Nyberg is in some trouble over a project we didnt have listed.

160 dorms for the culinary institute in Asylum hill.

city has forced work to stop due to a many different violations. mostly regarding historic preservation, but there was gutting done, and a demo done without permit.

sounds pretty stupid to me. you can not cross the city and expect nothing to come of it. this is not a small town in rural montana. it is a major urban area and rules need to be followed.

I just hope none of the historic charm of any buildigs were lost.

on another note, 160 doorms for students in the Hill is a great thing.

it is likely a great step towards making the culinary school a more attractive option in the field.

So, looking at this new map, I think Front street is far less important than pretty much anything else. Sure, the opportunity is there, but putting housing there is like throwing a water baloon at a house fire.

looking at this map makes 101 and 111 Pearl seem like more important projects. Same with 410 Asylum. and of course the YMCA condo and other development concepts. With the 2 pearl buildings, and 410 Asylum in the pipeline, we are begining to get some real human density in central and western downtown.

YMCA, the Chase property, 180 Allyn. any of thse unused properties could really push downtown to the next level.

If are buying what the mayor said in that video about blight and development downtown, YMCA will happen making this map pretty acurate. and to me the best part about what is happening downtown is that 101 Pearl and 410 Asylum are happening in a down market. on top of that 915 Main rented faster than any residential project yet, and its the most recent addition to the scene. It can only bode well. I am just waiting for work to start at The Pearl, and hoping for the next residential proposal.

I wanted to show the potential downtown has with very little creativity.

I added all the unbuilt parking lots. as blue for potential future residential projects. It is amazing how much land is sitting there unused.

I also replaced the civic center with what is planned. nothing more.

to me it looks like there is room for maybe 2000 more residential units in those flat parking lots. just a guess.

I also replaced the civic center with what is planned. nothing more.

to me it looks like there is room for maybe 2000 more residential units in those flat parking lots. just a guess.

There is so much surface parking its ridiculous. And you didn't even include the giant lot near the state office building.

So I went on Prudential for the first time in a while to see what was for sale downtown.

I noticed there are just 3 units in Bushnell tower right now, but what is most interesting is that they are listed for an average of

$320 per SF

lower units in the tower are listed at $278/SF

Thats a pretty good price. I would assume that any new condo tower could get the same kinds of prices.

I wonder what the construction cost is right now for a tower on the same scale? at the same quality level.

a unit in the mid rise building at Bushnell tower is listed at 284/SF

just observations, nothing really meaningfull, and certainly no representation of mortgage liquidity or demand

Article about luxury 1 bedroom units and their high demand in Hartford. Lets hope this means that the main developers are getting ready to propose some additional studios and 1 br apartments. there is really a demand and there is proof the market is strong enough two years in.

I decided that we are at the rock bottom of this recession, so this list should be edited for todays reality.

PROPOSED:

Colt Gateway 238 residential units- new developer, so we will see what happens

158 Woodland 28 Condos

945 Wethersfield Ave.

101 Pearl is currently ready to go out to bid again after "the pearl" fell apart

These are the most important ones. They will breath life into a once empty urban core.

I colored the projects on the edge of downtown Orange

They are just a little further from the very center of it all.

and I colored the projects around the downtown area green(because yellow is hard to read).

These important projects connect the CBD with the rest of the city while increasing density.

May I ask where you pulled that number from?

Two month I was considering buying a condo in the building and no large commercial bank would approve the mortgage because the owner occupancy is nowhere near 40%; hell, it's not even nowhere near 30%. As I understand, I doubt there are more than 20 units that have "owners".

Nyberg couldn't get rid of them and now some other holding company took over his share. You can see this by who's the listing agent, the girl works for someone else and not the College St. Those apartments are rented, you can see from the windows, but they're far from owned.

At least I thought I did.

also if you are having trouble getting the financing due to the 40% thing that means you are trying to buy from a 3rd party, not from Nyberg.

new construction does not require that % otherwise no new condo would ever be able to be financed.

As you can surely tell looking at that data, LUV is right, ownership is pretty sparce.

35 units as of yet unsold. 15 sold.

Thats 30% sold, and 70% owned by Nyberg

Nyberg will need to double the ammount sold before it will get easier to sell units. yikes!

such a shame he is having trouble selling. I hope he is at least renting them out.

more condos downtown will the the best way to make this city great. he hit the market wrong, but my only a little. I remember reading an article praising his timing at one point, but that was before the crap hit the fan. In the end it will all work out I am sure since he is a solid guy with a reputable company, and financing will free up.

