Excerpts from Survey and Research Report on the Poplar Apartment Condominiums, Charlotte-Mecklenburg Historic Properties Commission, Historical Overview by Dr. William H. Huffman, prepared 09/01/1983. 

"On Thursday, Friday and Saturday, March 20-22, 1930, a truly exciting event took place in Charlotte on the occasion of the Poplar's formal opening. Home Real Estate and Guaranty took out three full-page ads in the Charlotte Observer inviting the citizens of the city to visit "Charlotte's newest and most elaborate project":

"The Poplar Apartments represent an investment of a half-million dollars and are the latest things in ultramodern large apartment. Above 23,000 visitors saw our model home. Attendance at exhibition of model apartment expected to be as large..... The comfort, convenience and high quality of these magnificent apartments is rapidly filling the 39-family structure with select and highly pleased tenants. Representatives and hostesses will be in attendance to escort visitors from top to bottom of the building, explaining its fine features and the excellent material that went into its make-up." The showplace of the grand opening was indeed the model apartment, which had been furnished by the W. T. McCoy Company of Charlotte, one of the finest in the area, and the Smith-Wadsworth Hardware Company (which provided bric-a-brac), all done in the best of taste for comfortable middle-class living of the time. It also featured a shiny new majestic four-legged radio, and "even the refrigerator has been stocked by E. W. Berryhill, neighborhood grocer."³

"The Poplar Apartments were truly unique in a number of ways, making them unusual not only in Charlotte, but among those in the South. Not only was the building fireproof and soundproof, every apartment had cross-ventilation (there were no inside rooms) and an unobstructed view. The thirty-nine unit building ranged from a three-to a seven-room apartment, with corresponding rents from $70 to $150 per month, and each apartment was equipped with a working open fireplace in the living room. All also had a completely equipped modern kitchen of the day with electric refrigerator, tiled baths (the larger apartments had two baths) and the latest steam heat and incinerator. Included as well was a garage basement for the residents' motor cars.¹⁴ In sum, the Poplar was clearly one of the best, if not the best, multi-family dwelling to be erected in Charlotte and the entire region. It was a splendid anchor for Charlotte's residential Fourth Ward."

"It is entirely fitting, however, that the Poplar should be a part of the revitalization of Fourth Ward in Charlotte. It was built at a time when that mostly-residential neighborhood near the city center was enjoying the peak of its prosperity, as was the rest of the city. Its massive elegance and exceptionally solid construction, complete with the best equipment of the time, and fine tile, marble, terrazzo and woodwork, represent a visual testament to the belief the developers had in the life of the city then and in the future. Their view has proven true through the renaissance of Fourth Ward following a decades long period of decline. Through it all, the Poplar remained the vision of the solid, lasting values of the community."

I only just noticed the Poplar Apts recently from inside Skyhouse, high up. I thought it was another factory, or maybe an old hospital-style building. But it is truly magnificent, and like the Frederick very easy to miss in this tree-heavy ward!

I almost bought a place in there 5 years ago as an investment, was outbid, its a hell of a building!

I have been in the Poplar and it indeed is wonderful.  It is a condo community now originally built as apartments.  It is a great historic save for Charlotte.

Does anyone have the inside scoop on Staccato7 (http://www.staccato7.com/)?  I called the Savy & Co brokers the other day and spoke with Pat Deely.  He mentioned that current developer had to back out due to a death in the family, and the project is currently under contract with another developer.  I was hoping to find out a little info on the new developer.  I really like this development and would like to do what I can to make sure it is built ...and so I can buy a unit.  Please let me know if you have any inside info.

Its not happening. Simply put. For more reasons that just a death in the family. I don't think the economics were right, and the per unit costs went way over expectations, and would have pushed the costs above what Charlotte buyers are comfortable with in a townhouse.

I visited someone at the Poplar years ago and the couple had combined two units and said it was daunting because the building was like a rock and knocking out walls was nothing like contemporary work.

Not for nothing, Suntrust has closed its branch location at 112 S Tryon. That would be an awfully sweet space for, say, perusing and purchasing assorted gifts or apparel-type goods.

It would be awesome if a UP member rented a spot like that to start a shop. I've been thinking about a gift shop in Uptown as visitor foot traffic seems to be growing. Should qualify for an SBA loan (I think). Just hard to quit my day job  as I know it requires going all in. Maybe a UP partnership, we split the profits!

Looks like the lease on the SunTrust spot is being marketed at $88,000 per year (BOOOOO).

One of our favorite little gift shops in Uptown is located in the Overstreet Mall.  I believe it's to the right of Walgreens near the Starbucks (BOA plaza).  I think it's called The BeeHive or something.  Wish we had more street-facing gift shops like that instead of being hidden inside.  Love this place bc it offers a little bit of everything (with a touch of Charlotte).  Meaning a lot of Charlotte related/inspired gifts.  Locally made soap, jewelry, paintings, clothing, etc.  But good lord ^ 88k a year?

It looks like any retail near Tryon or College is going for $40 / square foot. SunTrust is 2,200 sq/ feet at $40 / sf. 

Assuming a 25% gross profit margin on a gift shop, the first $350,000 in annual sales per year would just go toward covering rent  

No wonder we have lots of chains with deep pockets and mainly restaurants.

Commercial real estate for lease or sale in general is expensive anywhere in Charlotte.  My place is 3 exits south of Uptown and is still over $60k a year in rent lol.

Finally seeing some motion on the parcels across S Brevard from the CTC (this is just crappy surface parking lot now....)

I have been scraping the rezoning sites for a while now, so I get notified when something new/changed gets pushed out....

BTW, these blocks (around the CTC) were supposed to start developing much earlier. And this is not the biggest/coolest thing planned. My wish/hope - with this project - is that it gives others the confidence to get moving on their proposals as well.

on any day other than today I would lol. I actually started building a whole charlotte development model that could be imported into Google Earth, but it got too complex and it crashed my google earth seemly forever.

Google Earth's Charlotte shot is from 2015. It is in dire need of an update.
