The landlord is forcing them out in the middle of a lease, I'd say Off Broadway has every right to be salty.

I would say the store does really well and as their not much competiton anywhere nearby and lots of shoe wearers living nearby!

Perhaps the developer can include ground-floor retail in the apartment project and Off-Broadway can reopen the store in what will then be a mid-to-high-rise, mixed-use, South End development.   I never see many cars parked at the shore store at one time, anyway.

Noticed google maps has updated the satellite view of vantage, rail yard, and the 2 apartments just getting started and it looks like very recent images. I’m hoping that means the rest of center city and southend get updated soon. Some of those images are a couple of years old and the area has changed so much!

I honestly don't know.  It's not the biggest site, so possible there would be density, but you could still get 200-250 units in a 6 story project.  Zoning would all 12+ stories though "by right".

I know projects don't happen instantly but this is just criminal. This is something that will help increase activity and livability in uptown.

I heard rumors of this at the last UP meetup but forgot about it honestly.   Stream out of Dallas is prime time. 

From the Biz Journal article:

""At that 1.7-acre site next to The Suffolk Punch, Stream and Durban will develop a 325,000-square-foot building, including about 300,000 square feet of office and the remaining space retail. Construction is expected to begin in the second quarter of 2022. "We knew that the plans for this particular site were going to evolve over time, but we definitely had a vision for doing something that has scale," said Collin Ricks, co-founder and principal at The Durban Group.  The Suffolk Punch — which opened in 2017 at 2911 Griffith St. — will not close or be redeveloped as part of the project. But the upcoming development will represent an expansion of the venue's campus, Ricks said.  

Londry said the groups plan to move forward on a fully speculative basis if an anchor office tenant doesn't sign on before groundbreaking. "The unique concepts we are actively talking about on the retail side, we feel, will be a big factor in drawing the right office users," Londry said, adding it'll be the most amenitized office building in South End. The project will include structured parking and be in the range of 20 floors.""

SouthEnd is going to have a bigger transformation over the next 10 years than it did in the last ten, and that is insane. I didn't think it would happen, but I would not be surprised if some of the less dense projects, like the Silos or the Junction sell off portions of their complexes, especially when the Publix station is built. The Rail Trail is going to be a wall of towers with 2 miles of Shopping, Restaurants, and Entertainment. I expect, now that the pandemic is winding down, for there to be a swarm of Hotels built in the area.

With this planned Tower and the Tower slated to break ground this year @ East\West Station, I wonder how this will slow any new Tower Developments in Uptown?  South End is definitely hot right now.

My read of the announcement and the willingness to move forward speculatively is that the office is not dead, and the tower isn't dead. 

South End is urbanizing and densifying in the way that a big chunk of Uptown is already urbanized and densified.  If you view South End as an extension of neighboring Uptown, then what's happening isn't necessarily bad for Uptown, rather it's South End catching up with its "more established half."  I'd be more worried if we were getting a steady flow of speculative announcements out of Ballantyne or even South Park.

I'm heartened by speculative office tower announcements because it suggests that office tower demand is there post-COVID and hopefully there's product demand for that in parts of Uptown.  One of the issues with Uptown is that big chunks are under the planning care of a glacially-moving city or state government or governmental agency - gateway station, spirit square, Brooklyn redevelopment.  I drive around uptown and feel like things are "tied up" with big dreamers who often do little to no executing. 

I'll go even further to say that the current trend may be optimal for Uptown.  With very strong urbanization dynamics happening in NODA and in South End, you have these endpoints on either side of Uptown which sort of solidify Uptown as the heartbeat.  The endpoints will get strong over time and it makes the land in between the center of uptown and these endpoints even more attractive for infill growth and urban (and hopefully diverse mobility) densification.

Sycamore is .6 miles, and the Off Broadway location might get a tall midrise apartment on it. So the gap between the two won't be that big, and will fill quickly I am sure. A lot of old warehouse space next to this new project, and in between here and East/West.

Just a recap of towers NOT started yet in Southend:  new high rise at Suffolk Punch, the Walgreens (south and east blvd) apartment tower and separate office tower,  110 East office tower by Stiles,  mystery Cousins project across from Railyard office building and apartments,  2nd mystery office development by Cousins on W Tremont,  Loso station office towers 8-20 stories range and the Fallon tower on S Blvd.  Centre South. 

Missing anything let me know.  

Not to mention the at least 4 apartment towers along E Morehead and oh yeah the Medical school

This trend actually makes me think it'll be more likely that the planned Office Component at Scaleybark Station may also be in the 15 to 20 Story Range once that's developed which may be much later than anticipated with so much Office High Rise planned for Downtown (Oops - South End)

Stile East/West tower is going to eventually have a second tower as well, Apartments.