Also, this map is pretty damn accutrate, when I bought a property in Hartford it was updated within the week.

as you can see this place is a sad story.

nyberg is no longer involved with the place... i guess how long can you bleed 300+$/month for condo fees for 35 unsold units + your payments to banks.

these 35 units are now all rented out by a separate company; i'm not sure how they're planning on selling them if you have leases signed on all of them, and they're rented for what, $1400/month? once again, that's some funny math and i can't imagine how the new owners are making profit and will be able to sustain having owning these 35 units and for how long.

do not jump to conclusions so fast. it appears as though Nyberg still ownes them as you can see ownership on the tax map web site that I posted the data from.

If the city let him lease them out, thats great. it will help his company cover the expense on the building and allow him to slowly sell them one at a time as people are interested.

The company you encuntered doing the leases is simply a 3rd party realtor. not at all uncommon.

College street owns quite a few properties, so supporting one "failure" is not that difficult.

if they did let one go it would make the news. You may be right, but as of now evidence says he still ownes it.

and if its now up for rent, thats great, because downtown can always use more rentals.

I think people renting a unit would be more likely to buy one after a while as well.

As others pointed out when it was originally posted about a year ago, this is a terrific map/graphic. And in the past year some progress has been made on various projects, most notably 410 Asylum.

HYPE (Hartford Young Professionals and Entrepreneurs) has organized an event to discuss future downtown development from the point of view of our members that live and/or work in the neighborhood. We've put out a general invitation to folks that have "constructive ideas" to hopefully keep things positive. The goal is to gather perspectives and ideas about what should happen next from those who are both interested in the subject and have personal experience with the area. We hope to share our ideas and conclusions with as many folks that can make a difference as possible.

I'm posting here to invite members of the forum to attend the event. While our members will have personal experience and ideas, they generally do not have the depth of knowledge and historical perspective as is demonstrated every day on this forum. We would love to have some folks well versed in the issues attend to help keep the discussion from straying too far from reality.

6:30 - 8:30 Continued discussions at Coach's

The walking tour will wind through the city pointing out recent projects, proposed projects, and other development opportunities (surface lots and underutilized buildings). It will be a very brief overview that will not break any new ground for regular readers and participants on the forum. Hopefully it will help get everyone on the same page to make the ensuing discussion go more smoothly.

3. 1429 Park St – Continued public hearing for an amendment to a Special Permit to add 8 for a total of 64 housing units, eliminating the use of the parking area on 17-35 Bartholomew Avenue, and adding 72 parking space on the basement floor of the building.

not approved or anything, but this is a positive. this is that huge loft near I-84. the artists lofts the big white building by the spaghetti warehouse.

I like this. its not only putting parking under the building (earning huge points in my mind) its also adding 8 units. and this free us another parcel for development that was surface parking.

I really hope this passes and this city can get the ball rolling again on downtown development.

8 units here, more building at dutch point, and rumors of the Lofts on Capitol being revived.

looks like the incredibly long process of 915 Main getting full approvals may soon be over

this is on the cities planning site FINALLY!

6. Approved with conditions a completion submittal plan for 901-941 Main Street of the special permit to renovate a 9-story commercial building and attached buildings into a mixed use commercial and 100 residential unit building with off-site parking.

here is the legal notice that keep getting reviewed.

I am not sure what exactly what the approval with conditions means, but I suspect that the missing CO's that Nyberg was seeking are involved. last I saw, if I recall, the city granted only 70 of the 100 requested CO's.

so now, they can finish this building off and rent out the other 30 units.

Just saw on page 5 of the advocate that we have a new downtown residential building and no one knew about it.

487 Main Street now known ad The Nex in the City or maybe thats just the event tonight.

tonight at 487 Main street. there are now 4 condos. they are nice and big too. killer location across from library, and services galore right there.

I made it over to the event at 487 Main last evening to find out what was going on. The apartment side of the story made it onto the blog this morning (http://www.amybergqu...wn-residential/). It sounded as though plan A is to get tenants in as soon as possible so that the project can begin to generate income. But there's more to it than that ... the units are also for sale. They have the condo docs all drawn up and are prepared to file them when/if a buyer comes along.
