That may end my super secret clandestine method to reach Dilworth from 77North. Exit at Remount, go straight across to Toomey, turn right on Tremont and then left on Tryon or straight through to South End. Miss the 277 foolishness.

The latter specific details on the new tallest building(s)  outside the loop and I am not talking about that Spandrel apartment tower on Morehad which is a fantastic building.  More is coming to  what we call Southend and it is taller.  Trust me.

I believe these residential buildings off Morehead were reportedly in the 20 to 24 Story category which would typically place them in the 240 to 290' Height Range so they wouldn't be taller than Lowes Tech Center

The McEwen Funeral home was on that location for decades. It was originally in a large brick house and then expanded to the classical shape seen on Google streetview. The rear of the property, which can be seen from the Royal Court streetview, was the rear of the original family home. There were bedrooms upstairs in the original home section for funeral home employees who would make runs to the hospital, train station or airport for transport to and from the home at any time necessary. I have a friend who was employed there years ago. He considered the field for his career and started as one of the overnight staff. He attended CPCC during the day and saved money since there was no rent for the overnight staff, it was part of the job. Mrs. McEwen ran the place during his time. He abandoned his plan when a co-worker said that he would never be assigned a customer facing position since he had a distinctively Greek family name. Such were the conditions in our recent past. Some history is cool and some blows.

Here's the rendering for this project, which is called Hawkins Press.

Currently in the building permit stage.

418 units....oddly no retail unless something's changed recently, which seems like a big miss here with the density.

Architect is BB&M and I like the design overall (i'm usually not one to get hung up on a project by project nit-pick on the retail side, but here i just don't get it, especially since I believe the first 2 floors are concrete structure)

If it is tall enough it  the tall building can get its own thread like we did with Lowes,  Stiles tower etc.    and I predict we will have some new project specific threads soon.

I have heard of this company and have heard it connected to Charlotte and they only build big and tall but not connected to that parcel.  Yes this interesting about that address but maybe head SOUTH on Tryon me thinks but what do I know.   Hmmm wonder if the N on N Tryon should be a S.

It has to be a typo. If you look at the bottom of the page under the project description it says "1111 S Tryon".

What's the role of a Real Estate investment firm like Riverside, at this point?  Project managing a development?  Lining up financing for a development?  Or working with a land owner to square away zoning and to set pricing for a property before going out and marketing it to potential buyers?  Just wondering how close we really are to seeing something come out of the ground here.

I might have gotten a little tip from someone who is on and off this message board that the Midnight Diner spot would be redeveloped into something that would be "Uptown height making the jump across 277" and "was looking at the rendering wondering who wants 1MM square feet in South End." Was also told by this person that it was 3 towers taking up the whole block.

So... something BIG might be coming there.

Edit: that whole block being, I'm assuming, bounded by Carson/Morehead Square/S Tryon/Morehead. So get to Uptown Cabaret while you still have the chance.

Riverside is an end-to-end developer.  They are one of the largest office developers in Chicago.  The would acquire the land, due all the due diligence of land entitlements, hire the architects, find an equity partner, find debt financing, hire the contractor, market and sign leases to tenant (though I suspect they would already have one lined up if they are trying to break into a new market) and be an equity partner all the way through completion.....they would then likely sell it to an investor but keep a small stake in it.  Riverside is legit....

They stated last year they were looking at Denver, Charlotte and Nashville.  Shortly after, this was announced in Denver.

If it's a 30-ish story tower as part of a 3-building mixed use development, I'd be really surprised if they're building it without a tenant lined up. Don't have any idea who might take that kind of space though.
