The LYNX New Bern Station is less than a 10 min walk from Macs. I've done it a couple times. After a big plate of BBQ a 10 min walk actually feels a lot better then getting immediately behind the wheel. Why drive when you can ride the train?

And after the Poindexter extension and a few of those mixed use projects get off the ground, it will be a pleasant 10 minute walk :)

Here's hoping something takes out that Shell and McDonalds, though. I'm sure future Southhaus residents sure would appreciate that.

Does anyone know what they're doing at Carson + South right now? It doesn't strike me as grading that will lead to realigning the street, but it does seem like they're about to put in a new and much wider sidewalk next to the News 14 building.

I'm hoping someone can clarify this height limits issue. I was under the impression that South End does have a height limit, which incidentally is why the Arlington is pink as opposed to a more normal color. Can anyone clarify this height issue?

The TOD zone has the 120' height limit, but from what I recall people indicating earlier in the conversation, but they are seeking a rezoning to provide for the exception. Normally, the height limit (which might be in other ordinances beyond the zoning, I'm not sure), is governed by proximity to single family homes. However, this site is beyond that distance and could reasonably go much higher based on that standard.

They have requested a TOD-M (O) zoning, which gives them the Option to exceed the 120' height limit. If the rezoning fails, then they must abide by 120' height limit, but it is now up to the city council, primarily, to make that determination.

Diagonally across Carson from this site is a whole section of land zoned UMUD, which is in SouthEnd, but has unlimited height, so that definitely disproves the whole [height limit outside of 277 urban legend]. It is purely a function of the zoning, which can always be changed with council approval. For better or worse, this plan meets the goals of the city for the corridor, and is between a current >120' building and zoning that allows unlimited height, so it seems to be hard to find a planning reason for the council to oppose it. The only remaining problem would be property values in Arlington and associated political pressure.

Well, assuming the rezoning gets approval, I really hope the developer decides to use an off-the-wall color to compliment the Arlington's originality. I will be very disappointed if this ends up just being another set of grey and blue glass towers. My hope is that SouthEnd can crop up a unique set of buildings to help set it apart from Uptown in the future.

Anyone know what retail/office is being added across the light rail track from Circle? they've been building a cinderblock addition to the old brick storefronts there for a few weeks and I kept meaning to ask on UP what this was going to be...

great location, hope its something cool!

Most precast sections around here are made at that plant on Craighead near NoDa. I'd guess that if they are still going for some green credentials for an otherwise mediocre project, that this would be part of that effort.

Just my hunch, though.

The precast is coming from Spartanburg.

Looks like they are going to try for a compromise where they will "protect" the view corridor of uptown and increase the height of the building to 250ft. Planning Staff seems to be ok with this. It goes before the City Council for the public hearing on Monday.

I havn't seen any new renderings to see how much of the uptown view corridor is actually protected...so just going on what the developer is saying.

Going to work this morning I saw a guy surveying the area around some of the other warehouses on Tremount. Hopefuly they will knock those down soon and start building something. There is going to be a lot of people soon in this area with not much to do. It'd be nice to have some more shopping around the area, resturants, movie theatre, anything fun. And anything to help Wilmore keep moving towards the positive side of things.

How many floors is Ashton supposed to be? I thought it was headed to 11, but vertical movement has all but halted for several weeks now. Work is continuing on the project, though, as they've started bricking the first floor.

Also, I don't think its been mentioned (I'll try to get photos tomorrow), but work on Spectrum (at least, I think its Spectrum) has been proceeding in earnest. Three floors of steel have been erected already.

Yes- it's 11 floors, and Voyager- yes that is Ashton; I totally agree- it's the prefect ending point to Camden and really is going to bring a great number of people and density to the E/W Blvd area. I don't think vertical construction has halted, actually- looking at a week ago there was a half floor improvement- I guess it has slowed, but I think that is due to the work in the back of the parking deck that I shot, interior work, as well as the facade. Oh and here is a picture taken from the Spectrum Development which was a very active site (yeah-this thing popped up from no-where, I don't remember seeing any of it going up):

Voyager, I agree, there are so many, and is easy to mix them up. I wrote a break down in the first thread, so I figured I'd recopy that here for any that missed it in case it helps.

SouthEnd's TOD rules and property values are lending the area to mid-rise, stick built projects, which in this economy appears conducive to apartment building. There are currently five large apartment projects planned for the area around the Light Blue line, and the likelihood that more will follow.

Ashton SouthEnd

Ashton South End is located at 101 West Tremont across the Lynx Blue Line from Atherton Mill. The ~310 apartment project by the Hanover Company includes an 11 story tower and retail that will anchor the southern end of Camden Road. The project is under construction with expectations to be completed in 2009.

Millenium

Millenium is a project under construction at Bland and South Tryon. 272 apartments are planned on the site, which is adjacent to the Bland Street Lynx Station. The project is expected to be completed this year.

Reserve at SouthEnd

Reserve at SouthEnd is a project on South Boulevard across from Lowes SouthEnd. ~300 units are planned for the site by Atlantic Realty. The buildings on the site have been demolished in preparation for construction. It is expected to be completed in Spring of 2009.

Spectrum

The Morgan Group is developing Spectrum at 2203 Hawkins Street, a site on the west side of the Lynx Blue Line at Hawkins and Rampart. ~330 apartments are planned to be completed in 2009.

Circle SouthEnd

Circle at SouthEnd is a controversial project by Crescent (Duke Power) at Bland Street and South Blvd. It was formerly a poorly designed condominium named "C", but has been redesigned as an apartment project with claims that they are pursuing LEED certification. However, there have been no releases of designs to date, despite the project beginning construction.

Chelsea

Chelsea is a 5-story, 75 unit project at West Blvd and Hawkins Street. The project is expected to be completed in 2009. This project was previously a condominium project, but has been converted to an apartment project.
