproven market. Sadly, Hartford is an unproven market. Boarders is likely much more expensive to build out, and not to mention that companies need to provide inventory costingmillions more.

It is very tough to predict these things, but I think once hartord gets its first retail, and there is some success it will be like a tidal wave of interest in downtown. the question is when?

That's unfortunate. Last month the Washington Post ran an interesting article on the proliferation of banks across the urban landscape. It's a major problem in some of the largest cities like Chicago. It's also a growing problem across towns in Connecticut -- both big and small.

The residents were sorry when the duplex movie theater closed, but they saw a silver lining. Maybe a new cafe would open, or a Vietnamese restaurant, or even a bookstore.

So what's coming to Tenleytown in Northwest Washington and angering neighbors?

Not a liquor store or a nightclub, the usual sources of any community's agita, but a veritable pillar of the economy, one that is commandeering storefronts across the city: a bank branch.

Not unlike the seven branches already open within a half-mile of the Outer Circle theater's former site on Wisconsin Avenue.

You would think Northland would have a fast food place across from McDonald's. Every McDonald's has a Burger King or KFC across the street. There used to be a Wendy's there in the old CC mall. Maybe they see it as competing with their still unopened market. It ain't exciting but it is a usual urban amenity.

A bookstore, and also a used bookstore. And other youth attracting venues.

Clothing; I think The Levi store is a great idea. There was a Gap on Pratt when I was young. Luttegens (sp?) Limited was a great small department store.

A run of the meal Chinese restaurant, also a Thia or Southeast Asian spot.
