Grubb is my new favorite developer. From today’s CBJ article on their Mint-Palmer-Graham project:

At Mint Street, there won't be a shared deck but the parking ratio will be lower than what the developer has done elsewhere in Charlotte, about 0.7 space per unit. And renting an apartment and having access to a parking space will be "de-coupled," Applefield said, meaning a resident would pay for a parking spot separate from the apartment.

That could mean about a $100 difference per month in rent for those who don't need parking, Applefield said

Grubb has done similarly low parking ratios in other markets, including Winston-Salem, but the model hasn't taken hold yet in Charlotte.

Decoupling is great, the city really should REQUIRE decoupling in all multifamily development everywhere in town. Even if most tenants pay for a spot, it will help people begin to see the true cost of driving — there is no such thing as free parking.

I can understand not one solid color but these are just blah. The outside just looks bland and faded. Color theory and basic sense would help. A lot,

Kudos to Broadstone QC apartments for Charlotte's first glass walled pool now if we can get one high up that goes over the edge like in Houston and other cities I will be thrilled.  Great location for QC Grounds.  yesterday.

The new Aloft hotel in Mooresville looks pretty cool with the tasteful neon lights.  Hopefully this one will be also.  I love the light show.  I’d be surprised though if they break ground anytime before next summer though.

This is essentially the standard design for most Aloft Hotels these days.

Aloft design aesthetic continues to astound. It's like their head designer is a 50-year-old who thinks he's 35 and thinks he's an expert on what's popular right now in Europe even though he hasn't been to Europe since he did a lot of coke there during grad school in the 90s. He also leases a Polaris Slingshot.

There has never been a more accurate description of a Polaris Slingshot driver (rider?) than this.

Yes - If they were drilling it’s for Soil Borings, Engineers need those to properly design Deep Foundations for all types of Structures.

Plans for Lidl are getting dusted off again according to today's Charlotte Ledger.  Any chance we'll see the site redesigned where parking will be behind a street front building? ?

Getting the parking in the back or at least on the side is critical for this area feeling more walkable. South starts to feel like a highway through the Scaleybark stretch.

"It’s also proposing widening South Boulevard to install a southbound turn lane into the site."

A designated turning lane should have also been forced on the Chick-fil-A on South Blvd or a median installation to prevent left turns from the fast food crowd looking for their daily dose of fried food that just sit there for 5 minutes with their blinker on. I hope that wrong can be fixed some day.

Monday-Saturday never drive in the left lane on South from Poindexter, I always think of that as a rookie move.  Probably 5 out of 6 times at least 1 person is going to be turning in to that Chick-fil-A

I think the biggest reason why atm it’s crazy is because the are doing only drive thru because of Covid. It’s gone form crazy to even crazier because of that reason.

Happy for this! I love Lidl. Their products are really good and very cheap. The store doesn’t have the most but your basic necessities are there. I’m glad this parcel is getting some life since Scaleybark is building up.
