That Walgreens was contentious when proposed as an Eckerd. The Dilworth neighbors were against drive throughs on South Boulevard. There was one drive through from Stonewall to Poindexter and it was the First Union at Kingston and South. The suggestion was to put parking at the rear or side with the building close to the street as CVS has done. No dice. The compromise plan had a clock tower at the corner (?!?).  That disappeared. This was before the light rail.

Before it was Eckerd/Walgreen it was KFC and it was as scuzzy* as they come. Although living in proximity to that KFC I never went inside. It survived decades, somehow. Before KFC I think it was a gas station.

*scuzzy is a good word. sleazy, grotty, skanky.

Here is Dec. 2019 story about the hotel on Hawkins and the plans for the Dilworth hotel.  I hear that the one in Dilworth is definitely moving forward.

""OmShera Hotel Group recently filed a rezoning petition for a site at South Boulevard and South Caldwell streets, which sits on the edge of Dilworth, and documents filed with the city show OmShera is separately eyeing a site in South End on Hawkins Street for a project. Kush Anandani, director at OmShera, said details such as number of rooms and hotel brand are still to be determined for both projects but the intention is to build hotels on both sides, potentially with ground-floor retail space that's separate from the hotel.

"South End is just going to continue to boom, with density, the zoning converting to (transit-oriented development), increased height limits," Anandani said. "The city obviously has a plan and vision for that area, so we're following along with that."  The South Boulevard site currently up for rezoning contains an old fire station built in the 1950s. Anandani said OmShera is evaluating whether it can repurpose parts of the building, which was being considered for a converted retail use some years ago, but those plans never came to fruition.

The Hawkins Street site, a rectangular-shaped parcel next to Krispy Kreme's corporate office, is today home to pottery supplier and studio Carolina Clay Connection. Anandani said the firm likes the site because of its proximity to area retail as well as Portman Holdings' upcoming 16-story office tower, adjacent to Sycamore Brewing. Eventually, Sycamore will relocate to Portman's office tower, and the developer will likely build another office building on the brewery's current site.""

Is that hotel the old fire station property? Is being demoed now. Interesting coincidence both properties owned by this group are being demoed at the same time.

No....the old fire station is an adaptive re-use.  The grading work there is just for a large parking lot.  I believe it is being marketed as restaurant space.

Did it go back to reuse?

The Walgreens site at South and East Blvds in Dilworth Southend will be redeveloped.  A few more details and I would expect a high rise apartment tower from Greystar not as tall as the Ascent uptown but still tall.

""Charlotte real estate developer White Point Partners has closed on key real estate in South End, setting the stage for a big mixed-use development there. The developer on Tuesday acquired three parcels at the intersection of South Boulevard and Kingston Avenue, including a property formerly owned by Atlanta-based New Realm Brewing Co. The developer paid nearly $13.3 million for three parcels, according to a real estate source with knowledge of the deal. It's the first of two acquisitions this year for the block bounded by the Lynx Blue Line, East Boulevard, South Boulevard and Kingston Avenue. White Point already owns Dilworth Artisan Station, which will remain amid the upcoming redevelopment.

The site also includes Rosemont, at 1714 South Blvd., which has permanently closed. Sources say the firm is working in a joint venture with Greystar, a Charleston, South Carolina-based real estate developer and manager, on part of the site. Greystar manages a big portfolio in Charlotte but has, so far, only developed one apartment property in town, the high rise Ascent Uptown near Truist Ballpark. White Point and Greystar are expected to serve as partners on a residential project at the South End site. Separately, White Point has plans to eventually develop an office tower on the site.""

Mixed Use!!!! 325 Apartments, 365,000 sqft of Office, and 28,000 sqft of retail! I am thinking this might be 30+ stories.

Edit: I see they are looking to develop two buildings. So the office and apartment will be separate. Better density and ground level engagement with two buildings I suppose, but neither would likely be over 25 stories.

Also, a site plan was filed. Can anyone dig that up?

WT Hinnant prosthetics (artificial limbs and supplies) was in the Kingston Avenue building for decades between Architectural Antiques and the empty convenience store and facing the parking for Office Depot. I was once walking along the street near near there and a car stopped and the passenger asked where the Hinnant location was. I pointed in the direction and said you cannot miss it. It has a sign with the artificial leg hanging from the building.

Before bland branding and grand branding and acronym and initialism branding and generic branding there were business names honest and forthright.

Several years ago, we visited Barcelona, there was a wonderful market called Mercat de Santa Caterina. It was a fresh meat and vegetable market set up like a refrigerated flea market. That old A & P on Park Avenue would make a perfect location for something like that. "You" should tell "them" that "they" need to convert that building to something amazing as that!

These will be their own threads soon enough.  Cousins doing a presentation to investors and talking about their development pipeline in their markets including Southend of Charlotte.

investorpresentationjun2013.jpg

investorpresentationjun2 (sec.gov)    Full presentation here.  (and yes Dallas has their own Legacy Union development don't get confused)

Their Southend projects the one across from Railyard will be 700,000 sq ft and remember the Railyard is 360,000 sq ft office space.  But this may include some residential space not sure.

The 303 Tremont project has the potential to be transformative for an already transforming area. It is a massive piece of land. That is the first time I have seen sqft figures.

Edit: Also interesting is the two SouthEnd Charlotte projects are some of their biggest.
